Winter watering is still important despite frigid temperatures By Micaela Truslove CSU Extension

While it is easy to assume our trees and shrubs are taking a welldeserved winter rest, winter is a crucial time to provide the care they need, especially watering. Even last winter when the ground was covered with snow for weeks at a time, cold temperatures meant the snow wasn’t melting and the ground below remained dry. These drought conditions lower the plants’ winter hardiness. Evergreen trees and shrubs – and to some extent their deciduous counterparts – continue to respire during the winter and need water. Colorado’s fluctuating temperatures, periods of dry winter weather, and drying winds (think of those below-zero wind chills we’ve had) can “freeze dry” the foliage of evergreen trees and shrubs. While the needles of evergreens may remain green in the colder months, damage from winter desiccation can show up suddenly when the weather warms and growth resumes. This may lead to browning needles which are often mistaken for insect damage or disease symptoms. Deciduous woody plants have evolved to avoid this hazard by dropping their leaves and going dormant in the fall, but evergreens don’t have this adaptation, and they continue to lose moisture through their leaves – and consequently their roots – all winter. But dormant deciduous trees and shrubs (and even herbaceous perennials and turf ) still benefit from winter watering.

This is especially true for newly installed plants because they have not yet developed a strong root system that can withstand drought. Giving them a drink when Mother Nature hasn’t provided moisture for several weeks will go a long way to maintaining plant health. The weather will begin to warm up over the next week. This is the perfect time to check whether trees and shrubs could use a drink. Water can be applied any time temperatures are above 40 degrees, there is no snow or ice on the ground, and the ground isn’t frozen. If the ground isn’t frozen, hand water slowly to a depth of eight to 12 inches. This is where most of the plants’ water-absorbing roots are. Water around the drip line. mid-morning to early afternoon. This gives water enough time to soak in and plants’ roots to absorb it before temperatures drop back below freezing. And don’t forget to disconnect the hose from the spigot

when you are done! Mulching around trees, shrubs, and other plants is also important to prevent winter drying. Mulch conserves moisture and insulates the ground around plants’ roots. Organic mulches, like wood chips and bark mulch, can blow away when we have strong winds, so reapplying these materials may be necessary throughout the year. Apply mulch to a depth of three inches, keeping mulch six to eight inches away from the base of trees and shrubs to discourage voles. Don’t overlook your trees and shrubs when winter arrives. Keep your home safe! January is national radon action month January has been officially designated as National Radon Action Month by the Environmental Protection Agency (EPA). According to DUANE the EPA, radon DUGGAN stands as the primary cause of lung cancer among non-smokers. This radioactive and carcinogenic gas is released from the natural decay of uranium present in soil, rocks and groundwater. Radon can permeate through foundations, accumulating to hazardous levels within homes and other structures. Given its invisible and odorless nature, radon often goes unnoticed for extended periods. The sole method to determine if radon has reached dangerous levels is through testing. Radon is not a recent occurrence; it has existed since time immemorial. Contemporary construction practices emphasize tight home sealing for energy conservation, inadvertently creating an environment where radon gas becomes trapped. Despite the absence of legal or mortgage lender requirements for radon tests in real estate transactions, market trends have led to the widespread testing of homes during such transactions. In the mid-1980s, radon emerged as a crucial consideration in real estate dealings. The spotlight on radon intensified with the case of Stanley Watras, a construction engineer at the Limerick Nuclear Power Plant in Boyertown, Pennsylvania. Astonishingly, he triggered radiation detectors upon entering the plant, but not upon leaving. Investigation revealed that his clothing was contaminated with radioactivity originating from his home, which, shockingly, had a radon level of 2,600 pCi/L, far exceeding the current EPArecommended safe level of 4 pCi/L.

The EPA has geographically categorized the nation into radon zones. In Colorado, a significant portion falls into Zone 1, indicating higher probabilities of radon tests surpassing the 4 pCi/L threshold.

To provide context, pCi/L stands for picocuries per liter of air. Further exploration disclosed that Watras’s residence was situated in a neighborhood built upon the Reading Prong, a geological formation spanning parts of Pennsylvania, New Jersey, and New York known for elevated uranium concentrations. The house, positioned above a radonemitting crack, turned out to be a highly radioactive site. This high-profile incident prompted a shift in real estate practices, leading to widespread radon testing during transactions. Relocation companies began demanding radon test results below 4 pCi/L before committing to purchasing homes from transferring employees. Today, radon testing is a standard part of the inspection process for most single-family home real estate transactions. The EPA has geographically categorized the nation into radon zones. In Colorado, a significant portion falls into Zone 1, indicating higher probabilities of radon tests surpassing the 4 pCi/L threshold. The encouraging news is that along the Colorado Front Range, spanning from Pueblo to Fort Collins, instances of homes with unmanageable radon levels are

exceptionally rare. Most elevated radon levels are detected in older homes constructed before radon awareness increased. Contemporary construction practices have incorporated methods that naturally maintain lower radon levels, often without the need for an active mitigation system. In the event of a home testing positive for elevated radon levels, the prevailing solution often involves the implementation of a sub-slab ventilation system. This system is straightforward, encompassing the installation of a pipe beneath the basement slab, along with a fan, to expel radon from beneath the house. Following the system installation, a retest is conducted to assess its effectiveness. The cost of radon mitigation systems for a standard home typically varies between $800 and $2,000. Larger homes with elevated test results may require the installation of two systems. In the current real estate landscape, as a seller, it’s advisable to conduct a radon test on your home if you don’t already have a mitigation system in place. Testing before listing your home can be beneficial, as it allows you to address any elevated radon levels proactively, preventing it from becoming a

reason for potential buyers to withdraw from the transaction. Many home inspectors provide the option to perform a radon test at a reasonable cost. Several radon testing options exist, including short-term tests that gather data over two to 90 days, commonly used in real estate transactions where time is crucial. Conversely, long-term tests provide a more accurate and comprehensive understanding of radon levels over an extended period. Continuous radon monitors or detectors, resembling smoke detectors, are also available. Radon levels fluctuate daily and seasonally due to weather conditions and variations in home construction. Since the initial detection of radon in homes during the 1980s, significant knowledge has been gained. While there may not be unanimous agreement on the extent of radon’s danger, the majority of cases involve a cost-effective and straightforward solution, making testing and mitigation highly advisable. Buying a property with a Conservation Easement Understand that if you are buying a property with a Conservation Easement, a previous owner has taken a drawdown in some monetary form, and the parcel is theoretically now of diminished value. A governing document will set out the allowed and disallowed uses. These may include a restriction on buildings, a clause tying the water rights to the property, inspection rights by the grantee, and so on.
