Mortgage rates reach 8%, a first since 2000 By Andrew Dehan Bankrate.com (TNS)

The average 30-year fixed mortgage rate touched 8% on Thursday, according to Bankrate data, a level not seen since the year 2000. Over the past several weeks, the 30-year rate has been on the cusp of 8%, backed off, then picked up steam again — a confounding pattern somewhat atypical of this time of year, when home sales and mortgage activity begin to slow. Why mortgage rates are so high

lower rates, and many buyers aren’t purchasing because of higher rates and prices, compounded by limited choices on the market. There are several variables that have prompted the 30-year rate’s march toward 8%: • The 10-year Treasury yield: The rates on fixed-rate mortgages are tied to the yield on 10-year Treasury notes. When this bond yield goes up, so do mortgage rates, with a margin. In general, higher yields signal confidence in the economy. If investors foresee trouble, they’ll buy lower-risk Treasurys, which drives down yields and, in turn, fixed mortgage rates. Against that grain, the yield has risen rapidly as of late, inching toward 5% as of Oct. 19, due partly to economic uncertainty and the Israel-Hamas war. • The Federal Reserve: The Federal Reserve sets the federal funds rate, the rate at which banks loan to each other overnight to maintain Fed reserve requirements. While this rate isn’t directly linked to the 30-year mortgage, when the Fed raises it, borrowing costs across the board rise. The central bank has been increasing this rate for some time to control inflation. • Inflation: Inflation can buffet mortgage rates up or down, and lately it’s the latter. When inflation is too high, investors demand higher bond yields, which pressures mortgage pricing overall. (Your lender, on the other hand, might price loans lower

to attract borrowers coping with elevated expenses.) The September Consumer Price Index came in at 3.7%, above the Federal Reserve’s target of 2%. The interplay between these factors has brought on a surge in the 10-year Treasury, along with mortgage rates at 23-year highs. “Typically when global events are uncertain and tumultuous, as what’s taking place in the Middle East, money flows into bonds and rates are a beneficiary,” says James Sahnger of Jupiter, Florida-based C2 Financial Corporation. “Today though, inflation has not shown signs of pulling back and continued excess spending in Washington is not helping. For rates to start showing some relief, we will have to see sustainable declines in economic data.” Of course, some borrowers were already receiving rates above 8%, depending on factors like their credit score and finances, location and loan type. As of Thursday morning, Bank of America, Pennymac, Rocket Mortgage and others were advertising APRs higher than 8%, some even over 8.5%. Americans recently cited high mortgage rates, rather than high home prices, as the No. 1 reason to hold off on buying a home, according to Fannie Mae’s Home Purchase Sentiment Index. Indeed, many homeowners aren’t selling because they’re locked in at

The average monthly payment on a 30-year mortgage has increased substantially in the last two years. While home prices have been out of reach for many for some time, mortgage rates only began rising in 2022, following a period of rockbottom rates during the pandemic. Now at 8%, the average monthly payment has increased to $2,806 based on the latest reported median home price — a 91% increase over 2021. Is 8% the ceiling, though? Some forecasters are calling for rates to decrease by year-end. The Mortgage Bankers Association currently expects the 30-year rate to land at 7.2%, up from an estimate of 6.6% a month ago. Fannie Mae researchers predict 7.3%. “I never call tops or bottoms except to say that if we haven’t seen the top, we are very close to it,” says Joel Naroff, president of New Jerseybased Naroff Economics. “Rates will eventually come down, but I don’t see it happening without some serious Fed intervention,” says Sean Salter, associate professor of Finance at Middle Tennessee State University. “Rates will continue to rise until there’s a significant reason to change the market’s mind.” ©2023 Bankrate.com. Wondering if home prices will drop in the Denver metro area? Understanding home price momentum is critical whether you’re considering buying or selling a home. Even after years of home price TOM increases in KALINSKI much of the nation, the pricing direction is not always up. Case in point: CoreLogic’s nationwide Home Price Index (HPI) dropped to an 11-year low in the spring of 2023 and remained near an 11-year low in June. With a home price increase of only 1.6%, it appeared that appreciation could be bottoming out. But August data shows that price appreciation may again be regaining momentum. While some states in the West posted annual home price losses in August, a lack of homes for sale continues to provide backpressure, likely keeping prices in Western states from declining. The Denver metro area is one example. In June 2023, year-overyear prices declined 2.6% versus June 2022. Yet the August 2023 year-over-year comparison reversed with a .5% home price increase in the Denver metro, according to the CoreLogic HPI Forecast. CoreLogic Chief Economist Selma Hepp says, “Price growth is in line with typical seasonal averages, reflecting strong demand bolstered by a healthy labor market,

strong wage growth and supporting demographic trends. Still, with a slower buying season ahead and the surging cost of homeownership, additional monthly price gains may taper off.” Overall, CoreLogic reported that home prices across the U.S. increased year over year by 3.7% in August 2023 compared with August 2022, tracking directly in line with July’s 3.7% year-over-year price increase. Housing markets in New England are heating up, with New Hampshire, Maine, Vermont and Rhode Island seeing the most significant year-over-year price gains in August. Miami again posted the largest growth at 8.3% year over year. But Arizona, Idaho, Montana, Nevada, New York, Texas, Utah and Washington saw annual declines in home prices in July. On a month-over-month basis, home prices increased by 0.3% in August 2023 compared with July

2023. That’s compared with a 1.6% year-over-year increase just one month earlier and a .5% increase in June 2023 compared to May 2023. The CoreLogic HPI Forecast indicates that home prices from August 2023 to August 2024 will grow year-over-year by 3.4%. Below is a look at home price changes in large U.S. metros in August, with Miami again posting the most significant gain at 8.3% year over year. Miami — up 8.3% Chicago — up 5.1% San Diego — up 4.3% Washington D.C. — up 4.1% Boston — up 3.7% Houston — up 1.4% Los Angeles — up 1.3% Denver — up .5% Phoenix — down 1.9% Las Vegas — down 2.9% For buyers and sellers, navigating

Living in under 500 square feet: Is a tiny home right for you? Here’s how to find out By Kaitlyn Keegan Tribune News Service (TNS)

C

an you imagine yourself living in under 500 square feet? For many, tiny living gives them the opportunity to travel, pare down their belongings and save money. Especially since the pandemic, tiny living has taken off, offering a budget-friendly way to live with the freedom for adventure. Tiny living isn’t for everyone and the attitude that drew people toward it is slowly changing as the pandemic ends and people get back to their “normal.” According to interior designer Kellie Burke of Kellie Burke Interiors in West Hartford, Connecticut, many people are going back to large entertaining spaces in their homes. “I’m not seeing anyone wanting to live in small spaces anymore. They like a downsize, but they want the downsize to feel large and have lots of storage,” Burke said. “We love creating small spaces with big impact. People can’t believe how much easier it is to make a full design come together on a budget in a smaller home; much less to purchase and cover.” However, for some, the tiny living movement is still alive and well. There are some things to consider before going tiny to see if it’s the right step for you. “With rent prices rising, tiny homes present an increasingly affordable long-term housing option,” Sharon McCormick of Sharon McCormick Design in Glastonbury said. “Tiny homes, which are often outfitted with solar panels, are attractive to consumers who wish to live off the grid.” Those who also follow a minimalist lifestyle find tiny homes attractive. “Tiny living isn’t for everyone though and it’s important to find that out before investing time and money,” she said. “I suggest renting a tiny home for a few days to see how conducive the smaller space is to living your intended lifestyle.”

to see how much storage is actually available in the fridge and cabinets. You can’t buy in bulk in a tiny home. Cook your meals in the tiny home along with using the dishwasher. “Do you feel claustrophobic and isolated or more free from obligations and stuff?” McCormick asked. Also with your daily routine, go through your normal hygiene. Tiny homes generally have showers and no tubs. You can’t take a bubble bath with wine and cheese in a shower. Another thing many people don’t consider before going tiny is vertical living. Tiny homes use every inch of space available and that includes going up. Bed spaces are usually sleeping lofts. Are you OK with using a ladder or climbing tiny stairs? “Use the opportunity to mindfully go through every step of your typical day,” McCormick said. “If you will be living with someone else in your new tiny home, be sure to include them in this experiment. Sounds will carry and alone time will be very limited. How will that factor into your future happiness?”

Building or buying a tiny home If you have decided living tiny is for you, the next step is acquiring your new home. There are a few factors to consider. Planning and zoning requirements differ depending on where you live. Before planning on a plot, research these requirements. You don’t want to get your heart set on a spot and then find out a tiny home isn’t allowed or you need to put in sewer or water. After deciding on a location, begin researching plans for tiny homes and sketch out your ideas. RV interiors are a good place to start for ideas on layouts and using double-duty items. “The smaller a home is the more it needs to be thoughtfully designed to the last fraction of an inch,” McCormick said. “Large windows will make your tiny home feel more expansive and less confining, but that will limit cabinetry and other storage space.” With a small space, it will be cheaper to build and buy building materials. This may allow you to splurge on some higher-end finishes. “All of the basic decisions that need to be made for a standard-sized

house will still need to be made for a tiny house, such as cabinetry, plumbing fixtures, lighting, electrical requirements, roofing, windows and siding,” she said.

Before the move Once you make the decision to go tiny, start by clearing out everything from your current home that you will not be able to use or store in your tiny home. Donate, sell or throw away everything but the essentials. “Be aware that much of your furniture and art will likely not fit when you are considering what to keep. There are trade-offs to be made,” McCormick said. “It can be very difficult to part with a lifetime of belongings. If you will need to rent a storage space, factor that into your financial equation.” Once you go through the process, you will be better equipped to make the decision on going tiny or not. Do you like to entertain dozens of guests for the holidays? Are you OK with more outside living than inside? Are you willing to part with many of your things? These are all important questions to ask yourself before joining the tiny home movement.

Buy my first home with a friend: Should I or shouldn’t I? In many housing markets, it is difficult to buy your first home. In Boulder County, this is certainly the case. Average DUANE DUGGAN home prices in Boulder County are now over $1 million, a pretty steep price for new homeowners. Rising home prices have made homeownership prohibitive for many across the county, and first-time buyers are turning to an alternative path to homeownership. That path is purchasing a property with a friend. This could be an alternative that works, but it isn’t the same as buying a home when you are a married couple or with members of your family, so there are several things to consider. The first step is picking the person you’d like to own a home with. In my 42 years of being a Realtor® and selling homes to combinations of friends, I’ve found that a crucial factor in this decision is choosing a friend of similar age who has similar goals for the property. A 25-year-old and a 50-yearold likely have quite different goals. Two 25-year-olds might find it much easier to establish a partnership because they are more likely to have the same vision and goal for the property. Once you decide on a friend and business partner, and it looks like you can agree on the items above, the whole process is similar to any other home purchase. The next step is to find a mortgage lender and see what you, your friend, and maybe even a third friend could collectively qualify for in terms of a mortgage. Once you know how much you can qualify for, you can pick a price range of homes to look at. From my personal experience in selling homes to two singles, the ideal floor plan has been a townhome with two bedrooms for each person and two bathrooms, one on an upper level and another bath for quests. Obviously, everyone is different, but it is nice for each individual to have their own space. Kitchens, living rooms, and patios are easier to share than bedroom and bathroom space.
