Selling a home can be a very emotionally challenging. It is especially true for the first-time home sellers. When a homebuyer comes into their home, he becomes to walk around, investigate every corner and criticize the property. And the problem is that this home probably is something more for the home seller than just a roof under head – it can be painful for him to watch such things. So, it is very important for the home seller to feel himself not as a homeowner, but as a businessperson. He has to look at his home as at the merchandise. He has to look at the transaction from a purely financial perspective. Doing so, the home seller will become free from the emotional aspects of selling the property. And there is no doubt that such aspects exist – there are probably a lot of memories related to this property. Home seller needs to get rid of them.
The transaction causes the emotional state not only in home sellers, but in homebuyers too. Buying a home is a big event for them. Home seller has to try to remember that feelings. He has to remember what he felt when he was buying a home. If he succeeds in it, he will be more likely to put in the extra effort of staging and perhaps some minor remodeling to increase home price. Moreover, if he will know how homebuyer feels, home seller will be able to influence homebuyer on the emotional level. As a result, it will be more likely for the transaction to take place.
