Realtors join forces with Boulder County Care Connect for Project Home 2016 By Lisa Wade, RE/MAX of Boulder BOULDER – On Thursday, May 12, over 100 Realtors - members of the Boulder Area Realtor Association (BARA) - volunteered their time to do some much needed “Yard-busting” for Boulder County Care Connect (BCCC). All in all, 20 yards belonging to senior citizens across Boulder County were worked on. Weeding, mowing, pruning, planting and general clean-up was done in an effort to help BCCC with their evergrowing list of Seniors who would like help and BARA’s effort to stay connected with our community and give back. Years ago, the Boulder Area Realtor Association had an annual activity referred to as Project H.O.M.E. (Help Our Many Elderly) in which it helped Seniors with spring cleanup. The program eventually transitioned into Project School, where Realtors painted schools for about six years. When the recession hit in 2008, Realtors were busy scrambling to stay afloat, like millions of other people and some of that “giving back” wasn’t as prevalent. In 2013, my platform as BARA’s then-President was to reinvigorate the volunteerism and
connectedness between Realtors and the community. We partnered with BCCC to reconstitute Project Home. We had such a great time and a sense of accomplishment, fulfillment and personal reward, that there was a chorus of voices asking to make this an annual event, as it had been in the past. Working with BCCC made it easy as they have a list of “vetted” Seniors who need assistance; we just had to provide the muscle (and sweat). Our wonderful Affiliate Partners stepped up again by providing lunch to the hungry crews as well. All in all, another successful year and we will plan it again for 2017. The BCCC offers a program called Yard Busters to Seniors in the area. They also offer other programs called Fix-it, Ice Busters, Medical Mobility, Smart Seniors Financial Coaching and Carry-Out Caravan. These are really wonderful programs for Seniors to take advantage of. The emperor’s new clothes: Three high-risk real estate trends
BOULDER – The old adage, “In real estate, everything’s negotiable,” suggests that real estate transactions are held on an equal playing field. Apparently, the writer of these sagely words never stepped foot inside the redhot real estate market. Here in Boulder County, new-to-the-market homes seem less like fresh real estate listings and more like chaotic Black Friday doorbusters. Eager buyers are bum-rushing the market, throwing caution to the wind, and placing plenty of extra cash on the table. This trend doesn’t appear to be ending anytime soon, and it’s one that’s creating a seriously risky rise in “naked” buyers. Colorado is unique in that the state’s Real Estate Division has created state-approved forms for buying and selling real estate, along with a plethora of various real estate contracts, addenda, disclosures, and other forms. Drafted by Division board members, the Contract to Buy and Sell Real Estate covers a myriad of potential issues, offering

Mod Boulder Real Estate buyers protection in three major areas: condition, value and affordability. Protection: it’s a good thing, right? Well, not if it adds another layer of red-taped contingencies to your offer in a highly competitive market. In local real estate, buyers are consistently removing these protective contingencies from their offers to increase their chances of securing the home. Let’s talk about what they’re giving up. Condition When buying a new home, you generally want to make sure that the home is up to snuff. With the contract’s Inspection Deadline, the buyer is given a chance to inspect
the home and ensure that it meets health and safety standards. While the seller is not obligated to correct any issue found, the buyer has the right to know of any defects prior to purchasing the home. By removing this contingency, the buyer indicates that they’re willing to gamble: they’ll take the home in its as-is condition, warts and all, no questions asked. Value The contract’s Appraisal Deadline gives the buyer an opportunity to have the home assessed by a licensed appraiser to determine its value. While the market value often differs from the appraised value, an uninterested third party’s opinion is valuable, and will be required by any potential lender. Under this contingency, if the home doesn’t appraise, the buyer may choose to increase their down payment or request that the seller adjust
the price accordingly. By removing this protective contingency, a buyer may have to pony up more money or risk being in breach of the contract. Affordability Known as the contract’s Loan Objection Deadline, this contingency offers the buyer protection should they not be able to secure a loan. While loan prequalification typically indicates a buyer’s ability to afford a home, life changes can disrupt finances and sometimes affect one’s ability to obtain a loan. Additionally, lenders are tightening their belts: with recent stricter lending regulations in place, the loan process is an arduous one. By removing the Loan Objection Deadline, buyers are putting themselves at serious financial risk if their

The pros and cons of buying a new construction property DENVER – Across the Front Range, competing offers, cash payments and a lightning-fast housing market have become the norm, creating headaches for buyers and comfort for sellers. To avoid some of this stress, buyers are increasingly opting to purchase new construction properties instead of resales. Here are some things to keep in mind when making the decision:

Fewer competing offers One of the most frustrating aspects of trying to purchase in metro Denver’s seller’s market is the bidding war created by limited inventory and huge demand. However, when you are the one constructing the property, there will only be one offer on the table – yours – so you can focus your energy on other things, like picking the perfect backsplash tile. Customize it If you’ve always wanted those granite countertops, cherry hardwood floors, or crown molding, now’s your chance. You’re in the driver’s seat when it comes to selecting finishes, flooring, cabinetry, etc. This is perfect for buyers who can’t get enough of

With the unpredictable weather we experience here in Colorado, it’s important to be flexible and build extra time into

the construction timeline in case of unforeseen setbacks. Resale In a large neighborhood with many new construction properties, the builder may still be adding new homes when you are ready to sell yours. This could hurt your ability to sell your new home down the road, but does not make it impossible. How to avoid delays getting a mortgage approved LOVELAND – As a home buyer, the mortgage application and approval process can be a bit stressful. There are many different issues that can pop up, some that may have been avoided had you known ahead of time that it could be a problem. To avoid potential issues and delays with your future mortgage application, keep these tips in mind. File tax returns promptly Lenders will review your tax returns for the last two years (and in some cases, even more). They will compare your W-2 forms, tax return copies and tax transcripts from the IRS to ensure that the figures all match up. To avoid delays, make sure that you file your returns promptly and that the figures are accurate. If you need to amend a return, do that as soon as possible. It takes time for the IRS to update their system with anything that you mail in, so waiting for their system to reflect the correct information could result in a delay in your loan being approved. If you owe money for taxes, pay it quickly and in full. A remaining balance will cause issues with your loan. If a payment was made only recently, you may be asked to provide verification. You may request a copy of the cancelled check from your bank and print an account statement from the IRS website. Don’t incur new debts Your assets and debts play a major role in loan approval. Specific figures are included in your loan application. Many of them are pulled from your credit report. It is important that your debts do not increase between when you apply for the loan and the scheduled closing. Lenders will actually pull your credit again right before closing to ensure that your figures haven’t changed. Incurring additional debt may disqualify you for the loan! Keep good records If you have any large deposits or unusual activity in your bank accounts, be sure to keep good June 17-18, 2016

records. This may include making copies of checks before you deposit them. Loan underwriters will often inquire about unusual items and ask for documentation. A letter with detailed explanation may be required on top of other documentation. Avoid co-signing for other people’s loans Co-signing for someone else’s loan does make you financially responsible for that debt. Therefore, it can work against you when applying for a home loan. That debt may be excluded in your calculations if you can present verification that someone else made payments on that loan for a certain amount of time (i.e. 24 months) and that payments were made on time. If you plan to buy a home fairly soon, it would not be a good idea to co-sign for someone else since you would not be able to provide payment history for the appropriate length of time. Mortgage standards change regularly and every home buyer’s situation is different. Therefore, the potential issues that may arise are often unpredictable. However, you can avoid some of the more common mistakes by being educated about what lenders review. Above are just a few common examples. Help slow the spread of Emerald Ash Borer LONGMONT - In the two seasons since detection of the Emerald Ash Borer in Boulder, experts have learned that it’s very difficult to find. The Colorado EAB Response Team, arborists, and foresters have been looking high and low throughout the Front Range, into tree canopies and on the ground at firewood, trying to find the destructive pest. For a time, the only place that bug was detected was in the city of Boulder. But that changed last Monday, June 6, when Bodhi Tree Care Arborist James Young saw the classic symptoms of the Green Menace: D-shaped exit holes and serpentine galleries just under the bark on an ailing ash tree in Longmont. He also
found one of the bugs half in, half out of the ash, killed as it was emerging from the branch. Young notified Ken Wicklund, City of Longmont Forester, who went to inspect the tree. In the warmth of the day, Emerald Ash Borer adults – half-inch long, metallic green beetles – were flying around the tree. Wicklund contacted the Colorado Department of Agriculture for confirmation identification, which, sadly, was positive. At the same time the insect was found in a new Colorado community, our neighbors in Nebraska announced the first detection of the pest, making their state the 26th to have the tree killer. states since it’s detection in Michigan in 2002, killing hundreds of millions of ash – causes any tree lover to weep in dismay. As you ponder the decimation of a native North American tree, consider also that complicit in this is humans. The insect arrived here because humans brought it over from its native Asia. It was by accident but, like opening Pandora’s Box, the damage was done. The insect doesn’t naturally spread more than about 1-anda-half miles per season; for it to leap across the Great Plains or even across our county took humans, moving it in firewood, nursery stock, or shipping pallets. Once infested wood arrived, the insects ventured out into surrounding areas,

attacking ash trees. By the time the bug is detected it can be miles away from the original source of the infestation. This is why Boulder County is quarantined; the EAB Response team is trying to slow the spread. No firewood or any ash wood can be taken out of the quarantine. It will take all of us to do this. Owners of ash trees near or within the detection sites of Boulder and Longmont should make a plan for what they want to do for their ash. Protection with pesticides, removal, or replacements with saplings of a different type of tree is a personal decision each tree owner should weigh, because the Emerald Ash Borer kills trees in a scant handful of years. The Boulder County EAB webpage offers information on all aspects of what you need to consider (bouldercounty. org/property/forest/pages/ eab.aspx). To aid in your decision, the Colorado State Forest Service has a Decision Guide that walks you through the process (bouldercounty.org/doc/parks/ eab-decision-guide.pdf). Be sure to assess the health of
the ash when considering protecting it; not all trees are healthy enough to save. For the most accurate tree health assessment, hire a pro. Certified Arborists are trained to look for symptoms of EAB and many other pests, be they insects, disease, or environmental problems. They can climb the tree to take a close look at it. Find a Certified Arborist through the International Society of Arboriculture (ISA) or look for an accredited company by the Tree Care Industry Association (TCIA). And don’t move firewood or ash wood around. This will help slow the spread of the Emerald Ash Borer. BOULDER – Packed open houses, properties going under contract the same day they’re listed, and vicious bidding wars are all very good indicators that you are shopping for a home in a “hot” real estate market. If you’ve listed a home for sale in Boulder over the last 12 to 18 months, it’s very likely that you’ve encountered one or all of these dynamics. As a seller, learning about the level of competition among future homeowners in our area can certainly come as a surprise. For a Realtor in Boulder, however, these instances have become quite commonplace. Second only to Port St. Lucie, Florida, Boulder is one of the hottest markets in the United States, speaking in terms of how quickly the homes in an area are appreciating in value. This occurs only as a function of supply and demand, as we’ve discussed before, and it’s no surprise that demand for properties in Boulder County is high. As you can see from the chart on the right, provided to us by the Federal Housing Finance Agency at the end of the first quarter of 2016, the value of homes in Boulder increased by over 14% in a year’s time. As a result, home values continue to appreciate much quicker here than they do in other areas of the country. These figures are based strictly on purchase price; any appraisal data has been omitted. Budget-friendly moving By Saul F. Rosenthal, for Colorado Association of Realtors Q: I need some advice on budget-friendly ways I can move my belongings to our new home. A: Finding and purchasing a new home is both exciting and challenging. Now that you have completed those steps, it’s time to plan your move. Rarely is this part of a new home acquisition described as “fun” but there are ways to make it easier, less expensive and more successful. After living in the same home for a number of years, most people have accumulated a lot of items to be moved. Experts advise that we “aggressively thin out” or purge our possessions before moving. For example, if you have boxes that have not been unpacked since your last move, you should think seriously about moving those again. One helpful approach to this process can be called the “Method of Thirds.” About one-third of what we own is probably no longer of use to us and not in very good condition. That third needs to be trashed or recycled. A second one-third qualifies as things we no longer
need or want but are in better shape and could be of use to someone else. Those items could be sold at a garage sale, consigned or donated to worthy organizations. Save receipts for what you donate as there are tax benefits available. That leaves the one-third that you care most about as needing to be moved. Once you’ve reduced the amount to be moved, should you hire a moving company or do it yourself? Each approach has advantages and disadvantages. A professional moving company can usually get the job done more quickly. They arrive as a team with a truck, tools, packing and protective materials and everything else that will be needed to safely pack up and move your belongings. Their professional experience usually leads to less breakage than selfpackers and movers. And you aren’t expected to feed them. Professional movers are not inexpensive. Realtors often advise their clients to get several estimates and then choose based on price, convenience, referrals and

The physical condition of plumbing that is hidden behind walls can only be evaluated by looking for water damage in the materials near the pipes or by the quality of the water dispensed. the confidence you feel in each company. If you choose to move on your own there are lots of resources available to help you. You can easily rent an appropriately-sized truck and return it near your new location. These companies usually can provide you with all of the supplies you will need including pads to protect furniture, boxes, packing materials and hand trucks to move heavier items. By packing the boxes on your own you may find the process of unpacking easier at the other end of your move. You can buy special paper to pack breakable items like china and glassware or you can be creative and use some of
own your clothes to protect those items. That saves money and is cleaner than using newspaper which is another method many people use. Grocery and liquor stores often have boxes they will give you for free. And many cities have stores where you can buy gently used moving boxes for a fraction of the cost of new. You may even be able to sell those boxes back to the store after your move. Once you are packed all that’s left to do is load the truck and drive to your new location. This is where friends and family come in handy and pizza and beer are often helpful. There is one other option that has come into the
marketplace more recently – moving pods. This method is a cross between professional and selfmoving. The pod company drops off a large container at your home. You pack everything yourself and then load the pod with all of your belongings. The company then transports the pod to your new home where you reverse the process. Boulder County real estate market update BOULDER – As we move into the summer months, we have seen more properties hit the active market compared to the spring. Through the month of May, there were 180 active attached dwelling listings in Boulder County and 802 active single family listings. All data is obtained from IRES MLS. Yet even with more homes available to purchase, prices are still favorable to sellers. Sound familiar? As of June 10, the average sales price of a single family home in Boulder County is $634,878. That’s nearly a 10% increase year to date over 2015. In terms of the attached dwellings market, the average sales price in Boulder County has realized an even greater

If you’re spending a good amount of money to have new countertops installed in your kitchen, you’ll likely want the end result to be perfect – free from visible seams. Seams can stand out and can take away from the overall appearance of the countertops. The lack of seams would give the countertops a smoother, more appealing look. According to countertop experts, stone countertops are your best bet for seamless perfection. “Seamless countertops are definitely possible,” says Joy Coleman of highly rated A Joy of Granite & Natural Stone in Dallas. “A slab can come in lots of different sizes. We always try to make sure there are as few seams as possible anyway, but if it’s the right kitchen with the right sizes for the slab, then the countertop can be installed without any seams at all.” Buying granite slabs The Dallas countertop expert explains how her company orders “a slab that is the same size or bigger than the measurement needed for the countertops. The only problem is if you can’t find a slab that fits the exact measurements that you need. In that case, you will have to order a slab that’s larger than what you need.” Depending on how much of the slab will be left, this may not be very cost effective. Instead of wasting extra money and materials, some homeowners should consider ordering slabs in smaller sizes so that the exact measurements can be met without overcompensating.
Although seams will be inevitable when fitting several smaller slabs together, there are ways to make them blend with the countertops so that they are virtually invisible. Michael Field of highly rated Quality Surfaces Inc. in Spencer, Ind., shares how he deals with countertop seams. “Stone countertops usually come in slabs that are 100 inches to 120 inches long. If the measurements for the countertop are longer than that, you’re going to end up with seams,” he says. “With stone countertops, though, we can easily do inconspicuous seams. The seams are there, but they aren’t visible. They just blend right in with the rest of the countertop.” The Indianapolis, Ind.-area countertop installer says to achieve a seamless look, “We use a liquid form of the exact same material that was used for the countertops to fill the space between the slabs. Then we put the sealer on the countertops. When it’s all finished, you can’t even tell that there’s a seam there because it matches the rest of the countertop so closely.” Making granite countertops seamless If you’re insistent on having seamless countertops in your kitchen, the first step is to have a professional take measurements to see if there are large enough slabs available. If a slab cannot be sized to fit your kitchen, draw upon the experience of your countertop installer who will help come up with the solution to best fit your needs. But the summer may also be a wonderful time to catch up on maintenance and all your to-do projects around the home. A number of maintenance tasks can be done to preserve the look and efficiency of your home, while also helping to continue to bring you peace of mind. Looking to take on some maintenance projects the summer? Here are 10 summer tasks to help keep your checklist on track. 1. Gutter maintenance. In many parts of the country, the summer is a time of heavy rains. The summer is a great time to ensure your gutters are in top shape before fall leaves arrive. 2. House repainting. After a winter beating, your house may be worse for the wear. The summer is a good time to take on an exterior painting project when days are sunny and longer. 3. Lawn maintenance. Those who live in colder climates may be surprised after the winter thaw to find brown grass or empty patches. Summer is a good time to seed your lawn and replant any landscape that may not have survived winter. 4. Home improvement projects. From outdoor kitchen faucets to your garden hose, now is a good time to make sure everything is in working order. 9. Purge. Now is a great time to clear out that basement, shed or attic and get rid of all those unwanted and unused items. 10. Check windows and doors. During winter months there is a need to keep cold temperatures out and in summer months, a desire is to keep cool temperatures in. Given the mild temperatures, summer is a good time to consider upgrading or replacing doors and windows. What every college grad needs for their first home By Gabrielle Savoie, Domaine (TNS) If you’ve just graduated and are moving into an apartment for the first time, you know how overwhelming it can be to make your new space feel like home. Maybe you’re just getting acquainted with your roommates (and their decorating “tastes”), or perhaps you’re stuck with handme-downs you’re less than crazy about. Perhaps your apartment is a little less clean, organized and practical than the family home you’re so used to. Whatever you’re struggling with, we’ve got all the solutions. Get ready to turn your new apartment into a home you’ll love. An entryway console Any self-respecting adult should have a dedicated spot to drop their keys, bag, coat, mail and shoes upon entering their home. Otherwise, these things end up on the floor, on a bed or on the back of a chair – and that’s neither practical nor pretty. May we humbly request a console with some simple catchalls? Kitchen basics When shopping for kitchen essentials, think first about what you cook regularly, what you want to learn how to cook and
how you want to entertain. For instance, you don’t need a food processor if you favor spaghetti over soups, but you should get a large pot and a strainer. Keep your essentials to a minimum so you can purchase higher-quality items and add to your collection over time. Sofa enhancements We get it. Sofas are a big investment, and they’re hard to transfer from one home to the next, so you might be inclined to stick to your hand-me-down or an IKEA basic. But no matter what your sofa is, it should never be the only piece of furniture in the room. Decorate around your sofa with a rug, side tables, pillows and throws to give your room a layered look. A dining space Whether it’s a couple of bar stools at the kitchen counter or an eight-person dining table, you should set up a proper dining space. You can only eat in front of the TV (or worse in your bed) so many times before feeling like a lonely caveman. Sit at a table to feel like a grown-up and entertain your friends on the weekend. You’ll appreciate your space
much more. Fresh sheets While your flannel sheets from college served you well, those ratty (and Cheetos-stained) blankets have no place in your adult apartment. A crisp set of quality sheets will transform the way you sleep and instantly lift your bedroom. We love white sheets for their simplicity and ease of care. Just dip them in bleach (or ask your dry cleaners to do it) to give them brand-new life. A quality mattress We all know that when you get a proper night’s sleep, you’re more productive. Therefore, investing in a quality mattress might be the most important purchase you’ll make in your first apartment. With the proliferation of direct-toconsumer mattress brands, finding a great one to suit your needs at an attractive price is easier than ever. Original art You don’t need to be buying Warhols and Basquiats just yet, but investing in a few pieces of artwork that didn’t come from a rack at a big-box store will make your space feel more personal
and curated. Look out for young up-and-coming artists, and pick prints and photography over original art to save on costs. A desk space If you’re just getting started in your career, chances are you’ll have to bring you work home with you on a few occasions _ that’s just how the world works. Instead of hustling away from your bed or sofa, set up a dedicated workspace – it’ll make organizing paperwork and taking care of accounting that much easier, too. Layered lighting Don’t just rely on bad overhead lighting installed by your landlord. Invest in a variety of lamps to give your space depth and ambiance. Some companies now offer pendant lights
and wall lamps that can be plugged in, so you can install them without an electrician. Always try to invest with lighting with integrated dimmers – you will glow under the soft light. Adequate storage Storage is the bane of existence of anyone living in tight quarters. If your apartment doesn’t have enough closet space, get creative: Clothing racks, dressers, hooks and even bookshelves can solve all your storage woes.
