Have you completed your annual real estate checkup? To monitor and maintain your health, you schedule a physical exam with your doctor each year. To ensure your financial well-being, it DUANE is essential to DUGGAN schedule an annual real estate checkup. December is a great time to conduct that review so you can make any adjustments in the year ahead. If you’re not a homeowner yet or don’t own any investment real estate, the real estate checkup can be done pretty quickly. Ask yourself, “Do I own any real estate?” The answer is no – so it’s time to start to lay the groundwork. In general, the sooner you can own real estate in your life, the more likely it will be a useful source of retirement income. Now is a good time to get started. You can meet with a Realtor® and develop a plan to make that first purchase as soon as it is feasible for you. If you already own a home or investment real estate, here are a few things you should evaluate during your annual real estate checkup: Get a market analysis from your Realtor

One of the wonderful things about real estate in our area is that it has gone up in value over time. Sure, it’s had its ups and downs, but looking back when I started my real estate career in 1978, Baseline Subdivision homes, in the city of Boulder, were selling for under $30,000. Now, in 2023, they start at around $750,000. As a homeowner, it is a good idea to get an updated value of your home each year and apply that information to your financial statement. You can use that information for planning and studying your financial future, relative to real estate and anything else you might invest in. Check your insurance coverage on your real estate

As mentioned above, keep track of your real estate values. It is also

a good time to double-check your insurance coverage and see if it is in line with replacement coverage. Remembering our 2013 flood, it is also a good time to check if you need flood insurance, sump pump failure insurance, etc. Check your loan balance on your home and/or your rental properties

If you have an amortized loan on your home, that means the loan balance goes down each month. On a 30-year loan, principal reduction is fairly slow in the first half. If you keep the property and the loan for a long time, at about year 14, the principal reduction happens pretty rapidly. It makes it fun to see how much your equity has increased each year. Remember to have the current amount on your financial statement. Mortgage insurance removal

Mortgage insurance, for purposes of this discussion, will pay off your lender if you default. There is another kind of mortgage insurance that like life insurance, if you die the loan gets paid off so your loved ones don’t have the burden of a mortgage payment. Knowing your loan balance can help you determine if you can get rid of mortgage insurance. Many homes were bought with low down payments. As a result, many homeowners have private mortgage

insurance as part of their payment. The combination of rising values and principal reduction could make you eligible for removing the private mortgage insurance and lowering your payment. Check with your current lender to see if the mortgage insurance can be removed or if you need to refinance to get rid of it. You may not be able to do it now, but you can make a plan for how soon you could get it removed. Check your interest rate

Over time, we tend to forget about the interest rate on our home mortgages. Interest rates have been higher in 2023, but interest rates are expected to drop some in 2024, so now might be a good time to stay in communication with your lender. For example, if you have a five-yearold, 30-year amortized loan, if you refinance, you start over on a new 30-year schedule. Ask your lender if they can do a recast to keep the same number of years left on the loan. On the other hand, refinancing at a lower interest rate and starting over on a new 30-year amortization could substantially lower your payment. If you can eliminate mortgage insurance as well, you might really like your new payment. Decide on your loan term, if you refinance

30-year mortgage rates keep falling, move below 7.5% By Jeff Ostrowski Bankrate.com (TNS)

The average rate on 30-year fixed mortgages retreated to 7.41% this week, down from 7.55% the previous week, according to Bankrate’s weekly national survey of large lenders. The recent reprieve could signal a prolonged drop in mortgage rates, housing economists say. The average rate on 30-year home loans in October topped 8%, but that’s changing because of a number of factors, including a slowing job market and signs that the Federal Reserve’s ongoing war on inflation is working. “Part of it is the Federal Reserve is pausing on interest rate hikes,” says Lisa Sturtevant, chief economist at Bright MLS, a real estate listing service in the Mid-Atlantic region. “Of course, mortgage rates are affected by things other than what the Fed does. For example, mortgage

The 30-year fixed mortgages in this week’s survey had an average total of 0.33 discount and origination points. Over the past 52 weeks, the benchmark 30-year fixed-rate mortgage averaged 6.96%. A year ago, the 30-year fixed-rate mortgage was 6.78%. Four weeks ago, that rate was 7.95%. The 30-year fixed-rate average for this week is 1.14 percentage points higher than the 52-week low of 6.27%. As for other loans: • The 15-year fixed-rate mortgage was 6.78%, down from 6.85% from a week ago.

The 5/6 adjustable-rate mortgage (ARM) was 7.34%, down from 7.42% a week ago.

The 30-year fixed-rate jumbo mortgage was 7.4%, down from 7.52% a week ago.

How mortgage rates affect home affordability

The national median family income for 2023 is $96,300, according to the U.S. Department of Housing and Urban Development, and the median price of an existing home sold in October 2023 was $391,800, according to the National Association of Realtors. Based on a 20% down payment and a mortgage rate of 7.41%, the monthly payment of $2,172 amounts to 27% of the typical family’s monthly income. CONTINUED - See Page 16

3 reasons to include family and heirs in your planning Have you ever wondered if your children or heirs will fight or argue over your house and your assets after you pass away? You are not alone. GABE Many older BODNER homeowners have the same worry and that is why having a written plan for what you want to happen when you are gone is so important. This “plan” will outline your wishes and is generally in the form of a Will or a Living Trust. I am not an estate planning attorney; therefore, I highly recommend to all of my clients that you speak with an estate planning attorney to document your plan and wishes in some form or fashion. At the end of the day, if your wishes are not written down, then how will anyone know what you want and where you want your assets to go someday?

Do you want the state or a court to decide for you? As it relates to mortgage planning and how you use your home equity in retirement, I also believe that it is extremely important to include family and heirs in the discussions to ensure transparency of your goals and your wishes. The last thing that anyone wants to see occur is a fight between family members because the heirs feel someone was taken advantage of or left out in the planning process. Including your heirs will also help to provide safeguards and provide clarity on how your plan may impact your family and heir’s future inheritance. Here are 3 top reasons to include your family and/or heirs in your reverse mortgage conversations: Avoid unnecessary surprises

If you do not inform your heirs as to your plan and wishes, it is very possible that they will be surprised and possibly even hold resentment toward you after you are gone. If you are worried about how your heirs are

going to react to your wishes, you should let them know sooner rather than later and address any concerns now while you can. Do not bury your head in the sand and ignore these very important discussions. Reduce or eliminate inter-family arguments and fighting

If you do not include or inform your heirs of your plan and wishes, your heirs will likely argue over what they feel is “fair”. It is also possible that your family will point fingers and blame one another for your decisions. I am not here to say that there will not be any arguments, but I am quite confident that if your heirs know and understand your plan and are involved in the discussions, there will certainly be less to argue over. It will become their responsibility

At the end of the day, your heirs will be the ones who have the ultimate responsibility to handle your affairs as you wish. Why would you not want people to know in advance

Last year’s heavy snow season has many people thinking about what Mother Nature has in store this year. To stay healthy this holiday season and beyond, Mayo Clinic Health System is recommending people pace themselves while clearing snow. “Many people don’t realize the workout involved while shoveling and digging out from a heavy snowfall,” says Vinayak Nagaraja, M.D., interventional cardiologist at Mayo Clinic. “It’s an arduous activity that puts extra strain on your heart, and for those with heart disease, we recommend having someone else clear the snow altogether.” The cardiovascular stressors of shoveling are both physiological and psychological. The physiological stressors include your blood vessels constricting from being out in the cold, which increases

Mortgage rates keep falling (continued) The sharp rise in mortgage rates over the past two years has squeezed affordability and sparked a slowdown in home sales. First-time buyers are especially challenged by this market. Home prices haven’t fallen significantly, and values are unlikely to decline, given the shortage of homes for sale. “Higher mortgage rates have a dual impact on the housing market: reducing affordability for buyers and strengthening the rate lock-in for sellers,” says Odeta Kushi, deputy chief economist at First American. “The combination of reduced affordability and increased strength of the rate lock-in effect is likely to continue to suppress home sales because you can’t buy what’s not for sale, even if you can afford it.” Reflecting the affordability squeeze, the median household income for homebuyers jumped to $107,000 in 2023 from $88,000 last year, according to the National Association of

Realtors’ 2023 Profile of Home Buyers and Sellers. Will mortgage rates go down?

Economists expected to see mortgage rates decrease by the end of 2023, but the strength of the U.S. economy has thrown a wrinkle into those predictions. Now, though, things finally seem to be cooling, especially 10-year Treasury yields. Lawrence Yun, chief economist at the National Association of Realtors, expects mortgage rates to fall below 7% during the winter months. “I believe consumer price inflation will be much lower, and that will allow the Federal Reserve to cut interest rates,” says Yun. Mortgage rates are also chained to inflation, a metric the Fed has been moving to control. At its September and November meetings, the central bank opted to keep rates unchanged. While the Fed doesn’t directly set fixed mortgage rates, it does

set the tone of the interest-rate environment – and as the central bank has boosted its policy rate from zero in early 2022 to a range of 5.25% to 5.5% now, mortgage rates have followed suit. “There is room for mortgage rates to fall further,” Sturtevant says. “The gap between the 10-year Treasury yield and the 30-year fixed rate mortgage rate is historically around 180 basis points. While the gap has narrowed somewhat, the 30-year mortgage rate remains 280 basis points higher than the bond yield.” Methodology
