HOME MORTGAGE
Cash out for investors up to six properties BOULDER – In the latter
part of 2015, Freddie Mac made some significant changes to the way they handle financing for investors. Because these changes were made relatively quietly, many investors are not currently aware that they may have just been given room for growth. The maximum number of financed properties that a borrower could be financially obligated for through Fannie Mae is ten, but once you reach four financed mortgages, you can no longer take cash out. That remains true for Fannie Mae, but new guidelines have been set forth by Freddie Mac that offer incredible advantages for property owners who wish to grow their investment portfolio. The most exciting part of Freddie’s new guideline is that investors who own as many as six properties can take advantage of their recent equity gains and pull cash out to buy more properties! This gives seasoned investors new opportunities for buying more property. With the new guideline, you can refinance and take cash out up to 75% of the current value and reinvest, and with rates at a 3-year low, there is even more
MICHAELA PHILLIPS Guaranteed Rate, Inc. incentive now. This form of cash-out refinancing is an excellent strategy for investors for a couple of reasons: • Cashing out on equity allows you to make improvements to the property that will, in turn, make the property more marketable. • When you refinance your property, all of the costs are tax deductible. You can write off your points, your loan fees, legal fees, title fees, and any recording fees or mortgage registration taxes that may be imposed by your local government. It’s important to remember that your loan is one component of your total financial picture, and this is extremely beneficial to investors who want to maximize equity across their entire portfolio. The most exciting part of all of this is that investors have now been given access to the recent equity they have gained from our thriving real estate market, as well as the opportunity to take advantage of lower interest rates on additional investments. like something you might be interested in doing with your own investment property, here are a few requirements you need to know about: • When speaking of investor refinance, Freddie Mac is referring to singleunit second homes or investment properties with one to four units. • This is not merely a restructuring of your previous mortgage; a new loan application will be required. • Your total cash-out amount will be expected to adhere to Freddie Mac’s maximum mortgage limits. • The loan-to-value ratio requirements are more restrictive for investment properties than

Ready to downsize? Here’s what to toss. BOULDER - If you feel that your house is bigger than you need, you may be ready to downsize. The American Association of Retired Persons (AARP) recommends taking action sooner rather than later and beginning the process by getting rid of anything you don’t need. One suggestion is to move to a smaller home as soon as the kids move out rather than waiting until retirement. It’s a big decision, but AARP stresses that selling the bigger house may save on taxes, utilities, insurance and repairs. Here are more AARP tips on what to get rid of and why. Empty the storage unit There are about 50,000 self-storage facilities in the U.S., according to the
for is clothes or other items piling up on the treadmill. Or perhaps you prefer exercising out-ofhome, either in the gym or outside. It’s okay to get rid of it.
TOM KALINSKI RE/MAX of Boulder Self-Storage Association. If you have a storage unit, the perfect first step to downsizing is getting rid of everything that does not fit in your home. Donate exercise equipment If your home exercise equipment is used only a few times a year, pass it along to someone who needs it. One sign to look
Eliminate unused kitchen appliances and gadgets If more than six months have passed since you have plugged in that handy whatever-it-is, it’s time put it back into circulation. Maybe your kids are budding cooks and need that appliance. If not, Goodwill is the perfect place for kitchen items. Let go of a car This one item can bring you the greatest savings. The current average annual cost of owning and operating a car in the
U.S. is $8,698, according to AAA. If you or your partner no longer work, paring down to one car might make sense. When two cars are needed, car-share programs, car rental, or public transportation can fill the void.
With the availability of e-books and online media, very little storage space is needed – even your music and movie collections can be digitized.
Clear out extra furniture Getting rid of excess furniture makes a big difference in how roomy your house feels and looks. Start with one room, pare down and see how much bigger the room feels. Go digital with books, magazines and movies Yard sales, thrift stores, libraries or used bookstores are the perfect place to put your library back into circulation.
Shred old files Tax records need to be kept for seven years and some papers need to be kept indefinitely, but old warranties can be tossed. Consider web-based storage or an external drive for documents you need to keep and access other documents online such as bills, banks statements and user manuals. We were not disappointed. One of his team members came over to make some suggestions for showing the house. We left for Florida for 3 months, and the rest is history. He and his team were so wonderful after we accepted an offer they helped with every detail in a way that I did not think about given the fact that we were so far away. LAWN AND GARDEN
Saving water by design BOULDER - Planning for the future in Colorado isn’t limited to retirements or college funds; we who live in this semi-arid land also have to take water into consideration. And despite Mother Nature regularly turning the rain and snow on and off over April, seasoned gardeners know the heat is coming and with it, dry days. Projections for growth in our population and demands downstream put a strain on our water, and long-term predictions of a 560,000 acre-feet gap between need and supply by 2050 is grim. The balance between what we have and what we’ll need will begin tipping sooner than we think - in some areas as soon as 2020 – sparking a stream of calls for conservation action to

with old-fashioned understanding of plants and the environment. Low water landscapes are beautiful, and with the right design and technology, can cut water use significantly over outdated irrigation systems and water-hogging plants. “Think of the whole landscape as having a water budget just like you’d think of counting calories. You have a limit; where do you want to spend it?” said Hammond. “Use your budget as you want, then use other parts interestingly by adding boulders or dry creeks near downspouts to direct the water towards plants.” Whether you’re planning a new landscape or renovating an old one, hiring a professional designer will pay off in water savings through sustainable use of your property. With microclimates, slopes, exposure and soil types, there are a lot of things to take into consideration. One of the more challenging things to do is decide when you need a remodel, says Tanya Fisher, president of Colorado Vista Landscape Design, Inc. in Windsor. “Water around here is gold and it’s priced as such. When you realize the trees are larger (than when planted 20 years ago), the grass won’t grow, roots of trees are on the surface, or you’re throwing water, water, water at the landscape with no

improvement, it’s time to reconsider that area.” Fisher says a typical remodel will reshape lawn areas, downsizing them to more water efficient sizes and softening edges so sprinklers can irrigate them more efficiently. Retrofitting with drip irrigation and pop up heads save dollars as well as water. When renovating, consider what you want to keep and what you want to achieve. Do you want decreased maintenance, less time spent mowing, or a facelift so the property looks better? “When you transform something, you must think what are you transforming it to?” Fisher said. Negotiating home inspections LOVELAND – Home inspections are an important step in the home buying process. How the results are negotiated can often make or break a deal. As a home buyer, it is important to understand how it works so that you can achieve your goals without compromising the deal. Here are some tips that may help.
ask a seller to complete upgrades suggested by the inspector. If the home included such upgrades, it would have been listed for sale at a higher price to begin with. Inspections should focus on actual issues.
SUZANNE PLEWES RE/MAX Alliance
Do not use inspections specifically for negotiations Sometimes home buyers make an initial offer with the intention of negotiating a price reduction after the home inspection. This is never a good idea! You should always act in good faith at the offer stage and be comfortable with the amount that you are offering. Never use the May 6-7, 2016
inspection specifically for price reductions as you do not know what may be uncovered and whether a price reduction would even be reasonable. Separate problems from suggestions It is common for home inspectors to identify issues as well as make general home improvement suggestions. You cannot reasonably
Prioritize issues and negotiate fairly A common reason why deals fall apart is that one party feels offended and is unwilling to compromise as a result. Keeping a good working relationship with the sellers will make them more amenable to your requests. Approaching inspection issues fairly is key to doing so. Avoid giving sellers the sense that you are nitpicking. If the list of issues is quite extensive, consider focusing on just the major
items and overlooking the minor ones. Your agent can give you valuable guidance on this and help you approach the seller in a manner that increases your chances of success. It takes both sides to compromise Both buyers and sellers must compromise to some extent to keep deals together. When one side holds a rigid position, it usually leads the other to do so as well. That’s when everything tends to fall apart. Even if you do not feel that you should be compromising, giving in just a tiny bit can go a long way to staying in a seller’s good graces. As mentioned earlier, when there’s a good working relationship with the sellers, they will be more

This is where working with an experienced agent can be a huge help. BRENNAN BY THE LAKE Buyers flock to low-maintenance living in Erie By A. Martin, At Home. Renderings provided by Boulder Creek Neighborhoods.
M
ike and Jean Huss have an unusually long history with local homebuilder Boulder Creek Neighborhoods. “We’ve been following Boulder Creek for about five years,” Mike said. The first time they walked into a Boulder Creek home, they liked it. The attention to detail, the quality of the build, the floor plans – almost
everything about the homes. However, there were a couple of things that just didn’t work for them at the time. And so they waited. Their patience has recently paid off with their purchase of one of the first homes at Boulder Creek’s newest low-maintenance neighborhood, Brennan by the Lake. Located on the Boulder County side of Erie, Brennan features
Boulder Creek’s popular easyHouse – a series of ranch-style homes that focus on what the builder calls the “art” of easy living. For them, easyHouse was perfect. As Jean explained, “We’re retired now and we wanted something with less stairs, and no maintenance.” Of course, main floor living is just one of the design elements that

caught their attention. There are little details from the baseboards to the ceiling that make an easyHouse stand apart. For example, the halls and doorways are all wide set. The countertops in the kitchen and bathroom have been slightly raised. The outlets on the walls are positioned marginally higher – not enough to look odd, but enough to make them easier to reach. All over the home there are features that make it a more comfortable space, easier to navigate and more pleasant to relax in. Speaking of relaxation, another big draw for Mike and Jean was the low-maintenance lifestyle. Like all of Boulder Creek’s neighborhoods, homeowners at Brennan by the Lake can leave the hassles of yard care and exterior maintenance behind, as those chores are managed on their behalf. Without the obligation of chores like snow removal and lawn mowing,
Daily Camera / Times-Call – AtHomeColorado.com
Boulder Creek estimates that the average home owner will get back 6 to 8 hours of time each week. That’s epic. The Huss’s reasons for seeking out a low maintenance home just make sense. “We’re getting older,” Jean said. While she and Mike are both still very active, neither is particularly excited about the prospect of spending free time taking care of the house. But there’s another appeal to the lowmaintenance lifestyle. “We like to get away in the winter,” Mike said. With their lowmaintenance easyHouse, if Mike and Jean want to take off for a warmer climate, even on a moment’s notice, they can. They don’t have to arrange for a house sitter, or make sure someone will be coming by to shovel, mow or tend to the house in any way. As if all that weren’t enough, there’s also location to consider. May 6-7 2016
Longtime residents of Erie, they were determined to stick to the area they call home. “There’s a lot of building in Erie right now,” Jean said, “But it’s very difficult to find a lowmaintenance community.” Thankfully, Brennan by the Lake is that and a whole lot more. Just west of County Line Road and north of Thomas Reservoir, Boulder Creek has taken great care to fold the layout of the neighborhood into the surrounding area. The end result is a community that flows with the surrounding natural beauty rather than competing against it. There will be walkways and trails for both hiking and biking, and the entire neighborhood is conveniently located with easy access to Boulder. While that’s an impressive list of amenities, both for the home and for the community, one might still wonder why
they held out for a Boulder Creek home. Five years is a long time to house hunt. Boulder Creek is a nationally recognized builder for good reasons, but they aren’t the only qualified home builder in the state. Why insist on waiting? “We know they build an excellent product,” Jean said, adding, “We were impressed by their staff.” Buying a home can be an exhausting process. It’s an enormous investment, and the very idea of the process is terrifying to many. The Huss’s have seen a lot of Boulder Creek homes and have had more than enough time to do their homework on the builder. They feel completely confident the home they’re buying is solid. That’s assurance worth waiting for. The other aspect of buying a new home is the people you work with during the process, and
this is one more area where Boulder Creek shines. When asked about the Boulder Creek staff, Mike was impressed. “They’re just good people,” he said. Throughout the process they were kind, patient and enthusiastic. “They’re just as excited about us getting the house as we are!” he said. If all of this sounds like something that might be up your alley – you’re not alone. Boulder Creek opened sales in the neighborhood just over a week ago, and has already sold through twelve of the 66 easyHouse home sites. “The response has really been overwhelming,” says Boulder Creek Vice President of Sales Brian Fink. Fink goes on to say, “Both the location and the homes are really striking a chord with homebuyers.” Construction is only just underway at Brennan by the Lake, with completed models anticipated this

But, according to Fink, “The really neat thing is that buyers have the chance to tour the easyHouse floorplans now.” He’s referring to the easyHouse neighborhood located just north of Erie in Loveland, at The Lakes at Centerra. The Lakes features several of the easyHouse designs also being offered at Brennan, and has been a popular spot for those considering
the Erie neighborhood. If the neighborhood’s current popularity is any indication, this is not one of those times to take a “wait and see” approach. If you’re in the market for a low-maintenance lifestyle in the Erie area, you should act now. For more information about Brennan by the Lake, visit www. LiveBrennan.com today.

DESIGN RECIPES
Freshen your space with florals By Cathy Hobbs, Tribune News Service (TNS) When the weather is warm, nothing can revitalize and rejuvenate a space quite like florals. And the beauty is they don’t necessarily have to be fresh. One longtime secret of decorators is to use floral arrangements as accessories. Similar to decorative elements such as sculptural pieces, vases or toss pillows, the right floral arrangement can add an elevated aesthetic and help set a mood, as well as add a muchneeded punch of color. Floral arrangements come in all shapes and sizes and can be used in locations throughout the home from living rooms to kitchens and even bathrooms. When incorporating floral arrangements into your home this spring, here are my top 10 tips to keep in mind. 1. Don’t overdo it. Too many floral arrangements can have a negative effect and overpower a space.
2. Look for variety. Try to mix and match your arrangements, as opposed to displaying just one color or type of arrangement. 3. Consider succulents. Succulents are a great and modern choice. 4. Use floral arrangements in unexpected places. Bathrooms, for example, are often discarded areas. 5. Embrace color. Color is your friend when it comes to florals and can be used to add interest to your home. 6. Avoid fillers. Fillers often create a less luxurious feel. 7. Look for silk. If you are considering purchasing artificial arrangements, silk is still the standard and comes in various levels of quality. 8. Take care of your arrangements. Even artificial arrangements need to be maintained – avoid stains, dust and look out for excessive signs of

wear and tear. 9. Look for interesting vases or containers. What you place your floral arrangement in is almost as important as your floral selection. 10. Choose arrangements of the appropriate size and scale. If you are looking to make an impact on a large surface such as a coffee table or dining table, it is best to choose an arrangement that will provide for big visual impact. Conversely if you are looking to
make a statement in a smaller space such as a bathroom, a smaller arrangement may be more appropriate. New kitchen sink has too many holes
15 years in a row!
Wright Kingdom is WK Real Estate
By Ed Del Grande, Tribune News Service (TNS) Q: Dear Ed: My husband came home this week with a new cast-iron kitchen sink that he bought for a discount. While I like the sink and the low price, there is an issue. The sink has five faucet holes! We planned for a pull-out kitchen faucet that will take care of the three holes in the middle. What do we do with the two extra holes on each side of the faucet? – Ann, New Jersey

ASK THE EXPERT
What is a home inspection? BOULDER – Home inspections are limited, non-invasive, examinations of the condition of a home. The sale of a home is often contingent on a home inspection. Typically home inspections are conducted by a home inspector who has the training and certifications to perform such inspections. The inspector prepares and delivers to the client a written report of findings. The client then uses the knowledge gained
in the report to make informed decisions about their pending real estate purchase. The report describes the condition of the home at the time of inspection but does not guarantee the future condition, efficiency or life expectancy of systems or components. Home inspections are sometimes confused with a real estate appraisal. An inspection determines the condition of a structure, while an appraisal

Flatirons Home Inspections determines the value of a property. While not all
states or municipalities regulate home inspectors, there are professional associations for home inspectors that provide education, training and networking opportunities. A professional home inspection is an examination of the current condition of a house. HOME ORGANIZATION
5 easy hacks to get (and stay!) organized right organizing tools makes the process all the more fun. “I go for getting cute boxes, big wicker or wooden chests that double as storage,” she tells us. “Modular furniture allows you to throw pictures, blankets and random items in there easily. You can have access to them no problem, but they won’t take up space or be an eyesore.” Her sleek, pareddown nursery is a master class at keeping it all discreetly tucked away.
seasons is the best time to get rid of clutter. “You are ready for new things at that point anyway,” explains the actress, who recommends setting a hard and fast date every few months to assess your space. Whatever is not in immediate use, consider relocating. “If it’s something you want to save for the next generation or just can’t part with but know you have no use for it at the moment, pack it in a box, label it, and put it in the garage.” Eliminate all extras from your day-today space and make way for mental peace and clear vibes.
Spring has sprung, and there’s no time like the present for letting go. For some, organization can be a time-consuming and emotionally draining endeavor. For others, it is its own reward. In case you’re more in need of a quick, easy fix in the face of juggling it all, we asked one of our favorite new moms, actress JamieLynn Sigler, for her best tips for throwing spring cleaning into hyperdrive. A self-professed “huge organizer,” Sigler was all too happy to let us in on the joys of cultivating a clutter-free zone. We’re boiling it down to the basics. Prepare for the easiest streamlining guide anywhere.
Motivate with chic tools “Box, box, box!” Sigler declares as her number one rule. Acquiring the

photograph it and bring it to a storage unit,” she tells us. “Everything is itemized, so whenever I need to access anything, from baby stuff or holiday decorations, I simply click on what I want, and they bring it right back.” Maintain strict deadlines “I completely understand not being able to let things go. It gets emotional,” Sigler confides. Before making major cuts, she recommends consolidating. If you’ve got bulk items, first gather them all in one place. The next step is establishing a strict deadline for moving on. Think of it as your storage shelf-life. “My rule is if I haven’t worn it or used it in a year, let it go,” says Sigler. Pop anything
you’re considering tossing into a box, get it out of sight and see if it stays out of mind. Pay it forward One of the most rewarding aspects of spring cleaning is the ability to give back to those in need. “Bringing things to places like Goodwill will remind you that your things live on and help others,” she says. “What’s better than that?” Moving forward with a generous and grateful spirit leaves room for wondrous new things to come your way.
