Electric vehicles (EVs) are gaining traction, and Colorado is at the forefront of this clean transportation movement. While national sales have slowed slightly, Coloradans continue to embrace EVs at a high rate. is increase in EV ownership and today’s homebuyers’ increasing interest in green features make adding a home charger a valuable asset, potentially increasing your home’s desirability and resale value.

A recent National Association of Realtors® (NAR) survey highlighted sustainability, green features and energy e ciency as a key selling point, with over 60% of respondents valuing its promotion in property listings. By installing an EV charger, you’re contributing to a more sustainable future and potentially increasing the value of your home, making it a smart and savvy investment.

Additionally, more and more people own or are considering purchasing an electric vehicle. U.S. sales of EVs reached a new high in 2023, with nearly 1.2 million battery-electric vehicles and another 190,000 plug-in hybrids sold for a total of 1.36 million vehicles or 8.8% of new cars sold, according to reporting from CarandDriver.com that cited statistics from EV Adoption’s Q4 2023 US EV Sales Scoreboard. And the growth of EVs is expected to continue. News outlet Bloomberg projects 2024 EV sales in the U.S. to near 1.9 million, making up 13 percent of new-car purchases.

Coloradoans are exceeding the

national gures, with EVs making up 14.5% of all new vehicle registrations — putting the state fth in the nation for EV sales and third for EV-friendly policies like vehicle incentives and charging infrastructure, according to the website EVco.colorado.gov. More than 101,000 EVs are already on the road, and 50% of non-EV owners in Colorado are considering purchasing an EV purchase in the next ve years. is trend suggests a strong demand for EV-friendly homes in the state.

A recent Realtor.com® and Cox Automotive study examined the EV-friendly housing market. Not surprisingly, they found a strong correlation between the number of EVfriendly homes and EV ownership rates. For example, San Jose-Sunnyvale-Santa Clara, CA, where 1 in 5 households has an electric vehicle, had 4.9% — the highest share of EV-friendly homes listed in 2023 among all the metros. Other metros had a higher-than-average share of EV-friendly homes for sale, with Boulder among the leaders at 3.4%, followed by Seattle at 3.3%.

Public charging infrastructure also plays a role. e study found that areas with congested public stations see a higher demand for in-home charging. Colorado Springs ranks fth in the nation for crowded public charging ports, further amplifying the appeal of home EV chargers.

For those housing markets considered to be among the friendliest to EVs, Denver-Aurora-Lakewood ranks tenth with 1.6% of listings EVfriendly and 20 EVs per public charging port.

Across the U.S., there are 41,220 public direct current (DC) fast-charging EV ports located at 9,736 stations, according to the U.S. Department of Energy Alternative Fuels Data Center. Colorado has the fourth-highest

LOVELAND – The Colorado Governor’s Art Show & Sale, one of the largest juried fine art shows to exclusively feature Colorado artists, has revealed the 61 Colorado artists selected to participate in the 33rd annual exhibit, plus the 2024 Legacy Artist. From Sat., May 11 through Sun., June 9, the show and sale will feature an in-person exhibit at the Loveland Museum and both in-person and online fine art sales.

The Governor’s Art Show includes sculpture, mixed media, oil, pastel, watercolor and acrylic paintings from participating artists. Twenty new artists will join the show this year, and several artists have returned after numerous years. Selected artists are (new artists are starred):

In addition to the chosen artists, the show will feature longtime Loveland resident, now based in Bozeman, Mont., Clyde Aspevig as the 2024 Legacy Artist. This distinction is given to artists who have participated in past years of the Colorado Governor’s Art Show & Sale and have been strong advocates for the arts. Invited past Legacy Artist recipients participating are Jane DeDecker, Kim English, Quang Ho and Daniel Sprick. Also returning to the show will be the 2023

Best of Show recipient, Jen Starling. The 2024 show will feature four different works of art from each artist at the Loveland Museum. The majority of the artwork in this year’s show is one-of-a-kind and will be available for purchase throughout the run of the Governor’s Art Show & Sale both online and in-person from Saturday, May 11 through Sunday, June 9, 2024. Museum hours are 12 to 4 p.m. on Sundays, 10 a.m. to 5 p.m. on Tuesdays and Wednesdays, 10 a.m. to 7 p.m. on Thursdays, 10 a.m. to 5 p.m. on Fridays, 10 a.m. to 4 p.m. on Saturdays, and the museum is closed on Mondays. Exhibit admission is $7 and free for visitors 12 and under and museum members. Tickets can be purchased at the door.

The Governor’s Art Show is presented by Loveland and Thompson Valley Rotary Clubs, in conjunction with the Loveland Museum and endorsed by the Governor of Colorado. The Show is truly Art with Heart as net proceeds will benefit Rotary-sponsored charitable projects and causes. One-third of net proceeds will go to the Thompson Education Foundation’s Resiliency Fund for Unhoused Youth, and additional funds will go toward scholarships for local art students. The goal of the Thompson Education Foundation’s Fund is to ensure education stability and success by providing support and assistance to students and families in homeless situations.

I have curated my “Top 10” list of favorite strategies on how you can incorporate home equity in retirement planning:

1. Improve cash flow, reduce expenses, and/or improve income

Converting home equity into cash via a reverse mortgage eliminates the need for monthly mortgage payments, directly improving cash flow. This extra liquidity can be used to cover daily living expenses, reduce debt, or invest in income-generating opportunities. This strategy helps in maintaining a healthier financial balance without tapping into other retirement savings prematurely, thus preserving those assets for future growth or further needs.

2. Protect and preserve assets under management

Utilizing home equity can protect your investment portfolio during market downturns. By accessing home equity instead of selling stocks or mutual funds when values are depressed, you maintain your investment positions, allowing them to recover and potentially grow during market rebounds. This approach protects the long-term viability of your assets under management by avoiding untimely disinvestments.

3. Buffer asset

A reverse mortgage line of credit acts as a financial buffer or safety net, available to be tapped during times of need.

This buffer can be particularly valuable in years when portfolio returns are negative, providing cash flow without the need to sell investments at a loss. The strategic use of this buffer can significantly enhance retirement financial security by smoothing out income streams regardless of market conditions.

4. Delay collecting Social Security income

Home equity can be leveraged to delay the onset of Social Security benefits. By using funds from a reverse mortgage, you can afford to postpone Social Security, thereby increasing the monthly benefit amount by approximately 8% for each year you delay, up to age 70. This strategy boosts your long-term financial security with a higher guaranteed income later in retirement.

5. Roth IRA conversions

A reverse mortgage can provide the funds necessary to cover the taxes incurred during a Roth IRA conversion. This strategy is beneficial as Roth IRAs offer tax-free growth and withdrawals, making them a valuable asset in tax planning for retirement. Using home equity to pay for the conversion taxes allows for a larger balance to grow tax-free, enhancing the benefits of this retirement account.

6. Avoid sequence of returns risk

Withdrawing equity from your home can help manage the sequence of returns risk early in retirement. By accessing this equity, you can avoid the need to sell investments at potentially low values during market downturns. This strategic use of home equity helps preserve investment balances, providing more time for recovery and growth, thereby securing your financial base.

7. Bundle the mortgage interest deduction for a larger tax benefit

For those who qualify, the interest paid on a reverse mortgage may be taxdeductible. The key is to strategically plan these deductions to coincide with years where you might have higher taxable income, thereby maximizing the tax benefits. This planning requires careful consideration of the timing of deductions and income streams.

8. Timing of capital gains taxes can be managed better

With the liquidity provided by a reverse mortgage, you have more flexibility in timing the sale of other assets. This can be particularly advantageous for managing capital gains taxes, as you can choose to sell assets when it results in a lower tax

burden. This strategic sale of assets can significantly reduce your tax liabilities over time.

9. Create the growing line of credit for anything

A unique feature of some reverse mortgages is the line of credit that grows over time. This growth means that the longer you wait to tap into these funds, the larger the line of credit becomes. This can be a powerful tool for future large expenses, such as long-term care, home renovations, or unexpected emergencies, providing a substantial financial resource when needed.

10. Use a reverse mortgage to purchase your forever home

Seniors looking to downsize or relocate can use a reverse mortgage to purchase a new home. This strategy allows the buyer to conserve cash by not using all their available funds for the home purchase, thus retaining more of their savings and investment funds for other uses or to continue growing. Additionally, it eliminates monthly mortgage payments, further enhancing retirement cash flow.

Incorporating home equity into your financial strategy provides a robust set of tools for managing retirement finances more effectively. This year, with new laws on refrigerants in air conditioning units taking effect on Jan. 1, 2025, Northern Colorado Air is encouraging those with older AC units to start doing their homework. He noted that units in Colorado are susceptible to hail damage as well as buildup from blowing soil and leaves. “These pack the condenser,” he explained. “It’s like putting cardboard on your radiator and driving around in the summer. Your car will overheat. This is bad in the same way for your AC unit.”

Inside, homeowners will want to keep the AC/furnace unit clutter-free. “The more items sitting around a unit, the more dust that can collect and eventually make its way into the vent system,” Richard said. Items on a unit may also reduce air circulation and cause the AC to perform inconsistently.

Air filter guidance for best cooling action

One of the easiest and most important things a homeowner can do to maintain their HVAC system may be the most overlooked: Changing the air filter. “Your air filter should be changed twice a year,” Richard said. “I recommend checking it in between services, so that filter gets looked at four times a year.”

Air filters remove dust, pollutants and bacteria from the air, preventing them from spreading throughout the home. An HVAC system with a clogged or dirty filter must work harder to pull that air through the AC unit, which leads to stress on the system and increased utility bills.

“You get what you pay for when it comes to air filters for HVAC systems. The cheaper you go, the less effective the filter,” said Richard. He suggests a pleated, reinforced air filter that will not twist and thus not accidentally get sucked into the unit’s blower wheel, damaging the equipment.

Carbon-coated air filters have been developed to remove odors, pollen and other particles from the air, as well as the usual dust, dirt and

dander. These are ideal for people with allergies or health sensitivity. Richard recommends Merv-16 carbon-coated filters. “They don’t make anything higher than this,” he said. “There is 95-feet of material in a 20×25 filter that can trap dirt and other pollutants from the air. This is going to catch everything.”

Unlike other filters, Merv-16 carbon-coated filters typically need to be only changed annually. “It’s an investment you are making once a year so that you can breathe,” Richard said. Spring has sprung in the 2024 real estate selling season. Typically, the greatest number of home showings take place from the start of Daylight Savings Time through July,

making right now PRIME TIME! Home closings tend to peak in July, coincidentally, after the greatest number of showings have been happening.

If you remember the classic “Candid Camera” TV show hosted by Allen Funt, featuring hidden cameras capturing staged comedic scenes, you might recall the bulky, hard-to-hide cameras of the 1950s and 60s. Fast forward to 2024, video and audio

recording equipment is incredibly compact and affordable. With the surge in doorstep deliveries during the pandemic, package theft has risen dramatically, and doorbell cams have become prevalent in home security setups in order to protect packages. Anyone can easily have high-quality audio and video recording equipment in their home connected to their home wi-fi.

The ease of setting up recording systems in homes brings about challenges in the real estate marketing process, highlighting the seller’s right to property protection. It’s important for listing agents to inquire about active recording systems at the time of listing and, if present, notify showing agents and buyers about recording during showings. This notification can be made through postings in the MLS, at the home’s entrance, and inside. Buyers uncomfortable with recording can choose not to view the home, potentially leading to lost showings for sellers.

Also, it is important to note that from a legal standpoint, a buyer who loses out in a competitive bidding situation could potentially claim a camera was being used to

discriminate against one of the protected classes identified in the Federal Fair Housing Act. A seller should have a discussion with their attorney and REALTOR® before deciding to record audio and video of a showing.

Buyer’s agents need to inform their buyers that even if no notice has been given about a showing being recorded, assume that it is. Video and audio monitoring devices are so small today, they can be hidden anywhere. A seller having a recording of an interested buyer could give them information about how much a buyer likes the home, and maybe even what price they might offer and what their top offer might be.

As a buyer, a best practice while on a showing is to not display any emotion while viewing a home and to refrain from discussing pricing or potential offers. As it is commonly stated, “what you say can be used against you,” and in this case, it can hurt your negotiating ability. Wait until you get in the car to converse about any of those topics. Just like the seller, a buyer should consult with their attorney and Realtor® about recordings during showings.
