Colorado is the third-best state in the nation to retire, according to the 2023 analysis by WalletHub. com. e state received the same ranking in 2022.

Many think long and hard about when to retire. While “retiring” typically marks the end of the traditional working life, it’s also the beginning of a time when you can enjoy each day to its fullest. Considering the opportunity for life enjoyment and the need for nancial security, it’s critical to also think deeply about where to retire. Often, retirees choose to move by downsizing to a new home in the same city or relocating to an entirely new city.

Balance.com suggests that preretirees should determine whether a move is necessary before making decisions. ey suggest that if your current hometown is “a ordable and close to family, friends, and activities,” moving may not be for you.

Some may try on a new location part-time, with a condo on the beach and one in the mountains. Buying a second home while you are still working can provide a rental before you retire and serve as an alternate location after you retire. You could continue to rent the house for part of the year and live there the rest of the time.

What makes Colorado a great place to retire?

To identify the most retirementfriendly states, WalletHub compared the 50 states across three key dimensions: a ordability, quality of life and health care. e analysis used 47 metrics scoring each factor: A ordability was ranked by cost of living, tax friendliness and cost of in-home services, among other items; Quality of life was accessed by factors including share of the population aged 65 and up, elderlyfriendly labor market, access to public transportation, access to scenic byways and cultural activities,

violent crime rate and air and water quality; and Healthcare was evaluated by metrics including the percentage of residents 12+ who are fully vaccinated, family medicine physicians and nurses per capita, healthcare facilities per capita, quality of public hospitals and life expectancy.

Colorado ranked 14th in the nation for a ordability, 27th for quality of life and fth for healthcare in the 2023 analysis. e state was down in each category compared to 2022, when the rankings were 11th for a ordability, 21st for quality of life and fourth for healthcare.

Two Colorado cities ranked in WalletHub’s top 50 places to retire: No. 7 — Denver, with a total score of 56.99, ranked 82nd in a ordability, 11th for activities, 71st for quality of life and 39th for healthcare. No. 36 – Colorado Springs, with a total score of 51.58, ranked 37th in a ordability, 82nd for activities, 39th for quality of life and 70th for healthcare. September 2023 marks the 10-year anniversary of the 2023 flood

When the sun came out and the flood waters receded, many predicted it would take at least 10 years to recover.

Now, at the 10-year mark, it is safe to say they were right. Five years ago, if you drove up Boulder Canyon, a sign proclaimed, “Temporary Road Open, Governor Hickenlooper”. Now, a decade post-flood, the sign is gone, and there is a new and improved highway.

During the last 10 years, new and higher bridges have been built, new roads with flood-resistant construction completed, and floodways reconstructed, all with the intent of surviving the next flood of the same proportion. The question remains, will it be enough to prevent the same level of devastation? We will never know until it actually happens. However, one thing you can do to be better prepared for the next time it happens is to check your insurance coverage.

The typical homeowners’ policy won’t include coverage for flood damage. Some policies will cover damage due to sump pump failure or sewer backup. Often those coverages are additional items added to a policy, so be sure to check with your insurance agent.

Most any home insurance agent is set up to offer you flood insurance through the Federal government. In fact, 2023 marks the 55th anniversary of the National Flood Insurance Act of 1968. The Act came about because of the enormous loss of life and property when Hurricane Betsy made landfall in 1965. Since that time, the program has assisted property owners, renters, and businesses in recovering from major flooding disasters. In addition, the program has encouraged communities to adopt and enforce floodplain management regulations.

It seems as if during my 45-year real estate career, we have always argued over the boundaries of the floodplain. As new construction takes place upstream, drainage patterns can change. The Great Flood of 2013 answered many of those questions about where the flood waters will

go. We learned a great deal from that flood and have made many improvements to help when a flood of that size happens again. You can review information about the current floodplain here: bouldercounty.org/ transportation/floodplain-mapping.

Be sure to contact the city and/ or county for the most up-to-date information.

In the 10 years since our Great Flood, not much has changed relative to residential real estate and flood insurance. The amount of available coverage was at $250,000 in 2013 and it still is. During that same period of time, the average price of a home in Boulder has escalated to over $1,000,000. It doesn’t take a rocket scientist to realize that good coverage can fall short of the need. What if you have a total loss due to the flood? I had clients whose homes were swept down the river.

Today, coverage is available for up to $250,000 for residential and $100,000 for personal property within the home. If you don’t have a loan on the property, there won’t be a lender mandating the type and amount of coverage you need. It will be up to the homeowner to decide. After the flood, many homeowners didn’t understand that their homeowner’s policy didn’t cover flooding. Many learned about damage from seepage, sewer backup, and sump pump failures not being covered under their policy. Be sure to

review your policy to make sure it has the coverage you want.

Additional flood coverage is available from private insurance companies. Additional coverage beyond the $250,000 can be very pricey. In many cases, the lender will only require you to have $250,000 in coverage. However, on a large property in the flood plain, the lender may require additional coverage. Policies should be reviewed with your insurance agent to make sure you have the coverage you need and/or want. When you are buying a property in the flood plain, the lender will require you to have flood insurance in order to close the loan. Flood insurance is also available even if the property is not in the flood plain and it is considerably cheaper than when you are in the flood plain. Many homeowners in 2013 who were not in the flood plain, wish they had coverage and most likely now do have the coverage.

Many condos and townhomes were also affected by the 2013 flood. If the whole complex was in the flood plain, the HOA usually would be required to have a master policy. In some complexes, like Park East Square in Boulder, only the corner of the complex is in the flood plain. In those cases, individual homeowners need to have their own flood policy to satisfy their lender.

Congress must periodically renew the National Flood Insurance Program

(NFIP) statutory authority to operate, which is the case in September 2023. The Realtors Political Action Committee always stands ready to push Congress into action each time this occurs. The National Association of Realtors estimates that 40,000 home closings a month would be in jeopardy without the NFIP.

Flood insurance rates have increased dramatically across the country due to the major disasters across the country and since the 2013 flood. Even with the rate increases the National Flood Insurance program only can make ends meet with the help of Congress. It is likely that there will be changes coming to the National Flood Insurance Program in the future. You can keep updated at floodsmart.gov.

Boulder Creek Neighborhoods Introduces Final wee-Cottages At Rogers Farm

Remaining seven homes are among the last new builds near downtown Superior

Of his own admission, Steve MacDonald is the last person you’d expect to relocate across the county, especially after living in the same house, following the same routines and eating the same food for breakfast for more than three decades. “I am the world’s least spontaneous person,” he said.

That’s why “it was unbelievably out of character” for Steve and his wife, Stacy, to stop by – on a whim – an open house by the lifestyle builder Boulder Creek

‘Everything we need, nothing we don’t’

Now, with only seven homes remaining at Rogers Farm, Steve and Stacy are celebrating their extemporaneous move “every time we walk through the front door,” he said. They closed on their weeCottage last spring, though one of their daughters is holding down the fort while the MacDonalds sell their home in Massachusetts.

“I think the stars aligned,” said Steve. “This place is perfect. It has everything we need and nothing we don’t want.”

The MacDonalds are at their wee-Cottage as often as feasible but “can’t wait to live at Rogers Farm fulltime,” he said. The couple is leaving a house they built on an acre of land a few miles outside of Boston. “We have apple trees, chickens and raspberry and blueberry bushes, and we thought we would be there forever,” said Steve. “Then our oldest daughter moved to Denver in 2019 for grad school, and my wife and I, who had both never been to Colorado, visited and absolutely fell in love with the state, from the geography to the people to the lifestyle.”

A few years after their initial trip to Colorado, the MacDonalds stumbled upon the wee-Cottages by Boulder Creek Neighborhoods at Riverdale Ranch in Thornton. “The cute name was catchy, and we had nothing else to do on a snowy day, so we stopped by,” he recalled. “I was sure nothing would come of it.”

But then Steve and Stacy toured a cottage and chatted with Micah Davidson, Boulder Creek community manager. “He was so enthusiastic and positive and told us about Rogers Farm in Superior, where more wee-Cottages would soon be built,” Steve said. “We said, ‘Let’s take a ride out to that Superior place,’ and wow, we really liked it.” The single-family cottages were perfectly sized for the MacDonalds’ changing house needs, and the lower-maintenance lifestyle was exactly what they wanted in their future. “These aren’t a condo or an attached home, and they offer plenty of privacy,” Davidson emphasized. “A singlefamily home is something many

people who are ‘right sizing’ from a huge house desire but can’t find in a traditional market. The weeCottage fills that niche.”

Steve explained, “Our daughters are out of the house, which means about half of our house in New England sits empty. The weeCottage was just enough home.” As for the lower-maintenance perks, Steve said, “They were a requirement for us.” He continued, “I love my yard, but I have very limited free time with my job, so my Saturdays are basically for yard work. I want to do other things with my free time.”

Nonetheless, after the MacDonalds added their name to the Rogers Farm interest list, they still were not planning to move. “We knew there were only so many slots and hundreds of people interested,” he said. “We said we’d only do it if we got the floor plan we wanted, if we could be facing the park. We were trying to talk ourselves out of the pipe dream. Of course, the next thing we knew Micah called and said we

were number seven in the lottery.”

To his own surprise, Steve looked at Stacy and said, “Let’s do this.” They settled on a floor plan and homesite (facing the Rogers Farm neighborhood park, as hoped), and construction began.

Impressive design, quality builds

An engineer with one foot in construction, Steve said he was “thoroughly impressed” by the building process. “Micah was super communicable, and we were informed every step of the way,” he said. The design selection process went just as smoothly. “When we built our house in New England, we’d have to go to one place three miles away to select carpet, then another 10 miles in the other direction to look at sinks,” Steve said. “Boulder Creek was so impressive with how structured everything was. We went to their design location, and in four hours, thanks to their efficiency and helpfulness, we were able to pick out the wall colors, doors, finishes, all of it.” Steve noted that the streamlined design process reflected well on the craftsmanship of the wee-Cottages in general. “I felt a supreme confidence that this was a quality build,” he said.

As Boulder Creek Neighborhoods wraps up at Rogers Farm, the last seven wee-Cottages are predicted to sell swiftly. Since Superior is nearly built out, Davidson said, “This is quickly becoming people’s last chance to buy a new home right across from downtown Superior and get all the great benefits like concerts in the park, the Sports Stable and future retail spaces without having to live in the high

density of the downtown area.”

Steve said he and Stacy were drawn to Superior from the start. “We love that we can easily get out to the mountains to hike and mountain bike and the drive to Boulder is beautiful. It’s like we’re in a movie scene.” He frequently heads to Boulder for a session at CrossFit Roots, where his youngest daughter is a coach. Rogers Farm offers easy access to U.S. 36, and the University of Colorado Boulder is just 10 minutes away. Since he flies almost weekly for his job, Steve said the short commute to the Denver International Airport from Superior was also key to their purchase.

For Steve and Stacy, “Our weeCottage lets us jump into all the cool things of Colorado,” he said. “We love the work-life balance here, we love the people and we love the lifestyle.”

If you’ll be creating a mudroom you’ll need to locate it strategically, and many experts say to keep it out of sight of guests. The latter depends, however, on the aesthetics of the room. If you’ll be going all-out on the decorating, go ahead and let your guests gaze upon your fabulous mudroom as they enter through the front.

Efficiency and durability are the watchwords when it comes to considering your mudroom DIY project. The room takes a beating and you’ll want to ensure it cleans up easily.

Start by replacing the carpet in the mudroom with anything but. Choose a product that is durable but also cleans up easily and is slip-resistant. Anything you would choose for a kitchen will work well here.

Walls need to stand up to dirt and grime as well, so when you’re thinking about what to do with them, keep durability in mind. Distressed wood on walls that will eventually become distressed, flat paint, beadboard or wainscoting are all suitable. Consider vinyl wallpaper as well. Not only will it add a pop of

Choose one with a flip seat for boot storage or slip a boot tray underneath the bench. Of course, roomier mudrooms present us with more options, such as the various shoe and boot racks available. Lockers, shelves, hooks and racks will provide a place to set and hang wet hats, scarves, coats and umbrellas. Sure our southern neighbors may not need mudrooms, but it’s only because they miss out on all the fun winter offers.

What should I look for when hiring a plumber?

Some problems requiring professional help will always develop, as certain as the sun rising in the east. And foremost among those professions is that of the reliable plumber.

Whether you’ve got frozen pipes, a clogged toilet or a busted water main turning your basement into an impromptu swimming pool, you’ll inevitably need the help of a plumbing pro.

Plumbing stands alongside HVAC and electricity as the lifeblood of your home, the infrastructure behind the walls that makes modern conveniences work. With that much at stake, you want a pro you can rely on.

By the way, the best time to call a plumber for an emergency is long before the emergency happens. In other words, find a good plumbing pro when everything looks to be in good working order, and hire them to conduct an inspection of your plumbing.

Not only will you find small problems before they get out of hand, but you’ll also build a relationship with a plumber that could last a lifetime. You’ll feel better knowing the same team is working on your house every time.

Plus, when you’ve got the relationship established, you’ll know who to call if your pipes blow out on Christmas Eve, rather than just going through the phone book and hoping for the best.

When hiring a plumber, ask these questions:

1. Who will be doing the work?

This is a good question for many contractors, but it’s particularly relevant for plumbers. Plumbers are usually apprentices, journeymen or masters. Each title carries different levels of expertise. You also want to know if the plumber giving you the quote is the one doing the work.

2. Does this job require a permit?

Local rules vary, but smaller plumbing jobs usually don’t need to have a permit. Anytime you’re replacing or moving water pipes,

though, a permit is usually required. Be cautious of contractors who wave off the necessity of permits.

3. What’s your plan if something goes wrong?

Plumbing problems can quickly wreak havoc. Indeed, uncontrolled water flow can be one of the most damaging problems your home may ever encounter. Make sure your plumber has a plan for when something breaks.

4. Can you give me a total cost in writing?

Make sure any estimate you’re given includes labor, materials and a contingency plan for problems. Unscrupulous contractors will often tack on surprise fees after the initial quote.

5. Are you experienced with my particular problem?

Different issues pose different challenges. Make sure your plumber is familiar with this kind of work.

6. Are you licensed, bonded and insured?

Different cities and states have their own requirements. Make sure your plumber meets local regulations. Don’t just take their word for it; ask for it in writing. Licensed contractors will never object to showing proof.

7. What kind of warranty do you offer?

Any reliable contractor will guarantee their work. Materials often have their own warranty. Make sure you know labor and material warranties in writing.
