Could reverse mortgage solve financial trouble? By Ilyce Glink and Samuel J. Tamkin, Tribune Content Agency Q: In a recent column, you provided advice to the relative of an underemployed person who owned a home free of mortgage but was in financial distress with inconsistent cash flow and was falling in arrears with their property taxes. Wouldn’t a reverse mortgage work here, providing a consistent cash flow? What would be any possible downsides? Is there a minimum age requirement for reverse mortgages (since we don’t know the person’s age but who is probably, if not close to being, a senior citizen because the mortgage is paid off)? A: Thank you for your comment. We aren’t huge fans of reverse mortgages, though they can be useful in some circumstances. Let’s walk through the issue and see if a reverse mortgage might work here. If we assume the person seeking a reverse mortgage was 62 years old (the minimum age to get a reverse mortgage), and owned the home outright (or had a very small mortgage), that person might qualify for a reverse mortgage. But we’re not sure that taking money from the equity in the home to pay for her housing expenses would solve our reader’s problems, and that is often the best use for a reverse mortgage. For that reason, we suggested that our reader consider selling the home. While you are correct that our reader didn’t have a mortgage on the home, our reader appears to have accumulated some debt over time due to her inability to pay her living expenses. So, the question is: Would it be worthwhile to get a reverse mortgage and use the proceeds to pay off her debt issues? Since we don’t have exact numbers, let’s walk through a hypothetical situation. If we assume the home was worth around $100,000 and she had about $10,000 in debt to pay off, she might get about 50 percent of the home’s value through a reverse mortgage. She also might have paid $5,000 or more in fees to get that reverse mortgage (though this 4

is generally built into the loan). With this scenario, she would take out $50,000 and use $10,000 to pay off her debt, leaving her with $40,000 in cash. We were also told that she had accumulated the $10,000 in debt over the prior few years, so our reader with the reverse mortgage could expect to run out of money at the rate of her expenses within the next 10 or so years. That might have kept her in the home, but at the end of the 10 years she would have blown through half her equity in the home (assuming that the home appreciated a bit, but there’s interest tacked onto the reverse mortgage) and she would be around 75 years of age. We thought it might be better for her to evaluate her living situation and make a decision to sell based on her current income and expenses. What happens if she lives to be 95? If she eats up half her equity but only gets 10 years out of it, what will happen after that? And, she’ll still have home maintenance expenses, property taxes and insurance premiums to pay. Instead, imagine she sells the home and downsizes to something that’s more affordable based on her project retirement income. She could invest the $100,000 she gets from the home and use it for some extras or for an emergency fund. Given that the home seemed to be her largest expense, we thought it would be better for her to look at alternative living situations with the hope that she might find something to her liking but at a much lower monthly cost. At the same time, she’d have any money she had from the sale of the home in the bank. Ideas from Frida Kahlo’s garden By Maureen Gilmer, Tribune News Service (TNS) Everyone saw her home, Casa Azul, in the movie “Frida,” the biography of Mexico’s most famous surrealist painter. The family house is in Coyoacan, where she grew up, a suburb just south of Mexico City. Today it is Museo Frida Kahlo for those intrepid enough to brave the trip to this lovely old town. And though wandering the house and Frida’s studio is an exceptional experience, there are some great ideas outside in the garden. The grand courtyard of Casa Azul was where Frida kept all her pets: the hairless dogs and monkeys, birds and fish. The living spaces are separated by lava-lined planting spaces that support narrow tall trees. Cooling pools, deep green canopy, lavalined beds and her collection of pre-Columbian gods are a physical reminder of Aztec life in the Valley of Mexico. The curious garden has changed since she died in 1954,

now totally shaded. Yet if you study old photographs of Frida there in the day, you’ll notice that same garden was more open and sun-filled. This transition from full sun to eventual shade is something that happens in all landcapes with trees. They begin in sun until canopies mature, then as shade increases the sun-loving species die out and shade plants replace them. The corner house in Coyoacan is first a colonial one, then later as studio and bedroom wing were added by Diego in a simple modern style. Newer construction uses indigenous stone, simple lines and large windows that illuminate the studio and look down over the garden. Between the studio and bedroom is the hallway to the garden door where Frida’s bed remains today. She asked that it be moved there toward the end so she could look out and see the flowers and animals.

A painter’s transformation The original house was not blue; we know this from childhood photos taken by her photographer father. Painting the house blue was done later, when she and Diego lived there. Today it still features that color known as “azul anil,” believed to prevent evil from entering. Since then even more colors have been added giving the space a more festive overall appeal. Canary yellow furniture Today the courtyard is used for visitors after they’ve toured the house. The traditional painted Mexican furniture is bright canary yellow, a color that is complementary to the blue so it really pops. Imagine your own garage sale finds painted like this against a blue background. Shade plants Few flowers bloom at Casa Azul due to the tall tree canopy that shades the garden. The space was sun-filled in Frida’s early days, when vintage photos show white hairy “old man” cactus and other sun lovers thriving there. The current gardeners have preserved the madonna lilies that grow all over Coyoacan like weeds. They also exploit impatiens, our shade garden annuals that grow large and lacy in that mild winter climate. Other plants common there are grown in pots along the many low seatwalls. Spider plants and sansevieria, both frost-tender, are common here, as well as a series of leatherleaf bergenia in terra cotta pots. Monumental art Both Diego and Frida were

avid collectors of pre-Columbian statuary and architectural pieces yielded from the early excavations of Aztec ruins. Much of her chunky jewelry came from actual finds in the diggings. The reverence for the history of Mexico prior to Cortez demonstrates the strong nationalistic fever of the day that drove so many of Rivera’s mural subjects. It takes a lot of guts to paint anything azul anil because it’s such a super potent color, but once it’s there as a background, the entire space changes. It did so in that old colonial with the modern expansion, and then with color and artifact and stone, the garden evolved from a creative woman’s oasis that now can be felt by everyone willing to visit the “place of the coyotes” to experience firsthand the place she called home. Service and companion animals in your rental: What you need to know House Bill 1426 passed by unanimous vote on April 16, 2016, filling a critical void for landlords who provide housing for disabled tenants. Skepticism about the presence of a service animal has been very long-standing, with good reason. Over the years, there’s no way to say exactly how many renters have manipulated the protections provided to our nation’s disabled citizens. Below is an overview of what you need to know about service and companion animals living in your rental property, and what this new HB161426 means for you. Know the difference between a service animal and a companion animal Colorado is not the first state to enact a law of this kind. Various areas of the United States have their own laws addressing which animals and circumstances qualify, but the underlying principle is the same. Service animals are not viewed in the same way that average pets are perceived (neither in a social capacity nor legal). These animals have been trained for and charged with a very specific job, and they have been deemed a necessary component in the owner’s way of life. As an aside, it also helps to know that these service pets carry a cost that is commensurate with their role in their humans’ lives.

The price for one of these animals is often several thousand dollars; you can rest assured that (in almost all cases) the one living on your property is being properly handled and contained. The boundaries often become a bit unclear where companion animals are concerned. Sometimes called “therapy pets” or “comfort animals”, these pets serve their humans in an entirely different capacity. They do not require any specific training, and they do not perform the same physical tasks that are carried out by service animals. However, they do work as official Emotional Support Animals (ESA). The only legal requirement is that a nexus exists between the human’s emotional condition and the animal’s ability to alleviate the symptoms. Seven deceptively simple (and natural!) ways to make your home smell better By Meghan Rooney, Domain (TNS) Nothing makes us feel more productive than whipping out our scrubs and subjecting our home to a deep cleansing session. Conversely, nothing makes us feel unhealthier than breathing in the chemical-laden scents that seem to linger for days. While cleaning often is paramount to maintaining a germ-free home, these harsh cleaning products can be hazardous to your health and also leave your home smelling like a hand sanitizer rather than a comfortable environment. With summer on the horizon, it’s time to deodorize your home the right way to make it fresh for entertaining guests. That’s why we’ve concocted a few natural formulas below that will not only leave your home clean but smelling sweet. Cutting board You’re likely aware of the allpurpose benefits of coconut oil, but what you might not know is that it has natural antibacterial properties, making it the perfect ingredient to introduce into your cleaning routine. If you own a wooden cutting board, you know they require a bit more care. Not only should you regularly clean and sanitize it, but you’ll need to condition the wood at least once a month to keep it from cracking. They’ll also hold up longer and harbor less germs with a regular cleanse, which can be accomplished with coconut oil. First, spray your board with a

little vinegar before washing well with warm soapy water. Once dry, gently massage coconut oil into the wood to condition the cutting board and leave it with a shiny finish. Microwave If you rely on your microwave to heat leftovers, the mix of aromas from various cuisines can create quite a stench. The stale air from the small, enclosed space in the machine doesn’t help either. Fortunately, deodorizing it is incredibly easy. Fill a microwavesafe bowl halfway with water, and squeeze in one whole lemon. Heat the bowl in the microwave for five minutes, and then let it sit for a couple of minutes to cool. When you open the door, you’ll be met with a clean, fresh scent. Your garbage disposal can be a deep, dark, scary place. It can also smell pretty horrific after mixing up a bad combination of old food. Get rid of offensive scents by tossing two cups of ice and one cup of salt down a clear disposal and run it with cold water. The ice, salt and water will negate the smell, but if you want to leave a fresh scent, follow this combo up by running it again with half a lemon. Cookware Even if you wash your pots and pans regularly with dish soap, they could still use an extra deepclean in between meals to remove the buildup of excess grease and

grime. This natural combo will clean, sanitize and deodorize your cookware and cutting boards with just two ingredients. First, squeeze the juice from one half of a lemon onto the surface; then sprinkle with a generous amount of coarse sea salt, and squeeze the second half of the lemon on top. Use the halved lemons as your sponges to scrub the salt into the board. Finish by removing the salt with damp paper towels. The lemon removes the potent scents of garlic and onions, and the salt works to sanitize the surface.

Be sure to wipe off all of the baking soda before using the oven. You can also top it off with a vinegar-water mix from before to add extra shine.

Glass and mirrors Before there was Windex, there was vinegar. This throwback trick works just as well now to create a crystal-clear, smudgefree reflection in your glasses and mirrors. Simply mix distilled water with white vinegar in equal parts. While there’s vinegar specifically created for cleaning, you can also use a white vinegar from your cooking cabinet. If you’re not a big fan of the strong vinegar scent, mix in a couple drops of your favorite essential oil (we’re big fans of lavender) to dilute the sourness. Wipe down your windows and glass surfaces with a lint-free cloth for exceptional shine.

Bathroom The bathroom is a cleaner’s worst nightmare due to the endless list of places to clean — the tiles, the tub, the toilet, oh my! But just a few simple formulas can have the room spick-and-span. A sprinkle of baking soda mixed with water will take on tough stains on grout. Baking soda can also be used to freshen, clean, and sanitize the toilet: Coat the bowl, and scrub with a mixture of vinegar diluted with water. To tackle the tub, shower, and sink, use the 50/50 water and vinegar solution (mixed with essential oils if you prefer a sweeter scent) to remove scum from soap and shampoo. Aluminum wiring In the late 1960s and early 1970s aluminum wiring was sometimes substituted for copper wiring in residential electrical systems due to the sudden escalating price of copper. Although properly maintained aluminum wiring is acceptable, aluminum will generally become defective faster than copper due to qualities in the metal. If an inspection reveals a home has aluminum wiring the inspector should suggest it be evaluated by a qualified electrician who is experienced in evaluating and correcting aluminum wiring problems. Not all licensed electricians are properly trained to deal with defective aluminum wiring. The Consumer Product Safety Commission recommends two methods of correction for aluminum wiring: Rewire the home which can be very expensive and in most cases impractical, or Copalum crimps which cost about $50 per outlet or switch. Although not recommended by the CPSC, pig-tailing or using anti-oxidant paste on connections are other ways of repairing aluminum wiring. One of the best ways to incorporate color into your space without taking a big plunge is to use a pop of color. Color pops are essentially sprinkles of color to add interest. Color pops also allow you to be able to incorporate nearly any color you desire into your space while also allowing you to be able to easily swap your pop of color choice with little effort. When it comes to adding a pop of color as a design technique, here are my top 10 Design Recipes tips. 1. Choose a rich and vibrant color. 2. Select a strong decorative item such as a pillow, throw or even upholstered item. 3. Use a technique called color mapping in which you repeat or map your color pop. 4. Try to use a single color to

execute your color pop. One color is powerful. 5. Don't overdo it. Less is more. 6. Look for the unexpected. 7. Choose colors you love. 8. Don't be afraid to swap out your pops of color to refresh a space. 9. Consider large items such as sofas and chairs or even rugs. 10. Consider a graphic pattern instead of a color as a decorative technique. For example, a black and white chevron pattern throughout a space can be a repetitive pop element.

You may want to unleash your creativity and try something different to hold your feast. How about a vintage suitcase? A reclaimed industrial basket? An old wooden crate or box? You could lose yourself on Pinterest for hours getting ideas! Dishes, glasses and linens I’ve never been a fan of dining with paper plates, plastic forks and cups, so when I picnic, I pack real dishes, silver and glasses. At times, I have gone all out, bringing the china, crystal, silver, linens and candelabrum to make my movable feast regal and romantic. Other times, I opt for fun and fanciful summer-themed dishes and glasses that are more durable. For napkins, I pack summery dish towels, which are ample enough to cover your lap and clean up easily.

A big blanket and cozy pillows Wonderful food + a glass of wine + warm summer sun = the desire to doze. This tried-and-true equation for a great picnic always ends with the need for a blanket and pillow. For your picnic-togo, have on hand a blanket that’s thick enough to provide some cushion against the hard ground and wide enough to fit you and your guests. Pillows are a definite must-have if you really want to get comfy. I’d suggest using a blanket that launders, in case you end up with mustard spills and grass stains. In the photo above, we used a large washable bed quilt. Because we take napping seriously, we also added in perfectly plump pillows.

Food containers and serving pieces When you’re planning a picnic, try following my entertaining mantra: presentation over preparation. Instead of putting my time into preparing fancy food, I like to focus my creative energy on presenting the picnic goodies in a lovely way. One of my favorite ideas for a picnic: Use an interesting caddy to hold food like fresh veggie sticks or breadsticks. You will find my picnic basket stocked with small trays for guests to put their plates upon, a cake plate to hold the main course and a pretty bowl full of ice to keep drinks cool.

Friends of mine who have young kids or teens have banned phones, tablets or any kind of portable gaming device during family picnics because they have found that when their kids unplug for a few minutes, the family’s interaction is so much more fun.
