Reducing the stress of home buying BOULDER – I was having a conversation with my client on our RE/MAX of Boulder podcast about how stressful it is to buy and sell a home. It happens that this client, Steven Moore, is a psychotherapist with a practice in Lafayette. Moore was explaining that buying and selling a home is one of the most stressful events in our lives because “it always happens in conjunction with other ‘stressers.’ It’s rare to hear someone say ‘I’m just buying and selling a house because I feel like it.’” Usually there’s some reason for moving, whether it’s because the kids have moved out and it’s time to downsize, a child has been born, or there’s marriage or divorce. Not to say that the process of buying and selling a home itself isn’t stressful, but it’s the fact that other stressful things are also happening that often compounds and intensifies the feelings of tension around buying and selling a home. So I asked him, as Realtors®, how do we help our clients through the stress? Below are a few quick tips. Five count breath There are physical signs of stress. Moore teaches all of his clients that in moments of stress, during which a real estate transaction can be many and often (e.g., contract discussions, showings, inspections), try to regulate your body through breathing. Take five breaths counting to five on each inhale and exhale. This will help “reset” you.

Pause to reflect and observe During our process of finding Moore and his wife a new home, Moore admits that he often didn’t remember the homes we had viewed. I’ve seen this happen to many of my clients, and I’m sure my fellow real estate agents can relate. Moore conveys that “when we’re stressed out, all our senses tend to narrow…we’re not going to take in everything.” When showing property, Realtors can pause and name, out loud, a few objects or features they notice in the home. This will help their clients remember what they are seeing, and more importantly, it will help relax them. What can you afford? LONGMONT - Applying for a mortgage loan can be stressful and even frightening, but knowing the key items that underwriters will look at can ease your worries and fears greatly. Besides understanding how underwriters look at you, it’s also important that you take a look at your financial situation to feel comfortable, as well. The role of an underwriter is to determine whether you qualify for a loan. So, the

Elevations Credit Union most important question underwriters ask is: Can you afford to make the
payments on this loan combined with all your other obligations? You will hear the term Debt to Income Ratio (DTI) often as a key measurement here. In a nutshell, the underwriter will look at your total income (gross income before taxes) and then the total amount of payments you make on all your current debt. He or she will look at the payments you have for your car, student loans, credit cards, etc. In general, underwriters like to see this ratio no higher than 45%. In other words, for every $1,000
of income you have, you should have no more than $450 in loan and debt payments. While underwriters look at DTI, you need to look at the reality of all your obligations and expenses that you pay. The most important question you should ask is: With this mortgage loan, will you still have enough money to live the way you want to? The DTI that underwriters use doesn’t include items like insurance, groceries, cell phone bills, retirement savings, etc. For many people, these expenses
add up quickly and are a major portion of their budget. Prepare a list of these items, and then add on the amount of the new loan payment. How comfortable are you with what you have left? Clipping ornamental grasses BOULDER - A recent headline in health news linked cowlickpatterned hair with improved health, which is good news for my landscape. I have ornamental grass and at this time of year, the swirled stalks and open centers rival any cowlick Brad Pitt can handsomely showoff. The heavy snows left calling cards across the landscape, breaking tree limbs, parting upright junipers and flattening grass. If you haven’t taken the time to cut back the ornamental grasses in your garden, this weekend is the time to put it on the schedule. Cutting back ornamental grasses early in the spring helps them send up healthy clumps of new growth and tidies up the remains of last year. When young, the grasses are smaller in size and cutting them to within two inches of the soil is simple – it takes a couple of minutes with a hand pruner and the gardener is off to relax after a job well done.

However, as grasses mature in the landscape, they, like many of us, increase in girth and the effort to trim them back each spring soon involves motorized equipment, pickup trucks, bungee chords and a posse of interested neighbors shouting encouragement. To reduce the physical wear and tear on the gardener here are a few tips passed along to me by friends who work in the green
industry. Before cutting back the large grasses, wear heavy gloves and long sleeved, sturdy clothing to protect against the serrated edges of many grasses. Bundling the tops of larger grasses, such as miscanthus, sporobolus (giant sacaton), or calamagrostis (feather reed grass) can make cutting and cleanup easier and faster. Using the bungee cords, tightly bundle the grass approximately one-third to one-half way up the bunch so that they resemble large wheat sheaves. After bundling, clip the grasses to within three to four inches of the base clump. Hand pruners may not be up to the task with tough-stemmed grasses and two handed loppers or a weed whacker may be needed. A few of the truly large grasses may even require use of a reciprocating saw or chain saw, and at this point my spouse usually jogs out to ask if he can help, because to be honest, he either helps me with the chain saw or he helps me to the emergency room (always use eye protection when cutting down grasses with motorized equipment). If using the chain saw method, you may want to bungee chord the grass in two places, one slightly higher than halfway, and one lower, to within five or six inches of the ground. With this system you will hold the bunch more rigidly for better cutting
with the chainsaw. As grasses mature they sometimes have the center die out, leaving an undesirable hollow area. To avoid this, once the grass bunch has been cut and removed from the area, take a few extra minutes to aggressively run your gloved hand through the center of the clump. This will break up remaining dried stalks and allow more sunlight to penetrate through to emerging shoots and can result in a well filled ornamental grass. If you plan on composting the cut stalks, run them through a chipper shredder first to break up the tough stems. They will be entirely carbon material for the compost pile, so be sure to add nitrogen along with them for best results. If you can’t compost the clumps, load them into a pickup or other vehicle to take them to the local city yards for composting. If using an open pickup or trailer, be certain to tie them down before driving so the clumps don’t sail out and land on an unsuspecting car following you. Ground fault circuit interrupters BOULDER – One of the most common issues found during a home inspection is missing GFCI receptacles or circuits. GFCI units are electrical outlets equipped with a ground fault sensor and a circuit breaker which senses a ground fault and is programmed to turn off the electric power to the electrical receptacle when danger is sensed. They should be found in all areas where a water source is present such as those located in kitchens, bathrooms and garages, as well as in unfinished basements, basement crawl spaces and outdoors. GFCI units are easy to identify, they are equipped with test and reset buttons. When the test button is depressed, electric power to the receptacle is turned off; depressing the reset button restores electric power to the receptacle. It is good practice to test your GFCI units on a monthly basis to be sure that they are functioning properly. GFCI units that have not been tested on a scheduled basis may not reset after being tested and therefore, need to be replaced. Replacing or installing new GFCI receptacles in not a difficult or expensive process. Some GFCI units may be located in the electric service panel; these units

This can mean added liability for any injuries that may occur while those visitors are on your property. It is important to take some extra safety precautions when listing your home for sale.

One of these GFCI units in the service panel may serve all bathroom receptacles or other common locations. If, for instance, a bathroom has a non-GFCI receptacle, your inspector should be able to tell you if it is on a GFCI circuit.

Clear walkways Make your home safe for visitors to walk through by clearing all walkways. Remove any items/furnishings that may block walkways or present a tripping hazard. For stairs, it is best not to leave any items on them, such as decorative baskets. Also, make sure floorboards, carpeting, and other floor coverings are not loose. If you have surfaces that may become slick when wet (i.e. smooth tile flooring), consider adding an area rug. Provide sufficient lighting Make sure all areas of your home are well lit. This is particularly important for stairways. Poor lighting may increase the likelihood that someone will trip and fall. Turn on all interior and exterior lights for showings.
Shoe covering precautions You may have seen reusable shoe coverings when visiting some homes. These can help minimize the amount of dirt from visitors’ dirty shoes. However, be sure to dispose of any that are worn and loose. Loose booties can sometimes cause people to trip and fall as they come loose mid-stride. Secure furnishings There will be visitors of all ages entering your home. Go through your home with the eyes of a child and secure any items that may be dangerous for young children. Put away any fragile décor. Secure furniture, such as bookcases, that may tip and fall on children. Place any sharp objects up high
and beyond a child’s reach. Better to be safe than sorry Although injuries at showings may be rare, they do occur. Injuries may result in lawsuits and claims against your homeowner’s insurance. Such claims will cost you money and may increase the premium that you pay for future homeowners insurance policies. An architect finds peace and quiet in Seattle with his renovated cabin SEATTLE – As you amble along the lushly landscaped, woodplanked path to Bob Swain’s Phinney Ridge home – once you find Bob Swain’s Phinney Ridge home – your shoulders slump. Your neck destresses. You breathe deeply (remember that?) and sigh, not even on purpose: “Ahhh.” Wait just one city-slickin’ minute here – is this a house, or some kind of mystic hidden oasis? Yes. And yes. “We live too-intense lives,” says Swain, the architect/designer behind Robert Edson Swain Architecture + Design. “In a busy city, how do you create refuge? It’s an emotional experience as you decompress before you make it to the front door.” Technically (though not argumentatively, because we are very relaxed), there are three doors to the three living “environments” that make up Swain’s intentionally tucked-away and thoughtfully renovated 1905 home. Together,
they add up to 1,830 square feet, give or take, split between the main building’s upper level, a back-house master suite/office (formerly a one-car garage) and a lower-level entertainment area Swain jokingly (but kind of aptly, actually) calls a “cantina.” Swain bought his “cabin in the woods” hideaway in 1998. The “long, skinny, tiny T-shaped building on piers” had been modified over the years but, let’s say, maybe not to its full potential. “The first thing I did was just cleanse,” Swain says. Adios, asbestos. See ya, sad shag carpet and smoke-yellow walls. Bye-bye, giant pink GE refrigerator. Out went the “classic workers’ housing” vibe. In came the outside. And now every wide-reaching window offers a soothing view of greenery. “I love climbing, hiking and wilderness,” Swain says. “My fantasy is living in a Cascades cabin I could sleep in every night after work without driving to Methow. This is like a vacation every day in the city.” But it’s a vacation spot where things work. “Everything serves at least three purposes, and it has to be beautiful,” says Swain, a credit to

Also a door to the service area.) – Elsewhere (everywhere), walls hide drawers and light switches; screens shield electric panels and garden supplies; furnishings hold shelves; and nooks conceal storage spaces, travel gear and even a rolling wine shelf. “I’m a person who’s still superpractical,” Swain says. “My way of thinking with this house is that I don’t let you feel anything is ever a compromise. It’s all in the detailing and thoughtfulness and mindfulness.” Mindfulness, did he say? Ahhh.

The carefully engineered skylights in Swain’s elevated “back house” bedroom (the only room with air-conditioning) are installed in the roof to add height. On a couple surfaces of his bedroom (Western maple, salvaged fir floor, decorative copper, gray natural exposed steel with lacquer finish), Swain keeps heart-shaped rocks ... and two wooden hearts his dad crafted for his mom when they met, at 16, in 1926.
