Cash out for investors up to six properties BOULDER – In the latter

part of 2015, Freddie Mac made some significant changes to the way they handle financing for investors. Because these changes were made relatively quietly, many investors are not currently aware that they may have just been given room for growth. The maximum number of financed properties that a borrower could be financially obligated for through Fannie Mae is ten, but once you reach four financed mortgages, you can no longer take cash out. That remains true for Fannie Mae, but new guidelines have been set forth by Freddie Mac that offer incredible advantages for property owners who wish to grow their investment portfolio. The most exciting part of Freddie’s new guideline is that investors who own as many as six properties can take advantage of their recent equity gains and pull cash out to buy more properties! This gives seasoned investors new opportunities for buying more property. With the new guideline, you can refinance and take cash out up to 75% of the current value and reinvest, and with rates at a 3-year low, there is even more

This form of cash-out refinancing is an excellent strategy for investors for a couple of reasons: • Cashing out on equity allows you to make improvements to the property that will, in turn, make the property more marketable. • When you refinance your property, all of the costs are tax deductible. Ready to downsize? Here’s what to toss. BOULDER - If you feel that your house is bigger than you need, you may be ready to downsize. The American Association of Retired Persons (AARP) recommends taking action sooner rather than later and beginning the process by getting rid of anything you don’t need. One suggestion is to move to a smaller home as soon as the kids move out rather than waiting until retirement. It’s a big decision, but AARP stresses that selling the bigger house may save on taxes, utilities, insurance and repairs. Here are more AARP tips on what to get rid of and why. You have a limit; where do you want to spend it?” said Hammond. “Use your budget as you want, then use other parts interestingly by adding boulders or dry creeks near downspouts to direct the water towards plants.” Whether you’re planning a new landscape or renovating an old one, hiring a professional designer will pay off in water savings through sustainable use of your property. With microclimates, slopes, exposure and soil types, there are a lot of things to take into consideration. One of the more challenging things to do is decide when you need a remodel, says Tanya Fisher, president of Colorado Vista Landscape Design, Inc. in Windsor. “Water around here is gold and it’s priced as such. Negotiating home inspections LOVELAND – Home inspections are an important step in the home buying process. How the results are negotiated can often make or break a deal. As a home buyer, it is important to understand how it works so that you can achieve your goals without compromising the deal. Here are some tips that may help.

Keeping a good working relationship with the sellers will make them more amenable to your requests. Approaching inspection issues fairly is key to doing so. ike and Jean Huss have an unusually long history with local homebuilder Boulder Creek Neighborhoods. “We’ve been following Boulder Creek for about five years,” Mike said. The first time they walked into a Boulder Creek home, they liked it. The attention to detail, the quality of the build, the floor plans – almost

everything about the homes. However, there were a couple of things that just didn’t work for them at the time. And so they waited. Their patience has recently paid off with their purchase of one of the first homes at Boulder Creek’s newest low-maintenance neighborhood, Brennan by the Lake. Located on the Boulder County side of Erie, Brennan features

The countertops in the kitchen and bathroom have been slightly raised. The outlets on the walls are positioned marginally higher – not enough to look odd, but enough to make them easier to reach. All over the home there are features that make it a more comfortable space, easier to navigate and more pleasant to relax in. Speaking of relaxation, another big draw for Mike and Jean was the low-maintenance lifestyle. Freshen your space with florals By Cathy Hobbs, Tribune News Service (TNS) When the weather is warm, nothing can revitalize and rejuvenate a space quite like florals. And the beauty is they don’t necessarily have to be fresh. One longtime secret of decorators is to use floral arrangements as accessories. Similar to decorative elements such as sculptural pieces, vases or toss pillows, the right floral arrangement can add an elevated aesthetic and help set a mood, as well as add a muchneeded punch of color. Floral arrangements come in all shapes and sizes and can be used in locations throughout the home from living rooms to kitchens and even bathrooms. When incorporating floral arrangements into your home this spring, here are my top 10 tips to keep in mind. 1. Don’t overdo it. Too many floral arrangements can have a negative effect and overpower a space.

2. Look for variety. Try to mix and match your arrangements, as opposed to displaying just one color or type of arrangement. 3. Consider succulents. Succulents are a great and modern choice. 4. Use floral arrangements in unexpected places. Bathrooms, for example, are often discarded areas. 5. Embrace color. Color is your friend when it comes to florals and can be used to add interest to your home. 6. Avoid fillers. Fillers often create a less luxurious feel. 7. Look for silk. If you are considering purchasing artificial arrangements, silk is still the standard and comes in various levels of quality. 8. Take care of your arrangements. Even artificial arrangements need to be maintained – avoid stains, dust and look out for excessive signs of

wear and tear. 9. Look for interesting vases or containers. What you place your floral arrangement in is almost as important as your floral selection. 10.
