Enhancing home value: The secret of fragrant landscaping

©2024 Prairie Mountain Media.

Spending time outdoors in a beautifully landscaped, lowmaintenance garden has long been appreciated for improving one’s wellbeing, physical health and stress reduction. Additionally, outdoor living areas and pollinator-attracting gardens are increasingly desirable home features, enhancing quality of life and attracting homebuyers. According to Homes & Gardens, these features can add up to 10% to a home’s resale value.

TOM KALINSKI

Outdoor living areas and pollinator-attracting gardens are increasingly desirable home features.

While studies have shown that seeing nature can in uence life satisfaction, emotions, cognitive function, social interactions, dietary choices, stress levels and even depressive symptoms, less is known about the impact of fragrances, according to Neuroscience News. Researchers hypothesize that fragrances, including those found in certain plants, may trigger smell receptors in your nose to initiate a “subthreshold” response — one that people are not of. Some scents, like those of sweet-smelling owers, may be universally perceived as pleasant. e research may still be out, but we know from experience that stumbling upon a fragrant plant in nature delights our senses and puts a smile on our faces. Introducing sweetsmelling plants along frequently used walkways or near open windows can enhance your home’s ‘joy’ factor and intrinsic value by adding beauty and fragrance.

Adding ‘joy’ value makes sense when preparing your home for sale. Consider planting these vibrant options recommended for Colorado gardens in Timberline Landscaping’s guide to fragrant gardens.

1. Lilacs: A favorite among Colorado residents, lilacs bloom with purple-blue owers for about two weeks in late May. ese hardy plants thrive in full sun, require minimal maintenance, and emit a strong, sweet fragrance that attracts pollinators. Lilacs can grow up to 20 feet tall, with smaller varieties available for more compact spaces.

2. Rosemary: Rosemary is a beautiful, fragrant garden plant and a culinary herb that can avor your favorite dishes. Its silver-grey foliage and purpleblue owers add beauty while providing a delightful aroma. is perennial herb can grow up to four feet tall and wide.

3. Wisteria: Known for its cascading clusters of sweetscented purple, blue, or white owers, wisteria thrives as a climbing vine on structures like pergolas. Popular Colorado varieties include Chinese Wisteria and Texas Purple Wisteria, with Aunt Dee being a preferred option for colder climates. Optimal growth conditions include protection from late frosts and strong winds.

4. Hyacinth: ese perennials produce sweet-smelling owers in various colors and grow 6-12 inches tall in full sun. ey are resistant to deer and attract butter ies, making them a charming addition to any Boulder garden.

5. Lavender: A favorite in Colorado, lavender blooms in the fall with earthy, sweetly fragrant purple-blue, pink, or white owers. In addition to repelling deer, lavender attracts pollinators, promoting a lively garden ecosystem.

6. Peonies: A Colorado favorite, Peonies are celebrated for their showy spring blooms, wafting a crisp, soft aroma. ey grow 12 to 36 inches tall and wide and enjoy full to partial sun. Peonies need the help of ants

to bloom, so if you see the tiny critters crawling on your peony buds before they bloom, don’t be surprised. It’s all part of the natural process.

7. Crabapple Trees: Ideal for more spacious yards, crabapple trees are the perfect addition for a beautiful aromatic spring bloom that attracts pollinators. e blooms develop into a small, edible tart fruit well suited for making jams and jellies.

8. Canada Red Chokecherry: Chokecherry trees are cherished in Colorado for their fragrant spring blooms and deep maroon foliage in the summer and fall. Coloradoans delight in making chokecherry jam and jelly.

is selection represents a few popular options that add fragrance and beauty to your home, boosting its value and your sense of wellbeing. Boulder ranks No. 1 in Colorado for Gen Z tech jobs

Could a new wave of young grads be moving to Boulder to break into the tech industry?

A new ranking nds Boulder is No. 11 in the state and No. 3 overall of the best cities for Gen Z to start their tech career. So maybe they should.

BizInsure’s e Gen Z IRL Tech Index: Ranking Where New Grads Can Break into the Tech Biz in Every State (bizinsure.com/genz-tech-index)

nds Boulder is not just the best place in the state but in the nation:

• #3 in the nation for median tech job wages ($131,150)

• #3 in the nation for most tech jobs per 1k jobs (89 / 1K residents)

• #5 in the Gen Z factor score (lots of Gen Zers, high diversity, and plenty of entertainment options)

• 19 growing tech companies (according to Crunchbase).

How does Boulder compare to other top cities?

San Jose, CA tops the list with the highest tech salaries and job density, with NYC close behind.

Sierra Vista, AZ o ers the most a ordable living with rent taking just 11% of the average tech salary. Meanwhile in Boulder, it’s 17%.

Small cities like Boulder and Huntsville, AL provide excellent career growth opportunities with a ordable living costs and connections to state universities and tech companies.

Are layo s impacting interest in tech jobs? Not really, according to NY Times journalist Francesca Mari (“Why Gen Z Students are Seeking Tech and Finance Jobs”), Gen Z graduates are looking to enter the tech industry as much as any generation, even in the current climate.

How to know where to go? What makes this one di erent is that there is a top city for every state. BizInsure thinks this is a more actionable take, since not everyone is ready to move to New York City and San Francisco for their career – some just want a good life with a good job in a growing industry – the hallmarks of tech.

How to avoid unwanted solicitations from creditors

Have you ever noticed how immediately after you apply for credit (like for a mortgage, credit card or car loan), you immediately get spammed with solicitations?

Well, that is because Under the Fair Credit Reporting Act (FCRA), the credit reporting companies (Experian, Equifax and Trans Union) are permitted to sell your information to creditors so these creditors can make you additional credit offers? It seems ludicrous right? Seriously, the FCRA allows this to happen because, in a weird way, it is believed to be in the consumer’s best interest.

These solicitations are frustrating and can sometimes go on and on for days or weeks after you initially apply for credit. Once your credit report has been run by a creditor, solicitors can sometimes bombard

you with unwanted phone calls and text messages within minutes. Rest assured that we have not sold your information. Rather, it is the credit bureaus who sell your information, often multiple times, which includes your phone number and/or email address if they have it on record. So, if you applied for a credit card six months ago and gave your contact information, the bureaus likely captured it and sold it to these solicitors. This is why it is important to protect yourself as a consumer.

One of the actions you can take to shield yourself from these solicitors is to opt-out of the lists they use. You can do this by going to optoutprescreen.com and signing up to opt-out of firm credit offers. Once you’ve opted-out it may take up to 5-days for your request to become effective with the credit bureaus. During these 5 days you can still apply for credit but beware that your request to opt-out will likely not be in full effect and you may still receive those unwanted solicitations. Therefore, if you want to avoid getting these solicitations, you will want to

complete the opt-out steps, then wait at least 5 days before applying for any new credit.

On the flip side, there are people who like to receive these solicitations and if you do, you should not optout. There is a positive to receiving these solicitations and that is that it confirms you have good credit. If you did not have good credit, it is likely that you would not receive these solicitations. So, it is somewhat of a compliment when you get these calls and texts because it confirms your credit must be pretty good.

If you want to opt-out, follow these steps:

1. Go to optoutprescreen.com.

2. After reading the details of what it means to “opt-out”, scroll to the bottom of the page and select “Click Here to Opt-In or Opt-Out”.

3. Next, be sure to select the second option at the bottom of the next page as shown below and select “Continue”.

Buying a home? What’s the Walk, Bike or Transit Score?

Nowadays, more people are working from home. They are able to avoid commuting and are trying to get along without a car in their day-to-day life. Walkable access to daily needs and public transportation are the keys to being able to sell their car or at least keep it parked for longer periods of time.

Using a patented system, Walk Score® measures the walkability of any address. It is based on a point system where amenities within a 5-minute walk are given maximum points. Using a declining system, points are assigned for amenities for up to a 30-minute walk, with no points awarded after 30 minutes. It also uses an algorithm to analyze pedestrian friendliness by reviewing population density and road metrics like block length and intersection density.

The Walk Score® Point system is based on the scale below:

In our local MLS – the IRES MLS – you can search for properties based on their Walk Score® categories shown above. People who would like to get along without a car can search for a high walk score. On the flip side, those who want to be in a less populated or more rural area can search for a low walk score.

Currently, on IRES, there is only the ability to search for Walk Score®. However, technology is expanding, and scores are now available for biking and transit.

Bike Score® measures how bikefriendly a place is. The Bike Score® is calculated for a given location using an algorithm that takes into consideration biking infrastructure, hills, trails, road connectivity and the number of bike commuters. The Bike

Using a patented system, Walk Score® measures the walkability of any address. It is based on a point system where amenities within a 5-minute walk are given maximum points.

Score point system looks like this: Transit Score® is a patented measure of how well a location is served by public transit. Transit Score is based on data released in a standard format by public transit agencies. To calculate a Transit Score®, a “usefulness” value is assigned to nearby transit routes based on the frequency, type of route (rail, bus, etc.), and distance to the nearest stop on the route. The point system for Transit Score looks like this:

Go to walkscore.com and type in your address where you live or a home you may be interested in buying. If you are looking for a home, you can ask your Realtor® to utilize the Walk Score® search feature on the IRES Multiple Listing Service.

Space-saving ideas

Children’s rooms are often smaller spots within the home and where space is often a premium. These rooms are also ideal locations for implementing space-saving ideas. From built-ins to shelving and furniture that maximizes space, increasing the visual footprint of a children’s room is easily achievable by implementing space saving tips.

Where to start

Begin by evaluating the need for function within the space. The activities that need to happen within the space and where they should be located within the room.

Design Recipes Space Saving Design Tip

Divide a room into zones. Common zones for a children’s room can be creating distinct zones for: Work, Sleep, Play and Built-ins.

Built-ins are not always popular in all areas of a home and when it comes time to renovate, are often the first

item a new homeowner may choose to remove. However, when it comes to children’s rooms, built-ins such as bookcases and shelving can provide much needed space. If considering adding built-ins to a children’s bedroom here are some key tips:

• Decide what you need the built-ins to hold or store.

• Consider a mix of closed cabinetry as well as open shelving.

• Have a professional measure the area where you are considering adding built-ins.

• Select an experienced millworker or company to build and install your built-ins.

• Evaluate the ideal design elements for your built-ins such as cabinetry color and finish as well as hardware.
