Lender overlays: What are they and why are they important? BOULDER - There are many factors to consider when choosing a lender for your home mortgage. One of the most important, yet often overlooked, concepts to familiarize yourself with is the “lender overlay,” which is an additional requirement (or set of requirements) on top of what Fannie Mae, Freddie Mac, or the FHA/VA will allow before giving you a loan. Fannie Mae and Freddie Mac create the guidelines for who gets approved for a mortgage. These are the baseline requirements that homebuyers must meet in order to purchase a mortgage on the secondary market (i.e., through a bank or credit union). These requirements include things like your credit score and employment history, which help lenders ensure that you are a reliable borrower. This is where overlays come into play and can make things tricky for some homebuyers. Overlays are additional guidelines that large and small lenders alike add to Fannie and Freddie’s existing guidelines in order to close loans with them. They do so to mitigate risk. Ultimately,

individual banks and lenders are the ones issuing the loans, so they want to minimize the chances that anything will compromise repayment of the loan by imposing their own rules on top of Fannie and Freddie’s guidelines. Overlays can include anything from credit score (most common), to max loan-to-value, to max debt-to-income ratio, and much more. The more overlays that a lender has, the more difficult it is to get approved for a mortgage. When working with a broker, it is a good idea to find out if they sell their loans directly to Fannie/ Freddie or if they sell the loans to some of the larger banks out there. If they sell loans to larger banks, it can be harder to get approved. If you apply for a loan with a bank directly, you will most likely have to deal with their overlays. This can be problematic for potential homebuyers, especially those who are employed in the marijuana industry. As I wrote back in April, the marijuana industry has a nebulous relationship with financial institutions due to the fact that marijuana remains illegal under

Depending on your level of involvement in the marijuana industry, you could have a more difficult time obtaining a home mortgage. Independent contractors who have a relationship with the marijuana industry are not permitted to count marijuanarelated income toward mortgage qualification. Along those same lines, if you own 25% or more of any business in the marijuana industry, you are also considered to be self-employed, and that income cannot be used to qualify for a mortgage, either. However, Fannie Mae recognizes income earned by W-2 employees who own less than 25 percent of the business to qualify for a mortgage. This becomes an

This is why it is especially important for borrowers who work in the marijuana industry in Colorado, Washington, or any future states that legalize marijuana to ask their broker if they sell their loans directly to Fannie/Freddie. Moving from the city to the country – what a buyer should consider BOULDER – Sure, you want a beautiful view and a serene setting. But if you’re thinking of escaping the density and noise of town for some peaceful country life with a little space, there are a number of other factors to consider when choosing a rural property. Paved roads verses dirt roads – Some folks find dirt roads charming while others just find them messy. Horse owners like dirt roads for riding. In general, you will have less traffic on dirt roads. Shared lanes – Some properties are located on shared private lanes. Usually the properties on these lanes have legal agreements that indicate who owns what, who is responsible for what

easements. These may affect how the property can be used. Boundary issues – A few properties have funky boundary issues and histories, especially ones that have not been sold in a long time. Usually these aren’t a problem, but need to be addressed before a sale can go through. Mineral rights – A small amount of rural properties, usually large ones, have sold their mineral rights to a third party. You’ll want to confirm who owns them on a property you’re considering. Water rights and wells – Even if a property is connected to a local water supplier, it may also have wells and/or water shares through ditch companies which can be used for

and how maintenance is handled. While some people do not want a property off a shared lane, others prefer it (as opposed to their own long driveway) as maintenance costs are split. Easements – Several country properties have easements, such as conservation or vehicle

property irrigation. These additional water sources are valuable and make maintaining your landscaping (and if you have them, fields) much less expensive. Septic systems – Boulder county is in the process of ensuring all septic systems are permitted and up to current standards. Some older properties do not conform to current regulations and changes have to be made before a property can be purchased. These changes are usually the responsibility of the seller, but should be addressed early on in the purchase process so as not to delay the closing or derail the sale. Building codes - They’re different than city ones though just as confusing -

maybe even more so! Total allowable square footage is also calculated differently. You’ll want to know what this is before buying a property if you’re thinking of doing an addition. Zoning – It’s good to know what you and your neighbors can and cannot do in the future. Loan requirements – If you’re buying a property with 10 acres or more of land, the loan requirements are different. Boost curb appeal with a green, eco-friendly mid-summer lawn BOULDER - Mid-summer’s soaring temperatures and scant little rainfall put stress on Boulder County lawns, leaving them browning and dry. But homeowners want a green landscape all summer long, even with rising water bills and concerns about water usage. A healthy lawn ensures front yard curb appeal and a pleasing landscape for backyard barbecues. Here are two solutions to this dilemma, one to be implemented immediately, and one better done in the fall or spring. Fall strategy: Create a low-maintenance lawn Lush, green lawns account for one-third of the water used in America, according to Bradley Tuttle’s Real Estate Update. To turn your waterthirsty lawn into a low maintenance lawn, follow these tips offered by the Update. Switch your grass type Drought-tolerant grasses need less water than other types. Varieties that require less water include Zoysia, Bermuda and Buffalo grass. Bermuda requires the most water of

But you should stop fertilizing 30 days before hot weather begins. Once the weather turns hot, never apply fertilizer. It can burn your lawn and create new growth that is too tender to flourish in the heat. If your lawn is dormant, do not fertilize. Wait until your lawn turns green in the fall. Use organic fertilizer. Not only is it less likely to burn your lawn with its slow-release of nutrients, it won’t pollute the environment. Yard pre-renovation tasks LOVELAND - Are you looking to make some changes to your property? Whether you are planning on cutting down trees, adding shrubs, putting in an irrigation system, or have begun to believe that ‘good fences make good neighbors’ – here are a few tips to consider for yard pre-renovation tasks. Check property lines If you’ve decided that you want that white picket fence after all – you’ll want to make sure it’s yours and yours alone. If your plans include putting up a fence, adding a hedge, or planting a series of trees to delineate property lines, make sure you get a survey done. A proper survey will ensure that any additions will fall within your property, rather than directly on the line (which could potentially invade into your neighbors’ space.) Plan ahead to avoid any crossover issues. Check before you cut down trees As a courtesy to your neighbors, make sure you consult them first in an effort to maintain good relations. That tree that you want to cut down might actually be on their property even if it hangs over yours and they may not want it removed from their yard. Conversely, you might have a tree on your property that provides much-appreciated shade or privacy for them and would hope that you would consider leaving in place. How to repel an attacking hoard BOULDER COUNTY – I grew up watching ‘Star Trek’ as a child and still remember the episode that helped shape my life as an adult. Poor Mr. Chekov was attacked by an alien that looked remarkably like an earwig, which crawled into his ear and took over his body. I was so impressed by this I became an entomologist. Someday, I dreamed, I would be asked to save the universe by correctly identifying the insect in someone’s head. I never realized that the call to save the universe from earwigs would come one plant at a time. Yet here they are, out in force this season, attacking plants in large numbers. Gardeners out for their morning stroll are finding their plants savaged by the attack, with the soft tissue of new seedlings, blooms and fruit being eaten. Because earwigs are mostly nocturnal, the assaults are occurring while the unsuspecting gardener sleeps.

I’m no slug fan but I hate to see the wrong animal shouldering the blame for plant damage. This is largely due to the importance of blaming the correct villain in order to launch the right counteroffensive. Earwigs simply cannot be controlled by the same method

as slugs and good pest control relies on the right control for the right pest. Slugs can easily be controlled by putting a dish of beer out in the garden for them to crawl in and drown. This is well known by gardeners and is a popular, non-toxic method for eliminating the drunken slimeballs. For controlling earwigs, beer is best when consumed by the gardener. It may not control the earwigs but one feels much mellower about the damage they cause. But you can put out a trap that is similar to the beer trap. Instead of beer, pour vegetable oil in a small container and add a dollop of soy sauce. Earwigs find this irresistible, and being gluttons, crawl into the oil where they drown. Earwigs hide during the day in tight places, and as superior beings we can use this behavior against them. Taking a slightly moistened, rolled up newspaper and placing it out in the garden near the affected plants can easily achieve control. The earwigs will take advantage of this miraculous new housing to hide in during the day, and gardeners can easily pick up the paper, earwigs and all, and throw it in the trash. If you are thrifty with resources, you might consider recycling the paper trap by emptying it of earwigs and rerolling it for another evening of pest control. To recycle the trap,

unroll it over a bucket of soapy water and vigorously shake the earwigs into the bucket. The soap will prevent them from climbing out, and they will quickly drown in the water. For those who are squeamish and don’t want to have dozens of live earwigs scurrying around their hands and the paper trap as they shake it, try placing the rolled paper (in a plastic bag) in the freezer for the day and unroll to shake it out before evening. The frozen bugs will be unable to run and fall gently to their end. Reuse paper only if it hasn’t gotten soaking wet from rain or irrigation. If the earwig infestation is severe in your garden, place several traps out at once and be persistent in emptying them or replacing them daily. It may take a week or longer to gain control, but the plants will thank you. Bad habits and information ruin water conservation efforts By Stacy Cornay, Rocky Mountain Sod Growers LONGMONT– Lack of education and understanding concerning the true water needs of turfgrass is contributing to continued water conservation issues, and wasteful watering practices according to Rocky Mountain Sod Growers (RMSG) President Steve Korby. “For years individuals have been over-watering their lawns based on bad habits and information,” says Korby. “Because most individuals do not know the actual water

requirements of turfgrass, and the natural growth cycle of turfgrass, many tend to overwater their lawns.” Because turfgrass has been scientifically studied for many years, it is known how much water grass actually needs. Bluegrass lawns, are the most common in Colorado. Dormant in winter, bluegrass starts growing in the spring. However, because it is highly drought-tolerant, bluegrass may return to dormancy during the heat

of mid-summer as part of its normal process. Homeowners who do not understand this cycle over-water in an attempt to keep the greenest grass on their side of the fence. RMSG experts emphasize that bluegrass lawns will thrive on less than one inch of water per week during the growing season. This has been demonstrated through many scientific studies. Water needs change in the fall and winter. “Individuals wishing to install sod, or maintain

The first place to start is your drinks containers, since they are the stars of the show. Their smaller size makes them an ideal pick for those who are living in tighter quarters, like Dan and me. In your bathroom, wheel one next to your tub, filling the bottom shelf with rolls of towels and the top shelf with bubble bath, a candle and your book. Or place one next to a pedestal sink to hold toiletries. We often use bar carts as end tables in living rooms and as night tables next to beds. Put one on your patio or porch for outdoor events. Or, roll one up to your dining table when you host larger dinner parties, an extra spot to place serving plates and bowls full of food that won’t fit on the table. If you want to select your own fabrics for custom pieces, fabric dealers including Kravet, Fabricut, Duralee and Robert Allen have fabric lines made for the outdoors with proprietary technology to protect the fabric. “Using a fabric specifically designed for outdoor use will keep your colors looking vibrant for many seasons,” Stutzman said. Choose colors wisely. If your outdoor furniture won’t be under a covered patio, avoid very light

fabric colors like white and beige, Stutzman said. “Although they look great at first, they will quickly become dirty out in the elements.” If you select a light color, you may have to replace the cushions annually. Medium shades work better, and trending colors are gray, taupe and any shades of blue, Stutzman said. Add a floor covering. This is the quickest way to update a patio or a deck, said Brooke Lang, design principal at Chicago-based Brooke Lang Design. “From fake grass to synthetic outdoor rugs, you can have a soft feel under your feet while adding a creative, unique

look,” she said. Choose lighting. Year-round Christmas lights on the balcony are a thing of the past, Lang said. “Light up your balcony using creative methods, including string lights with cafe bulbs and lanterns hanging on overarching iron stands,” she said. “A thin rope light will cast a soft glow but should be installed under a ledge or behind the railing.” A variety of light sources versus spotlight lighting will help make the outdoor space feel festive rather than having dark spots, said Sean Juneja, New York-based co-founder and CEO of Decor Aid. “Think string lights

above the dining area, votive candles on the table and groups of metal lanterns on the ground,” Juneja said. Accessorize. The details bring the space together, said Sasha Bikoff, CEO of Sasha Bikoff Interior Design in New York. Get unhinged: 3 ways to create visually striking doors in your home (BPT) - Think of a door opening and closing. Chances are you pictured it swinging on hinges, since that’s how most doors operate. But, more homeowners are choosing other door hanging hardware for a unique look with their interior and exterior doors. If you’re looking for a way to make visitors to your home say “wow,” consider alternatives to hinged doors for an unexpected twist. “Once you’ve chosen the door that’s perfect for you, it can be hung in a number of distinctive ways,” says Brad Loveless, marketing and product development manager for Simpson Door Company. “A pocket door, sliding barn door or a pivot door can add some personality and pizzazz to your home.” Pocket doors Similar to closet doors hung on

a track, pocket doors slide open and closed, but disappear into the wall when closed. Popular in home offices, bathrooms and utility rooms, pocket doors save space and can make a room feel more open. Using a pocket door in place of a hinged door saves about 10 square feet of floor space, notes home improvement expert Tim Carter. Depending on the width of the opening, you can use either a single pocket door, or double pocket doors that slide into opposite walls and meet in the middle when closed. Because they don’t seal as tightly as hinged doors, pocket doors are largely limited to use inside the home, instead of as entry doors. Sliding barn doors Barn doors are a bit like pocket doors in that they slide open and closed, but they’re hung on tracks that are visible. When opened, the

For large openings, such as between dining rooms and living rooms, you can even hang multiple barn doors on tracks in order to divide the spaces. A number of companies offer high-end barn door track hardware, in a range of styles and colors. “People like the unexpected look of a barn door,” says John Golesh, president of door hardware manufacturer Goldberg Brothers. “They’re a great way to add a rustic, yet elegant look to your home. And with the wide variety of door hangers and handles, a barn door can complement any interior decor.” In addition to the chic look barn doors offer, homes for sale with “barn door” in their listing sold for 13 percent more than expected and 57 days faster, according to research by Zillow Diggs. Pivot doors Common in ancient buildings, pivot mounted doors are virtually unseen in North American homes. For homeowners who want an element of surprise, a pivot door is a good choice. In place of hinges or overhead sliders and tracks, pivot doors rotate open and closed around pins installed in the top and bottom of the door frame. The pins are set several inches in from the door frame, depending on the door’s size. “For high-end homes with

extra-wide doors, pivots are a great way to handle the additional weight, and will be unlike anything your visitors have seen before,” Loveless says. “We are making many different super-sized doors for this exact application.” Some of these doors are huge – measuring up to four feet wide or more. It’s not too late – easy ways to style your tiny patio By Gabrielle Savoie, Domaine (TNS) If you’ve ever moved into an apartment with a balcony, you know the initial excitement that comes with daydreams of long summer nights spent outdoors, visions of morning coffees under the sun, and aspirations of neighborly cocktail parties at sunset. The initial intention is always to create an outdoor space to rival the greatest landscape artists, so why does our outdoor decor always seem to become an afterthought? Even though outdoor spaces can’t always be used year-round, it’s no excuse to leave them undecorated. If you’ve reached August and your balcony is still a sad empty space – or if you’ve haphazardly purchased an outdoor set at the local hardware store and called it a day – it’s not too late to make your alfresco space Instaworthy. With a few simple tricks, you can whip your balcony into shape and even extend it into the fall months. Wait no more – the
