Boulder earns high ranking for bike commuting BOULDER – Boulder is the second most bikecommuting city of its size in the U.S., according to the League of American Bicyclists third edition of “Where We Ride: An Analysis of Bicycling in American Cities.” Nearly nine percent of Boulder workers pedaled their way to work regularly in 2014, says the League. Berkeley, CA, with close to 10 percent of the population biking to work, edged Boulder out of first place by less than one percent. The League’s analysis is based on 2014 data from the Census Bureau’s American Community Survey, when respondents ages 16 and older nationwide were asked what mode of transportation they used to “usually get to work.” Fort Collins rounded out the top five, taking the No. 5 spot for highest percentage of bikers among cities with a population of 100,000199,999. In a ranking of states, Colorado holds the No. 2 position with 1.3 percent of workers getting to their jobs by bike. The report found that bike commuting is on the rise nationwide. From 2005-2014, states have seen a 46 percent increase, on average, in people pedaling to work.

Other states have seen even greater growth in cycling, with West Virginia, Kentucky and Tennessee leading the pack with a more than 100 percent increase in bike commuter in those nine years. In 2013, America Community Survey data showed just over 11 percent of Boulder workers biked to work. The 2014 American Community Survey data was rereleased in May 2016. The 2015 data will be released in September. In a separate analysis of the American Community Survey data over a five-year period, SaveOnEnergy.com found Boulder to be the No. 3 most bike-commuting city of its size. In the SaveOnEnergy.com report, cities were grouped

by size according to the U.S. Census listing of metropolitan and micropolitan statistical areas, resulting in Boulder being categorized as a ‘large’ city. Citing more than 300 bikeways and the active biking community, the SaveOnEnergy.com report calls biking “a way of life in Boulder.”
Eugene, OR, and Santa Maria-Santa Barbara, CA, round out the top three in the large cities category, ranking No. 1 and 2, respectively, with 4.37 and 4.36 percent of the population choosing to bike to work. The top two cities inched past Boulder’s 4.20 percent of bike commuters. Among small cities, Steamboat Springs, CO, took the No. 2 spot. Usually touted for its skiing, Steamboat Springs now is also known for cycling and has been designated a GoldLevel Bicycle Friendly Community by the League of American Bicyclists. Why are there so few rural properties? BOULDER COUNTY – When people who live in town decide they want more space and look to buy a rural Boulder County property, they are always a bit surprised by how little inventory there is, especially for farms. Driving around quaint country roads, there looks to be so much land. So why so few properties? There are several reasons: The actual amount of privately owned rural property in Boulder County is fairly limited. It seems when you are peddling your bike down a country lane that there is a lot, but looks are deceiving. A lot of that land is not privately owned or will never be developed. How much of Boulder County land do you think is Public Lands, Private Open Space and

privately-owned land with conservation easements? Maybe a tenth? Try closer to two-thirds. That’s right. So lots of those acres you pass by while cruising on your bike will never be on the market. Boulder County has very tight regulations on subdividing, the minimum size is 35 acres. This certainly maintains a
non-dense, open country feeling, but it also stops new rural properties from being added. The actual number of farms/rural properties (over 35 acres) is pretty small; there are only about 350. And unlike city properties, they don’t turn over very often, especially the large ones where farming is the owner’s actual livelihood. These properties often stay within a family for generations. (This being said, large tax increases are, sadly, forcing some of these families to sell.) We are experiencing a good local economy. During strong financial periods, people buy horses and horse farms. They are luxury purchases. In the past 15 years we have seen the growth of the slow-food movement,
the production of artisanal foods and an increased interest in gardening/ farming. Basically, farming is “in.” Additionally, locally more people want acreage to grow hops for the craft beer industry. The continuous increase in the area’s population also adds to the demand of our finite supply of properties. Like the rest of Boulder County real estate,

Ask these questions about a condo or townhome complex BOULDER – Buying a condo or townhome is different than buying a single-family house. Owning a condo means you own the individual unit as well as an interest in the common areas. Owning a single-family townhome means you own the individual unit plus the land it’s on. If you’re considering buying a condo or townhome, ask these questions about the complex: Will the complex maintain its value? Look around – construction or development nearby could influence future resale value. Will future construction block your view? How comfortable is the complex? Listen to see if you can hear road noise, dogs or neighbors when you’re in the unit. Keep in mind what time of day you’re visiting the unit. Scheduling a showing when neighbors are more likely to be at home can provide better insight into the unit’s environment. You could also stop by the complex in the evening or morning to see how busy and noisy it is around the area at different times of the day. What is the percentage of owner-occupied units versus rental owned units in the complex? Complexes are deemed to be more stable when they have a high percentage of owner

A professional Realtor has the experience you need to advocate for you and guide you through the buying and selling process. BOULDER – This market is hot! You’ve heard it time and again...inventory is low, prices are up, interest rates are good, Boulder and surrounding areas are desirable...it should be easy, right? We can do it ourselves, right? Put a sign in the yard and let the buyers flock in, right? No...now, more than ever, you need an expert in your corner. Whether trying to buy or sell, a real estate transaction if fraught with legal exposure. In this market, emotions are running high and buying or selling a house is still one of the largest financial transactions you will ever be involved in. Real estate contracts are long and full of dates, deadlines and contingencies that must be maneuvered through to a smooth closing. A professional Realtor has the experience you need to advocate for you and guide you through this process. A few months ago, a couple was referred to me by a past client. They admitted they were thinking of selling For Sale by Owner (FSBO) because they knew their place would sell fast. I agreed that it would but told them about what to expect and what pitfalls could happen along the way. They listed with me and as expected, we received nine offers on their property within just a couple of days. They were very glad to have June 24-25, 2016
my counsel on how to structure the showings, reviewing of offers and response deadlines. We met to review the offers (now on a spreadsheet) and to point out the particulars of each one. It would have been confusing, stressful and exhausting on their own. I know in the end, they were glad to have my help and advocacy. In buying a property, the market is even tougher. Of course you can look online at the myriad of websites showing homes for sale in the area. Are those websites accurate? Are there listings you’re missing? Having a Realtor as your Buyer’s Agent is what you need. Realtors have the most accurate and up to date information. We often know things about the history of a particular area that my be huge in your decision making. It’s a lot more than showing houses folks....we know neighborhoods, schools, demographics, comparable sales, etc. Once you find a house you like, the game is on. It’s now a race to see who can write the best offer for the seller. It’s often a “stab in the dark” on what price it will take to get it. You may not win on the first, second or even third attempt to get your contract accepted by the seller, but a Realtor can help you put your best foot forward, giving you the best chance possible, while understanding the risks you are taking. Realtors are much more than just “salespeople.” We are members of our community who live here too. We often act not only as your advocate, but your data analyst, your therapist and often have the only objective
opinion in the room. We can be the “cooler heads” when necessary and put things into perspective. We understand that this is a huge, emotional, stressful situation that will effect you and your family for years. We do not take it lightly. We take it seriously. Yes, you need a Realtor...not a real estate agent...there IS a difference. The public often uses the terms Realtor and real estate agent/broker interchangeably, but there are differences. BIG differences. Both are licensed by the State to sell Real Estate, both are governed by the Department of Regulatory Agency (DORA) and both have access to the MLS system. But that’s where things start to diverge. Realtors are members of their local trade association (The Boulder Area Realtor Association (BARA) in this case). Realtors are members of the Colorado Association of Realtors (CAR) and members of the National Association of Realtors (NAR). As members of these organizations, Realtors have all agreed to adhere to the Realtor Code of Ethics. Real Estate Agents are not required to

The Code of Ethics, among other things, states that: • Realtors protect and promote their clients’ interests while treating all parties honestly. • Realtors refrain from exaggeration, misrepresentation, or concealment of pertinent facts related to property or transactions. • Realtors cooperate with other real estate professionals to advance their clients’ best interests. • When buying or selling on their own account or for their families or firms, Realtors make their true position or interest known. • Realtors make sure that contract details are spelled out in writing and that parties receive copies. • Realtors give equal professional service to all clients and customers irrespective of race, color, religion, sex, handicap, familial status, national origin or sexual orientation. • Realtors paint a true picture in their advertising, marketing and other representations. • Realtors make only truthful, objective comments about other real estate professionals. When you work with a Realtor, they have a fiduciary responsibility to

be your advocate. NAR Members are required to continue their training by completing a Code of Ethics review course every four years. Realtors must agree to handle any disputes with other Realtors through binding arbitration and be held accountable for their actions. As members of NAR, Realtors contribute to a bipartisan political action Realtor Party that advocates for personal property rights for Homeowners at the Federal level. So if you like your Mortgage Interest Rate deduction, you can thank NAR for their continued support. Most Realtors are involved in their Boards and communities and see the value in knowing about their industry and performing at peak professional levels. Decor tips to help sell your home By Liz Finkelstein, Mile High Style BOULDER – Few things in life are as stressful, time consuming and all around unpleasant as selling your home. It’s labor intensive, expensive and emotional. It’s also when I get called in as a first offense: helping clients create beautiful rooms that maximize a home’s market appeal. I consulted with local Realtor Jennifer Egbert, who specializes in listing modern, luxury homes in Boulder on what really sells homes; not surprisingly, our notes matched up. First impression Jennifer encourages doing something to excite buyers the moment they lay eyes on your home. You want to elicit an emotional reaction from prospective buyers, where they want the home even before stepping inside. Curb appeal (your home’s profile picture) includes not just the landscaping but also the sidewalk, garage and front door, numbers and mailbox. Fixing gutters or a roof ranks high on a buyer’s wish list, so take care of these items before putting your house on the market. Once inside, the name of the game is clean and this

HOME INSPECTION EXPERT BOULDER -With markets full of multiple offers buyers are often tempted to do anything to get a home. One thing they should not do is forgo the home inspection. Waiving the option to have an inspection can have major repercussions in the long run. Without a professional inspector viewing the property, the buyer essentially loses the right to make any requests for additional repairs that aren’t agreed to at the time of signing the initial June 24-25, 2016

Jennifer prefers Benjamin Moore’s Horizon for grey and Chantily Lace for white. Specify I’ll put this gingerly: if buyers have imagination, most won’t apply it when looking through your house. Rather, they need to be told, visually, how each space is designated. Convert any spare rooms into ones with purpose. If your home comes with a formal living room that was never used, you should still dress it up to show buyers the potential. Ditto the home office, sun room, or extra bedroom. Your goal should be to alleviate any need for people to ask
‘what goes here’. Neutralize Definitely one of the biggest challenges for sellers is removing themselves from a home that is still technically theirs. On this point, Jennifer advises to leave emotions at your front door: buyers don’t want to see your family on the walls, they want to envision theirs. Too many personal touches don’t let the buyer mentally move in. Store photos, severe art, religious iconography, anything that will bring attention to itself (and away from the house). Extras Let in the light by opening all blinds and turning on lamps in every room, minimize the existence of any household pets, verify (through a friend or neighbor) that your home doesn’t smell. BOULDER COUNTY What a difference a high pressure ridge makes. After a soft, rainy warmup to the season, gardeners are shocked to face scorching hot temperatures that broil our gardens and lawns. The high pressure system parked overhead is pulling the heat up from the south and there is

Until the temperatures cool down, help your lawn by giving your irrigation system a quick once-over, looking for broken or tilted sprayers, blockages caused by overgrown plants, or heads sheared off by mowing. of water reach close to, mid-point- and far from the head. If you’re standing behind a sprinkler head it will be easy to tell if it’s pointed the wrong way, because you’ll be getting a shower. Choose a warm part of the day to conduct a sprinkler check. In general, a Kentucky bluegrass lawn needs approximately two-and-ahalf inches of water each week, split into several different days of watering. Water deeply by having the sprinklers deliver one to one-and-a-half inches of water per irrigation. Other factors may add to lawn woes, such as sod that has been placed on poorly prepared soil. When soil is compacted and sod is laid on top, roots barely sink in, growing instead in the thatch layer. Like a turf toupee, these lawns can be lifted from the ground easily by pulling up on the grass. Since thatch doesn’t hold moisture well, the grass is constantly thirsty. Avoid this problem by spending time on preparing the soil for sod, making certain to incorporate compost into the ground. With any change in irrigation, be alert to signs of trouble. Lawns don’t need water every day, and if you are running your sprinklers that often you may need professional
help. Check your lawn before increasing water to it by walking across it the afternoon before watering is scheduled. If the footprints stay visible 30 minutes or longer after walking on it, the grass is drying out a little too much in between watering. Low water pressure may cause sudden shower temperature changes By C. Dwight Barnett, Tribune News Service (TNS) Q: When anybody is taking a shower and someone turns on the faucet or flushes the toilet, the water in the shower turns hot and scalds the person showering. My home was built in 1986 and I was wondering if there was something my contractor didn't do to the plumbing that would cause this to happen. I am planning to remodel my bathrooms in the next couple of months and would like to know if there is something that can be done to resolve this problem. A: Generally, homes with low water pressure may experience the problems you outlined. Many residential plumbing
systems are configured with a main pipe that has a larger diameter than the branch pipes that go to each fixture such as the toilet, sink or shower. The larger diameter pipe carries a larger volume of water available when multiple fixtures are on at the same time, thus reducing the effect of scalding and low water pressure. This remains true for all modern water supply pipe materials such as copper, PVC (polyvinyl chloride), CPVC (chlorinated polyvinyl chloride) and PEX (a form of crosslinked polyethylene) pipes. Water volume in older homes is often reduced if the home has
galvanized water pipes. Corrosion and calcium buildup inside galvanized pipes reduce the area inside the pipe, reducing the amount of water available to the fixtures. This can be remedied by replacing older galvanized pipes. Always start with replacing the horizontal pipes first as they are more likely to become restricted. A licensed plumber can answer your questions by simply doing a visual inspection of the plumbing. Until the bathroom has been remodeled you can reduce the chances of scalding by limiting the water flow to the toilet by partially closing its supply valve (generally located at the
wall or floor behind the toilet tank). This will cause the toilet to refill slowly. More importantly, add an “anti-scald” showerhead or tub faucet to protect against accidental scalding. Modern faucets typically have this feature built in, but it can also be added to existing faucets.

The result is vibrant and bright. Most people consider chartreuse to be more of a green than a yellow. How to use Chartreuse Chartreuse is an awesome accent color that blends well with both light
and dark colors. White is a great color to pair with chartreuse as it helps the chartreuse pop. Turn your home into a relaxing retreat By Sophie Miura, Domaine (TNS) Summer sojourns are fabulous in theory, but the planning leading up to your cocktail-and-cabana moment can leave you more stressed than when you left home. Ditch airport queues and germridden airplanes and try this: Stay home. We called on Homepolish interior designer Angela Belt and feng shui expert Laura Cerrano to find out how you can transform your abode into a stylish Zenlike retreat. Unpack your bags, and follow these tips to turn your home into a multisensory, stress-free space. SEE Address clutter There’s something instantly relaxing about walking into a pristine hotel suite, free of clutter and overflowing hampers. To re-create the experience at home, address clutter first. A recent UCLA study found that women who live in a messy environment have higher levels of cortisol, the stress hormone associated with a string of health issues. Start by placing baskets at
every entryway for shoes and trays and hampers where mess collects. Layer lighting “Create a calm environment (by layering) lighting throughout the space,” Belt advises. “Try floor and table lamps with neutral color shades like white or beige to evoke a sense of calmness. (Create a quiet nook by) layering accent lighting with a reading chair in a corner.” Seek symmetry Consider the flow of the room and rearrange furniture to create symmetry. “By designing a room with symmetry, you create a mirror like image in a space,” says Belt. “The room looks and feels calmer because there are fewer pieces and objects to focus on.” Introduce accents in calm colors Cerrano believes decor in “foundation or grounding colors” can instantly change the mood of a space. Opt for accent pieces like lamps, trays or decorative objects in soft
shades of lavender, blue, green, beige or earth tones such as dusty yellow. HEAR Embrace silence Moments of pure silence can be fleeting if you live in a city or share your home with others. If you’re accustomed to the whir of a siren or buzz of background television, it’s time to switch off. A Duke University study found just two hours of silence could improve memory and awareness significantly. Create a Zen-like retreat by turning off appliances, and embrace quiet time. Turn off notifications There’s a reason why remote vacations with
limited cell service offer such allure. Research suggests the incessant ping of notifications is addictive and could be to blame for rising stress levels. Channel vacation vibes by turning off phone and email notification alerts and limit yourself to checking them twice a day.
