Colorado job growth holds strong, while housing inventory “shrinks” and prices rise BOULDER - The Boulder and Denver metro areas, along with much of Colorado, seem to be in a perfect storm. As job growth and housing inventory and price reports roll in month after month, the picture is clear: job and economic growth are strong, housing inventory remains low and housing prices keep rising. In the jobs arena, Colorado continues to be a high-tech employment center, according to the “CyberStates” report published by CompTIA. Colorado added 3,088 high-tech jobs to total more than 187,000 tech workers in 2015, the report said. High tech salaries came along with those tech industry jobs. Average annual wages of a Colorado tech worker topped $106,000 in 2015, an increase of 4.4 percent over 2014 and nearly double the average private sector salary of $53,400 during the same period. Compared to the rest of the nation, Colorado ranks No. 9 for the average salary for technology occupations. The high-tech salaries
contributed $19.9 billion to the state’s economy – an increase of $900 million over 2014. The nearly $20 billion totals 18.4 percent of the state’s overall payroll, which is the fifth highest overall percentage nationwide. And job growth is not limited to the hightech industry. Across all sectors, Colorado is home to four of the top cities for job growth in the U.S., reports Forbes 2015 Best Places for Business and Career. Greeley leads the nation, with Denver landing at 16, and Fort Collins and Boulder at 21 and 26, respectively. In a broader study that analyzed 21 indicators across the top 10 metropolitan statistical areas (MSA), the state’s metro areas still showed strong. Denver ranked No. 1, Greeley No. 3 and Boulder No. 9 as leading locations nationwide in 2015, according to “Area Development,” a national publication on site selection and facility planning.
TOM KALINSKI RE/MAX of Boulder Meanwhile, Denver is plagued by being the No. 9 U.S. city most plagued by shrinking inventory, according to RealtyTrac’s firstquarter 2015 Residential Property Vacancy Analysis. In price appreciation, Denver is ranked No. 1. The challenge is too few vacant homes, according to data analyzed in the RealtyTrac report, which looked at 147 metro areas with at least 100,000 residential properties. Of the 10 cities that had the fewest number of vacancies in the first three months of 2015, Fort Collins was No. 2 with 0.2 percent and Denver No. 9
with 0.5 percent. “I think the Denver ranking reflects other parts of the metro area as well,” said Ken Hotard, vice president of public affairs for the Boulder Area Realtor® Association, noting that inventory and price are “two really strong indicators of the type of market the Boulder area has been dealing with for the past several years.” The city of Boulder’s average sales price topped $1 million and the median sales price exceeded $975,000 in January 2016, according to statistics published by the Boulder Area Realtors Association. In rental units, Boulder once again had the highest apartment rental rates in Colorado, according to the March 2016 Colorado
Apartment List Rent Report. Median rent is reported to be $1,850 for a two-bedroom unit in Boulder, a 3.3 percent increase since last year. Westminster’s yearover-year growth was even higher at 11.6 percent growth – the highest of any city in the state. The going median rent for a twobedroom in Westminster – $1,470. Longmont is up 8.8 percent to $1,150; Broomfield up 5.9 percent to $1,610; Fort Collins up 4.5 percent to $1,380; Denver up 4.8 percent to $1,750. How to stage a home in 15 minutes By Staci Giordullo, Angie’s List (TNS) Keeping the house clean, tidy and show-ready can seem like a never-ending task. Yet, that’s exactly what you’re expected to do once you list your house on the real estate market. Realtors champion the value of home staging, in which you remove clutter and personal items, and organize the furniture in a way that highlights the home’s best features. In today’s real estate market, potential homebuyers need to move fast in order to get the house they want. That means you have to be ready to open your doors and show off your home in a moment’s notice. So before that Realtor comes knocking, run
through this list of ways to make your home look spiffy in a jiffy. Time to tidy up Life happens, and keeping everything folded, stacked and put away all the time is near impossible. But when homebuyers are headed your way, it’s time to kick it into high gear. Keep a basket handy so you can toss toys into it in a pinch. Stack the magazines and newspapers in a neat pile, fold the throw blankets and fluff the pillows. Line up the shoes in the mudroom and hang coats in the closet. Let in the light No one wants to live in a cave, and a dark, dreary interior is often an instant
turnoff. Open the curtains and turn on all the lights – yes, even in the daytime – to make the house as bright as possible. Keep it closed First impressions mean a lot. Take a minute to make sure all the toilet lids and closet doors are shut. Yes, the people walking through your house will want to peek in the closets, but let them be the one to open and close the doors. You don’t want the closets’ contents exposed at the first glance in a room. Attack the kitchen There’s no time for a full scrub-down, so do what you can in the time that you have: put dishes in the
dishwasher; wipe off the table and countertops; toss any so-so looking food you normally keep out. If the appliances are covered in fingerprints, buff those away ASAP. And if there’s time leftover to sweep, by all means do so. Consider the smell Sometimes homeowners are oblivious to the way their house smells, which is normal because you get accustomed to your environment and may not realize there are stinky spots. To be on the safe side, take out the kitchen trash
and empty the kitty litter. If you have pet food that’s been sitting out for a bit, move it outside until the showing is done. Living with a funkysmelling teen? Don’t be afraid to bust out the air freshener and give his or her room a quick spray. If all else fails, and it’s a nice day, open a window or two for some fresh air. Preparing your home for listing photos LOVELAND - A large percentage of home buyers start their search online. This means that most potential buyers will make judgments about your home without ever seeing it in-person. It is therefore important that you make your home look as nice as possible in your listings photos. Here are a few tips to help you prepare for that photo session. Clear off kitchen surfaces The kitchen is one of the most important rooms in your home. To make your kitchen appear larger and cleaner, here are a few things that you can

refrigerator magnets. Clear out the bathroom The bathroom is another space that is extremely important to home buyers. For photos, you should clear off bathroom countertops as well. Also remove bath towels that may be hanging and hampers or other items that may be taking up space in the room.

BOULDER – It wasn’t very long ago that we only had the technology sector to thank for Colorado’s population boom. While those innovative techbased businesses are still driving growth in our area, the marijuana industry has stolen the spotlight as of late. The media is absolutely buzzing about the ties between real estate market trends and the legalization of marijuana. It’s an expanding point of interest as more states begin to roll out new and updated policies surrounding the growth, sale and use of marijuana. When marijuana was legalized in our state in 2012, it was an extremely hot topic. There were countless debates surrounding the effect of marijuana on our health, our lifestyles, crime levels, and the upbringing of our children. The general 4

topic of economy was even discussed, but the idea that our housing market would be so profoundly affected wasn’t something that most of us considered. We didn’t anticipate the “green rush” to infiltrate home prices and residential inventory, but that is exactly what happened. Other cities are beginning to follow in our footsteps. The Seattle market is presently gearing up for a similar boom, and what they are experiencing serves to reinforce the lessons we have already learned here. The beginning of marijuanarelated real estate growth begins in commercial real estate. That is, once legalization is approved, we see zoning and other housing regulations change. As commercial spaces open to marijuana growers and retailers, the dynamics in surrounding

neighborhoods begin to change, as well. That’s when the impact on the residential market becomes truly noticeable. As further proof of this, three of Zillow’s Top Ten Hottest Housing Markets for 2016 are currently being influenced by the marijuana industry: • #1: Denver, Colorado • #2: Seattle, Washington • #10: Portland, Oregon It is to be expected that these larger cities would lead the way in marijuanarelated housing market fluctuations. However,
similar dynamics can be seen on smaller scale in other areas of the states that are making moves toward the legalization and normalization of marijuana consumption. Another marijuanafriendly area that was not included on that top ten list was Washington, D.C. While it may not be considered one of the hottest markets, it is certainly one of the most expensive. What’s even more interesting is that, unlike other cities that we’ve mentioned here, landlords in our nation’s capital are embracing changes in marijuana legislation and using them as a chance to compete. One condo complex is even offering a marijuana grow closet as an included amenity with each of its units. The marijuana culture that can be found in various places around the United States has very

far-reaching consequences, and we are only just beginning to see how our economy is impacted by this newly-regulated form of domestic commerce. A surviving joint tenant spouse owns the property outright on the death of the deceased spouse without the need for probate court involvement. Spring’s not so nice things BOULDER - In an annual emergence in spring, the queens are awakening, shrugging off a winter’s sleep with conquest on their minds. They’re strong, hungry, and looking for real estate in which to build a nest – probably under your porch, your patio, or in the rock walls of the raised garden. Yellow jackets are beginning their year, and to keep your yard from the black and yellow bullies, these queens must die. In winter, yellow jacket colonies die, leaving only queens survive. They emerge when the weather warms in spring to begin colonization of our landscapes. Waking up eager to feed and alone, they’re the ones out foraging for food; by trapping her, you will prevent hundreds of her offspring from harassing your family in fall. Put out your wasp traps now, filled with heptyl butyrate, or design your own with chunks of cantaloupe – all it takes is a 2-liter sized pop bottle.

Cut the top off the bottle at the shoulders, turn it around and slide it into to the lower part of the bottle so the neck points inwards, and staple this together. Before you fit the top on, fill the bottle with a small amount of cantaloupe. Some wasps prefer protein, so make another trap and put a bit of lunch meat in it. Hang these away from your house. Another wasp that’s becoming active is the European Paper Wasp, Polistes dominulus. This builds open-faced nests up in the eaves, inside sheds, and in other spots located above ground. They aren’t aggressive unless you get too close to the nest; if you
do, then they may sting. Paper wasps look a lot like yellow jackets but aren’t attracted to traps at all. They’re predators, hunting the yard for softbodied insects. They, too, start the spring with a single queen per colony, so if they bother you, wallop them with a flyswatter. As long as we’re on a painful topic in gardening, it’s time to talk ticks. Good health in gardening involves understanding potential risks and avoiding them where possible. Gardeners are familiar with mosquito avoidance, but ticks remain a bit less publicized, and perhaps less understood. Of the 30 species we have in Colorado, none are those known to carry Lyme disease, which is fairly serious in the eastern U.S.. However, ticks can carry other problems and gardeners should take steps to keep themselves free of them. Ticks begin activity in early April when the young hatch from eggs and crawl to the top of tall objects to
wait for an unsuspecting animal to walk by. Size is relative when you’re a newly hatched tick nymph, and a tall object to a tick is a grass stalk. There, at the top of the stalk, many ‘ticklets’ bivouac – a cheery term for describing a mass of the tiny creatures hoping for dinner to come to them. Keeping ticks at bay involves simple precautions. If possible, stay away from areas that ticks like, such as animal trails through brushy areas, at the edges of fields, wooded or shrubby areas and grasslands. But if you want to enjoy the outdoors, a better approach would be to wear protective clothing that includes long pants
with socks pulled up over the lower cuffs. Repellents may also be applied to clothing to help ward off ticks. If you find yourself in tick country, don’t panic. Ticks take time to attach, usually several hours, so there is time to check yourself and remove them. If possible, have another person help you check – nothing quite says “I love you” like checking one another for parasites. According to Chris Mason, a community sales manager for local homebuilder Boulder Creek Neighborhoods, the Denver Metro real estate market is hot. Buyers are seeing equity in their homes like never before, and many are looking use that equity to purchase a new home that fits their lifestyle.

Nowhere is that more apparent than in Louisville. There are very few homes for sale within Louisville city limits. Those that are listed for sale, often sell within a few weeks, or even a few days of being listed. It’s the stylish yet practical design for which Boulder Creek is so well known. With only six homes left in the whole community, Mason points out that the popularity neighborhood speaks for itself. “Our patio homes are really popular with folks who are ready to downsize,” Mason said. Not only is the addition aesthetically pleasing, but it does a lot to promote community, as well. Residents frequently make use of their front patios, and that in turn leads to the kind of social interaction between neighbors that’s not often found in many neighborhoods today. With our easy recipe, you can make sidewalk chalk in fun shapes using ice pop or silicone baking molds. First, choose molds you no longer use for food. Spray the insides with plain cooking spray. In a disposable plastic container, mix plaster of paris (we used 1 cup to fill two 3-ounce wells in our mold) with water according to the package directions. Stir in poster or tempera paint, a drip at a time, until the mixture reaches
the desired color. Pour the plaster into the mold, then tap the sides to release any large air bubbles. To make more colors, wipe any remaining plaster from your mixing container with a paper towel and start a new batch. Allow the plaster to harden overnight before removing the chalk from the molds. Tip: Never rinse plaster into the sink. Instead, wait for it to dry, then throw the dried plaster away.

Maybe it’s because it’s not on the same day every year. But it always seems like, suddenly, it’s Good Friday and I have a house full of guests coming for Easter brunch, and I haven’t done a thing to get ready. If you’re like me, don’t panic. smile as I pull out the bowl brimming with eggs each morning, like I’m living on a farm or something. And, it makes Dan happy because it gives him another excuse to tease me. So, this is my first quick centerpiece idea: Fill a vintage bowl with natural eggs, either brown or white or the interesting variety of shades you can find from your local farmers now. Sweet, simple and done in 30 seconds. Score! If you want to take this look up a notch, flank the bowl of eggs with some Easter decor. This yummy shot is of my dining room when I lived in my grand old house in Atchison. This was for a formal party – and a book shoot – so we did it up big. But,

We just layered up dishes from several different china patters, then topped each place setting with a glass jar filled with chocolate eggs. The napkins are tied in simple satin ribbon, with a little flower threaded in. The place card holders were a little harder to pull off. We found wheat grass at the local market, tied it up in a bunch and tucked in the name card. The grass kept wilting, so we had to fill the saucer with a bit of water.
