Four ways to get the character of historic window architecture in a new house (BPT) - History tends to repeat itself. The saying, “The more things change, the more they stay the same” rings true with architectural styles. We have smarter ways of building and the layouts have evolved with lifestyle changes, but historical and authentic design is only growing in demand. “Post-war in the mid to late 20th century, many homes began losing that historical European influence due to the need for mass produced, affordable housing,” says Deryl Patterson, an award-winning residential architect, and president and founder of Housing Design Matters, Inc. “Fast forward 30 years, and homebuyers began demanding those historical styles again with the convenience and functionality of a new home.” “One of the features often overlooked when designing a ‘new old house’ is the window style,” says Mark Montgomery, vice president of marketing for Ply Gem Windows. “Instinctively, people realize the curb appeal of a home is not quite right when the windows do not fit the architectural style,

but they can’t point out what’s wrong. Windows are so much more than white rectangles and can really make or break the home’s design.” For homebuyers who want an authentic older home look, the exterior must be designed in a specific manner, down to every little detail, especially the window architecture. Montgomery advises buyers to consider the color, grilles (decorative pattern that can simulate the look of separated glass panes), operating style and shape for historically-influenced design that complements the home’s style. To get the look, here are four examples of how history influenced window architecture in home design: French Country This is a very elegant style, focusing on vertical proportions. Windows are a defining characteristic that should emphasize this. A 3-foot by 6-foot window with a two-overtwo window grille pattern is a classic combination. The single vertical mullion (a post that separates two windows) in the window further reinforces its striking proportions.

Craftsman Bungalow This style was developed from the British Arts and

Crafts movement and features double-hung or casement windows. In Craftsman-style homes, the exterior trim traditionally contrasts with the window frame color, and the windows include grille patterns that create vertical proportions. Prairie A bold departure from the typical Europeaninfluenced styles, windows in modern Prairie architecture are typically tall casements in warm tones, providing the perfect complement and contrast to the horizontal lines of the style. A Prairiestyle grille pattern is essential to complete the look.

To find the window style that best fits your “new old house,” Patterson recommends researching the options. “One of the best ways to find inspiration is to drive through older, historical neighborhoods. If you don’t live close to such neighborhoods, old travel magazines and history books are also great resources,” she says. Websites like plygem.com also help provide inspiration and take the guesswork out of architectural styling and color selection through historically accurate visual renderings, window design specifications and suggested style and grille patterns.

The bold, yet modern Prairie architectural style typically features tall casements in warm tones, providing the perfect complement and contrast to the horizontal lines of the style. Appreciation in the Boulder County real estate market BOULDER - We all know the real estate market is hot right now, but what do we do with that knowledge? How do real estate agents advise our buyers and sellers? These questions were raised at a recent RE/MAX of Boulder office meeting and I found some interesting trends in the data from the Federal Housing Finance Agency’s (FHFA) Home Purchase Index (HPI) that illuminate our recent market appreciation and it’s relation to past periods of market appreciation. The HPI data is for all of Boulder County and is comprised of paired sales drawn from all of the appraisals done on conforming, conventional mortgages on single family homes. This means we’re looking at the sale of the same home over time so we truly are comparing apples to apples. This data does not include any attached home sales or data from VA, FHA or Jumbo mortgages. Here’s the chart with a logarithmic scale that displays the same percentage changes in values with the same vertical scale regardless of value so that a period of 50 percent appreciation in home values will have the same vertical height on the chart without regard to the starting and ending values. I used the average sales price for a single family home in Boulder County at the end of 2015, and used the FHFA data to take that average home back in time to its value in 1978. Many things struck me about this chart. The consistency of our periods of major appreciation in both slope and length of time. The fact that the intervening periods really didn’t see major depreciation. The fact 6

RE/MAX of Boulder that we really didn’t see any sustained major depreciation for any period going back to 1978 in Boulder County. The fact that most of our periods of stronger appreciation last about 48 months. One of the things I keep hearing lately is how unprecedented our current market strength is. While the buyer frenzy for the few properties on the market may be unprecedented, the appreciation rates we’re currently seeing match nicely with the periods of appreciation we saw from 1978-1982, 19901994 and 1997-2001. I was very surprised how well the green lines in the chart above matched the length and slope of the three preceding periods of strong appreciation. All of these 48 month periods saw appreciation that rose between 51.8 to 54.1 percent. This is interesting as our current period of appreciation started in 2013 and so far, values have gone up 32.9 percent. This tells me we can still expect about 19 to 20 percent more appreciation in home values before the cycle ends. This also tells me we’re likely to see strong appreciation into early 2017 assuming the same 48 month pattern holds true for this uptick in the market.

The lack of any real downturns in the chart was also interesting. There were two times when you could have lost money if you bought at the very peak of the market and then had to sell within the next three years: In the second quarter of 1982 when we saw a 9.7 percent downturn and in quarter one if 2009 when we saw a 3.4 percent downturn. One time, quarter two in 1987, if you bought and had to sell within the next year you would have lost 1.43 percent. Other than those times, it’s been hard to point to any time in the chart where values have dropped dramatically. In fact, if you bought a property and held it for six years or more, there has never been a time in this dataset that you would have lost money. So what will it mean when this current cycle ends? I don’t think that means we’ll see depreciation, just a lessening in the rate of appreciation that will

lead to a flatter period of still positive but small appreciation rates. I’ve heard many times before that the longer the flat period, the greater the rise at the start of the next cycle. Since our upturns have been very consistent without regard to the previous flat period, I’m not sure I believe in that assessment. I think the consistency in the upturns has more to do with equity appreciation and wage gains. The purchasing power of the buyers builds up until there is a breakout, but can only be sustained for so long before that buying power has to be recharged. The one thing that could throw this whole analysis out the window is the potentially changing nature of our market. Has our market fundamentally changed? If it has, an analysis comparing the current market to past patterns is doomed. Buyers have definitely become more informed through the use of the

internet, but I don’t think that has fundamentally changed the way the market appreciates. The one change that I see that probably has started to fundamentally change our market and will continue to change it is the buildout of Boulder County. All of the past appreciation periods occurred in times when more homes could be built, a new home relief valve on accumulating demand. We’re not builtout yet, but that day is on the horizon and assuming Boulder County remains the desirable place that it is now, this change will be dramatic and will finalize the supply side of the equation forever. Dedicated mortgage companies Companies solely in the business of generating mortgages often sell a certain percentage (or in some cases, all) of their loans into the market. This is not a bad thing, it simply means that their loans must comply with certain guidelines so that it can be sold. If sold, your payments must go to a different lender than the one who initially gave you the loan. Don’t worry, your mortgage terms and conditions cannot be changed. Given the volume of loans that many major lenders issue, they can sometimes offer more competitive rates or terms than small banks or credit unions that keep loans in-house. Mortgage brokers Mortgage brokers are yet another entity that can provide you with mortgages. As a broker,

they essentially have access to programs from hundreds of mortgage companies and can help you find one that best fits your needs. They assist with getting the loan closed an approved, after which point you send your payments directly to the designated lender. There are some mortgage brokerage companies that are also lenders themselves and will keep some loans in-house. Which type of company should you contact? This is always a tough decision for home buyers to make. First, you should know that it’s okay to check with more than one lender and compare their programs, interest rates and closing

costs. Just make sure that you are comparing apples-to-apples when it comes to the type of program. For example, comparing an FHA loan with 3.5% down versus a conventional loan with 10% down will obviously be different even from the same lender. Get a referral Your real estate agent can also refer you to a reputable local lender. Some lenders are more proficient at processing and closing loans than others. Working with a good lender will make the home buying process easier and less stressful for you, which certainly has value. Tomatoes grew from weeds to superstars

BOULDER COUNTY When it comes to getting a little slice of love apple in your life, the tomato has come a long way, baby. From its lowly beginnings as a weed that spread from its native Andean region through Central American into Mexico, the small cherry tomato-sized fruit has won hearts around the world, until becoming a major crop and one of the

most popular plants in the vegetable garden. Tomatoes have been domesticated and improved for size by people throughout history. In the Uto-Aztecan Nahuatl language it was called tomātl, meaning “fat water” or “fat thing”; they also called the bigger, red fruit from their breeding efforts xitomatl, meaning either “plump thing with

endearment pomme d’amore, or love apple. Once it arrived in Europe, people began tinkering with the tomato, choosing types that performed well in their own locations. This selection expanded its genetic diversity, providing landraces with a wide array of fruit shapes, colors, and tolerance to growing conditions. Some of these tomatoes are now popular heirlooms, blasts from the past that provide modern garden treats. Yet over time the inbreeding of types has led to weakness, with some varieties losing vigor and others lowered disease resistance. Some tomatoes lauded in articles and books don’t perform well in every garden, leaving gardeners disappointed in their performance. To help overcome this problem, growers have taken to grafting tomatoes onto vigorous rootstocks, which lend better growth or disease resistance to the plant. Locally, gardeners have good selection of beloved heirlooms on sturdy roots. “This region isn’t the best for growing tomatoes. We have those lovely, cool evenings in summer, which we love but tomatoes hate,” says Sue Parsons, co-owner of Sweetheart Farms, who sell grafted tomatoes at the Boulder Farmer’s market. You can

get more fruit earlier on a generative rootstock that puts its energy into fruiting, a handy trait in our short growing season. “I had a Brandywine set 50 tomatoes on one plant last year,” Parsons said, and one of her customers reported 23 Black Krim set and ripened on his grafted plant while the ungrafted Black Krim grown alongside of it only set one fruit. Grafted plants cost more because the grower must raise two tomatoes to fuse together, she said, plus some of the grafts don’t take and the plants die. It takes a bit more to bring them to market but the results are worth it. Caring for a grafted tomato differs from a standard one: you don’t plant them deeply. Along the lower part of its vine, tomatoes have lumps, called root initials that often develop into roots. When this happens to a grafted tomato, the genetics of the top growth can take over, reducing or cancelling out the robust characteristics the rootstock provides. Plant them at the same level as they are in the pot, making sure that the graft line – you can clearly see it – is above the soil. But once planted, treat them like you would other tomatoes and you’ll reap a bounty of love apples. Good news is that they did a section at a time, so the OSB was exposed to fairly light rain/drizzle for about a half-hour before peel and stick membrane

was installed. Is that a problem? – Sailor K., Tampa, Fla. Dear Sailor: A reputable contractor keeps tabs on the weather and won’t begin installing a roof if it’s raining or expected to rain. Doing so puts workers at risk of falling off a wet roof and unnecessarily exposes your home to damage for which they may be held liable.

The OSB treatment That doesn’t mean that an unexpected rain or drizzle, as you indicated, won’t occur during the roof replacement. If it starts to rain or drizzle, the roofers should act quickly to cover your OSB – most likely with a tarp. One of the roofing pros we spoke with says mist won’t affect OSB any more than the humidity that OSB absorbs on a hot day. OSB isn’t extremely sensitive to small amounts of water because resin and wax is manufactured into the layered product. Also, the edges of the panels are treated with a sealant to resist moisture penetration. Up on the roof, watch out for wet or wrinkled decks That said, pros say a new roof should never be

installed over wet wood or a wrinkled barrier. Doing so goes against the building codes in most communities and the shingles won’t adhere. When a roof deck is exposed to water and absorbs enough to swell, it should be allowed to dry out before any roofing material is applied to avoid trapping moisture under the roof material that could cause the edges to swell or buckle. If your contractor discovers damaged decking while installing your roof, it should be sanded or replaced before the new roof is applied. They should also make sure to properly vent the roof. Check before you hire a roofing contractor Because many states don’t require roofing

contractors to be licensed, experts recommend checking your local building codes or meeting with a building inspector before hiring a roofing contractor. Read reviews on Angie’s List to find an experienced roofer who does quality work and carries liability insurance. Before you hire anyone, ask what precautions the roofer will take if it starts to rain when they are installing the roof and come to an agreement before the job begins. Five ideas, tools to ease spring tasks Time goes by so fast I hardly realized it’s already spring. I barely had time to put away my snow shovel and winter tools when I found myself mowing the lawn and thinking about spring repairs. Doing the necessary maintenance now will give you time to enjoy the summer days ahead. To help with spring maintenance, I have selected both established and dependable tools plus some newer ideas to help ease the duties of spring. 1. For a few years I have been using a wellestablished 40-volt Black & Decker string trimmer and have been very satisfied with how the tool performs. Black & Decker has recently launched its new PowerCommand™ Outdoor Power Tools and I am now trying the newer 20-volt Max EasyFeed string trimmer that extends the string with just the simple push of a button. Both tools use extended life lithium batteries and Black & Decker’s advancing battery technology is

simplifying the lives of homeowners. The lighter weight 20-volt trimmer has additional features and is capable of doing most yards, but I’m old school and I still like the power of the 40-volt battery trimmer, which is also available. Also available are the new 20V Max PowerBoost Sweeper and the 20V Max PowerCut Hedge Trimmer. PowerCommand™ tools are available at retailers nationwide. 2. Spring maintenance often means having to touch up or repaint items exposed to the weather. The problem I have, besides hating to paint, is the cleanup. I have tried to save expensive paint brushes by washing and then rinsing in a fabric softener or wrapping the brush in plastic food wrap and placing it in the freezer. Now I use the Paint Saint, a paintbrush in a can solution that enables you to quickly and easily touch up paint. The high-quality brush is built into the lid of an airtight can. The brush never dries out and

never requires cleaning. The lid twists off and on, no screwdrivers or mallets needed. Inside ridges let you wipe off excess paint, and the lid serves as a drip catcher. Duck Tape is also available in a large variety of colors and designs. Now Duck Tape has introduced Duck Tape Transparent Tints for craft or repair projects. Duck Tape now comes in three transparent tint shades that can be applied without hiding what’s beneath the tape.

Getting your home ready for inspection BOULDER – The first thing you should do to get your home ready for an inspection is clean it. A clean house says you care about and take care of it. Often buyers will meet the inspector for a walk through towards the end of an inspection and would feel uncomfortable asking questions if the owner is present. Try to schedule a time for the inspection when you can be out of the house for at least three hours and be on time. Sometimes home inspectors are early. Leave all utilities turned on even if the house is 18

vacant. The inspector will need to turn on the stove, run the dishwasher, test the furnace and air conditioning etc. Without the utilities on, the inspector may have to reschedule, which could delay the closing of your transaction. Remove anything that may be blocking access to your furnace, air conditioner and water heater. The inspector will need three to four feet of working space to inspect these items. Provide easy access to your basement and/or attic as well. There should be easy

Leave a keys for out buildings. Finally, all invoices and documents regarding remodeling projects or new items such as a roof or furnace should be available to the inspector. These days, there is a new material many designers and homeowners are considering: stone. Granted, stone is an unlikely material choice for furniture-building, but in the design community, stone is quickly building momentum and gaining popularity. Why stone? Stone has long been a desirable material. Available in a host of colors and variations as well as durability, stone provides longlasting quality. Even so, stone is considerably more expensive than traditional materials. For those looking for one-of-a-kind designs and craftsmanship, stone is a creative alternative. From light marble to agate and dark blue tiger eye, the outcome of your furniture piece can be either light and bright or dark, smoky and rich. One slight warning: Stone pieces are extremely heavy and even small pieces can require more than one person to lift or move. How stone pieces are made While stone furniture appears to be entirely made of stone from the outside, in most cases, the piece begins with a wood foundation or mold, and then large pieces of stone are veneered onto parts of the foundation. The goal in creating such a piece is to have as few seams as possible. The fewer the seams, the smoother and more cohesive the piece will look. Types of furniture that can be made into stone The beauty of stone is that it no longer has limitations. The advantage of working with a custom designer or craftsman opens up a world of possibilities. From console tables to table bases, table lamps and even chairs, stone can be used to create nearly any piece of furniture. If you are on a budget, stone isn’t likely the option for you.
