The rates on home equity lines of credit (HELOCs) and home equity loans remain unattractively high, even as mortgage rates nosedived in late 2023. The average rate on a HELOC was 10.12% as of Dec. 27, while home equity loans cost more than 9%, according to Bankrate’s national survey of lenders. Better news could come in 2024, says Greg McBride, Bankrate’s chief financial analyst, who expects HELOCs to average 8.45% by the end of the year, and home equity loans to average 8.5%. “Homeowners are sitting on a record amount of home equity, but borrowing costs have been at multidecade highs,” says McBride. “We’ll see slight improvement in home

Holiday cleanup can be as complicated as holiday prep, but with a few simple tips, you can ace the cleanup and make next year’s prep that much easier ahead of time. Decoration preparation
Decorating is fun; de-decorating is a necessary consequence. It’s very easy to just pile everything together and hope for the best next year. But you’ll be saving time both today and next fall if you organized your decor as you go along, making sure everything is in a proper bin or box. That way, you can pull out the boxes next year and be ready to go. While you’re at it, give the home a thorough sweeping, mopping and vacuuming to get rid of any random tinsel, glitter or tree needles. If you’ve had a particularly busy

Many cities and localities offer holiday tree collection services where you can simply drop off your tree on the curb where you usually place your trash cans, and the city takes care of it from there. Other cities may have designated drop-off points when you can drive your tree and leave it there. Quite often, cities will turn the trees into compost or mulch to benefit city parks. If you don’t have municipal pickup where you live, you can call a junk removal service to haul it away for a reasonable fee. Alternately, with a little elbow grease and equipment, you can recycle your tree. If you have a solid chainsaw and wood chipper, you can grind your tree down into mulch or compost. Some local charities will run independent dropoff sites or even pick up your tree so they can use it for compost, mulch, and other
purposes. Holiday lights
Lights tend to be among the most common holiday ornaments. But eventually, they start to wear out, or you simply want to replace them, especially if you have classic incandescent lights and want to upgrade to LEDs. Many recycling centers accept holiday lights in January, or can tell you who will take them. If your lights still work, thrift stores such as Goodwill will also take them. And whether or not your lights are working, many home improvement stores offer disposal programs where you can drop off your lights and perhaps even receive a coupon or other incentive. How long is the Colorado Growing Season? Not particularly long and not the same every year! I love heirloom tomatoes and hubbard squash, but need to move to the tropics to guarantee them coming to maturity before the frost—and to get away from the bears who have similar tastes. Real Estate New Year’s Resolutions for 2024

elcome to 2024! As we embrace a fresh start, it’s customary to set New Year’s resolutions. People often aim for weight DUANE loss, gym DUGGAN memberships, waking up earlier in the mornings, and more. How about adding a real estate goal or two to your list this year? It might be worth pursuing. In the realm of real estate, having time on your side is a significant advantage. Good things often unfold when there’s ample time. Yet, our tendency to procrastinate can hinder
us from diving into the real estate market. Initiating progress on these resolutions sooner rather than later is key. Take a moment to jot down your real estate aspirations and craft a plan to reach them. Remember, delaying until 2025 means starting a year later. Irrespective of your age, consider embracing at least one of the following resolutions. I resolve to save for a down payment on my first home
Saving for a down payment is the biggest hurdle most firsttime buyers face. Research low down payment loan programs so you know how much of a down payment you need. Check out any available down payment grants or assistance programs that may be
available locally. Figure out what you can cut in daily expenses and put into savings. Skip the daily $5 latte. Check out Colorado’s First-Time Homebuyer Savings Account (FHSA), which can help you save for a down payment: coloradorealtors.com/fhsa/ I resolve to buy my first home
Once you have the down payment ready to go, it’s time to buy your first home. Meet with a local mortgage lender and determine a price range you can afford for a home. I could not find a statistic showing exactly how many Americans own both a primary residence and a rental at the same time, but I’m confident that it’s a pretty low percentage. However, owning a second property can be a significant source of wealth building. If you can keep your old house as described in the last resolution, you’re on your way to fulfilling this resolution. To acquire your first rental property, you might be able to refinance your old home to pull cash out for a down payment on a new residence. Then you can rent the first house and use a low-down-payment, owner-occupied loan to buy the new property. If this is not possible, check into investment property loans and get pre-approved for a loan to buy a rental property. Check to see how much down payment is required. It’s usually 20%. Most people don’t like to own a rental because they don’t want to be a landlord. Research companies that can professionally manage your investment property. This will make

People have different goals regarding their mortgages. Some homeowners aim to fully own their homes by the time they retire, while others prioritize building equity to secure a larger down payment for their next property. Notably, in the U.S., we stand among the select nations offering 30-year mortgages. The argument for keeping your mortgage for 30 years is that towards the end of the term, you are paying it off with cheaper, inflated dollars. There is also an argument to keep the balance high for tax deductibility and use the proceeds from a mortgage to invest in other things. For those prioritizing swift mortgage repayment, numerous acceleration techniques exist to expedite the process, and consulting with a financial planner can guide these decisions. I resolve to build a real estate investment retirement plan
I once heard a saying that captures a universal truth: “We spend our youth creating wealth, then we spend our wealth creating youth.” Reflecting on it, this statement holds so much validity! Having three family members residing in senior communities here in Boulder, I’m struck by the significant wealth required in the later stages of life to
sustain housing and medical needs. Owning real estate offers a silver lining; property values consistently rise, and rental income continues to grow, providing essential support during retirement years. As mentioned earlier, many Americans don’t possess both a home and a rental property, let alone a diversified real estate portfolio. However, a feasible real estate investment plan need not be extensive to yield benefits. For instance, purchasing a rental property every two years over the next decade can gradually build a substantial foundation. Imagine having five mortgage-free rental properties by the time you retire – an impressive nest egg that could cater to your needs as you age. This strategy showcases how real estate, even in smaller steps, can effectively work for your financial future. I resolve to invest in real estate using IRA funds
It’s been possible to invest in real estate using IRA funds since 1978. Most Americans don’t know that, let alone know how to do it. Many CPAs aren’t familiar with the process either. Investing in real estate in your IRA allows you to let real estate values and income grow taxfree, helping grow your retirement account faster. I resolve to get my estate plan in order

resolution on this list for everyone regardless of age. If you have created real estate wealth, it is important to figure out what happens when you are gone. Meet with an estate planning attorney and make your wishes known. Even the great musician, Prince, died with a $300 million estate and had no will. A little planning makes it easier for everyone! Get time on your side
The younger you are when you start acting on any of these resolutions, the better. When I started selling real estate in 1978, Baseline Subdivision houses in Boulder were selling for under $30,000. Today, they start around $750,000. Not exactly a getrich-quick, fix-and-flip TV story, but an undoubtedly strong investment. Have conversations with your Realtor, mortgage lending specialist, and financial advisor. Collaborate on a plan and take action right away! HELOC and home equity loan rates (continued) HELOCs, in particular, are adjustable-rate loans that mirror Federal Reserve policy. They often come with a very low introductory rate. Connexus Credit Union in late December, for instance, was advertising introductory HELOC rates of 5.99% — a full 4 points below the national average at that time. McBride expects the Fed to cut rates twice in 2024, but for HELOC rates to drop more dramatically. “A decline in HELOC rates will be spurred primarily by Fed rate cuts,” says McBride, “but declining mortgage rates and ongoing economic growth will bring about
more introductory rate offers on HELOCs, so the average HELOC rate will be down more substantially than two Fed rate cuts would indicate.” If you’re thinking of opening a HELOC, you might wait for lenders to start dangling sweeter deals next year. Meanwhile, if you’ve got a HELOC at 9% or 10%, 2024 could be a good time to refinance to a lower rate. Americans collectively held nearly $33 trillion in home equity as of the third quarter of 2023, according to the Federal Reserve. “The average homeowner with an outstanding home equity line
is not going to see their rate go down that much. Their rate will mimic whatever the Fed does,” says McBride. “Existing borrowers should be on the lookout for lower rate and introductory offers as it could present an opportunity for homeowners to refinance a HELOC rate still stuck in double digits.” Home equity loans: Less to get excited about
Home equity loan rates in 2024 won’t see as much of a decrease as HELOC rates, according to McBride. “Rates for home equity loans, the
less popular fixed-rate installment loan alternative to a HELOC, will see modest declines in 2024, tilted toward the back half of the year,” says McBride. Still, this type of loan could make sense for you if you know exactly how much you’ll need and can score a below-average rate. the following are telltale signs of a mold infestation: Odor: Mold has a very distinctive odor. If you detect a musty smell, you probably have a mold problem. Appearance: Mold grows in many different colors, from black to white and many colors in between. It also appears in different shapes. Some are thread-like while others may appear as clusters of black spots. Excess moisture: If you’ve had any problems with excess moisture in the home the chances are good that you may have mold. Peeling paint or wallpaper, stains on the ceiling and bowed or bulging walls are indications of moisture intrusion. What to do if you find mold in your home
When you find mold, the first step is to find and eliminate the source of the moisture in the home. Then, remove the mold. Removal from hard surfaces can
be accomplished by cleaning them with a solution of 1 cup of bleach in 1 gallon of water, according to the Centers for Disease Control. If the area to be cleaned is larger than 10 square feet, the CDC recommends consulting their guide Mold Remediation in Schools and Commercial Buildings. Although it focuses on schools, the information can be applied to any building. Ventilate the home adequately and use an air-conditioner or dehumidifier during humid months to prevent mold from forming in the future. décor, a great place to start is with an inspiration. An inspiration can be a previously designed space, a specific piece of furniture or art or even a travel destination that inspired you. Upon selecting an inspiration, allow your intuition to be your guide. Evaluate those elements that inspired you, whether its color, design or architecture.
In designing a space, one place to start is to be inspired by a season. A seasonal inspiration can allow for a springboard to a design especially as it relates to color. Seasonal design can also allow an opportunity to transition or rotate your décor throughout the seasons. In the winter, we often think of colors such as white and taupe that seem to mimic the wintry weather, while in spring we typically see a shift to more fanciful and playful colors that are bright and friendly such as yellows and pinks. In summer, in some geographic areas there is a focus on natural elements such as beaches and oceans, with a gravitation toward blues and soft greens. In fall we a see a shift to warm colors such as red, orange and deep yellow.
Getting Started
After you kick-start your design with inspiration, build upon your design by incorporating a selection of similar elements. In general, colors that are tints, tones and shades of the same color will blend well together as will colors that are complimentary on a color wheel. Fall
Fall is a season that is typically associated with warm colors. These colors are typically “fire” colors such as red, orange, yellow and even brown. In décor, these warm colors can help to add a sense of coziness to

Summer is typically a time when thoughts of sun, sand and beach come to mind. Nautical elements and textured materials also blend with water inspired colors such as blue and green.
This is the time of year when bright, playful colors dominate. Vibrant colors in a space can help to uplift a space and even help to make a space feel “happier” and more inviting. Spring colors can be fanciful like hot pink and cotton candy blue or more subdued such as pastel colors such as pink, yellow and mint green.
