How to spot wire transfer fraud BOULDER–

Congratulations! You’re in the final stages of purchasing a home! After you’ve made it through rounds of negotiations and paperwork, your Realtor or lender gives you a stack of papers known as the title commitment, which is essentially the title company’s promise to issue a title insurance policy for the property. Before closing the deal, however, the title company requires some sort of certified funds (either a cashier’s/certified check or wire transfer) to ensure that all monies will be received upon closing. While it may be tempting to ignore the details of this document, send a quick wire transfer, and celebrate your new home, pay close attention to the source of the wire. Here’s why. Wire transfer fraud is on the rise. This is where a scammer intercepts an email between a Realtor, lender, and/or title company and provides false wire instructions for the buyer, who then sends the wire to an imposter. Once the funds have been sent, they typically go offshore, leaving the buyer out of

There is limited insurance or protection in a situation like this, so I can’t stress enough how important it is to triple check the source before sending a wire. It can be tough to spot a scam right off the bat. Here are some things to pay attention to: Confirm the source. Prior to wiring funds, contact the intended recipient of the wire, and confirm that the wire information is accurate. Double-check email addresses and phone numbers. Always call and verify the phone number listed in the email for the intended recipient of the wire. Look carefully at the email address provided, as well. Scammers often use

addresses that look nearly identical to those used by actual title companies or businesses, such as djones@abcbusiness.com instead of djones@ acbbusiness.com. Be on the lookout for small changes in email addresses that, at first glance, look legitimate. When in doubt, ask your realtor, lender, or title company. Listen to your gut on this one. If anything seems off or you’re being asked to rush and send the funds quickly, that’s a red flag. To protect against future fraud, more title companies are encrypting

wire instructions or sending the instructions to the buyer directly, instead of going through the realtor or lender. Wire transfers are a permanent part of real estate; they’re not going anywhere. They’re quick and relatively easy, and they have been used for this purpose for years. They can be risky, however. Taking a few extra precautionary steps can save you immense energy (and tens of thousands of dollars) in the long run. If anything seems suspicious, ask your Realtor or lender to assist you.

Don’t miss peak selling/buying season LOVELAND – As summer is winding down, the end is also near for the peak selling and buying season in real estate. The holiday season is right around the corner, a time when people are pre-occupied with planning holiday events and less focused on real estate. If you still have your home on the market, here are a few ways to get your home sold before the market slows down.

Evaluate buyer feedback You’ve probably had some showings since placing your home on the market. It’s easy to get offended by negative feedback, but it’s important for you to be open to receiving any and all feedback. Understanding what buyers do not like about your home can help you improve it. Did your home not show

well because of furniture placement or décor? Are there certain things that concern buyers? If the feedback you are receiving includes items that you can address, then you should certainly do so. Review market exposure If you’re not getting many showing requests to begin with, then it’s time to look at the bigger picture. Why are buyers not interested in your home? Is the price too high compared to other properties? Are the pictures and property description appealing in online listings of your home? Do you make it easy for buyers to schedule showings? Review sold listings There have likely been homes that were listed at the same time as yours and that are currently under

Boulder County home sales cool amid soaring July temps BOULDER – Sales of Boulder County homes dipped in July, which could be the sign of a typical seasonal pullback. Single-family home sales in Boulder County dropped 15.3 percent in July 2016 compared to last month (443 units vs. 523) while condominium and townhome sales fell 17.8 percent (138 units vs. 168 units). “This is a fairly significant pullback for July,” said Ken Hotard, senior vice president of public affairs for the Boulder Area Realtor® Association. But Hotard thinks factors could mean this is more than a summer slowdown, including rising prices, tight credit, and continued inventory challenges. “Buyers slowed their activity significantly in

the month of July. There was some improvement in inventory, but not enough. Inventory continues to confound many markets. Price appreciation continues to be strong,” added Hotard. Inventory of singlefamily homes for sale grew 5 percent over June (960 units vs. 914). Condo/townhome inventory for sale in July was near unchanged, adding .08 percent over June (118 units vs. 117). Year-to-date sales continue to lag last year, but Hotard said the decrease has eased over earlier in the year. Countywide, singlefamily home sales slid 12.9 percent and attached dwelling sales slid 2.8 percent compared to last year’s year-to-date sales through July 2015. That equates to 2,221

This year, he finds a rebound difficult to predict. “This is not a normal market,” noted Hotard, adding that he is echoing the words of the National

Association of Realtors® Chief Economist and Senior Vice President Lawrence Yun. Hotard’s description of ‘not normal’ arises from a convergence of factors – those that are positive contrasted by challenging issues. On the positive side, job growth is strong and population continues to grow in the metropolitan area, says Hotard. On the more challenging side, he notes financial regulation in the housing industry, the impact of the national election process on lower business investment and the lack of building. “A lot of people say there is an overregulation of the housing finance industry, which results in continuing tight credit, particularly for first-time home buyers.

And there is a dearth of new homes for sale. We’re not seeing enough activity in the building community – this has been going on for years. Households are still forming, but housing construction is not keeping up,” he said. “We’re in some new territory. It’s not a housing disaster or crisis. It’s a supply issue more than anything,” Hotard explained. “Not enough housing is being built, and homes being built are high-end or apartments. Nederland is the new old Boulder BOULDER – Given the density and crowdedness of our fair (and expensive) city, it’s not uncommon to hear the locals grumble about what Boulder has become: “It’s lost all its funky charm.” “It’s the new Palo Alto.” People who have lived here more than 10 years remember when it was easy to find a downtown parking space, when you could walk into a restaurant and be seated almost immediately and when you could get through a traffic light in one round. Five design trends for wood floors By Marion J. Lougheed, Angie’s List (TNS) Wood flooring is a classic look for any home, but there are trends to consider when installing a new floor or refinishing an existing one: Wide floor boards If you have smaller rooms, consider the trend toward wider planks, which create the illusion of more space. While wide boards can work in any room, the look is especially nice for cozier rooms. Earth-friendly wood Sustainable products continue to be popular, including bamboo and cork. Bear in mind that these flooring materials aren’t as tough as hardwood, and will need different maintenance and care. They may however, give your rooms a fresh, natural appeal. An alternative is to have floors made of wood reclaimed from old buildings or other sources. In the case of oak and some other hardwoods, reclaimed wood may make a better floor, since wood in older buildings often came from heartwood. Color choice Darker tones, such as deep

cherry and mahogany, remain popular, and help create a sense of opulence and grandeur associated with classic comfort. Lighter colors contribute to a more casual, natural look. Handscraped hardwood At one time, wood floorboards routinely bore the marks of having been scraped by tools to create as smooth a finish as possible. Today, handscraped and distressed floors are becoming popular, and there are a variety of ways to achieve the look, which can add cost. Prefinished flooring Some wood flooring now comes precoated with a clear finish of tiny metal crystals that create a solid, protective layer. Don’t decorate your home without these 10 must-know rules By MyDomaine, Domaine (TNS) The saying goes that you must first know the rules before you can break them. And though we love the irreverence of tossing the design rule book out the window, there are some guidelines that make the task of decorating a space a little easier and more foolproof. Few know this better than America’s leading interior designers, who are well-versed in using decorating tricks to transform an empty space into an inspiring and unique home. We spoke to 10 top interior designers to find out which rules are worth following for a statement interior. Whether you’re starting a renovation from scratch or are looking to make a couple of small but high-impact changes to your existing home, these expertapproved tips will guide you to get it right every time. Commit these 10 rules to memory for a flawless home inspired by advice from the best in the business. Mix textures If you can’t understand why your space feels lacking, Charleston, South Carolinabased interior designer Angie Hranowsky recommends adding different textures, via accents like rugs, throws or accent cushions. “Always mix materials and add texture — metal mixed with wood, or rattan or natural woven fabrics with lacquered furniture or walls, for example,” she says. Layer lighting Rooms with one type of lighting, such as a single overhead pendant, can feel two-dimensional. “Lighting will elevate the mood of any room,” says Consort Design’s Mat Sanders. “Be sure to have light coming from multiple sources, not just overhead. Find creative places for an extra floor lamp, sconce, or empty corner where a small table lamp could reside for added glow.” Take risks with accessories Adverse to taking risks? Start small, with accessories like a quirky bowl or statement vase, says interior designer Grant August 26-27, 2016

K. Gibson. “Don’t be afraid to take some chances to make bold statements, updating classic, timeless elements to make them current and your own,” he tells MyDomaine. Start with a simple base “Anytime you’ve got brick walls and they’re keeping you from using the color scheme you really want, kick that brackish brownish-red to the curb by painting the brick white,” says Brian Patrick Flynn of Flynnside Out Productions. “A lot of people are against this, and there are some rules to follow. If the surfaces are super historic and the brick has tons of character, maybe keep it as is, but if the brick is just contractor-grade hogwash, and it’s forcing you to live in a marsalatoned nightmare, buh-bye, brown brick.” Always measure your space Before you add that dreamy daybed to your cart, be sure to measure your space. “Measure twice, buy once” is the mantra Jennifer Jones of Niche Interiors adheres to. “Scale can make or break your space. Pay close attention to the size of furniture pieces in relation to the room. Always map out the larger items, such as sofas and rugs, before

purchasing.” Don’t forego function We’re all for buying a beautiful, sculptural piece of furniture that has instant visual impact, but Los Angeles-based interior designer Jeff Andrews says those with small spaces should always opt for items that offer form and function. “Use every square inch of space in creative ways — especially in a small home where you can’t have a lot of clutter. Include pieces that are as functional as they are sculptural and interesting,” he tells MyDomaine. Seek symmetry Kelly Wearstler’s creations might challenge traditional design rules, but there’s one thing she always adheres to: symmetry. “There should always be a hierarchy of elements within the space,” she says. “Even the most maximalist rooms should possess a cohesive dialogue with wellbalanced, thoughtful dimensions.” Invest in pieces you love If you only follow one rule, Lilly Bunn says it should be this: “The only real rule in decorating is to buy things that you love.” Before you make a purchase, ask yourself if the item really resonates with your sense of style.

Be bold with paint colors Looking for a surefire way to give a room instant wow factor? “When in doubt, make a dark room darker,” says San Francisco interior designer Scot Meacham Wood. “One should always enhance a space’s natural atmosphere.” Defy the rules Now that you’ve mastered the basics, design powerhouse Nate Berkus wants you to take risks and follow your gut to create a truly unique home. “For me, the best interiors are always the ones where people have not followed any rules. Reach for what you love, not what your best friend or the latest design trend is telling you,” he tells MyDomaine. “That being said, there are rules about scale that will always apply. ike and Martha Santoyo, long time Boulder area residents, have entered a new chapter of their lives. After two successful careers apiece, it’s time to shift gears. “We’ve officially retired!”

They’re avid cruise enthusiasts who want to be able to pick up and go without having to make extensive plans for a house sitter. STYLE AT HOME

Energize decor with abstract thinking My 140-year-old Greek revival home in Atchison, Kan., was about as traditional as you can get. I filled it with antiques, when I could afford them, and to stretch my budget as far as I could, good reproduction cheater pieces. I covered the walls with classic artwork, like botanicals. As much as I loved it, and felt like every inch was a reflection of me, I never wanted the decor to feel stuck in time. Or dreary and dated. I wanted my home to honor the classic furnishings I’m crazy about, but also be welcoming to new patterns, colors and styles created by today’s designers. So Dan and I started to experiment. We purchased a few pieces of artwork that were not our usual fare, works that were more contemporary, a bit edgy. It was fun to say “no thanks” to the idea that your home has to fit into a rigid design category, either all traditional or all contemporary. We were amazed by how these tiny touches shook up our home, giving it a jolt of new energy, but still allowed our spaces to reflect the classic style we adored. I’m absolutely obsessed with great textiles, so my next baby step was to cover a few of the accent pillows in my living room with more transitional and contemporary fabrics. Maybe it was an animal print or a sapphire ikat. I mixed these newcomers in with my longtime faves, menswear fabrics like plaids, paisleys and stripes. It was amazing, the way they worked

together to enliven my rooms. I was hooked. We get to work with a lot of people who have inherited fabulous traditional pieces, like a to-die-for Duncan Phyfe dining room table or a Sheraton sideboard. They appreciate these family heirlooms, with their timeless lines and expert craftsmanship. But often, a house full of grandma’s old furniture is not their bliss, nor a true reflection of their own style. So we show them how to both honor these traditional pieces while also splashing up their décor with stunning contemporary artwork and accents. Our daughter Kelly’s home is a great example of the new traditional style we have embraced. When Dan and I downsized to our little nugget of a cottage on the lake, we shed lots of our furniture. A number of those pieces found a home at Kelly’s. But Kelly has stirred the pot, adding her own signature with contemporary artwork. For example, over the classic buffet in her dining room she’s hung an oversized piece of abstract art. It’s jaw-dropping! Right now, you can find so many statement pieces, like overscaled abstracts and bold fabrics for furniture and pillows, which act as a refresh button for your spaces. In a traditional home, they introduce an important element of surprise, acting as smelling salts, snapping you to attention so you can step back and really take a
