How to avoid outliving your savings

More than half of seniors today are concerned about outliving their savings. At the same time, over $11 trillion of senior home equity is not being utilized in retirement. As people are living longer, we need to find ways to make our money last longer to avoid the risk of outliving our savings. In the past, a reverse mortgage was considered the last option for someone who needed help financially, but the truth is, many educated seniors are looking at a reverse mortgage as a financial planning tool in retirement to reduce the drain on their assets and reduce the risk of running out of money. Think about this: you save money in your 401k and IRA to be able to tap into it during your retirement years. Why not do the same with the equity in your home?  Let’s look at some of the strategies on how you can use a reverse mortgage to reduce the risk of running out of money.

Improve cash flow

One of the primary reasons individuals consider a reverse mortgage is to improve their monthly cash flow. As retirees enter their golden years, the transition from a regular paycheck to fixed incomes, such as Social Security or pensions, can significantly impact their dayto-day financial flexibility. A reverse mortgage can provide a consistent stream of income that can supplement these fixed incomes, offering financial breathing room. This influx of funds can be used for daily living expenses, hobbies, travel, or simply to maintain a comfortable lifestyle without the pressure of having to make monthly mortgage payments of principal and interest, as the interest is deferred until the home is sold or the homeowner passes away or permanently leaves the home.

Debt consolidation

For many seniors, managing debt can become increasingly challenging as they age. High-interest debts, such as credit card balances, personal loans, car loans, or existing mortgages, can eat into one’s retirement savings. A reverse mortgage can be strategically used to consolidate these debts, freeing up hundreds or even thousands of dollars monthly.

By consolidating debt into a reverse mortgage, which does not require monthly payments, homeowners can alleviate the burden of high monthly payments, high-interest rates, and the stress associated with managing multiple debt obligations.

Home improvement and accessibility

As individuals age, their homes may need modifications to remain safe and accessible. Renovations might include installing stairlifts, walk-in tubs, grab bars, or widening doorways to accommodate mobility aids. Traditional financing options for such renovations can be prohibitive due to fixed retirement incomes, making reverse mortgages an attractive alternative. Accessing home equity through a reverse mortgage to fund these necessary improvements can significantly enhance the quality of life, allowing seniors to age in place comfortably and safely.

Legacy and estate planning

While the concept of using a reverse mortgage for legacy and estate planning may seem counterintuitive, it can be a strategic tool in a comprehensive estate plan. By leveraging a reverse mortgage, homeowners can access their home equity without selling, using these

funds for gifting, life insurance premiums, or even setting up trusts. This approach can help manage tax liabilities, provide financial support to heirs when they might need it most, or ensure a spouse remaining in the home has the necessary funds to maintain their standard of living.

Asset protection/ buffer asset

In volatile financial markets, retirees often worry about the impact of a market downturn on their investment portfolios. A reverse mortgage can act as a buffer asset, providing a source of funds that can be accessed during market downturns, avoiding the need to sell investments at a loss. This strategy can protect and preserve the retirement portfolio, giving investments time to recover, and can be a critical component of a well-rounded retirement plan. The worst time to take money out of the market (selling stocks or bonds) is when the value is down; this is called selling at a loss. When you sell at a loss, you lock in the losses, and you will never recover that money. By using a reverse mortgage as a buffer asset, you can tap into your home equity when the market is down and avoid locking in those market losses, ultimately protecting and preserving your portfolio.

Five ways to reduce your property insurance costs

There’s no getting around the fact that homeownership is expensive, but there’s one expense you could be overpaying for: property insurance. If you’re interested in reducing your property insurance costs while ensuring that your investment remains protected, I have tips for you. Check out these strategies for cutting your property insurance bill without increasing your risk:

Increase your deductible

If you’re looking for a quick way to slash your property insurance premium, an easy way to do this is to increase your deductible. In case you’re not familiar with the term, a deductible is the money you’ll pay out of pocket when you make a claim. If you have cash on hand to cover this fee if the need arises, upping your deductible is a great way to save on annual property insurance costs.

Bulk up your home’s protective measures

Many insurance companies offer up to a 5% discount for homes equipped with security measures such as deadbolt locks and an alarm system. These safety features are nice to have year-round, and can enhance your privacy in addition to saving you money on your insurance policy.

Bundle home and auto insurance

Bundling is more popular than ever these days, and for good reason: it’s usually a bargain. Since both home and auto insurance are non-negotiable,

Unlock lesser-known discounts

Although bundling different types of insurance through one company is a big way to save, it’s certainly not the only way you can unlock lower prices. May is archaeology and historic preservation month in Boulder

BOULDER –

Boulder has a rich history and is well known for the desire of its citizens to preserve certain aspects of that history. In 1974, after a citizendriven effort to recognize and protect buildings and sites important to Boulder’s history, the City of Boulder created a Historic Preservation program. Initially, five individual landmarks were designated, and in 1978, Floral Park was the first historic district created within the city. Since the beginning of the program, over 200 individual landmarks have been designated. In addition, ten historic districts have been created and more than 1300 properties have been identified.

In May of each year, we celebrate our history with Archaeology and Historic Preservation Month! On May 8 at 6 p.m. the Boulder Heritage Roundtable’s Square Nail Awards will acknowledge new Landmarked properties, new books on Boulder history, and new contributors to history preservation. This event is free and open to the public. The event will be held at the Chautauqua Community House, 301 Morning Glory Drive, Boulder, CO. Other events in May that are offered by Historic Boulder Inc. include the following:

• May 11: Guided tour of the “Little Rectangle and Beyond”, featuring properties of pioneering Black citizens

• May 18: Guided Tour of MidCentury Modern Buildings in Table Mesa

• May 21: Presentation of “The Streets of Boulder”: This event held at the Highland City Club will focus on their origins and names and what they tell us about our history. It will uniquely tell the story of the evolution of Boulder from a small mining town to a center for scientific research.

Landmarks and historic districts

The Landmarks Designation’s purpose is to honor, preserve and protect buildings and areas that showcase Boulder’s past. Targeted properties are those of historical, architectural, and aesthetic value. You can search for properties through the following link on the city’s website: bouldercolorado.gov/ historic-propertyLandmarks-search.

Demolition review

If someone owns a property over 50 years old and desires to tear it down to build something new, the demolition permit requires approval from the Historic Preservation Program. The Demolition Review process is intended to avoid the loss of buildings that have significant historical value.

Design review

A review by the Landmarks Board is required before any exterior alterations can be made to properties designated as individual landmarks or properties located in a Historic District. If approved, the owner is issued a Landmarks Alteration Certificate. The intent of the design review is to ensure that the proposed changes do not destroy the historical significance for which the property was originally landmarked.

Design guidelines

Established design guidelines benefit

both the owner of the landmarked property and the Landmarks Board. The owner can use the guidelines to improve the property while maintaining its historic nature. The Landmarks Board uses the guidelines as a framework for their decisionmaking in the design review approval process.

National Register of Historic Places

In addition to the city of Boulder’s desire to preserve its historic pieces, there is also a national program called the National Register of Historic Places. The National Registry began in 1996 and was authorized by the National Historic Preservation Act. Boulder has special places listed on that Registry, with the headliner Colorado Chautauqua designated as a National Historic Landmark. Chautauqua is one of twenty-five properties designated as such in the state of Colorado. Other properties on the National Registry are the ArnettFuller House at 646 Pearl, Highland School at 885 Arapahoe, Carnegie Library at 1125 Pine, Boulderado Hotel at 2115 13th, Mt. St. Gertrude’s Academy at 970 Aurora, and the Downtown Boulder Historic District.

Where the only question is, ‘Why didn’t I retire 10 years ago?’

After 20 years in Seattle, Lisa and Tony Seeley were ready for sunshine. So, as Tony prepared for retirement from Microsoft, the Seeleys began planning a move to Las Vegas. “Our friends were going, we were going, and we had even picked a neighborhood,” Lisa recalled.

The allure of Colorado, however, changed everything. During a trip to Boulder in 2023, Lisa and Tony were “staggered by how beautiful it was,” Tony said. The Seeneys, originally from London, were also struck by how much the rolling foothills reminded them of England.

They met with a Realtor yet didn’t expect much from a single-weekend house hunt. “We knew we wanted a view, about 3,000 square feet and a three-car garage,” Tony said. They started by looking at older homes, but each required significant work. “We’d have to change the windows or move the fireplace to get it how we wanted it,” said Tony. That’s when it occurred to them to check out a new build. “It was a bit of an epiphany,” he said. “We could buy a new house closer to what

we wanted, then spend money on the things that were missing, like new furniture everywhere and developing a yard.”

The Seeleys’ story of serendipity continued with them touring, on a whim, the wee-Cottages by Boulder Creek Neighborhoods at Rogers Farm in Superior. Micah Davidson, community manager with Boulder Creek, carefully listened to their

priorities in a home. Lisa said, “He was honest, coming out and saying, ‘These aren’t the homes for you, but can you meet me tomorrow at noon?’”

The next day, Toby and Lisa found the floor plan and home site of their dreams at West Edge in Colliers Hill by Boulder Creek Neighborhoods. “We had to look up Erie – we had never heard of it – but Micah showed us the perfect lot,” Tony said. “We

didn’t know that properties could have these kinds of views at West Edge, and we liked that it is a smallish community of 53 houses, separated a little from the rest of Colliers Hill.”

That night was decision time for the Seeleys. Lisa was in tears, thinking of the plans they had made with friends. “This made it real,” she said. “But this was the perfect house in the perfect location.”

Micah met them the next morning – “on his day off,” Lisa noted – and they made it official. “We went with the same floor plan as the model, the Antero,” Tony said. “It’s stunning.” With two bedrooms, two and a half baths and a study on the main floor, the house offers “the great room experience,” said Tony, and feels wide open thanks to the 10-foot ceilings and window galore. “And although I don’t have a problem with stairs now, I like the fact that I don’t have to worry about them in the future,” he said.   Homes at West Edge intentionally blend upscale conveniences with intuitive design. Jessica Champlin, Boulder Creek Neighborhoods’ chief revenue officer, explained, “Our homes at Colliers Hill are designed with main floor living in mind – so that life’s daily conveniences are within easy reach, but features like patios, courtyards and finished lower levels mean that spaces can flex to the needs of the homeowner.”

To ensure that their West Edge home fulfilled their retirement dreams, the Seeleys turned one of the bedrooms in the finished lower level into a craft room for Lisa. She’s already taken a class at A Quilter’s Corner in Erie and is excited to dive

into her first project, perhaps with the help of fellow sewers who live in the neighborhood. Toby hopes to set up a space for his woodworking projects and his newly revived photography hobby. “I can’t think of a better place to do landscape photography,” he said. Lisa and Toby relished watching their home come together from the ground up. They quickly sold their home in Washington and rented in Erie before the closing in March. Midprocess, friends from Seattle visited to “possibly talk us out of the move,” Toby said. “They saw our little town and the shops and restaurants and the paths and view, and they said, ‘You’re never leaving here, are you?’”

As for the building process, the Seeleys were bowled over by the “brilliant” communication between the Boulder Creek community managers, the site manager and themselves. “Every Tuesday, we had a phone call with them for updates,” said Lisa. “They were very easy to

Above all, the Seeleys have loved getting to know their West Edge neighbors. “I can go for a 10-minute walk around the neighborhood with the dog and not come back for an hour,” Lisa said. “Everyone is so welcoming.” Neighbors take turns hosting monthly happy hours, and summertime barbecues are in the works.

The amenities at West Edge help foster the sense of a tight-knit community. The Seeleys live across from one of the many parks and play fields that dot the neighborhood. The Overlook clubhouse, at 6,500 square feet, offers something for everyone, from concerts to art classes and a fitness center and pool, and a second swimming pool and amenity center will open later this year.

“We love the location,” Toby said.

“We can get on our e-bikes and ride for a drink or dinner and or go to the farmer’s market.” He laughed, “I don’t know why I didn’t retire ten years ago.” Easy access to I-25 and Highway 36 means they can quickly drive to the airport or catch a show in Denver or Boulder. “We don’t have to worry about snow shoveling or the front yard work and can focus on the things we love,” Toby said.

The final homes at West Edge at Colliers Hill are now available, including a fully finished Belford floor plan for $876,000.  “This home has been professionally designed and staged,” said Community Sales Manager Rebecca Lucero.  The Belford offers two bedrooms, a study on the main floor, a finished lower with a rec room, two bedrooms and a bathroom.   “It’s such a functional floorplan at such a great price that, honestly, I’m surprised it hasn’t sold.  The family that purchases this final home is going to be very happy they did.”

Understanding plant tags, seed packets

Gardening is a wonderful way to grow your own food and create a beautiful landscape.

Much of the information you need to know can be found on plant tags and seed packets. Understanding this information can help you select plants suited to the growing conditions in your yard.

Most gardeners first learn about plants by the names that friends, relatives or fellow gardeners use to refer to them. Each plant also has a unique scientific, also called botanical, name. Since plants can have multiple or regional common names, checking the tag for the botanical name ensures that you buy the right plant.

You will also see the word “zone” followed by numbers in the information on trees, shrubs, perennial flowers and vegetables. These numbers reflect the plant’s ability to survive the average minimum winter temperatures in the hardiness zones listed. You can find your hardiness zone on the U.S. Department of Agriculture Plant Hardiness Zone Map.

Despite record summer temperatures, it is still important to select plants that can survive the average minimum winter temperatures in your area. Selecting plants that tolerate both the highs and lows where you live will increase their chance of returning each year.

from planting until harvest. Count the number of days in your growing season from the time you can plant to harvest to see if it’s a good choice.

Matching plants to the amount of sunlight they need to thrive is also important.

In general, full-sun plants prefer six, preferably eight or more, hours of direct sunlight. Areas receiving only intense afternoon sun are often suitable for plants listed as full or part sun tolerant. Part-sun plants usually need four to six hours of direct sunlight.

Part-shade plants generally need two to four hours of direct sunlight, preferably from east-facing or other locations where the sun is less intense. Shade plants usually perform well with two hours of direct sunlight or bright, indirect light throughout the day.

Always check the mature size and spread of the plant you select. Picking the right size plant for the available space will save you time and frustration having to prune the mature plant down in size.
