Boulder has a new theme song, “That’s My City!” By Leanne Goff, TrailRidge Realty BOULDER – TrailRidge Realty and Realtors® love living in Boulder County. This passion inspired the creation of a new theme song for Boulder, “That’s My City!” The goal of the song is to highlight the things we love most as residents and parents of beautiful Boulder County. The project started with a dream in the fall of 2014 when Managing Broker Leanne Goff had a vision to create a theme song that resonated with the beauty and fun that Boulder shares with its citizens and families. The singers that Leanne was looking for needed to be full of the joy that permeates our community, especially through the eyes of children. The answer was clear Jeff and Paige! They are infamous in Boulder for their fun-loving perspective and environmentally conscious songs geared towards children. When Leanne contacted Jeff and Paige she found that they had always had it in the back of their minds to do a theme song for Boulder and now they had a reason to make it happen. With a song in place,
the newly formed team needed a videographer to transform the melody into pictures. The hope was to embody the energy of Jeff and Paige with the essence of Boulder’s beauty. Michael Travers, owner of Hbar Films, took the job to heart when creating the visuals. As a University of Colorado Boulder (CU) graduate, Michael has long loved our community and has intimate knowledge about why we all love Boulder. Together, this team of artists, videographers, musicians and visionaries came together with ideas on what to feature about life in Boulder. Everyone was in agreement that the video should focus on the local farms in our community, the farmers’ market, athletics including yoga, the Pearl Street pedestrian mall and finally, the University of Colorado Boulder. The first stop for the crew was Sunbeam Farms. This was one of their favorite days because the entire crew loves what this local CSA stands for. Their philosophy is that locally grown is healthy for the environment as

well as the body and soul. Complementing the local farm, the second shoot was at the Boulder Farmers Market where many of the vendors and even former City Council Member George Karakehian made an appearance. After the shoot at the Farmer’s Market, the band of artists were invited to the grand opening week of The Mama’Hood Yoga Studio in Boulder. Children and their parents came out for an afternoon of play and yoga with Jeff and Paige. There was kirtan and chanting with the children as well as playful poses that kept everyone giggling. A video about Boulder could only be complete with a winter shoot in the North Boulder Park while people passing by were Nordic skiing. It was a day when everyone played in the snow, had snowball fights and generally carried on while people sailed past with their cross country skis. After the winter snows with the warming temperatures of spring, the film crew along with Jeff and Paige went to the Pearl Street Mall. This section
of the video features the Tebo Train as well as the Dushanbe Teahouse. Getting Jeff and Paige onto the Tebo Train was one of Leanne’s biggest goals for the shoot. This kidfriendly activity cruises up and down the pedestrian mall through the warmer months and is super fun for kids of all ages. (As you can see Leanne is a big kid at heart.) Some of the best shots in the video are of the University of Colorado Boulder (CU) a cornerstone of our community. There are beautiful architectural images of campus, as well as clips of where big kids play in research labs! Along with the higher education studies comes school spirit. With the blessing of Associate Athletic Directors David Plati and Lance Carl, as well as well as CU’s Athletic Director Rick George, permission was granted for a very special appearance in the video from one undeniable CU Super Star in our community. Down payment insurance: Does it make sense? Investment in a home is often the largest investment a consumer will ever make, so any measures to reduce the risk deserve careful attention. The big risk is that a major house price decline will wipe out the owners’ equity, leaving them owing more than their house is worth. That happened to many just a few years ago, and millions of homeowners are still under water. I decided a long time ago that the best way to prevent a recurrence of that episode was to offer homebuyers property value insurance, and I spent some time advising a well-connected group of entrepreneurs on a program that would
do that. After several years of effort, however, the program was scrapped. Various legal and operating barriers turned out to be just too formidable. Recently, however, I came across a new program called +Plus offered by the Dallasbased firm ValueInsured with which I have no connection. The +Plus program offers to insure the down payment of homebuyers when they sell their homes after two but before seven years from the date of purchase. That won’t help homeowners who are still under water, but it is designed to protect new homeowners who purchase the insurance when they purchase their

The Mortgage Professor (TNS) home. Down payment insurance is a far cry from property value insurance, but down payment insurance is available while property value insurance isn’t. Some protection is better than none, and homebuyers will have to decide whether the limited protection is worth the
price. The following are the major limitations on the insurance coverage: • Limited calendar window: As noted, to collect the insurance, the owner has to sell the home within a window of two to seven years. The program seems to be aimed at those buying their first home who view it as a “starter” and expect to upgrade in time. • 20 percent down payment is maximum loss: Coverage is limited to the down payment which cannot exceed 20 percent of the purchase price. If you put down 25 percent, the additional 5 percent is not covered. • Difference between

Time to evaluate your PMI? LOVELAND - Did you put less than 20% down on your home loan? Are you paying a monthly PMI premium? If so, now may be a good time to evaluate your market value and possibly eliminate your PMI payments. What is PMI? PMI is what lenders normally charge when you have a down payment less than 20% of the purchase price of your home. It normally stays in place until you pay your loan down to a certain amount (usually around 80% of the original purchase price). Does your loan allow early PMI removal? Check your loan documents for the PMI terms. Previously, almost all home loans

automatically removed PMI when your loan balance dropped to a certain level, such as 78% or 80% of the original purchase price. Some quoted two different percentages, one where the PMI was automatically removed and a higher percentage where you could prompt removal. Nowadays, there are some loans that include lifetime PMI. For example, newer FHA loans do not
allow PMI removal at all. The only option is to refinance. Additionally, some loans require that you pay PMI for a certain number of months before you may qualify for PMI removal. If you do not have a copy of your loan document, contact your lender for this information. How much does your home need to increase in value? If the value of your home has increased to the point where your loan balance is 80% of the market value, then it’s time to look into removing that monthly PMI charge. For example, if you purchased a $500,000 home and put 5% down, your initial loan amount was $475,000 (or 95% of the price). Let’s assume you’ve had your loan for

However, if market value has increased to $571,250, then your mortgage balance is 80% of the market value. Therefore, you may be able to eliminate PMI payments. The PMI removal process Your lender will require a formal appraisal, at your expense, to determine the current market value of your home. An independent appraiser will visit your home and then prepare a report that compares your home to similar and recently sold properties. The report will produce an exact dollar value, which will then be used by the lender to
determine whether PMI may be removed. Typically, this process does not require a refinance or change in other loan terms. Although there is a cost involved (usually $400-$600 for a single family), it is worthwhile if you can save several hundred dollars each month on that PMI charge. If lenders package the insurance with a lender rebate that covers all or most of the cost combined with a rate increase large enough to offset the rebate, the prospects are better. Photography by Brett Schreckengost CIMARRON - Nestled between Telluride and Crested Butte, there are 2,000 acres of paradise for sale to Colorado’s most elite buyers. If you’re in the market for a private ski resort/all-year recreational haven of your own, keep reading. We brought Jim Aronstein, the development’s founder, and Kim Koehn, equity partner, to tell us about what is now known as the Cimarron Mountain Club (CMC). Describe the area. CMC is 32 road miles from the Montrose/ Telluride Regional Airport. Members can be picked up at the airport for the 40-minute drive to the Club. Alternatively, a charter helicopter service can fly members directly to the Club in under 10 minutes. 6

Cimarron Mountain Club is nestled between Telluride and Crested Butte. What are some of the characteristics of the Cimarron Mountain Club that will appeal to luxury ski enthusiasts? CMC has a private ski area larger than Aspen Mountain for 12 members and, on average, we receive over 300 inches of snow each year. That means that it is almost always possible to find untracked powder on the mountain, even weeks after a storm. We ski off of 2.5 miles of the Cimarron Ridge and all start zones are well above 11,000 feet. Members and their guests have exclusive access to this un-crowded powder playground, which provides an experience unlike any other in the world. What other activities will there be besides skiing? In the winter, members enjoy Nordic skiing and snowshoeing on miles of groomed trails, and ice-skating on the pond adjacent to the main lodge. We also have access to over 200 miles of
exceptional ski terrain in the high San Juans, with helicopter pick-up and drop-off directly at the Club. In the summer, the Club offers fishing, kayaking, canoeing and paddle boarding on our own 20acre mountain lake. We also fish 14 other ponds scattered throughout the property and the Cimarron River. LONGMONT – When you apply for a mortgage loan, you should have a good understanding of your credit score. This score is based on how long you’ve been using credit, the kinds of credit you’ve used, how you’ve handled payments, and how you’re currently using credit. You need to have some form of credit in order to purchase a home. Building credit is different for everyone, but one recommendation to start with is to get a secured credit card. These cards require you to make a refundable deposit. Make sure your card issuer reports your account activity to the credit bureaus so you can build your history and show you’re a responsible borrower. With a higher (better) credit score, the lender has lower risk, so you’ll get a lower rate on your mortgage loan. A small change in your credit score, from three to five points, can make a difference in your mortgage rate if you’re close enough to tip into higher or lower credit
BOULDER – Almost all residential real estate transactions include a home inspection, be prepared. Here are just a few of the things you can do to make your inspection go smoothly. 1) Clean your house. A clean home says you can and do take care of the house. 2) Leave the utilities connected even if the house is vacant. Inspectors will need to turn on the stove, run the dishwasher, test the furnace and air conditioning, and check receptacles. Without utilities, the inspector may have to reschedule, which could delay the closing of your transaction. 3) Keep pilot lights lit. Items such as the water heater, gas stove or furnace may not be inspected if pilot lights are not lit due to inspector liability issues. 4:) Provide easy access to areas such as the attic, garage, and basement/ crawl space. Move personal items away from the walls if possible. 5) Remove boxes, furniture and any other household items blocking

Getting old windows fixed the right way Q: Our house has lots of older windows that shake when the wind blows. The windows have ropes and pulleys. The glass also is coming out of the window frames in a lot of cases. We have an older house and do not want to replace the windows with modern stuff, because it February 12-13, 2016
never looks very good, and historic-looking replacements cost so much money and there are a lot of windows in our house. We are just looking for a professional who might repair the mechanisms and replace the glass. Any ideas? A: I spent 14 years in a past life trying to repair old windows – 31, to

While we are still at least a month away from the official start of spring, now is the time to begin to think about how you will prepare your home for warmer months. Winter is a time when many people choose to stay indoors. Some may very well find their home to be more used during winter months. Here are my top five tips for the end of winter to help make your home bright, fresh and airy for spring. Clean Cleaning tops the list. At the end of winter, consider giving your home a top-to-bottom overhaul. The end of winter is also a good time to clean items that may be cleaned less regularly in your home, like the refrigerator. Fix Repairs, both inside and out, may have been placed on the back burner
when the weather turned cold. Now is the perfect time to take on household improvement projects before the weather gets too warm. The transition from winter to spring is also a time when you won’t encounter irritating bugs and mosquitos. Spice up your decor with color Color and spring perhaps go hand in hand. Take a color assessment around your home and determine ways in which you can use color more purposefully. Purge Out with the old and in with the new. Get rid of items that are hogging your closets or cluttering your home – they can really be a negative and potentially negative impact your ability to truly enjoy your home. Brick homes have been a standard of quality in the building industry for years, but as newer home exterior products emerge, homeowners can now choose from a wide range of exterior materials. So, is brick the right choice for your home’s exterior? Well, it’s certainly popular. According to a study by the National Association of Home Builders, 34 percent of respondents ranked brick as their top choice for home exteriors, while vinyl siding came in at 21 percent, stone at 16 percent, stucco at 12 percent and wood at 7 percent. In fact, respondents said they were willing to pay an additional $7,500 for brick. If you’re unsure about brick – regardless if you’re searching for a home or building new – consider the pros and cons of brick exteriors. What are the benefits of brick? Aside form its popularity, there are other positive aspects of choosing brick. Low-maintenance: Brick itself is a relatively low-maintenance building material, thanks to its durability and color retention. Unlike vinyl siding or wood, it won’t rot or dent and doesn’t need to be painted after installation. Eco-friendly: Brick is made from some of the most abundant materials on earth – clay and shale. Bricks can also be repurposed for landscaping projects, such as retaining walls or walking paths, ground up for sub-base materials or chipped into smaller pieces for permanent landscaping mulch. Weather and fire resistance: Bricks are noncombustible and don’t aid in the spread of fire. They can even help contain a fire to a particular room or portion of a house. Bricks also add an extra layer of storm protection. Studies have shown how brick exteriors can withstand impact from flying debris at far greater wind speeds than other common exterior materials. Due to these safety features, many insurance companies offer lower homeowners insurance rates

for homes with brick exteriors. What’s the downside of using brick? Brick is more expensive: Bricks tend to be more expensive than other exterior products, such as vinyl siding. According to the Brick Industry Association, a 2,500-square-foot brick home typically costs 6 to 7 percent more than vinyl. Color limitations: Bricks come in a variety of colors, depending on their composition and the temperature at which they were made, but choices are limited compared to siding or stucco. True, brick can be painted, but it’s often painstaking process because each groove and side of a brick has to be covered, says Stephen Popov, managing partner of The Painting Penguin in Norcross, Georgia. It’s easy to miss spots with the paint if you choose to paint the brick yourself, he adds. Repointing: While bricks are highly durable, the mortar used to attach them together (pointing) can be more troublesome. Pointing can wear out over time due to exposure to the elements, especially when installed improperly. Repointing may be needed over time to replace the mortar and ensure the integrity of your brick structure. So treat yourself to a lovely bouquet of cash-and-carry flowers every time you’re at the grocery store or at your favorite flower shop. One of my favorite ways to use these inexpensive bouquets is to trim the stems very short and either mound a cluster in a small vase or place just a bloom or two a narrow mouthed vase. Tuck the little bouquets into unexpected places, like on a bookshelf, your kitchen windowsill, next to your nightstand or in your powder room. Create a special spot to rest and refill Do you have a place where you can retreat and refill your empty tank? It’s hard to pour from an empty cup. So an important part of filling your home with beauty and your life with romance is taking time out to fill up your own tank. For me, it’s a cozy chair overlooking our little lake.
