Economic trends in real estate BOULDER - At the end of January, I was in New York for Inman Real Estate Connect NYC 2016, and one of the recurring themes I noticed in conversations with my peers was the future of our nation’s real estate industry. That’s about so much more than “industry”, however. I won’t bore you with an over-the-top lesson on macroeconomics, but let’s just do a quick refresher: When we talk about the economy, it is often expressed in terms of GNP (which stands for “gross national product”). This figure is an aggregate value, and it includes the market value of all the things we produce and sell. It’s everything from the food you eat to the car you drive, and you guessed it – your home. Analyze this: if your home purchase is said to be the largest investment you will make in your lifetime, what kind of an impact do you think that has on GNP? Money moves by the hundreds of thousands (and often millions) per home sale. It’s a huge economic driver, and there is a trickle-down effect. We are talking about job security, the livelihood of a nation,
and our collective quality of life. It’s a fascinating dynamic. On that note, one of the speakers at this year’s event, Dr. Elliot Eisenburg, gave a very interesting presentation on economic trends in real estate and what we can expect from the market in the coming months. He served up a wealth of information and insight, I am thrilled to report to you. In this two-part series, we’ll start by discussing how consumer borrowing habits and wage trends have affected our greater financial climate over the last year. Then, we’ll take a look at how our lifestyle choices influence the housing market. Finance: Your wage, your mortgage, your Federal Reserve Generally speaking, mortgage credit has been very hard to get over the last half decade, but that is slowly changing. We will probably never see the same kind of nonchalance that we saw from lenders prior to the recession, but there’s no denying that they are finally beginning to lighten up a bit. This, along with the relatively low interest rates we’ve

JENNIFER EGBERT RE/MAX Alliance seen in recent years, is the best explanation for the drop we have seen in the number of all-cash real estate transactions. Anecdotal evidence of this loosening of credit is supported by the trends we are seeing in the Mortgage Credit Availability Index. Although lenders are becoming more relaxed about their lending standards, it’s important to be aware that the Fed is expected to gradually push interest rates up over the next 18 to 24 months. However, don’t let that have too much of an effect on your plans to purchase a home in the near future. Contrary to popular belief, housing sales and interest rates are not inversely related. In fact, data shows absolutely no correlation at all. So, if you’re thinking that you’d like to wait it out and see
if housing prices in our area will drop, I’m sorry to say that your strategy is probably going to fail. Just when you thought we were at the top of the market, economists tell us that you can expect both volume (the number of homes being bought and sold) and price to increase by approximately 4 to 6%. While prices are high (and expected to get higher), delinquencies and foreclosures are at an all-time low. In 2015, distressed properties accounted for only 6% of all real estate transactions in the United States. These trends are definitely affecting property flippers. If you’re in the business of buying assets below market value and turning them for a profit, you have probably noticed that the world of foreclosures is like a ghost town right now. Bad news for you, investors, but great news for the American economy. Since 2012, the number of homeowners who are underwater on their mortgage (meaning they owe more than the property’s current market value, also known as negative equity) has also been on a steady decline. Perhaps negative equity
and bad debt situations are so few because average household debt is down. After all, the less you owe, the less likely it is that you would become delinquent on your payments. That would all make sense, but it’s counter intuitive when you consider that average household wealth is significantly less than it was 10 years ago. It would seem that our younger counterparts have adapted incredibly well to their borrowing aversion and are living very lean, budget-friendly lifestyles. Whatever your demographic, my advice is to avoid waiting until we see that 4 to 6% hike in prices that I mentioned earlier. This is particularly true if you’re in the market for a luxury home, where 6% amounts to quite a bit more than it would for the average home. Protecting your belongings during showings LOVELAND - When your property is for sale, you have a lot of strangers entering your home. In most cases, you are not there to watch them as your presence may negatively impact the showing. It is important to take steps to secure your belongings during the time that your home is listed. Here are a few tips. Activate security cameras Security cameras are a great way to monitor visitor activity in your home. They capture activity, but unfortunately do not always help prevent crimes from occurring in the first place. If you already have cameras, by all means, use them. However, there is no need to spend money on a new system for the sole purpose of selling your home. Instead, consider some of
the other tips: Remove valuables from the home If you have any extremely valuable belongings such as antiques or jewelry, your best bet is to remove them from the home entirely. Consider placing these items in a secure storage location, or give them to a friend or family member for safe keeping. Relocate fragile items Any fragile items should be packed away, or at the very least, placed in a high location such as a shelf. Children commonly accompany their parents on showings. They are always curious when entering a new space and may accidentally damage any fragile items within their reach. It is best to place these items out of reach.

Plumbing inspections BOULDER – Plumbing inspections are visual. At minimum your inspector is required to verify that water flows and drains from fixtures at a reasonable rate that serves the fixture’s purpose. The physical condition of plumbing that is hidden behind walls can only be evaluated by looking for water damage in the materials near the pipes or by the quality of the water dispensed. A plumbing inspection should also identify the water source, which will either be public or private. The location of the point where the main waterline enters the house should also be included in the report. For public water, it is typically on the streetside lowest level near the floor. Tests should include both hot and cold supplies and the presence of a reasonable amount of water flow when separate fixtures are operated simultaneously on the highest level of the home. Sink faucets should be properly aligned with the hot water control on the left and the cold water control on the right. The same is true for the bath tub and shower. Toilets function properly and have at least two feet of clearance in front.

Economic stimulants that determine a market BOULDER - Similar to looking at the growth rings of a tree, cities develop out organically from certain economic stimulants. When a stimulant hits an area, it radiates out like waves, like a rock that hits the still surface of a pond. When you know the economic stimulants, you can better predict – or forecast – a market. The following are key triggers: Recreational entertainment In Colorado, our mountains are our main source of recreational entertainment. In other places it will be the lakes or oceans. The closer you are to the ‘entertainment,’ the higher the price point will be. Education There has been much expansion and redevelopment of the University of Colorado (CU) in Boulder. As the University expanded, the real estate market exploded. Between CU and Naropa University, it’s safe to say any property you buy in Boulder is likely to stay fully rented.
Transportation New Transportation routes are not only interstate highways, but can be an access road or an airport or a new Professional Home Inspections port (i.e. For Home Buyers and Sellers a coastal www.flatironshi.com port). A new type of
transportation route that has been introduced here in Colorado is the Light Rail. If you’ve been tracking it, areas around the light rail have risen in value at an exponential rate. The reverse can also happen; a lack of access roads can destroy property values. Shea Homes is one of the largest homebuilders in the country - they even built the Golden Gate Bridge. While the company usually invests wisely, they built a neighborhood called “Reunion” near the airport. Unfortunately there is no direct route in or out of this neighborhood. As a result, in 2008, Reunion led the nation in foreclosures per capita. Employment Employment is probably the most important of them all. Jobs bring money and prosperity. Jobs drive spending; demand. Increased employment generally drives wage inflation, migration (population) and increased cash flows through the ecosystem, which often lead to higher rental yields. A major red flag would be any single employment markets, which are areas with just one major job or industry. Think of North Dakota: with the oil industry on its knees in a myopic market, prices of homes are receding rapidly. Denver and Boulder are heavily invested in both Tech and Aerospace. If those two industries collapse, we would normally be in trouble, except that

the marijuana industry has helped Colorado communities with jobs and tourism. Word of the day Echo Market: An area that is booming rapidly due to another market’s stimulus. Longmont and Louisville are reflecting off of Boulder’s popularity. Similarly, Colorado Springs’ real estate market is booming because of Denver. People who move from expensive areas towards the more affordable areas tend to move back as soon as another recession hits. Thus, these submarkets will look like a really good investment (and it might be true), but it’s only as good as the surrounding markets grow without hitting a recession. RE/MAX of Boulder goes ‘all in’ to strengthen community by supporting YMCA of Boulder Valley BOULDER – If you’re a child, above all else you want to fit in, to be like other children. You want to play soccer or go to camp – just like your classmates. You want to get good grades and learn to swim. And you want you and your family to have enough to eat. For decades, a force of volunteers here in Boulder County has worked diligently to make sure children and their families have the opportunity to stay fit and healthy – regardless of their ability to pay. Now, inspired by the growing numbers of families in our community who struggle to make ends meet, these volunteers are aiming for a home run with the most ambitious fundraising goal seen in recent years. With a target of $315,000 raised in just five weeks, the YMCA of Boulder Valley is in the last inning of the 2016 Community Support Campaign. The goal is to hit or

And two of the 135 volunteer campaigners, RE/MAX of Boulder Realtors® Linda Nehls and Kimberly Fels, are amping up their effort through an engagement with more than 100 fellow RE/MAX of Boulder Realtors®. “I love what the Y does in our community,” says Linda Nehls, executive board chair for YMCA of Boulder Valley, describing the campaign’s focus on raising funds so families and children can participate in Y programs regardless of their ability to pay. “Let’s say a family is really struggling and their

The before- and after-school programs allow parents to have access to childcare so they can work and sometimes even so they can look for a job.” Now in her fifteenth year as a campaign volunteer, Nehls describes her involvement as “a heart thing.” Campaign donations provide scholarships to help families who can’t pay for YMCA youth sports, summer camp, after-school programs and swimming. Donations also subsidize programs for young teens that are designed to reduce risky behaviors and encourage social responsibility. And donations provide financial assistance to youth, adults, families and seniors for Y memberships. “It is easy to see the impact the Y has on the community. Each individual I have been in contact with
communicates gratitude for the connection,” says Kimberly Fels, also a Realtor® with RE/MAX of Boulder and a first-year YMCA campaign volunteer. After declaring a 2016 goal to be an even more active community member, a friend suggested Fels join the Y fundraising campaign. “In the first meeting I was so impressed with the stories of support that I knew I had to be all in,» Fels says. In addition to the fitness, sports, camps and childcare programs, special programs include the Y Achievers at Sanchez Elementary School in Lafayette. Y Achievers helps students who speak English as a second language close the learning gap. The goal is for students to learn to read by the second grade. Nehls adds that the Y will be providing $24,000 in a partnership program with the Boulder Valley School District to “provide food for families that need it to take home on the weekend because they don›t have enough food.”
“The Y serves every age group – it services babies and toddlers who receive childcare while their parents work out at the Y, and elementary kids who receive before- and afterschool care. There›s also a Parkinson’s group for fitness support and a cancer survivor group among many other programs,” Nehls explains. “Most people think of the Y as a rec center, as a place to work out. It›s way more than that. The membership fees pay for the fitness center and 100 percent of the donations and grants provide funds for community support,” Nehls says. Mortgage trends: inventory
condos. New listings decreased by 19 percent, and the total market had 255 new listings in January. Active listings decreased by nearly the same amount, 18 percent. For condos and townhomes, these numbers were far higher. New listings decreased by 37 percent, with 58 listings in January, and active listings decreased by 43 percent. Mites in March spell trouble BOULDER - In an election year like this one, it’s good to have a garden that’s waking up early. As canvassers at the door make polite conversation, softening me up before pitching the worthiness of their candidate, they glance about for something to compliment. With herbs, perennials and bulbs all waking up, they pick the garden for their ice breaker. In return I tell them I miss the snow. Smiles firmly fixed on their faces, they nod knowingly and say thank goodness there’s plenty of snowpack in the mountains for skiers like me. “Oh, I don’t ski,” I reply, leaning slightly closer for emphasis, “I miss the snow because it’s the only thing keeping those creatures away. They’re out there now, busily – quietly - enacting plans to take over more territory in everyone’s yards.” A statement like this,

delivered with a touch of drama, is enough to pause the canvassers in midoffering of their candidate’s brochure, unsure if I’m allowed to attend caucus unsupervised. But I’m not unstable; I’m just worried over the lawns. A dry March is the mitiest month, because it heralds the climax of the smallest nuisances in the yard: Grass mites. Between feeding on the lawn and entering our homes, they’ve launched a campaign of annoyance. Perhaps the most startling phenomenon that happens to many in the Front Range is the annual migration of clover mites into our homes. Moving by the hundreds, the tiny, bright orange arachnids clamber walls and slide in around windows. But try asking a stranger at the door if they, too, can see the little aliens invading your home and

they’ll usually go to the opponent’s camp and move their signs into your yard. Normally, I’m not given to fear-mongering, especially about bugs and arachnids. Outside, Clover mites feed on turf grass or other plants. They’re unremarkable in the landscape; they don’t damage a lot of the lawn and won’t cart off the cat for a luau on the deck. But they leave a red-orange smear once squished. Leave a barrier between the lawn and your house to
discourage them. Within, controlling these mites is fairly simple. Simply place a quarter inch wide line of powder along the window-sill from side to side, being certain that the powder touches the side walls. Any powder works, such as baby powder, corn starch, or baking powder. As the mites crawl into it, they’re rapidly incapacitated, and dry out. Vacuum it up and apply a fresh barrier every few days until May, after the mites are actively entering homes. Keep an eye on the lawn; more damaging mites are at the peak of feeding this winter. Hatched in October, mite numbers increase into winter and during warm spells, mite populations explode. Pointing this out to the canvassers as they turn to leave is a great way to hustle them along, especially if you encourage them to look closely at a
mite-infested spot as they leave. Mites feed by rasping off the leaf surface and sucking up tender, interior cells; the damage appears as small yellow speckles on the grass blades. As feeding intensifies, the grass becomes straw colored and eventually dies, leaving large patches that don’t green up in spring. This damage is often miss-diagnosed as winterkill or desiccation. If you’ve had mite damaged lawn, take a quick look to see if they’ve returned. Check the base of the plant for congregations of them during the day. ‘Prequalified’ doesn’t always mean true approval

Tamkin, Tribune Content Agency, Real Estate Matters Q: Is it legal for a finance person to tell you that you are prequalified for a loan, give you a closing date and even move up your closing date only to tell you a week before the closing date that you are not getting approved? Is there anything that can be done to that person for the situation that I just described? I want to prevent him from doing this to anybody else in the future. A: Many loan professionals will tell their borrowers that they are prequalified for a loan, but being prequalified is very different than getting a true approval letter from that March 4-5, 2016
lender, which commits to funding your loan provided it appraises out in value. You need to know that many mortgage brokers and lenders will review basic information that is given to them by the prospective borrower. They look over that information and think that it all may look good. Then they might even tell the borrower that they could even close sooner, but they could be dead wrong on both counts. The reality is that the person taking the loan application may have a general idea of what your loan application looks
like, but the underwriting department makes that ultimate determination. The underwriting department may question issues that may come up on the credit report, may question unusual activity in your checking account, may have problems getting your income verified by your employer or may find other problems in the loan application. When these problems come up, they can stop a loan cold. Your loan broker or lender may have had no idea of these issues and might have been trying to move your deal along until things popped up in
the underwriting process. We don't know what other circumstances arose in your application, but what you describe happens fairly frequently. If there are other things going on that you didn't disclose in your letter, and the person that you were dealing with was unethical or lied, we'd suggest you talk to the office manager or other supervisor for that person to discuss what occurred. If you still have grievances, or suspect wrongdoing by the person that helped, you can file a complaint against that person with the governmental board that

regulates mortgage brokers or lenders in your state. Again, what you describe is not unusual so we don't know if there was anything that really went wrong in your transaction based on the limited information from your question. I have fallen back in love with window coverings. Do you remember when we covered our windows in big, heavy drapes? I was not a fan. Then, as people grew tired of all that fussy finery, we gravitated toward clean, simple coverings like blinds and plantation shutters, or left our windows unadorned. Now, I think we’ve found our happy place right in the middle. Whether it’s a drape with a simple pinch pleat that breaks on the floor just like a man’s trousers, or a tailored Roman shade, today’s window treatments bring charm and character to a space without overwhelming it, adding that perfect finishing touch to well-decorated room. Make them personal Window coverings can be like art, a focal point of a space. When our daughter Kelly and her husband, Britt, moved into their home, they did some major renovations, including creating a sensational kitchen. The window coverings, simple and striking, play a starring role in the beautiful space. We’re seeing lots and lots of interesting trim on shades and panels now. And Kelly’s kitchen is a great example of how something as simple as an intriguing black outline on cream fabric can make your jaw drop. The crowned jewel of this kitchen? The monogrammed shade. (Bob Greenspan/TNS) fabric market this winter, I was wowed by the new looks in trims. Among my favorites were the variations on the classic Greek key pattern. Add layers of interest Customers often ask me if it’s OK to add window panels over other window coverings, like Roman shades, woven coverings like matchstick blinds, or plantation shutters. Yes! Yes! Yes! Everyone has a different color quotient, but I am over the moon about the bold choice to layer two complimentary but very different fabrics together on a window. The panels give pizazz to the room all day long, but in the evening, when the shades come down, the room is extra special. For years in my Atchison, Kan., home, I resisted adding fabric
treatments to my living room windows. I was pretty happy with the look of my plantation shutters and I was worried curtains would accentuate the irregular widow spacing in my old house and make the room feel darker. But drawn by irrepressible desire to always add gorgeous new textiles to my rooms, I decided to go for it. To make sure I allowed in all the natural light possible, I hung the panels on the outsides of the windows. The addition of the curtain panels, a soft blue floral finished with a green flange, warmed up the room so much, I was sorry I had waited so many years. Do you have blinds or shutters that you still like? Leave them up! Just finish them off with panels. If your windows are bare, what about woven shades, like matchstick
blinds or bamboo shades? These simple, rustic beauties even look at home in formal room. Variations on a pretty palette When I worked with my friends Julie and Mark on their country dream house, they wanted to create a family home that was filled with color and patterns. The floral fabric used in the panels featured had sweet embroidered centers. I’m a big fan of the time-honored cafe curtain. Simple and sweet, these timeless treatments do an excellent job of allowing natural light into a room, yet provide privacy. Julie went with a darling black and cream toile for the curtains, an unassuming treatment that lets your eyes drink in the fabulous coral ceilings. Interfaith Quilters of Longmont’s Quilt Show and Sale takes place this weekend By Jackie Lindon, Interfaith Quilters of Longmont LONGMONT – Interfaith Quilters of Longmont is celebrating its 30th Annual Quilt Show and Sale this weekend, March 4 and 5. The show and sale will be held at First Lutheran Church, 803 Third Avenue in Longmont. The show preview will open Friday, March 4 from 5 to 8 p.m. (no sales). Admission is $5 and includes free admission to the Quilt Sale which will be held on Saturday, March 5 from 10 a.m. to 4 p.m. Individual tickets are $1. Featuring over 600 items, the Quilt Sale will feature pillows, table toppers, baby quilts, kids quilts, teen themes, holiday, wall hangings, twin, queen
and king bed sizes. in a variety of colors and materials. To celebrate the 30th Anniversary, the event we will feature “Dear Jane” Quilts. Quilt lovers and American Civil War Era buffs will appreciate these quilts. In 1863, Jane Stickle finished the infamous sampler quilt that includes 225 different patterned blocks. The original quilt is at the Bennington Museum in Vermont. It features varied and elaborate geometric designs in colorful fabrics. There are several variations of this quilt that have been sewn since. Area quilters have made their own version of the “Dear Jane”
quilt and these will be on display both days. “Dear Jane” quilts are very labor intensive with intricate designs and quilting that are years in the making. Proceeds from the handcrafted and machine- made quilts will benefit the O.U.R. (Outreach United Resource) Center and the Safe Shelter of the Saint Vrain Valley. About Interfaith Quilters Interfaith Quilters serves the community all year long by donating items to the Safe Shelter, Quilts of Valor for military veterans, Mountain States Childrens Home and other needs that arise in the community during the year.
