riven by their love of the outdoors, many Coloradans put a lot of thought into how to make their outdoor spaces feel as cozy as the their homes’ interiors. With lounge-focused furniture and elegant lighting options in abundance these days, a backyard space can easily become just as comfortable and inviting as a living room. Mariah Maydew, president and CEO at Fruehaufs in Westminster, says Colorado’s incredible weather leads residents to consider the 16

backyard as just another room in their home – one that needs to be mindfully planned when it comes to furnishings and other aesthetics. “The concept of the ‘outdoor room’ has increased in the past 10 to 15 years,” she says, “so our industry was talking about it then, but now it has become mainstream.” A relative seamlessness to a home’s indoor and outdoor areas makes any home seem bigger and adds versatile entertainment space. Maydew says sales at Fruehaufs are trending away from dining sets and toward bulkier, comfier lounge pieces.
“People only have so much space, so when it’s an either/or, people start to ask how often they’re going to get their plate and silverware and bring everything out there,” she says, “versus just grabbing a glass of wine to go out with and relax.” This mirrors interior design trends, she says, as home builders move away from formal dining rooms in favor of more casual eat-in kitchens, bar-height seating and built-in options like banquettes. Maydew says swivel rockers are extremely popular and pair well with a fire pit as a focal point. “We are drawn to fire as a gathering place,” she says. “It creates
ambiance and heat, and it’s a social, pleasant thing to do.” Rik Isakson, outdoor living manager at McGuckin Hardware in Boulder, shares the view that homeowners are increasingly interested in using their outdoor spaces mainly for chatting and relaxing. “Grilling and table sets have always been there, but we are seeing a trend in what’s called deep seating, just to sit around and talk,” he says, adding that his customers also favor swivel chairs with thick cushions. For another approach, McGuckin sells LaFuma Zero Gravity Recliners – a lounge option that, while large in footprint, can be folded and stowed post-backyard stargazing. When eyeing cushioned outdoor chairs, Maydew says, focus on the fabric. Quality outdoor cushions should consist solution-dyed acrylic

material and outdoor-specific thread. The core material, she says, should be reticulated foam, which won’t hold water and won’t mold. Maydew says good-quality cushions are worth the upfront investment because replacement cushions are often 50 percent of the cost of the entire piece. The sectionals is another comfortdriven option. These L-shaped outdoor couches are growing in popularity, especially for apartment dwellers with little outdoor real estate. “Our manufacturers are responding to that in creating smaller scale but still comfortable pieces that are fully cushioned,” she says. “It used to be, ‘Oh you have a small space? Here is a
bistro set.’ ” After choosing seating, consider where you’re going to set snacks, drinks and that cool Bluetooth speaker you bought on Prime Day. A larger center coffee table – round ones can be easier to maneuver around for smaller spaces – along with a couple of convenient side tables, ensure everyone has a place to set something down. Investing in furniture covers is the best way to keep your outdoor pieces clean and dry, Maydew says. Dusty, neglected furniture keeps many from using their outdoor spaces often enough, she adds. For backyard fun in the hot Colorado sun, the bigger the umbrella, the better, Maydew
advises. Having shade over your backyard seating area makes it both safer and more hospitable to sit outside on a scorching day at elevation. Cantilevered umbrellas – some now coming with lights and speakers built in – are very popular, Maydew says, and many of these newer umbrellas have much heavier bases, eliminating the need for a pesky center pole. Retractable awnings that attach to a home’s roof offer a more permanent solution. When the sun goes behind the mountains, light up your Colorado summer evening with a combination of modern backyard lighting. Maydew carries and is fond of Fermob’s design-focused portable lighting options. “We used to do more Tiki torches,” she says, “but people don’t like the open flame concept or the fuel as much as the portable, rechargeable LED.” Likewise, Isakson says LEDs are now in everything from string lights to battery-operated lanterns and rechargeable plug-in lanterns. he look and feel of leather furniture gives a classic and timeless look to any room. That is, until the leather cracks or gets a few too many claw marks from the family cat or dog. f you are putting your house on the market this summer, you may welcome advice on selling it quickly and for a good price. Two savvy local real-estate professionals with a lot of experience share strategies for achieving your goals. When it comes to imparting vital advice for a successful home sale this summer, Realtor Barb Silverman, Real Estate Advisor from LIV Sotheby’s International Realty in Boulder, has a useful to-do list. “Start with the exterior. The first impressions need to be great, to create a quality experience. Spend time to mow the grass, edge, trim and clear all the wayward brush. You want to show the house at its best. Store miscellaneous yard items, like toys and tools. This shows pride of ownership and indicates to a buyer how you have cared for the property. Another easy and effective tip is to 20

power-wash the house, to get rid of any cobwebs that have accumulated over the winter, and splurge on clean windows. Then add a few flowerpots near the front door.” She points out that “a good agent will walk you through this property preparation tailored to your specific home. “Once inside, we again have an opportunity to make the best impression. So start with a property that smells good.” She recommends “deep cleaning, declutter, and especially on hot days of summer, the air conditioning needs to be keeping the house cool. “Strategies you can implement to help sell your house faster include doing all of the above to have the house in move-in ready condition. I also recommend staging with neutral colors. Clean out pantries and drawers because people do look inside to check on the quality. “Be flexible on terms, like the date for closing and possession.”
In pricing your home, she says, “There are a lot of variables. You need a quality agent to help you with relevant market data and market trends. Be current with important factors like interest rates, financing and local market conditions. To sell quickly, create a competitive pricing strategy for your market; being informed is the advantage. “Show your home to a buyer as a blank canvas. Allow the buyer to envision themselves in the property. Depersonalize everything. Pink bedrooms or personal photos distract buyers. We create specialized plans for each seller as well as assist buyers to see the vision. “Buyers want a place to call home, a place to share with their friends and family, and to be part of a community. Every home has a story; we tell the story.” Realtor Chris Haught of WK Real Estate replies “Clean, clean, clean” when asked about preparing a house for sale. “I share with my
clients that every drawer and cabinet will be looked in. Windows are very important. Air-conditioning units, furnaces that push the cool air throughout the home should be cleaned. Landscaping should be picture perfect.” To sell the property faster, he says, “Price is critical. The market is nowhere near what it was a year ago – it is slower. Buyers have no sense of urgency and the days on market are higher. Things are still selling well but taking longer. The key to maximizing your net return is to get it on the market and off as fast as possible. It does not take long for people to say, ‘what is wrong with it?’ if it sits too long. “Buyers are tech savvy and very picky right now. They know a good value when they see it. If you are trying to set a neighborhood record with the highest price, they will see that as well and most likely pass on your property, or wait until you start chasing the market and lower the price.” In pricing your home, knowing the most recent comps that an appraiser will most likely use is critical, Haught says. “It does not matter what your Zestimate is or what anyone within the transaction thinks about the value. It all boils down to what an appraiser and underwriter will approve on paper. I always make sure it will appraise before I ever put a sign in the yard, to avoid future stress and disaster for everyone involved.” Which home improvement and remodeling ideas will increase your home’s value? “That depends on the age and location of the home. Often times it is smarter to replace a 20-year old furnace than it is to update a small bathroom. Buyers always guestimate much higher on replacement costs than real costs. Thus, explained Jeff Richard, general manager at Northern Colorado Air, Inc., “It is important to properly maintain the cooling system to optimize the life of your unit.” Before revving the AC, homeowners should trim bushes near the unit and clean the system. Northern Colorado Air experts routinely remove an AC’s cover to replace the filter and slough off a year’s worth of debris. “If you only spray from the outside, you’re just packing the stuff that’s inside the unit into the coils,” Richard said. His team performs free air quality tests, which measure dust particulates and volatile organic compounds, or VOCs, in the home. With the average life expectancy of an air conditioning system at about 15 years, homeowners seeking to replace their air conditioner enjoy a variety of environmentallywise options. New air conditioners include ozone-friendly refrigerant and are quieter and more efficient than units developed a decade ago, Richard said. Roofs take a beating during Colorado’s harsh winters and hailfilled springs. Cory Thompson, director of marketing at Scott’s Roofing and Solar in Lafayette, said, “Your roof is one of the largest and most important components of your home. Know the condition of your roof and be planning ahead for when it needs to be replaced.” Scott’s Roofing and Solar Director of Operations J.R. Baird said, “Have your roof inspected every year to see if any recommended repairs need to be made. We do free roof inspections, and it is better to be proactive than reactive.” If a repair or replacement roof is recommended, Baird urged, “Do your research ahead of time. Make sure the company you call is local and has the proper credentials.” A repair usually “makes sense when the roof is still in good working condition, but just needs a small fix,” he continued. “If the roof is old and worn, you have to decide if the cost for repair is worth putting money into a roof that will
soon need replaced.” When replacing, “asphalt shingles are always a good place to start,” Baird said. “If you are looking for something with more curb appeal and budget is not an issue, concrete tile or stone-coated steel are great products.” Besides for roofing, Scott’s installs solar panels residentially and commercially. Baird said, “Adding solar panels to your roof reduces your carbon footprint, increases your property value and if you add solar in 2019, you can take advantage of a 30 percent tax credit.” ENERGY-EFFICIENT WINDOWS SAVE MONEY
Upgrading windows from “cheap builder grade” is one of the simplest ways to improve a home’s comfort and efficiency, said Robert Sweeney, division manager at Champion Home Exterior, a Fort Collins mainstay for more than 20 years. For ultimate energy economics, he said, homeowners should consider double-paned, argon-filled glass and first-generation vinyl, rather than wood, frames (recycled vinyl yellows in Colorado sun, and unlike wood, vinyl frames do not need to be sealed, caulked or painted).

Nauman said, “Always consider your daily lifestyle activity level. If you have pets or children, a more durable carpet like nylon would be best suited for that lifestyle.” Carpet options vary by fiber and weave, with some better equipped to hide soil and others enveloping a room in velvet. McDonald suggested, “For higher traffic areas, stick with a nylon fiber. For that extra comfortable look, lean towards a hybrid fiber like triexta.” Nauman said, “If you have just a single room or two, then remnants or short rolls are a great money-saving option.” Nauman observed that “patterns and multi-toned carpets can add texture and interest to your décor.” McDonald added, “For a higher end look, go with a subtle pattern carpet
that will make the room pop.” Finally, to maintain any flooring, McDonald said, “Whether carpet, hardwood or vinyl plank, regular vacuuming is the number one thing you can do to keep your floors looking great well into the future.” Nauman said, “Your carpets should be steam cleaned by a professional who utilizes a truck-mounted, hot extraction method every 12 to 18 months or before the carpet becomes too unsightly. Although your carpet may not look dirty, you are still required to have your carpet professionally cleaned to comply with some manufactures’ stain or soil protection warranties. “When we do an estimate, I’m generally 50 to 70 percent cheaper than replacing countertops,” Brian Weber, owner of Miracle Method. “Maybe they have a burn on their laminate, we can resurface it so it looks like a stone.” By the time they are finished, Weber said it looks completely seamless – as if it was one continuous piece of countertop.
