How to stop your smart home before it tells all BOULDER - Smart devices are entering our homes at an increasing rate bringing the convenience and safety of an “always on” lifestyle, but it’s important to know the steps to take to turn off access and delete data when you sell or rent your home. A security breach in one device can compromise an entire network, as has been shown in data breaches at large corporations or in the hijacking of smart cars, baby monitors and televisions, noted Craig Spiezle, president and executive director of the Online Trust Alliance. The Smart Home Checklist – created by the Online Trust Alliance (OTA) and the National Association of Realtors® (NAR) – offers guidance on how to manage the privacy and security of smart homes and devices. Just as homebuyers and renters reclaim all keys and remote controls, they need to take steps to ensure that the seller, previous tenants and unauthorized third parties no longer have access to the dwelling’s critical systems and devices. The Smart Home Checklist provides a

detailed guide on securing devices in your home prior to transferring occupancy, including: • Modems, gateways, hubs, access points • Connected access for garage, locks, gates • External keypads for garage, locks, gates • Thermostats, HVAC, energy systems • Smart lighting systems • Smoke, carbon monoxide, etc. detectors • Sprinkler / irrigation systems • Appliances such as TV, refrigerator and washer/dryer • Auto controls linked to home systems Security alarms, video monitoring systems One motivation to install smart devices for many homeowners is the decision to become an Airbnb host and open their home to travelers. Airbnb has grown at a rapid pace since its launch in 2008, and new listings are posted every day by a growing list of homeowners – from the now empty-nesters with rooms to spare to the retirees who find themselves traveling more and like the idea of

According to the makers of Notion, the sensor can be stuck on areas of your home you want to keep secure, including a liquor cabinet, wine fridge, room or closet. With a Notion sensor stuck on the door, you will know if your guests get in – or attempt to get in. Or, you can use Notion to tell you if an appliance or water tank is leaking so you can call a plumber. Other devices that help Airbnb hosts rests easy are the August Smart Lock, which allows you to create e-keys, and the Nest Thermostat,

If you’re a techsavvy do-it-yourselfer, the latest in cool smart technology is the Smart Mirror, just like the one shown in the 2000 science fiction movie The 6th Day, when Arnold Schwarzenegger’s bathroom mirror wishes him happy birthday and recounts his schedule for the day. Smart mirrors are not yet readily available from retailers, but if you’re ambitious, you can create it yourself by following the instructions the Google engineer, Max Braun, shared at the link below. Tips for online home searching LOVELAND - The Internet has made it easier than ever to search for a home. There are an abundance of websites to choose from and you can start browsing way in advance of actually being ready to buy. However, this also means that you may be spending a lot of time on home searching prior to getting important preliminary guidance from a real estate agent. So, here are a few pieces of information that you would normally receive from an industry expert. Don’t rely solely on pictures As you browse through photos of homes, keep in mind that sometimes a home shows differently in

person than in photos. For example, with a wide angle lens and proper lighting, rooms can be made to look much larger in photos. The reverse can also be true. A home may not look great in photos but may show beautifully in-person. Use photos to help give you a sense of layout and features, but also try to keep an open mind. Don’t roam aimlessly It’s fun to search for homes online. In fact, it can be so fun that you start searching in higher and higher price ranges. Naturally, the more expensive a home, the better it will be. There’s a psychological danger in viewing homes above your price range.

BOULDER – It is a common belief that real estate “deals” are negotiated at the signing of the contract. In many cases, the deal-making and negotiations only start at the contract signing. Negotiations still happen once a home inspection has taken place. It is recommended that buyers take a credit at closing rather than having the seller make repairs. The sellers are on their way out and may not approach the work with the same priorities as a buyer might. Also, if buyers get a credit, there will be less back and forth to confirm the work has been completed to their satisfaction. The state of the market also plays a part in these negotiations. If it’s an aggressive seller’s market, the buyer’s negotiating clout is limited. In a buyer’s market, the buyer will have more room for negotiation. Sellers may want to

They can also give buyers a complete list of disclosures, which may be required as part of the contract. Buyers don’t like to be surprised. Even if the seller has a complete inspection, buyers should go ahead and schedule their own inspection. Once you find a home

inspector, make a point of doing a walk through of your future home with the inspector. Not only is it helpful to see first hand any problems the inspector uncovers, you get a detailed look at the mechanics of the house and all of its quirks, such as where the septic tank is or how to turn off the water. After the inspection, it’s up to buyers to decide what repairs, if any, they should ask the sellers to deal with.

he warm spell has both people and plants poking their noses outside, testing the warmth for the first signs of spring. Though a mere few weeks away, the stirrings of a new season are found in snowdrops teasing us with their white bell-blossoms, tulip stems nudging aside mulch, crocuses emerging, and snow melting away to reveal a few patches of mold on the grass. If you’re itching to get out and do something – don’t try to deny it, it’s a fact of being a gardener – put some thought into how to garden without harming your plants. After all, it’s only February, so there’s plenty of cold left to come. Plan a few chores to tidy things up and tuck things back in. First, go after the snow mold on the lawn. The 60-plus days of snow cover allowed the Typhula, or gray snow mold, to thrive under the insulating blanket of white. The thaw exposed the fungus, leaving lawns looking like something left too long in the refrigerator. But there’s no need to panic or reach for a chemical; just take a rake and gently fluff the turf up so air can circulate into the spot. The snow mold will subside. Next, take a look at the perennial garden. The flower stalks left for winter interest have lost their character and birds have long since gleaned them of seeds. The only interest they incite now is in the neighbor’s minds, who wonder when you’ll remove those snow-flattened cowlicks. Take a pruner to clip the stems low; don’t grab and pull the stalks or you risk pulling the mother plant up from the mulch. But don’t prune roses just yet; leave their canes on until they flush with green and deep cold is no longer a threat. Focus instead on cleaning up perennials that will push new flower stalks from the plant, such as Echinacea, mums or columbine. Tuck mulch back around

perennials and bulbs inching up from the soil. Wind, snow, and shoveling have moved this protection away from the plants but they still need covering until spring truly arrives. If the warmth has coaxed your tulips into sprouting, don’t panic. Tulips are gullible each year to Mother Nature’s teasing. Mulch them in and they’ll survive until the season is right for their blossoms. If we get another snow towards the end of the month or early March, give the neighbors something to talk about by sowing seeds of spinach into your beds, leaping about in joy if you feel like it. The seeds need cold stratification to help them germinate; a few weeks of chilling in the snow speeds their opening and growing. For a fall crop of spinach that’s sown in summer, pop your spinach seeds into the crisper drawer of your refrigerator for two weeks before sowing. Prune fruit trees for disease control or production. Late February is an idea time to take care of cleaning up apples or pears with fireblight, or pruning peaches of old wood so the new wood if fruitful. The trees are still dormant so disease won’t spread during pruning, but disinfesting your tools with a 10-percent bleach solution between each cut is still necessary for good tree health. OTTOMANS The understated decor piece By Cathy Hobbs, Tribune News Service (TNS) Ottomans are often forgotten items in home decor, but those in the know realize these adaptive, easily movable pieces can pack a small but mighty decor punch – without necessarily costing a bundle. The beauty of using ottomans is their versatility. Ottomans can help add function to a small or odd-shaped nook, as well as pull double design duty. Often, ottomans take on a dual role in the home, like seating and a coffee table or seating and storage. The cost is also attractive as well, as many can be purchased for $100 or less, depending on the size and material. Where to use ottomans Ottomans are a great choice wherever you wish to place portable seating. As they tend to be easily picked up and moved around, there are some basic areas of the home where they may get the most use. Living rooms and family rooms: These are great places to include ottomans, as these tend to be areas in the home where extra seating is February 19-20, 2016

often needed. Children's rooms: Ottomans can be used either for traditional seating or as a potential chair for a child to perform tasks that may be lower to the ground, such as doing crafts or putting on shoes. Entry areas: This is an especially great area to have an ottoman. Consider using either a series of ottomans or a single long bench. Ottomans are great furniture pieces to place a coat or keys on or to tie your shoes before heading out to face the day. Types of ottomans These days, ottomans not only come in different shapes, but in a number of different styles as well. Tufted ottomans: These tend to be a bit more formal,

but can also help to add an element of polish to a space. Storage ottomans: These are extremely popular, especially inz smaller spaces. They can help to keep your space neat and tidy, concealing extra pillows to throws. Round ottomans: Not all ottomans are square or rectangle. A round ottoman can help add an unexpected design twist to a space. Bench ottomans: These tend to work well when someone is looking for an ottoman that acts more as primary rather than secondary seating, or a surface that could potentially take on a

dual purpose. Materials If you plan to use an ottoman in a high traffic area, consider purchasing one in a durable fabric. Good choices include a fabric or material that may be suited for hospitality use such as leather or a high-end vinyl such as Naugahyde. aye Fairbairn’s search for a new home was thorough. “I started looking for a home, really, over two years ago,” she said. A resident of Boulder for more than 60 years, she knew what she wanted. But Fairbairn soon discovered what she described as “a lack of options.” Many of the

homes were older, and almost all had more stairs than she cares to deal with these days. One home was even situated so that the master bedroom was on the fourth floor and the laundry room in the basement. That simply wouldn’t work for her. To add to the difficulty, not only was she having a hard time finding a

floorplan she liked, but, as she explained, “Prices in Boulder were high.” (At press time, median home prices in Boulder were just shy of $1 million.) Boulder is her home. She was committed to staying in the area, but she decided to broaden her search. That’s when she discovered Tramonto, by Boulder Creek Neighborhoods.

Tramonto is secluded enought to capture the natural beauty of the area, complete with walking trails and plenty of open space. 10

When asked what stood out to her about Tramonto, the first thing she cited was the location. That may seem odd given her strong preference for staying within the city limits, but Tramonto is only minutes from Boulder. The neighborhood is a near-perfect blend of city conveniences and rural beauty. It’s close enough that residents won’t feel like they’re taking a road trip just to run to the store or visit popular spots in Boulder and Longmont, and secluded enough to capture the natural beauty of the area, complete with walking trails and plenty of open space. Nestled among several premier neighborhoods, Fairbairn was delighted to find the price within her budget. And it didn’t hurt that her golf club is close by, too. As for the home, itself,

Fairbairn went so far as to comment that all “the floor plans offered by Boulder Creek were very appealing.” One of the truly brilliant things about Boulder Creek’s homes is the care that’s been taken to ensure both the interior and the exterior of the home promote a lowmaintenance lifestyle. Don’t like stairs? No problem. That’s the idea behind main floor living. But what if you don’t like yard chores, like mowing and snow shoveling? Boulder Creek has buyers covered there, too. The exterior of all Boulder Creek homes are maintained on behalf of the homeowner, giving buyers like Fairbairn more time for the things they love, like golfing. Fairbairn will no longer have to mess landscaping in the summer, or with snow removal in the winters. Those burdens, along with many more, are no longer on her to-do list. When Fairbairn decided she wanted to take a look at Tramonto, her Realtor, Scott Ford, was among the first people she told. Ford

and his partner, Stuart Kuzminsky, make up The Boulder Team at Coldwell Banker, right here in Boulder. Fairbairn said Ford was, “very strongly in favor of Boulder Creek.” As it turns out, Ford is a big fan of Boulder Creek. “I think they build a very fine house,” he said, adding that he’s helped buyers contract on both new and resold Boulder Creek homes. “I don’t think there’s enough of the good ranch style living product,” he said. Perhaps that’s part of why Boulder Creek stands out to so many. They’re filling a much needed gap. With regard to Fairbairn’s home, specifically, Ford said the layout was a great fit. “[The main floor emphasis] was huge for her, and it’s huge for a lot of people,” he said. And when it came to the low-maintenance lifestyle, he was even more candid. “For those who are interested [in lowmaintenance living], it’s critical.” Ford knew, of course, that Fairbairn was hoping to stay within Boulder city limits. However, he was quick to point out many of the same benefits of Tramonto’s location that Fairbairn had mentioned: the neighborhood is close to shopping and dining,

All told, it’s just convenient. Both Fairbairn and Ford spoke well of the people at Boulder Creek. It goes without saying, but buying a home is no small thing. The personal interaction can make an enormous difference. Fortunately, Boulder Creek’s people are as solid as their homes. “The staff is professional,” Ford said. “They’re very good listeners. Their follow-up is good. They’re just good, professional people you just enjoy working with.” Fairbairn’s assessment was similar. She described Boulder Creek staff as “very friendly and

knowledgeable.” When she had questions, they were quick to deliver answers, never leaving her waiting long for a response. What’s more, she said they were very solutionfocused, offering helpful suggestions throughout the process. Construction is now underway at Tramonto, with the model home expected to be completed this summer. That hasn’t stopped interested buyers like Fairbairn. In fact, nine of the 34 homes have already been contracted. The first homes will enter the framing stage within the next month, giving interested buyers a chance to walk through them while still under

construction. Additionally, some of the very same floor plans are offered at Lanterns at Steel Ranch in Louisville, so finished homes can be viewed there by appointment. Since we are on a tight budget, I’m going to do all of the designing and decorating. A: This is an interesting question that goes way back to when I installed a new toilet many years ago that came with a companion sink. I thought it was so cool to have a sink and a toilet perfectly matched up for color and style. It really gave the bathroom a common decorative foundation to build on. As the years passed, tub and shower units

joined the pre-matched plumbing fixture team, and this became known as a bathroom suite. It wasn’t long before faucets, mixing valves and accessories like towel and soap holders trimmed out the package. Recently, some plumbing suite packages started to offer matching medicine cabinets as well. So, basically, if you pick out a deluxe plumbing

package, you too can start living the suite life in your new home. Framed neo-angle shower doors with a quarter-inch glass thickness typically cost between $325 and $900 before installation. Pivot shower doors Pivot shower doors are the traditional swinging hinged doors. They typically open outward from one side and are only installed in standalone shower stalls.
