Boulder is No. 1 in state for 2024 relocations

BOULDER

– According to a new MoveBuddha. com analysis more than 50,000 searches for moves planned in 2024, Boulder is the No. 1 top move-to city of 2024 in Colorado — with more than two times more searches for moves into the city than out. While other reports on trending cities rely on year-old census data to predict the future of migration trends, looking at recent searches made by Americans planning moves this year, we can shed light on what is happening right now in 2024. e report nds that Boulder is among the top 10 cities with the highest in-to-out move ratio, ranking No. 10 by this measure. For every 210 planned moves into Boulder in 2024, only 100 are planning to head out. With an average home value of around $959K, Boulder de es the trend of a ordability driving moving decisions. is re ects its appeal and the premium that movers are willing to pay for the quality of life it o ers. e average cost of homes across the top cities in the report is $375K, higher than the average US home.

Boulder epitomizes a trend we’ve seen across the top cities to move to (like Asheville and Billings): a growing preference for smaller cities with a strong community and access to outdoor recreation. Boulder’s population is 105,485, according to the U.S. Census 2022 population estimates. e average city size across the top cities in the report is about 200K.

Methodology notes: is 2024 mover data comes from searches made using moveBuddha’s Moving Cost Calculator. Searchers speci ed that their planned move date was at

any time within the 2024 calendar year. e data analyzed includes the most recent mover search data of searches made from July 2023 through March 15, 2024.

Only cities with at least 25 searches for moves both in and out were considered, resulting in three states (Mississippi, North Dakota, and West Virginia) being excluded due to a lack of su ciently representative city-speci c data.

Ah, retirement — the freedom to do what you want, when you want, and travel on a moment’s notice. But, the retired life is evolving and fewer than half of U.S. 65-yearolds are retired, with a growing number of 65- to 69-year-olds choosing to remain employed, according to a February 2023 report from the Federal Reserve Bank of Minneapolis.

Several factors contribute to the shifting attitudes about the golden years, including better health, longer life expectancy, and a desire to stay connected to the workplace. Many Americans harbor concerns about retirement, revealed a recent survey by WalletHub. e ndings show that more than 30% of Americans feel anxious about retirement, almost as many feel pessimistic or outright fear, and more than one in three have no retirement plan.

But many eventually take the plunge into retirement, embracing the possibilities. For retirees, choosing the right place to live is pivotal. Financial considerations — coupled with lifestyle and high-quality healthcare — highlight the importance of living in the right place. Location can help your money go further and help you make the best of your more abundant free time.

Colorado ranks near the top

of the ‘best states to retire list,’ securing the second spot in the recent analysis by WalletHub. e personal nance site compared the 50 U.S. states across 46 key indicators of retirement-friendliness from nancial factors like tax rates and the cost of living to access quality medical care and fun activities.

Florida takes the lead in the ranking, with Colorado following closely, then trailed by Virginia, Delaware, and Wyoming. Cassandra Happe, a WalletHub analyst, emphasizes the importance of selecting a retirement destination.

“Being retired brings freedom, but it also naturally is a time of nancial constraint, with many

seniors living on a xed income,” said Happe. She recommends making the most of your retirement savings and other income by retiring in a state where the cost of living and tax rates are friendly to retirees and considering additional factors like healthcare quality and abundant access to enjoyable activities.

Many retirees weigh various factors, perhaps leading with being close to friends and family and where their money will go the farthest. Colorado’s high ranking is attributed to a combination of bene ts contributing to retirees’ physical and mental well-being. e state boasts one of the lowest rates of social isolation among seniors, and very few residents above the age

of 65 are in poverty. Additionally, Colorado is home to some of the nation’s top geriatrics hospitals, earning the state high marks for the share of seniors in good health and actively engaged in physical activities, reports WalletHub.

e Rocky Mountain state also o ers cooler air, compared to the tropical warmth of Florida, and is taxpayer-friendly with no estate or inheritance taxes. Although not entirely tax-free like Florida, Colorado o ers a well-balanced nancial landscape.

Colorado scored 61 in the WalletHub ranking, just one point behind rst-ranked Florida’s 62 and third-ranked Wyoming’s 59. In speci c categories, Colorado ranked 14th in a ordability, 27th in quality of life, and 3rd in healthcare.

Grow & Give: Growing and going forward

CSU Extension’s Grow & Give program has been around for a few years now. When it began in 2020 many of us were discovering the benefits of gardening during stressful times. Producing food for ourselves and our neighbors was one of many positive outcomes from investing time (and yes, money) in home gardens.

We’re all about education, science and data in Extension, and collecting donation amounts from registered program participants told us quite a lot about the G&G project. How many Grow-and-Givers were new to gardening? What were they growing? Where were they growing it? Where were their donations going? Had they previously donated their

harvest to local hunger relief organizations or individuals? Were they newly inspired to donate produce?

With this information we were able to improve the free educational content on the website. We added resources, streamlined the user experience and encouraged everyone to donate their excess produce to

feed their neighbors in need. We were also able to engage in a bit of friendly intercounty competition among Extension staff as we watched the donation totals for each county rise throughout the season!

From the start, the focus of Grow & Give has been to inspire and support home gardeners while helping establish the habit of donating fresh produce during the growing season.

As every gardener knows, no garden is exactly the same from year to year. Details change, but the essence of the garden remains (unless you’re doing a full landscape remodel, but that’s another column).

Our Grow & Give ‘garden’ is changing this season, too. We’re removing the interactive portions of the “Give” page – registering our gardens and reporting our donations.

Does that mean we won’t still encourage gardeners to grow and donate healthy fresh produce to their neighbors in need? Heck no! The need is still there, and our free educational resources are still available to make growing and giving a successful part of your home garden experience.

Keep planting that extra row, that extra cherry tomato plant, that extra container of patio peppers. Keep donating your excess produce to local hunger relief organizations. What to do about your mortgage if you lose your job

Americans are getting back to work after a long, bleak recession. While unemployment rates have fallen in many cities across the nation, however, in a dozen or so states they have gone up. Despite an increasingly healthy economy, if you work for someone else there is no guarantee that you won’t find yourself unemployed.

If you’ve lost your job and feel that you can’t make your mortgage payments, don’t panic. While you decide on the next step to take, keep the following in mind.

Be proactive

Don’t hide from your lender. Gather up all your bills and figure out exactly where you stand financially.

Know how much money is coming in every month, how much you owe to others and where you can make cuts in your budget.

Once you are clear on your financial situation, contact your lender and make a proposal. If your situation is temporary ask for forbearance until you are back on your feet. This is an agreement between yourself and the lender in which it promises not to exercise its right to foreclose on your mortgage and you agree to a plan in which

you will come current on your payments over a certain period.

If you find that you can make smaller payments, ask the lender for a five-year loan extension. This will naturally reduce your monthly loan payment. Not all lenders are willing to make such an extension, in which case you’ll need to think about more drastic options. These include asking the lender to consider a deed-in-lieu of foreclosure, a short sale, mortgage modification and even bankruptcy.

Get help

The Home Preservation Foundation (HPF) is a nonprofit organization that operates a toll-free hotline (1.888.995.HOPE). You can call this number 24 hours a day, seven days a week for free, personalized assistance.

The United States Department of Housing and Urban Development (HUD) offers free foreclosure avoidance counseling services.

The most important thing you can do when you lose your job and fear you may be facing foreclosure is to examine all of your options and choose the best solution for you and your family.

Home insurance checkup: Ensuring adequate coverage

Another year has gone by since the Marshall Fire ravaged Louisville, Superior, and Boulder County. Over the past decade, Colorado has faced numerous natural disasters, from fires to floods, windstorms, and hailstorms. These events have highlighted the widespread issue of homeowners being inadequately insured or lacking coverage in crucial areas. As homeowners, it’s essential to heed the lessons of the past and ensure you fully understand your insurance coverage. Now is an opportune moment to schedule a meeting with your insurance agent to thoroughly review your policy.

Fire

Fire coverage is certainly top of mind after the recent Marshall Fire and the many forest fires in the last decade. First, check to see if you have enough coverage to rebuild in the event of a total loss. Many who lost their homes in the Marshall Fire thought they had enough coverage but were dismayed to learn that the cost to rebuild has skyrocketed and they were not entirely covered. You can also check to see if your policy has any kind of replacement cost guarantee. Second, check to see what kind of coverage you have for temporary housing. If you drive through Louisville and Superior, you will see that many families still have not moved back in. If you only had a year of coverage, or too low of a limit on the coverage, the expense could be huge. Most families needed at least another year of coverage. Just like building costs after a major fire, rents for temporary housing have also steeply increased. Third, check your level of personal property coverage, which covers all the stuff that was in your house, such as TVs, furniture, clothes, etc. Check with your agent to see if you need special coverage for unique items like expensive art, jewelry, sports equipment, etc. With that in mind, be sure to have a complete inventory of everything in your house, backed

up with photos or video, all stored online or on an external hard drive that you do not keep at your house.

Flood

2024 is the 11th Anniversary of the great flood of 2013. It’s a great time to check up on flood coverage you may want or need. In general, your homeowners policy does not cover flood and you need to get flood insurance through FEMA’s National Flood Insurance Program. You also need to understand the limits of the government program. It may not be anywhere near what you might need. We learned in the 2013 flood that homeowners’ policies with sewer backup coverage or failed sump pump coverage were of great help to many homeowners. Check with your insurance agent to see what your policy includes or what you need to do to get the coverage you want in the event of another flood.

Wind and hail

Colorado is known for severe wind and hail. In the past decade, insurance companies have paid out huge amounts for hail damage. As a result, many of their policies are no longer as simple as paying your $1,000 deductible, with the rest covered for a total loss of your roof. Check with your insurance agent to have them calculate for you, based on your specific case, how much you would need to pay for a total loss of your roof. There might be a separate rider to your policy for hail and wind. Make sure you know what coverage you have.

Being prepared

Check with your insurance agent as to what you can do today to make your life easier in the event of a disaster. The first item might be to have a complete inventory of everything in your home written down, supplemented by photos and videos. Then store all that information securely online, such as in Dropbox or Cloud storage, or in an external hard drive that you do not keep at home. Protect your important documents or valuables with a fireproof safe, in case you don’t have time to make it back home. Consider what items you

might keep in a safety deposit box. Those who live in fire-prone areas in the mountains usually keep an evacuation list of items to take from each room of the house. In the Marshall Fire, there weren’t too many people who ever dreamed that we would have a fire burn across the city so fast. As a result, as we all know now, all of us should have an evacuation list. When the fire was burning past Costco in Superior, it was tough to think of what you might try to grab. The only thing a friend of mine thought to grab was his new skis that he hadn’t skied on yet.

against wildfires. Consider seeking recommendations from your insurance agent for such services. By taking proactive steps to fortify your home, you can increase its chances of surviving a wildfire, even if you or the fire department aren’t present to defend it at the time.

The Value Of Having A Buyer Agent in the Real Estate Process

Navigating the real estate market we find ourselves in now, characterized by low housing inventory, high buyer demand and volatile interest rates, is challenging for homebuyers. In such a competitive environment, an experienced Buyer’s Agent becomes an invaluable asset, employing specific, tried and true strategies to help their clients succeed. Colorado law requires that a Buyer’s Agency contract, approved by the State Real Estate Commission, be agreed to and signed by a licensed Buyer’s Agent and their buyer client.

Here’s a true story. Matt and Jennifer were first-time home buyers who were very tentative about their ability to afford a home. They had modest savings and had always assumed that without a large down payment, they didn’t have enough income to afford the high-interest rates and monthly payments of home ownership. Fear of committing to a mortgage and a monthly payment they might not be able to keep up on, along with news reports about rising prices and a low inventory of homes on the market for sale, had them feeling pessimistic and made buying a home seem impossible.

A family member convinced them to at least give it a try.

He recommended a real estate Broker he thought highly of named David, whom Matt and Jennifer could consult with and hire as a Buyer’s Agent. As a necessary first step, David advised them to call a mortgage lender he highly recommended who specialized in first-time buyers. Matt and Jennifer were surprised to find that several mortgage loan programs were tailored for their situation and, after qualifying for an affordable monthly payment they thought they could handle, the lender helped them calculate the price range they would need to search within.

With that information, David was able to counsel them on

neighborhoods in their price range. In a low inventory market, the pickings in their price range were slim indeed, but with David’s encouragement, advice to stay patient, and willingness to move quickly as soon as a home came on the market, before long they did find a home they were excited about. He was a strong advocate for them during the process, protecting their best interests, drafting a strong contract, and negotiating the right price in a competitive market, including convincing the Seller to pay for their loan closing costs and the buy-down of a better interest rate. After getting their offer accepted, David was intimately involved in guiding them through

the transaction. He was a strong advocate in negotiating inspection defects, helping them review HOA and other due diligence documents; and teaching them how to navigate the process to a successful closing.

As their Buyer Agent he was instrumental in helping them find and buy a home that, before starting the process, they didn’t think they could have. Needless to say, they were relieved and extremely happy and excited about being invested as new homeowners.

The process of coordinating a purchase and a move, transitioning from one home to the next can often be stressful and emotional. A good Buyer’s Agent is an advisor who brings a deep knowledge of the local real estate market to the table and is an expert in navigating difficult markets. The process has many moving parts, involving what might seem to be a maze of financial, legal, and emotional challenges. A good Buyer’s Agent is a guide, a counselor, and an advocate, watching their client’s back and negotiating in their best interest. He or she provides a suite of services that can make the difference between a rewarding buying experience and one fraught with uncertainty.
