LOVELAND - These days, it seems like everyone is sharing everything online. What you may not always realize is that the information posted online is fairly public, even if you have a private profile. Something that you post could be shared by your friends or their friends, and their profiles may not be so private. To keep your home and family safe, keep these safety tips in mind. Don’t share vacation plans ahead of time As excited as you may be about your upcoming vacation, don’t share this information on social media. What better way to make your home a target for thieves than to publicize that you will be

away from home for a certain number of days? Wait until you return from your trip to share the information. This will also help you focus more on enjoying your trip and less on updating social media. Don’t post pictures of your expensive belongings We all like to brag a little, but sometimes it’s best not to share the details of what you own so publicly. Posting pictures of valuable antiques, jewelry, electronics and other belongings on social media websites can really get people’s attention. Unfortunately, sometimes it’s the wrong type of attention and can make your home a target

for thieves. Don’t publicize your routine Another safety concern is allowing people to know your schedule. If you post a workout picture every morning and tag your gym location, tag your child’s school at pickup/drop off, etc., this is giving people valuable information about where you will be and at approximately what time each day. That information could be harmful in the wrong hands. Better to be safe When it comes to social media, we tend to connect with close friends and general acquaintances. Some are people that we know very well and others

may be new people that you’ve just met. We would all like to believe that the people we interact with are trustworthy, but sadly, that’s not always the case. There’s also the question of who those people may be connected to on social media. Ultimately, anything that you post can get into the wrong hands and earn some unwanted attention for you, your family, and your home. For safety

reasons, it’s a good idea to avoid posting certain types of information. Above are just a few examples. We hope these tips help you all stay a little bit safer. 1031 Exchange: What it is and how it works By Michaela Phillips, Guaranteed Rate, Inc. BOULDER – When you sell an asset of any kind, the profit that you earn is referred to as capital gains. In most cases, you are expected to pay a capital gains tax on this amount. There is, however, a section of the United States tax code (Section 1031, as you may have guessed) that offers shelter to investors. A 1031 exchange, in the simplest terms, is a matter of replacing one investment with another. It is named after the corresponding section of the United States tax code and is sometimes also referred to as a “like-kind exchange”. For many property owners, the details of this type of transaction are extremely bewildering. Perhaps the biggest point of confusion is that in many ways, this is more of a rollover than an exchange. You can think of it as taking the profit from one investment and using that to invest in something else. In the eyes of the IRS, this is not a matter of cashing out on your earnings; it is simply a way of letting your capital grow further. If you’re interested in seeking tax shelter under Section 1031, here are some of the factors that affect your eligibility: Type of Property The term “like-kind” was mentioned previously. To be clear, that is a way of saying that the two assets involved in a 1031 exchange are the same type of property. For example, you’re not going to sell a rental property, take that capital 6

and reinvest in bonds, and expect to quality for 1031 exchange treatment. However, if you sell a duplex rental and roll that profit into the purchase of a larger apartment complex, you will qualify. Your Intent The way you plan to use a property carries significant weight in determining whether or not your transaction qualifies as a 1031 exchange. A property that is used as your primary residence is not permitted, but the same home would qualify if you used it as a rental, instead. Another factor that falls into this same category is that the property must be intended for long-term holding. The purpose of Section 1031 is to allow your long-term investments to grow. For this reason, properties that are purchased, renovated, and relisted do not qualify. The money that is made from this type of “flipped” real estate is considered to be resale profit, not return on investment. Time and Cost Within 45 days of selling your previous property, you must provide a list of potential new investments. This is known as the 45-day identification period. This time allotment begins the day after closing, and it includes weekends and holidays. Extensions are not granted under any circumstances. On your list of identified properties, you may include up to three replacement properties without regard to value.

They can be worth any amount that you can feasibly afford. If you wish to replace your initial asset with more than 3 replacements, the IRS requires that the cumulative value of all properties combined must not exceed 200% of your previous property’s value. This stipulation is appropriately known as “The 200% Rule”. Moreover, the replacement(s) must have a value that is greater than or equal to the previous asset. It is required that all cash profits be reinvested. You are not permitted to use this money in any way between one investment and the next. That period lasts no more than 180 days, which is another time limit that is imposed on investors in a 1031 exchange. If you are not able to close your transaction on at least one of your replacement properties within 180 days of selling your previous property, you will lose eligibility for the 1031 shelter. This has the potential to cause some very expensive issues for investors. The timing needs to be just right. If your second investment property is part

of an infill development (which means that your closing will depend upon completion of construction), be sure that your developers are going to be running according to schedule. The IRS is not going to cut you a break because your property development was delayed. They care only about the actual date of closing, without exception. Involved Parties The titles for both properties must be a “mirror image” of one another. That is, the same taxpayer that is listed on the first title must also be listed on the next. Also, because of the aforementioned rule that prohibits you from using the funds between investments, you will be required to seek the services of a qualified third party, known as an intermediary. The intermediary must have no business or family ties to you, and is held accountable for all funds that are being rolled over. He or she is also responsible for ensuring that all of the necessary IRS paperwork is completed at all closings involved in the exchange. Finally, if interest is earned on the funds while they are being held by

your intermediary during the 180-day period, you are entitled to keep the money earned and record it as ordinary income. All of this may seem like a lot to process, but there are countless other details that you’ll need to understand if you plan to do a 1031 exchange. Winter not a blast for fruit trees BOULDER - Magnolias and apricots frolicked in the sunshine while Colorado weather lurked beyond the horizon, readying a wintry blast that would wipe those smiling flowers right off their branches. As the first tendrils of clouds slithered across the sky ahead of the storm, gardeners who’d been waiting for that frozen shoe to drop felt the oncoming doom in the pit of our stomachs, like watching a horror movie when you know the monster is about to appear and savage the innocent bystander. Had it only been snow to blanket the landscape things would have been fine. But the wet, watery weather came with a blast of temperatures in the teens, which for buds isn’t so harmful. But for flowers, is a very bad thing. Many plants awoke with the early warmth, stretching stems or leaves into the sunshine. Tree buds swelled and some even broke, covering branches with tender new leaves. In many cases, the

early growth of perennials and bulbs isn’t harmed by a frosty nip; the tissues are fairly hardy. And tree buds are able to withstand cold temperatures. But once buds begin to open, they lose much of their cold hardiness; the more open they become, the less tolerant they are of frosts. Magnolias, apricots, some cherries, and a few apples were in flower when this frozen blast hit them. If the freeze hits the flower for a half hour or longer, damage to the fruit can occur. Because our ice stayed on the plants for two nights, chances are these trees won’t fruit this year. But you can check to see the extent of the damage to your tree if it

This demand doesn’t appear to be slowing down. In reviewing the January 2016 Boulder Area Realtor Association Monthly Indicators Report, several measures show the results of this high demand with yearMarch 25-26 2016

was in flower. At or near blooming, freezing temperatures of 28 degrees Fahrenheit will result in about a 10-percent loss of flowers and fruit; at 24-degrees F a 90-percent loss. Several hours after a freeze and once the tissues thaw, the undeveloped fruit become brownish-black if they were damaged or killed by the cold. If your cherry or apricot was in flower, check it for damage. The flower contains a single pistil - the female part of the flower that becomes the cherry or apricot. It’s cupped by the sepals and petals of the flower. If the pistil is brown or black, it was killed by the freeze and won’t become fruit. If it looks healthy and green the fruit is alive. Apples have clusters of flowers, the centermost of which is the most developed. Known as the King bloom, it is the first to open as a flower. The king Bloom developed the largest fruit and is considered the most desirable of the flowers to flourish. But it’s also the

most likely to be killed in a frost since it opens first. Checking for freeze damage to apples is slightly different than checking cherries or apricots. Apple pistils are located inside the base of the flower, making it necessary to tear the flower apart to see if the center of the flower is brown or black. Check both the king and side blooms separately; hopefully some of the side blooms weren’t harmed by the freeze. Check a few of the flowers to see if your fruit

crop was harmed by the ice, but don’t rip apart all of the flowers. Take a sample from various parts of the tree to give it an overall checkup. Beautiful landscapes made easy BOULDER – Having taken her first xeriscape class during the 1990s before installing a xeriscape garden in part of her yard, Dianne S. is a long-time advocate of xeriscape gardening. When she moved to the Denver area in 1998, she worked in a nursery for four years, gaining more information and learning which plants she likes. In 2001, she became a Douglas County Master Gardener. In 2013, Dianne and her husband moved to their present home which had a landscape made up of nothing but lawn. Dianne dislikes mowing, especially on the slopes, so they covered a good portion of the front lawn with weighted cardboard

of plants and filling carts and carts with them. I just got the gardens and supplemented them with other plants I like – and went from there,” Dianne says. “The butterfly bush did not survive the November cold of 2014, but all of the others are thriving and they are beautiful.” She adds, “There is something blooming all the time, good planning.” Dianne states, “Maintenance in the front was easy. I watered about once a week and cleared weeds about monthly. And the drip system is on one zone of the sprinkler system.” She left the current sprinkler system in place the first year – “until the plants were established well

and black plastic, and killed the grass. In 2014, she incorporated about twenty-five plants from her former house with two Garden In A Box kits. That year, it was back to the weighted cardboard in the shady back yard to create another space for some low-water perennials. The following year, in 2015, she planted a garden in this space. In the front yard, she added plants from the Greatest Hits of Xeriscape Garden In A Box kit. “Garden In A Box kits contain plants I know and like as well as some new ones. It is an easy way to get started, and it’s quick. I didn’t need to walk around looking at lots

Waiving the option to have an inspection can have major repercussions in the long run. Flooring, wallpaper, furniture, mirrors, art, windows, doors, countertops, sinks and accent colors have been chosen. But all that hard work can be undermined if your personal palace isn’t illuminated properly. Lighting fixtures need just as much careful consideration as any other aspect of your redesign – they often occupy a prominent spot in your home, and they’re the natural object of focus as soon as they’re turned on. And there are new, cutting-edge ways to bring lighting into your home. Light switches will soon be obsolete. “I have been in this business for 28 years, and the last couple of years have seen more changes than maybe the previous 26,” said Houman Shir, managing director and founding partner of Euro Moda, a new high-end lighting 16

and furniture store in Irvine, Calif. It’s a fascinating time – traditionalism coexists with the avant-garde, and new technologies have revolutionized his industry, Shir said. “Chandeliers are popular; so is the midcentury look. But then we have pieces like this, which are very popular as well.” Shir pointed to a Spanish-made light that looked like an unfurling Mobius strip; its thin surface was a continuous band of bright, warm light. “Everything depends on what kind of statement you want to make. But there are so many more possibilities now.” Here are some fixtures, looks and technologies that are trending, according to Euro Moda, other lighting retailers and important online sources of homedesign ideas such as lushome, houzz and Pinterest. Artisanal fixtures: Anything that looks hand-hewn and rustic

is big this year, especially when paired with styles of the moment such as the farmhouse look (whitewashed board-and-batten siding and reclaimed wood). Hand-painted finishes, antique mirrored glass, hammered metal and scrollwork are common features of such lighting fixtures, which usually hew to traditional shapes such as swan necks and funnel shades. Connectivity: Smart homes are no longer science fiction, and lighting is an important part of that revolution. Wireless technology is making its way into all aspects of home design, and lighting control is no exception. Radio frequency-based systems are the standard technology, but there are other choices, including power-line communication, which uses power transmission lines to carry data to and from your fittings. With programs such as Insteon and WeMo, your lights can now be controlled by smartphone or computer. Lights are an integral part of the Internet of things: many elements of your domestic environment – from the toaster to the fridge – can now perform autonomously through programming and predetermined commands. Futuristic lighting: Unusual designs, complex shapes, wall sconces and floor lamps that resemble spaceships perched to take off – the pride of many showrooms are lighting fixtures

that look like they’ve traveled here from some “Jetsons” future. European designers dominate this category: Italy’s Artemide Group and FLOS, Holland’s Moooi and British design group Tom Dixon. LED dominance: Fixtures that use light-emitting diodes consume much less energy than other light sources. Also, they produce a fraction of the heat, meaning your air conditioner doesn’t have to work as hard during the warm season. LEDs don’t contain mercury, so they’re generally healthier than some traditional lights. They can also be built into furnishings and other unusual areas, and they last a long time compared to traditional light bulbs. Manufacturers who had been using old technologies such as metal halide and cold cathode are finally replacing them with LEDs. And you can program some LED products to change color and intensity. Midcentury modern look: “Mad Men” may be over, but its look lives on. Popular furniture, textiles, colors and fixtures from the 1950s, ‘60s and ‘70s celebrate the simple lines and meticulous craftsmanship of midcentury modern design. Many lighting manufacturers, including Kichler, Progress Lighting, Hinkley and Sonneman, are making lighting fixtures in midcentury style. Watercolor Easter eggs an easy project By Dena Fishbein, Tribune News Service (TNS)

There are places for the eye to rest at Euro Moda Lighting and Furniture shop in Irvine, Calif. (Cindy Yamanaka/Orange County Register/TNS) dining rooms, are becoming a requirement in stylish homes. Large pendant lamps over kitchen islands and dining room tables are part of this look. Homes with tall ceilings or a two-story foyer are ideal for oversize hanging lights and multitiered chandeliers, which can make a dramatic statement if they’re the first fixture that people see when they enter your home. They naturally draw the eye upward. Seashell lighting: If you’ve got a home near the beach, this might be the inspiration you’ve been waiting for. Well-made seashell fixtures showcase the colors and textures of natural sea shells. Polished shells add pizazz – they reflect light in every direction

to create a beautifully dramatic effect. Many fixture designs incorporate other nautical traits, and they’re proving very popular in beachside homes. Imitation ship lanterns are big. So are fixtures sealed with beveled or seeded glass. Warm-colored metal: Bronze, brass and gold tones are making their mark everywhere this year, including in light fixtures. Metallic hues are warmer, and designers are less leery now of mixing two or three metallic looks in one object: gold with silver, copper with brass. Gone are the days when one finish characterizes the entire house, or even a single room.

I love to paint just about anything! Paper, walls, furniture, sheets ... the list goes on! With Easter coming up, I decided that instead of dyeing Easter eggs, I'd paint them. This is a really quick and easy DIY anyone can do. Place them in a decorative bowl or on a cake stand with moss and flowers and perhaps a vintage bunny or duck to create a lovely little environment ... the perfect centerpiece for your Easter brunch table! Gather: • White eggs • Acrylic paint or food coloring (be sure to use food coloring if you plan to eat them) • Paintbrush • Water • Bowl or cake stand • Moss • Fresh flowers • Flower tubes filled with water (so the flowers don't wilt) Create: 1. Hard-boil the eggs so if they crack, they won't run. 2. After the eggs are boiled and cooled, place them back into the egg carton (this makes it really easy to paint them). 3. Create a color palette so you can paint each egg differently and they will coordinate beautifully. I used a palette of pretty, spring-

If you are using acrylic paint, mix with a little bit of water (not too much or the colors will be too drippy). 4. If using a paint brush, paint the eggs! Don't be too concerned with the design or if the colors run together. This project looks best when it is very painterly and abstract. 5. Place moss into a bowl or on top of a cake stand. Once the eggs are dry, arrange them on the moss and place flowers in water tubes and a vintage bunny around it to create a delightful Easter scene.
