Can you qualify for a mortgage if you are an employee in the marijuana industry? BOULDER - In recent years, the marijuana industry has flourished, and financial institutions in Colorado have faced the challenge of navigating these uncharted waters. Countless people work in grow houses and dispensaries across our state, and many of them have had trouble obtaining consumer credit or opening retirement and other types of investment accounts. The businesses themselves have even faced similar challenges. Many have had to operate on a cash-only basis, keeping an unsafe amount of money on their premises simply because no banks were willing to accept their deposits. When an institution known as The Fourth Corner Credit Union attempted to open in late 2015 with the specific intention of serving the marijuana industry, it was denied the administrative approval that is necessary for a bank to operate. Banking has been hard for all members of the marijuana trade, but these hurdles have not necessarily been placed maliciously. Because banks and
lenders answer to many federal governing bodies, their focus has been primarily on adhering to the regulations set forth by those agencies. That remains true. We can’t ignore the fact that the federal government says that marijuana is illegal. However, there are a few things to know about before you change careers, or worse, throw in the towel on your dreams of becoming a home owner. The first and foremost factor to consider is that while marijuana is, in fact, illegal on a national level, it is perfectly legal here in Colorado. The people who work in this industry adhere to the same employment regulations that apply in any other field, and they are earning their living without breaking the law. With all of that said, it’s critical to understand how the nature of your relationship with your employer affects your ability to obtain a mortgage. Independent contractors who have a relationship with the marijuana industry are not permitted to count marijuanarelated income toward mortgage qualification. This also applies in other
Guaranteed Rate, Inc. financial situations. For example, one Colorado woman’s financial institution unexpectedly closed her retirement account because she was an independent bookkeeper who had a marijuana dispensary as one of her clients. Along those same lines, if you own 25% or more of any business in the marijuana industry, you are also considered to be self-employed, and that income cannot be used to qualify for a mortgage, either. However, if you are a W-2 earner, you will be happy to know that your income is treated in the exact manner as that of any other traditional employee. You will not face the same challenges as your employer, in this case.

Here are a few items to include on your list. Plumbing check Buyers can get scared off if they suspect a home has plumbing issues. There are a few simple things that you can check. First, look underneath your sinks for any plumbing leaks. You may be surprised at how many buyers will turn on the faucet and peek under there! Also check your drains and clear any clogs. Don’t forget the shower head. Buyers often check for pressure and that the

Vital Statistics for the first quarter of 2016 Boulder County single family market: January through March Analyzing the data from the first quarter of 2016, the number of available single family homes seems to be increasing in the Boulder County housing market. By the end of March, inventory had already surpassed 2015 at the end of March. Even with more homes available to purchase, prices are still favorable to sellers. As of March 31, the average sales price of a single family home in Boulder County
compared to Q1 of 2015. Additionally, the average median sales price of a single family home in Boulder County has also realized a similar increase and sits at $495,000. An indicator of the strength in the current Boulder County single family

I’ve paid off my mortgage. Now what? By Ilyce Glink and Samuel J. Tamkin, Tribune Content Agency Q: I paid off my mortgage and would like to know what actions I should take now. Thank you in advance for your assistance in this very important matter. A: First, congratulations on paying off your mortgage. Paying off any debt is worthy of a celebration. Paying off a mortgage, especially if you’ve owned the home for a substantial period of time, say 15 or 30 years, is even more remarkable. There isn’t much for you to do now, other than make sure you continue to pay your property taxes and ensure that the lender has removed the lien it placed against your home when you got your loan. First, if your real estate property taxes were paid as part of the loan with a real estate tax escrow, you’ll need to make sure you start receiving the property tax bill directly. Since you won’t be making monthly payments, the lender will no longer be paying that bill on your behalf. The good news is that the lender likely kept extra funds above and beyond what you actually owed in taxes. And someday (a couple of weeks after your final payment), you should get that reserve back in the form of a check from your lender. Make a note in your calendar to contact the lender if you haven’t received these funds four weeks after the payoff of the loan. The bad news is that now you’ll need to set aside enough cash for your property tax payment and homeowners insurance policy (if the lender was paying that premium as well). Since it can be difficult for most people to come up with a lump sum twice a year, we suggest you open up a bank account and deposit the same amount as your mortgage each month until you have enough to pay your property taxes and homeowners insurance premium. (You might want to shop around with a few lenders to see if you can reduce your property insurance premiums, if you haven’t done it in a few years.) Once your lender receives the final payoff amount from you, the loan is paid off in full. Lenders then need to prepare a release deed 6

or release of lien to clear the title to the property. The release, once recorded, gives notice to the world that you have paid off the loan and that the lien the lender attached to the property when you got your mortgage is no longer valid. You should also receive back from the lender the canceled original note and the canceled original mortgage that you signed when you took out the loan. Make sure you keep good records so that you later don’t get someone claiming that you didn’t pay the loan off in full or they claim you owe them money on that same loan you paid off. Be aware that lenders often don’t send out release deeds or release of lien letters, as we think they should. But you can call your lender and request that the company prepare and send out the release for recording. The document must be recorded at your local recorder of deeds office, or at another office charged with recording deeds in the county in which the property is located. When you call the lender, ask for the department that handles the release of liens and then ask how long it will take for the lender to get the documents sent. You may have to keep checking with your local recorder of deeds to ensure that the release of lien gets filed. You might be able to do this online, as many recorder of deeds offices have put these public records online. One final note: Make sure to call your homeowners insurance carrier and tell them that you paid off the loan and that the lender no longer needs to be added as the lender on your homeowners insurance policy. Again, the hard part is over. You’ve made your payments and the house is now yours, free and clear. And that, friend, is worthy of a celebration. 12 questions to ask before investing in furniture By Gabrielle Savoie, Domaine (TNS) We would never mess with our water conduits without hiring a plumber or knock down a load-bearing wall without getting our plans approved by an architect. We hire specialists because as experts, they can foresee problems we can’t – and investing in furniture shouldn’t be different. Before dropping serious cash, consulting a designer prevents buyer’s remorse, which can be all too real when a sofa doesn’t fit through the front door, or the marble table we spent rent money on is stained and scratched after a hard realization that we are not, in fact, marble people. Designers, after all, have navigated decor showrooms and trade fairs enough times to make quick and informed decisions on virtually any piece of furniture you want. But since we can’t all afford to consult an interior designer on every shopping trip, nor rack up the historical knowledge of one, we’ve culled the 12 questions an interior designer always asks before saying yes to a new piece. Get ready to become a seasoned furniture buyer with these expert tips from top-notch interior designers. Will you still love this item in 10 years? James Wheeler of J. Wheeler Designs says, “It’s important to ask yourself this question, because it can help to align money in your budget with the pieces that count.” While some pieces that are made to fit a specific space in your house might warrant less of an investment, it’s usually better to buy fewer, more versatile pieces of higher quality so they can move with you from house April 22-23, 2016

Also, make sure that the pieces feel proportional to each other. You don’t want your coffee table dwarfed by a too-large sofa. Is it in a color that will complement your home? “Interiors don’t need to be matchy-matchy,” says Murray, “but picking
something that works within your existing color palette will ensure a cohesive, elevated look.” Look for analogous tone-on-tone options or complementary colors that work well together. When in doubt, stick to neutrals! Would a custom alternative be better? It’s surprising how bespoke furniture often costs the same or even less than store-bought counterparts. “If you fall in love with something that’s just slightly off for your space due to material, color, or size, it’s worth looking into whether a local fabricator can tailor-make the perfect piece to your exact specifications,” says Murray. How long do you want this piece to last? It’s perfectly OK to buy a piece of furniture to last only a few years, especially if you’re prone to moving frequently or if you just want your furniture to survive your children’s messiest years. But if you’re ready to invest in a piece that will go the distance, really take the time to investigate the quality and longevity of your purchase. “Spending $2000 vs. $1000 on a sofa could mean many more years of use,” says Jaclyn Joslin of Coveted Home. How often do you want to fluff the cushions? Here’s a quick designer trick for you: “While down

Just like with catchy pop songs, it usually takes a few months of foresight to truly know whether the cool new trend you can’t seem to get enough of will truly become one of your classics, so don’t rush into purchasing a trendy piece. “Live with the idea of the piece,” recommends Joslin, “and if you still love it after a week, make the investment.” How many people do you want to entertain? Considering your space when planning a dining room is important, but so is knowing exactly how many people you want to be able to accommodate at your table. For instance, if your room is small but you love throwing huge dinner parties, consider a round dining table with extension panels you can use when entertaining. Alternatively, if your room is large but you don’t foresee hosting many dinner parties, opt for a smaller table and use the rest of the space for another purpose. Will this fit through your front door? This can be the Achilles heel of many an unsuspecting furniture customer, especially in larger cities, where living quarters are small and elevators old. When purchasing a big piece of furniture, always look for a clearance measure or ask the sales rep. This will

usually involve measuring all doors, hallways, and clearance length between all interior and exterior walls. The last thing you want is to wait eight weeks for your custom sofa to arrive, only to realize that it will not fit through your front door. How much can you actually spend on this piece? This goes back to how long you want to keep a piece of furniture — but it also forces you to really take a hard look at your finances. Can you really spare $5,000 on that statement chair you’ve been eyeing for years? Can you buy it now, or should you save and wait a little longer? Being ruthlessly honest with yourself here will force you to stay on top of your budget. You might even get creative and find a better budget alternative! Steve McKenzie of McKenzie Interior Design also suggests asking yourself whether this dramatic piece will complete a particular space. If it does, then maybe that one standout piece is worth the investment. When do you need this to arrive? Do you need a guest bed before your in-laws arrive in a few weeks? Are you hosting a dinner party for 12 in two short months? Some purchases are a little more urgent than others, so prioritize each piece and always check furniture lead times, as they can wildly vary from one store to another. Top home inspection problems BOULDER – A professional home inspection will reveal a lot about your future home. Besides learning about the mechanical operations of your home the inspection will reveal any obvious defects. A recent national survey of home inspectors revealed what are the eight top home inspection problems. 1) Improper surface grading and drainage. This was by far the most frequently found problem. 2) Improper and undersized electrical wiring.
Many inspectors, about 20 percent, found this to be the most common home inspection problem. 3) Older and damaged roofs. About 9 percent of inspectors cited this as the most-common home inspection problem. 4) Deficient and older heating systems. Problems include broken or malfunctioning controls, blocked chimneys, unsafe exhaust flues and cracked heat exchangers. 5) Poor Overall Maintenance including cracked, peeling or dirty

What’s wrong with my garage door opener? By C. Dwight Barnett, Tribune News Service (TNS) Q: I’m having a problem with my garage door opener. After leaving the house, I noticed the garage door did not close. I tried several times, but the door only moved slightly but would not close. I had to go into the garage and release the door opener and then lock the door. Do I need a new opener? A: An automatic garage door opener has two devices to protect you and your automobile from harm should the door accidentally close when you
are under it. Your problem may be that the photocells are out of adjustment keeping the door from closing. There are two photocells located near the bottom of the door’s track; one on either side of the door. If the beam from the photocell is blocked, the door will not close. Similarly, if one of the photocells has been moved, the light beam will be off and the door will not close. There should be a colored light on the surface of each
beam to let you know the beam is properly adjusted. If one of the adjustment lights is off or is blinking, you can adjust the cell by moving it with your hand until the light is on and steady and stops blinking. This is an easy DIY, but you may have to call a garage door company if the adjustment does not solve your problem. Another problem could be the door closer motor sensor. There are two adjustments on the door opener motor. One is an
adjustment for the opening force of the door, and the other if for the closing force of the door. Find the closing force adjustment and turn the screw a quarter turn at a time until the door closes and stays closed. This may take some time to adjust accurately. Once the door stays closed, open the door and then lower it again trying to stop the door from closing by grasping the bottom rail with your hand. If the door does not automatically stop and
open up, you need to adjust the closing force until you can stop the door. Sounds easy, but sometimes it takes several attempts to get the adjustment just right. C. The stations are placed about a foot under the ground and spaced about 8 to 10 feet apart. An average job can consist of about 25 to 35 stations, pest control experts say. The stations can also be placed above ground on a woodpile, for example, where termite infestations tend to be bad. The systems attract termites and poison them. Bait systems typically include a regular maintenance schedule. Pest control technicians will go back and check them every few months to see if they're doing their job. These systems can work great as a preventive measure. However, because they can take several weeks to several months to start working, they may not be ideal for active infestations.

Liquid termite treatments work fast Many companies prefer to use liquid pesticide treatments to kill subterranean termites. Liquid treatments have proven to be a quick and effective treatment. Some specialists say liquid treatments work faster because they can be applied directly to the infestation. They add that bait systems may not ensure that all the termites will leave the home and migrate toward the traps. Typically, a pest control expert will apply chemical treatment to the soil, which sets up a defense barrier around the home. Pest control specialists may also drill holes through slab areas around the perimeter of the home and apply the chemicals into the holes. Expect termite extermination to be expensive Talk to your termite specialist about the best solution to fit your particular situation, but be prepared for the expense. Termite extermination isn't cheap. Expect to pay $1,000 or more, regardless of which treatment type you choose.
