Using home share websites to find renters for a vacation investment property LOVELAND - AirBNB, HomeAway, VRBO, and other similar websites are becoming very popular with vacation renters. If you have an investment property and are thinking about short term rentals, there are a few things that you should know before hand. Here are a few key considerations. Find out if short term rentals are permitted in your complex If your investment property is within a condo complex or subdivision, there may be restrictions on this type of rental. Check with your condo rules or subdivision bylaws. Look specifically at anything relating to renting. Check local laws Some cities and towns have laws that specifically prohibit short-term rentals. Don’t assume that it’s allowed simply because you see other rentals in your community on those websites. People have been known to post such rental listings even when they are prohibited. Check the laws first to protect your rights and avoid hefty fines.

Be sure to ask for information about the renters such as the reason for their trip and who is included in their group. There have been situations where people rent homes for parties. This can create problems with neighbors and result in quite a mess upon their departure. A good screening process can help you avoid these situations. Understand the rules of the websites you are using Most home share websites charge a fee for any rentals secured through their site. They also offer certain levels of protection, such as insurance for additional damages that may be caused by renters. For your own interest, be aware of what they specifically cover and what the rules are. For
example, if someone rents your property for a week through the website but then make arrangements directly through you to extend their stay, the coverage by the home share website may not include that additional stay. Benefiting from home share websites Home share websites can be a great source of income for your short term vacation rental property. It is important that you do your research before buying a property specifically for this purpose and before posting your

Boulder named best college town in America By Tom Kalinski, RE/MAX of Boulder BOULDER – Two Colorado towns are among the 50 Best College Towns nationwide: Boulder claimed the No. 1 spot and Fort Collins was named No. 14 by Best College Reviews. And when it comes to college towns, the competition for “best” is among the toughest there is. According to the report, «much» has to click to make a town truly great for college living – ranging from the “palpable vibe of an alma mater,” to offering lots of activities and being an inviting place to stay post-graduation. To be at the top of the list – and in Boulder’s case the very top – all of the key attributes have to exist in abundance to make a town a truly rich and memorable part of college experience. • Factors considered by the reviewers are: • Livability • Student-to-resident ratio • Cultural offerings • School presence • Large employers Boulder’s mix of rich student life and post graduation livability made it “an easy selection as our best college town in America,” the report says. Known nationwide as a “hip and healthy town with a hippy past and great views of the Flatirons,” Boulder is noted for its citywide walkability, hundreds of miles of bicycle paths, and excellent public transportation. The list of “muchness” that gives Boulder an edge
over other towns include the abundance of nature and access to trailheads that lead into the Rocky Mountains, green open space surrounding the city, and building height limitations that preserve mountain views. Pearl Street Mall and the abundance of excellent food, book stores, art galleries and coffee shops, and numerous science institutes and tech companies cap off the firstplace ranking. Fort Collins, home to Colorado State University, garnered a healthy ranking as the No. 14 best college town in America. Fort Collins is noted for its local music, microbreweries, and New Belgium Brewery’s “Tour de Fat” with its attendance of over 20,000 costumed bike riders -- all of which enrich the college scene. Also, Fort Collin›s Front Range location and proximity to Boulder and Denver helped put the Northern Colorado city near the top of the list. Following Boulder, the list from No. 2-5 includes Ann Arbor, Michigan; Madison, Wisconsin; Ithaca, New York and Ames, Iowa. Boulder also trumped the lovely, hip and happening towns of Berkeley, California (6), Chapel Hill, North Carolina (7), Eugene, Oregon (42), Bozeman, Montana (46), and Tacoma, Washington (50). Stars from the Colorado Garden and Home Show BOULDER - The Colorado Garden and Home Show featured hundreds of products for home and landscape improvements. Gardeners strolling the aisles filled with decks, doors, and sushi making supplies found a few treasures they talked about after the wrapped up its 2016 displays. In the Colorado State University education booth, Plant Select program’s top attention getter was Dog Tuff grass (Cynodon hybrida), a warm season turfgrass (plantselect.org). This new introduction greens up when the weather warms in late spring, then browns back after frost returns in fall. Like Buffalo grass, once it’s established it’s a low water lawn. But first it needs to get established, so plan on planting it in full sun and watering it for the first two to three years. It isn’t available in sod; instead, you plant plugs of the grass throughout the area you want it to cover. As it establishes over the first year, weeding the area is
needed. Once Dog Tuff covers the area, though, it crowds out weeds. This grass is ideal for yards with dogs or lots of foot traffic; it recovers quickly and shrugs off the problems of dog urine. And you really don’t need to mow it unless you want a flat lawn. Left to its own growth, Dog Tuff forms low mounds of soft grass that add a unique look to your yard. If you want to mow it, plan for mowing in July, August, and part of September. Dog Tuff establishes via runners and if you’re putting it in your yard and want to contain it, add a lawn edger to the tools you need for lawn care. In addition to a lawn mower and weeder, edging along Dog Tuff will clip the runners that want to go explore your neighbor’s yard or your perennial beds. Pick up the severed clumps of turf and pop them back into any thin spots within the planting. Another show stopper at the Garden and Home show was a big bag of dirt. The black, crumbly,

Home inspections worth the effort BOULDER - After you have qualified for a mortgage, searched for a home, found one, made an offer that was accepted – next comes the home inspection. Time spent with an inspector can provide invaluable information about the home, how it works, and whether there are enough issues with the property to walk away from it or renegotiate the purchase price with the seller. Most real estate agents have relationships with home inspectors. Some buyers use those referrals, others prefer to find their 6

own inspector by asking friends or searching online. Regardless, it’s important to vet an inspector before hiring one. It may be wise to begin your search for an inspector before even finding a property to avoid scrambling to find one to meet an inspection objection deadline. A home inspection is a visual snapshot in time. Everything in a home is in a constant state of deterioration so things can go wrong after purchase. Others shy away from that because of the numerous variables involved, like the materials used and labor costs. Because the inspector is hired by the buyer they cannot disclose information found during a home inspection without the buyer’s approval. However,

Photography by Benjamin Benschneider, The Seattle Times (TNS) SEATTLE – Right smack dab in Seattle’s Roosevelt neighborhood, BUILD LLC is conducting an experiment in modern architectural design. The Eckert family is living in it. Kevin Eckert is the founding partner of BUILD, which since 2011 has created “Case Study Houses” to test new costeffective concepts, materials and methods – and to demonstrate them, in their real-world application, to clients. Eckert and his family (wife Erika, an artist, and their 10- and 13-yearold sons) moved into this 3,442-square-foot “built laboratory” in April 2015. Or, as they call it: home. The experimental abode (“a mini-MoMA,” Kevin says) certainly stands out – and up – with its “very unforgiving modern exterior,” all shiny, glassy and boxy. “When I’m in the kitchen looking out the window, I see people slow as they drive by,” Erika says. Variable No. 1: That kitchen? It is not on the main floor, where kitchens typically live. Instead, a February 26-27, 2016
reverse floor plan sites the kitchen, dining room, family room and Erika’s purposely girlie pinkwallpapered powder room upstairs for ultimate privacy, light and views. “I don’t understand spending the best floor on where you sleep,” Kevin says. “We don’t mind getting exercise, so it doesn’t bother us to go up two flights of stairs to get here.” (He’s counting the outdoor, concrete-thenwood tiers to the elevated front door as the first, “hidden,” flight.) In the dining area, three-panel, 10-foot-tall sliding-glass wall panels by LaCantina Doors glide open to maximize the southern light anytime the weather is even halfway decent. They did not get to “glide” without a little heave-ho trial and error: “We had to re-engineer the whole system,” Kevin says. “The earlier ones took a running start.” Up another level, and a steeper, ship-ladder staircase, a green rooftop deck accessed by a hatch has evolved, as science will do, from a conceptual
outdoor dining space into a more pragmatic gathering lounge. “We realized that right away,” Kevin says. “It wasn’t very realistic to think of dining and living up there.” Throughout their home, the Eckerts opted for light rift-sawn white oak cabinets and flooring rather than the conventional contrasting colors. “We wanted everything else to pop more,” Erika says – such as the custom dining table in rich American walnut, and the home’s especially meaningful artwork. This, then, is where art meets science – inside and outside and upstairs and down: – Erika created the citrusbold velvet pieces in the family room. – The grandly horizontal Alden Mason painting in the dining area is on loan from her parents. – Erika’s father, Gary Anderson, created the artwork in the main-floor master bedroom. – In a sweet symbol of symmetry, Erika’s college friend Mindy Barker created an art installation
all through the homesite’s original structure (a teeny, foundation-less cottage that had teetered way past its useful life) before its demolition _ and then painted a towering tree mural on the central walls of the Eckerts’ new home, from rooftop to basement. – And outdoors, a detached art studio fashioned from an existing garage has proved wildly successful. “I’m in here two or three times a week,” says Erika. With a place for everything – a familyheirloom Necchi sewing machine, a substantial sink pulled from their old house, more giant glass walls, and bins and bins of creative inspiration and output – Erika says, “This is a dream space.” The Eckerts’ last space was a 2,000-square-foot town house in BUILD’s Park Modern building in the University District, where they had no basement and no yard but plenty of neighbors below and on both sides. And two sometimes-bouncy kids. “It feels like the perfect time with boys this age to have a house this size,”

Slatted cabinets in the family room store games, a stereo and yoga equipment. The chrome-plated at the kitchen island, with backrests in Kavat white, are by Ikea. Erika says. Now, for the first time, the boys have their own bedrooms and bathroom; a roomy backyard; and a sprawling basement rec room outfitted with a green-taped practice soccer “goal” on one wall, a comfy futon, a TV and, because even the most modern home needs at least a touch of retro, an original Atari game system. “We’re just getting going on teenager-land,” Kevin says (speaking of enlightening whole-family experiments). “We’re hoping all the kids will hang out here in high school.” AT HOME

lexa Claybon understood a move back to Colorado was a big deal. She and her family had been in Maryland for nine years, more than enough time to put down roots. But her extended family is here, in Colorado, which is where she wanted to be. So, she began the process of relocating. She knew that location would be key. She wanted to ensure she wasn’t too far away from loved ones, outdoor activities, and Boulder. And she was looking for ways to reduce the stress in her daily life. Anything that could lighten her load was welcome. Of course, a house

hunt isn’t necessarily the best thing for stress relief. Fortunately, Claybon came across Boulder Creek Neighborhoods Calmante community early on in her search. That made things much easier. Located in Superior, Calmante seemed a good match all the way around. The neighborhood is adjacent to more than 10,000 acres of Boulder County open space. There are even trails for hiking and biking. And Boulder is just minutes away. However, Claybon was still in Maryland when she began her search. While a new home at Calmante looked great on paper, she was hesitant to make a homebuying decision
without more information. So, she sent both a friend and her mother to the community to check it out. Both knew what she wanted in a home, and both told her Calmante was it. “I knew they were selling quickly,” Claybon explained. She didn’t want to miss out, so she finalized the agreement on her home without delay. When asked if her new home, a two-story Riverbend model, lived up to her expectations, she said, “It is great.” The kitchen is spacious and open. The lower level is perfect for entertaining guests, either for the evening or overnight. There’s even space for a
home office, which she uses on a regular basis. For Claybon, the move from Maryland was all about lifestyle. Being close to family was a big part of the decision, but so was another sort of change. Claybon spoke of the “stressful pace of life” in Maryland, due in part to the demands of city living, but also due to living in an older home. She was tired of the upkeep and ready for something that took up less of her free time. Boulder Creek’s signature style of lowmaintenance living was the icing on the cake. Not only is the location ideal, but she won’t have to spend evenings and weekends tending to the yard or shoveling snow. Like all Boulder Creek homes, most of the outdoor chores are managed on behalf of the homeowner. Claybon explains that her time at home is sacred. She doesn’t want to miss out on opportunities to be with her family because she has to clear snow off the driveway. She’s committed to guarding her free time. Buying from Boulder Creek meant, in her words, “not having to worry.” On top of that, Calmante offers a vibrant and connected community.

Claybon talked about the walking trails, specifically, and she’s not the only neighborhood resident who’s a fan. “Everybody’s always out on these paths,” she said. Additionally, Claybon describes her new neighbors as friendly, and the community as diverse and welcoming. When asked about her favorite aspect of her new home, she laughed and pointed out the tankless hot water heater that is included at Calmante. In fact, her home came equipped with all kinds of energy efficient perks. “Knowing we will never run out of hot water is incredible,” she said. With two daughters in the home, one can easily see the appeal. Claybon was out of state while working through the process of contracting on her home. “It’s a lot more difficult to do remotely,” she said. Claybon described them as responsive and professional. She said they took her time table seriously, always attentive to her needs as a buyer. That won’t come as a surprise to anyone who’s familiar with Boulder Creek. To help us lay out the floor plan and fixture locations, can you please inform us about different style bathtubs and how they are installed? – Henry, South Carolina A: Even though removing an existing tub to install a larger shower stall seems to be popular,
many homeowners still want to include a bathtub in their bathroom remodeling projects. Basically, bathtubs can fall into four different categories: ALCOVE: This is the standard three-wall install with a finished front apron built into the tub. A shower setup is often included with an alcove tub and is often called a tub/shower unit.
DROP-IN OR UNDER-MOUNT: These tubs need to be framed in place, usually with four knee walls surrounding the tub. Drop-in models have finished rims and sit on top of the deck, under-mounts are usually flush with the finished deck. FREESTANDING: A freestanding tub is selfsupporting with all sides finished. Because they can be placed just about

BOULDER – Buying your first home is a huge step, and it requires careful consideration. For many people, that means comparing lifestyle factors like mobility and whether or not they are ready to make that long-term financial commitment. If you’re in the process of weighing out those financial pros and cons, don’t forget to factor in the tax benefits of home ownership. Mortgage interest In many cases, homeowners are eligible to deduct the interest they pay on a mortgage. That applies to both the primary residence and a second home, but there are a few restrictions to keep in mind: The loans used to purchase, construct, or improve upon your primary residence and a second home are eligible. Third, fourth, and higher order loans are not. Where your income taxes are concerned, the loan for which you are trying to deduct interest
must be secured by the property in question. These loans include a mortgage to buy your home, a second mortgage, a line of credit, and an equity loan. If your loan is secured by some other asset, it is considered a personal loan, and the interest is not tax deductible. The important thing for homeowners to understand is that in order to take advantage of your mortgage interest deduction, you will need to itemize your taxes. Those who itemize do not get to claim the standard deduction, so you should choose the option that results in you paying the lowest taxes. For 2015, the standard deduction for married couples (filing jointly) is $12,600, and if you are single, the standard deduction is $6,300. To put this into perspective, let’s say that you purchase a home for $500,000 with a 30year fixed rate mortgage. For the sake of simplicity, we’ll say that you are paying 3.75% interest on

your loan. In the first year of your loan, you will pay a total of about $18,593. Obviously, this is more than the standard deduction. On the other hand, say you live in an area of the U.S. where the average home sells for about half that price. Using the same scenario (a 30-year fixed rate loan at 3.75%), you purchase a home for $250,000. In this case, your first year interest payments will total to about $9,296. For married couples, this alone is not enough to exceed the standard deduction allowed by the IRS, so your family will not necessarily benefit from itemization. Property taxes Any state, local, and federal real estate taxes are deductible in the year that the payment is made (not necessarily the year that the payment is for). In most cases, if you did not exceed the standard deduction amount with your interest payments alone, the amount you paid in property
taxes will be enough to push your total over that threshold. This can be especially advantageous during the first year of home ownership, because even if you convinced the seller to pay your property taxes for the entire first year (as opposed to only paying for their portion of the year), you can claim this deduction. Nobody can take a deduction for taxes paid against your property, except you. As an extension of this, if your district’s school taxes are calculated against your assessed property value, those are also deductible. Income taxes can be very complicated, so it’s important to speak with your tax professional about which deductions will be most beneficial to you and your family.
