Owning a home has always been a key component of the American Dream; in fact, many surveys show that 65 percent of Millennials agree that homeownership and the American Dream go hand-in-hand.
(BPT) - For many first-time buyers, saving for a down payment is the most difficult step in the home-buying process. However, it’s a common misconception that you need 20 percent down to buy a home. Actually, lenders across the country offer mortgage products with very affordable down payments - some as low as 3 percent. Owning a home has always been a key component of the American Dream; in fact, many surveys show that 65 percent of Millennials agree that homeownership and the American Dream go hand-in-hand. Home ownership also comes with several benefits like building equity, receiving annual tax deductions
and becoming more engaged with the local community. It serves as a stepping stone for long-term wealth creation, too. Historically, first-time buyers have represented 40 percent of all home purchasers, but today they make up about 30 percent, according to the National Association of Realtors. Down payment misconceptions could be to blame. “It’s safe to say that most first-time buyers aren’t aware that there are reasonable loan options available that require less money down,” says Geoff Lewis, president of RE/MAX, LLC. “Choosing an option with a smaller down payment can make it possible for potential buyers to enjoy the benefits of homeownership sooner.”

Most popular low down payment options FHA Loans - Traditionally the mortgage of choice for first-time buyers, the Federal Housing Administration (FHA), offers government-insured loans with as little as 3.5 percent down. The most popular FHA loan option, the 203(b), is widely available from lenders across the country. You may qualify with a credit score of just 500, although there may be limitations on some condo purchases. Home Possible from Freddie Mac - This program allows you to put between 3 and 5 percent down, as long as you intend to use the purchased house as your primary residence, and don’t currently own or share ownership of another house. You’ll also need to complete a required homeownership education program online. Conventional 97 from Fannie Mae - Just 3 percent down is enough to help you qualify for a Conventional 97, as long as you’re applying for a fixed-rate mortgage on a single-family home that’s less than $417,000. You’ll also need to participate in a homeownership education program, and at least one of the purchasers applying for the loan must be a first-time buyer. HomeReady from Fannie Mae - Another option that requires as little as 3 percent down, HomeReady can offer below-market interest rates. This program also allows nonoccupant borrowers to apply; for
example, parents can secure this type of loan for a young adult, who’s just starting to establish credit. In addition to these mortgage options, there are also a variety of down payment assistance programs that may be available through your state or lender. Today, many loan programs allow for down-payment funds to come from third party sources, like cash gifts from relatives. Buying a home with a smaller down payment has distinct advantages too. You’re less likely to become “house poor,” which can happen when you spend the majority of your total savings on home ownership, leaving little cash in reserve for unforeseen emergencies or desirable home improvements. Something to keep in mind when considering your loan options: putting less than 20 percent down can also result in the additional monthly cost of Private Mortgage Insurance (PMI). However, if your home value is appreciating, PMI can be eliminated in a few years through refinancing. “Homeownership isn’t reserved just for people who can afford a large down payment. Mortgages that offer an option for less cash down are making it possible for many to enjoy the American Dream,” Lewis says. “Mortgages are like any other product, you have to shop around to find the one that works best for you. Don’t let an appraisal delay your home purchase or refinance BOULDER – Whether you’re buying or selling, getting a home appraisal is one of the necessary steps before closing the deal. While you may not give this process a lot of thought (after all, much of it is out of your control), you should be aware that appraisals in the Front Range are taking longer than usual. Plan accordingly to avoid delays and extra costs. First, you should familiarize yourself with what an appraisal is and how it works. An appraisal is an objective estimate of the fair market value of what a home is worth. It consists of three steps: a physical home examination, researching sales of comparable properties in the area, and creating an appraisal report. To determine your
property’s value, appraisers take into account your home’s square footage, age, location, room count and other factors. A typical turnaround time for an appraisal in this market is 18 days. FHA and VA appraisals take a little longer (three or four weeks), as their appraisal reports require more detail than standard reports. However, we are noticing an industry-wide trend that appraisals in the Front Range are taking up to four weeks for a typical condo or single family residence. An appraisal on a more complex property, such as a mountain residence, can take as long as six weeks. If you need it sooner, keep in mind that many appraisers won›t even consider a rush order, but for those who will,

Housing options for retirement Q: As I approach retirement, I’m not sure if I should stay in my current home or look at other options. A: Many baby boomers – those born between 1946 and 1964 – are now reaching retirement age. According to the Urban Institute, they will live longer, be more healthy, work longer and accumulate more debt than any previous generation. The largest component of that debt will typically be a home mortgage. Money Watch advises that “housing costs make up one-third of the average American household’s budget, the largest monthly expense for most families. And since reducing living costs is the most common way to make ends meet in retirement, it makes sense to take a hard look at your housing costs and what you
can do to reduce them.” There are a variety of ways retirees (or those approaching retirement) can reduce their housing expenses. Paying off a mortgage before retirement (or as early in retirement as possible) is generally the first recommendation of financial advisors. You can speed up the process of paying off your mortgage by switching from the more common 30-year loan to a 15-year or 10-year loan product or making additional principal payments whenever possible. Today’s interest rates are at such historic low levels that you are likely to save money through refinancing no matter the length of the loan term you choose. Downsizing to a smaller house with fewer expenses (e.g., electricity, taxes, landscape care) is a popular

strategy. Generally retirees need less living space than when they were growing and taking care of families. Certainly another option is to sell the home and use the proceeds to rent something else during retirement. Renters typically do not have the real estate taxes, insurance, maintenance and repair expenses of homeowners. At the present time, however, rents are high enough in parts of Colorado that this may not be a helpful step for homeowners who have older mortgages with small monthly payments. More challenging solutions for seniors include moving to another city or state where housing and expenses are lower; or even to another country that offers a lower cost of living. Realtors® with the

special Senior Real Estate Specialist (SRES) designation after their names, who have additional training in working with sellers and buyers 50+ years of age, can be especially helpful in these situations. If moving is not an option, consider renting out space in your home to generate income to help pay expenses. A recent trend is towards co-housing, living communities in which people spread the expenses of home ownership over a group of people – what one commentator called “the Golden Girls solution.” Co-housing dwellers may share food costs, transportation and other resources that help keep costs down. A “reverse mortgage” allows you to live in your current home and use the
equity in the home to pay make your loan payments. If you think you will need that equity for health or long-term care, then this might not be the ideal solution. According to the Harvard Joint Center for Housing Studies and the AARP Foundation, “the biggest threat to your retirement security may be the home you live in.” Take the time to consider all of the options. Here are seven elegantly simply solutions to keep your wires straight, offered by Realtor.com. Untangle and label each cord – First, unplug the cords from the power source and untangle each cord. You want to find the source of the cord and add two simple labels, one on each end of the cord. Now you can simply and accurately, unplug and re-

With cable sleeves, new cords can be added later if needed. Spool it up – If your wires are longer than needed, use a Cable Turtle or spool and coil the cord to the desired length. You can always add more length later by just turning the spool to adjust the cord length.
Corner every charger – There is a charger for almost every device from tablets to smartphones. It’s time to corral them with an inexpensive cable management system, such as the desktop version from Wovte. The Cordies device has slots for several cords so your gadgets can be charged in one place. Clip cords in place – Most of us hang our wires off the back of our desk, which keeps them out of sight. But they move around and if you need to unplug the device the cord can slip behind the desk. Cable clips attach to a flat surface or
side panel and hold thin wires in place. At last, you no longer have to dread losing that cord over the back of the desk. Hide ugly power strips – A mass of wires running to a power strip on your floor is unappealing and collects dust. Luckily there is a solution. Taste of Tomato: A way to sample love apples By Carol O’Meara, Colorado State University Extension, Boulder County BOULDER COUNTY – My neighbors might be catching on that living near a gardener is a good thing. Sure, there are a few quirks to put up with, like earsplitting shrieks when squirrel damage is noticed on pumpkins or alarming noises as I rise up from crouching to weed. But these small eccentricities fade once harvest sets in, because they know I’ll start sharing the bounty with those who wander by. As they stroll past with their pets, I call them into the garden with friendly invitations like “you, with the Shih-Tzu, want some beans?” or “Hey, parrot-walking man! I’ve got plenty of kale to share!” Most have gotten produce from me before and accept it with smiles, even though they know I’ll toss in a zucchini for good measure. Right now the beans are coming in like there’s no tomorrow, but fast on their heels is a bumper
crop of tomatoes. And once they start, everyone in the neighborhood gets love apples. Big, little, red, yellow, purple, and orange – we’re entering tomato season with its wealth of rainbow colors. Cherry tomatoes like Green Doctors, Isis, Sungold, and Jasper may be little in size but big in flavor. Each of these tasty morsels is sweet enough to woo new devotees to growing them. Matt’s Wild Cherry, a currant type, is a tiny, prolific tomato about the size of a pea. Salad tomatoes that shake your kitchen up with new flavors and colors are Green Zebra, Lemon Boy, or Japanese Black trifele. Each has bold enough flavor to stand on their own, but combined in a colorful Caprese salad, they shine. I’m experimenting with paste tomatoes this year, because I sauce a lot of them and an ItalianAmerican friend told me, proudly,

that for real Italian sauces, you need San Marzano tomatoes. But I love the flavor of Amish Paste and you can’t beat Roma for performance. Although I’m a tomato geek and love them big and small, I will admit that when the beefsteaks come in, it’s my favorite part of the summer. Huge, brightly colored, and heavy with the promise of outstanding taste, the beefsteaks are the late season love apples that finish summer with a bang. Of the big ones, it’s hard to beat Brandywine, but Pineapple, Amana Orange, Black Krim, Cherokee Purple, and Paul Robeson give it a run for the money. Sweet and balanced with acid, Pineapple is a large yellow tomato streaked with red. Gardeners, if you’ve wondered what those tempting tomatoes taste like, but don’t have room to grow them all, head out to the Taste of Tomato in Boulder. are limited, non-invasive, examinations of the condition of a home. The sale of a home is often contingent on a home inspection. Typically home inspections are conducted by a home inspector who has the training and certifications to perform such inspections.
