Real estate’s new Pokéconomy BOULDER – In Redmond, Washington, a recent listing for a newly remodeled home features new hardwood floors, a tankless water heater, a new roof – and a Pokémon Gym less than five minutes away. In a small British Columbia town, a fresh listing advertised a single-family home as “conveniently located between two Pokémon Gyms and has eight Pokéstops within walking distance.” A Lansing, Michigan community is advertising its location as “within a mile of several Pokémon stops and home of recently captured Paras, Shellder, Drowzee, Squirtle, Bellsprout, Odish, and so many more!” We’re all familiar with real estate’s ubiquitous mantra, “location, location, location.” Walking distance to downtown is a definite plus, proximity to trendy coffee shops is key, and having a school nearby all add value to a home’s price. But with the rise in popularity of an augmented reality video game, what if walkability soon gains a virtual component? Welcome to the summer of 2016, where Pokémon Go reigns supreme as

Pokémon Go, an augmented reality game played on your Android or iOS device, brings the world of Pokémon (short for “pocket monsters”) to life, allowing players to get outside and catch elusive creatures everywhere – at home, in their backyards and even in public places such as neighborhood sidewalks, local parks and stores. And just like many recent digi-trends, Pokémon Go has quickly found its way into the real estate market. Featured in Craigslist ads, Zillow listings and open house announcements, Pokémon Gyms, Pokéstops and rare Pokémon critters are being used to entice both renters and buyers to certain locations. “This game is sweeping the nation so fast that agents are referencing

By now, almost everyone’s heard of Pokémon Go and many – many! – around the world are playing (the game has more registered users than Twitter). If you aren’t sure what Pokémon Go is, here’s a quick primer of the basics. “Trainers,” feel free to skip ahead. Pokémon Go basics There are two main focuses playing Pokémon Go: collecting all 145 different types of Pokémon or up-leveling to make your trainer as powerful as you can through various training exercises. And like any role-playing game, the more time you put into it, the better your character (known as a “trainer,” in Poké-speak) will become. Using your device’s GPS, the game scans your surroundings and locates any virtual Pokémon in the area. Some types of Pokémon are common and will pop up regularly, but others are quite rare – and all of them are constantly on the move. When critters appear on your

screen, you’re given the chance to catch it, adding it to your collection, also known as your Pokédex. There are locations that spawn wild Pokémon (offering up opportunities to rack up some of the rarer types), Pokéstops that reward players with extra items, and Gyms that allow players to participate in training exercises that build your Pokémon’s strength – and hopefully take control of the Gym. There’s a wealth of additional details and nuances to the game, but this, my Poké-friend, is the overall gist. A Poké-Listing near Boulder For Boulderites who need a good walking path to hatch eggs, a place buzzing with Pokéstops, and a hotspot with a reputation for spawning rarer Pokémon, make sure to check out Lafayette’s Waneka Lake. The 1.2 mile loop around the lake is great for those on two feet or two wheels, and boasts three Gyms and over a dozen Pokéstops around its shady perimeter. Pokémon’s effect on real estate While Pokémon’s initial effects may be

novel, there’s a definite lasting component to its popularity. In addition to restaurants offering specials on drinks and snacks for Pokémon players and ailing malls using its popularity to rejuvenate lagging foottraffic, both residential and commercial real estate are jumping aboard the Pokémon train. Weekend open houses are advertising nearby Pokéstops and shared office spaces – a growing trend among selfemployed millennials – are doing the same. “With the millennials and open office space, I wouldn’t be surprised if we see advertising office space as a Pokémon Gym now,” said Deborah Bruzzo, a DC-based commercial real estate agent, in a recent interview with CNBC. Above all, the main factor in using Pokémon Go’s popularity is increasing foot traffic. If Pokémon ushers in more feet, eyeballs and wallets into open houses, the foot traffic could give the impression of increased competition for that listing, driving the number of offers and possibly even the sale price. This trend, my Poké-friends, may be the latest way real estate agents are playing the game by using the game.

Although your agent may use social media to tap into his/her social network, it is important for you to take advantage of your own social network. It may be a link to MLS or perhaps your Realtor’s personal website. The link should include full details of your home along with photos and/or video tours. Be

sure to share this link on all of your social media accounts, and ask your friends to share it too! Take lifestyle shots Photos are huge when it comes to social media. Use this to your advantage! Share individual photos with captions, focusing on the great features of your home. For example, you may share a photo of your filled Jacuzzi tub surrounded by candles, you enjoying a refreshing beverage on your lovely patio, someone snuggling up to the fireplace with a hot cup of cocoa, or kids playing games in the backyard. Lifestyle photos may not be the shots used to formally market your listing but are key to social media marketing. Each time you share an image,

Home loans for veterans: Everything you need to know By Michele Lerner, Bankrate.com (TNS) If you or your spouse has served in the military or the National Guard, chances are you’re eligible for a loan guaranty from the U.S. Department of Veterans Affairs. “VA loans are a low risk for lenders and a great benefit for veterans,” said Patrick Cunningham, vice president and partner at Home Savings and Trust Mortgage in Fairfax, Va. The Department of Veterans Affairs reports that more than 631,000 loans for veterans were approved in 2015. The VA loan guaranty program, part of the 1944 GI Bill of Rights, was designed to ease the transition of veterans into civilian life while also spurring the U.S. economy, said Louise Thaxton, branch manager of Fairway Independent Mortgage Corp. in Leesville, La. Who can finance a home with a VA loan? Many veterans pay attention to their education and medical benefits but are unaware that they may qualify for this homeownership benefit, said Joseph J. Murin of NewDay USA, a VA mortgage lender based in Fulton, Md. Members of the military are eligible for a VA loan guaranty after they have actively served for 90 days during wartime or 180 days during peacetime. Murin said members of the National Guard and reservists are eligible after six years or, if they have been called for active service during wartime, 90 days. Surviving spouses of someone who died during active duty or due to a service-related disability are also eligible. Criteria for VA financing also includes meeting loan guidelines for credit and income eligibility.

While Thaxton said that typically with a VA loan a co-borrower’s income can be considered only if the borrowers are married, two veterans who aren’t married can get a VA loan together. A veteran who wants to buy with a non-spouse, nonveteran co-borrower must make a down payment of at least 12.5 percent. Loans for veterans are generally available for primary residences only. Why choose a VA loan? Borrowers can finance 100 percent of their home purchase. “Not only is there no down payment requirement, but eligible borrowers don’t pay mortgage insurance as they would with any (Federal Housing Administration) loan or with a conventional mortgage with a down payment of less than 20 percent,” said Cunningham. Loans for veterans typically have interest rates comparable to the best conventional loan rates, he said. “There’s no rate adjustment for a lower credit score, so for someone with a low score that could mean as much as a 1 percent difference on a conventional loan,” said Cunningham. “The funding fee for the program pays for a government guarantee to protect lenders in case of a default.” Funding fees range from 1.25 percent to 2.4 percent for firsttime VA loan borrowers. “VA loans are underwritten specifically for veterans and rely on more than just a credit score,” said Murin. “We focus mostly on the disposable income of the borrowers since that’s the biggest

indicator of whether someone will default.” When should you use a VA loan? You can use your eligibility multiple times, said Thaxton. You can even have more than one VA loan at a time, depending on how much of your eligibility you used the first time. “The funding fee will be higher when you take out a second VA loan, sometimes as high as 3.3 percent,” said Thaxton. “Most of our borrowers are refinancing a VA loan with a cash-out refinance to consolidate their debt,” said Murin. “Our older borrowers benefit from this opportunity to clean up their finances.” But the 3.3 percent funding fee can be cost-prohibitive for veterans refinancing from an FHA or conventional loan into a VA loan, said Cunningham. A VA loan expert can help you compare other loan options and decide whether the funding fee is costlier than paying mortgage insurance, said Thaxton. Where can you use a VA loan? While loans for veterans are available throughout the U.S. for properties with one to four units, the limits on the loans vary according to housing costs in your county. The VA loan limits conform to the limits for conventional financing established by the Federal Housing Finance Agency. The limit is $417,000 in most areas and up to $625,500 in high-cost housing markets. “The ability to buy a house for as much as $625,500 in the D.C. area without a down payment

is a great benefit for vets,” said Cunningham. “In addition, if you want to use a jumbo VA loan and buy a more expensive property, you just have to make a down payment of 25 percent of the difference between the home price and the loan limit.” For example, buyers of a $700,000 home would need to pay 25 percent of $74,500 (the difference between $700,000 and $625,500), or $18,625, a significant savings compared with a traditional jumbo loan. A 5 percent down payment on a $700,000 loan would be $35,000. How to apply for a VA loan The first step for borrowers is to obtain a certificate of eligibility for a VA loan through the VA office or a lender. Next, borrowers need to find a lender experienced with VA loans. “It’s important to find a lender experienced with VA loans who can also be an advocate for the veteran,” said Murin. Borrowers can work with a lender to decide how to pay the funding fee, which varies depending on your service and the amount of the down payment, if any. Some disabled veterans can get the fee waived, said Cunningham. Once borrowers have a loan preapproval, they can begin looking for a home to buy and make an offer. Loans for veterans require a VA appraisal and a VA home inspection to make sure the property is priced appropriately and is habitable. How to keep your home from looking dated Trends happen to the best of us, as they should. Everyone should relish the style of their current era, live in the moment and make memories in their own heyday. Interiors are changing quicker than ever, and they’re not about to slow down anytime soon. If you’re open to change, you can adapt your home quickly to embrace the newness as it arrives and find a way to intersperse it. It can be simple things like changing your cushions, giving your living room a lift with some new artwork or updating the hardware in your bathroom to bring it from drab to fab. Budget for the next wave Interior trends have a habit of changing on us, but that shouldn’t stop you

utumn in Colorado is spectacular. But the changing colors and cooler evenings are also a good reminder that it is time to check your home’s heating system for the cold weather ahead. If you keep your furnace in good condition, it can last a decade or longer. But even heating systems that were built several years ago don’t deliver the same performance and cost savings that a new high efficiency unit can. These newer systems are designed to maximize the volume of warm air that is captured during each heating cycle. “Most standard heaters use a single primary heat exchanger that delivers about 80 percent efficiency,” explains Jeff Richard, general manager at Northern Colorado Air in Fort Collins and Longmont. “That means that you are sending 20 percent of your heat outside.” 10

When the burners light up, the fire heats the air. Then 80% of the heated air goes into your house and 20% exits out of your home through an exhaust vent. The temperature of this exhaust air can exceed 375 degrees. Compare this to the latest high efficiency furnaces, designed to deliver 93 to 98.7% efficiency by using an advanced dual heat exchanger design. The primary exchanger captures most of the heat, but then the heated air takes an additional pass through a second stainless steel exchanger. This keeps more heat in your home and sends less back outside. To do that safely, it must have an airtight seal. A leaky exchanger can allow deadly carbon monoxide to escape into the air your family breathes. “The industry standard is, if there is a crack or hole in the heat exchanger, it has

to be replaced. These breaks are a result of metal fatigue, from all the repetitive heating cycles. You can’t weld or patch them,” Jeff Richard says. A damaged heat exchanger doesn’t automatically mean the whole furnace needs to be replaced, though. Furnace warranties can extend 15 to 20 years, so many homeowners are pleased to find that their heat exchanger is still under warranty and can be replaced at a nominal expense. If the damaged heat exchanger is out of warranty, it’s usually more cost effective to invest that money into a new heating system – and a brand new warranty. Scheduling an annual furnace checkup is the best way to ensure your home’s heating system is in good condition and operating safely. Fitting tribute to Star Trek BOULDER COUNTY – In the pantheon of iconic television shows with lasting effect on our lives, one that stands out in my world is Star Trek. The science-fiction series was groundbreaking in its day, showcasing technologies that would actually come true, like communicators (cell phones), hologram conferencing (Telepresence technology), or tricorders (NASA’s LOCAD). On its 50th anniversary September 8, we celebrate the short-lived series that grew into a movie and television powerhouse. Star Trek boldly went where no man had gone before, bringing strange aliens, teleporters and telepathic rocks to our living rooms. It also launched at least one career – mine – when the bug-like lifeform from Ceti Alpha 5 crawled into Mr. Chekhov’s ear in a particularly nasty scene from The Wrath of Kahn. Who wouldn’t want to become an entomologist after watching that?

Captain Kirk hosta is a light and dark green, large leafed plant that’s hardy to zone 3. Named for the dashing, daring, haltingly-speaking leader, the hosta is a must have Star Trek plant.

If squirrels, raccoons and rabbits aren’t enough wildlife for you, pop in some Triticale, a hybrid of wheat and rye. The annual grain is attractive in dried flower arrangements and could possibly attract Tribbles, the cute fuzzballs that infested the Starship Enterprise. For those who say “Dang it, Carol, I’m a gardener, not a zookeeper,” read on for plants and flowers. Captain Kirk hosta is a light and dark green, large leafed plant that’s hardy to zone 3. Named for the dashing, daring, haltinglyspeaking leader, the hosta is a must have Star Trek plant. Introduced in 1999 the plant keeps a well-behaved, mounded habit and is resistant to slugs. It pairs nicely with the hostas Enterprise and Starship in a shady area of the yard. Spock’s Ears daylily sports crispate petals, which give this flower the pinched-tip look of the famous Vulcan’s ears. Fascinating. But unlike its namesake, the flower isn’t entirely green; the purple and lavender petals simply surround a chartreuse throat. Hardy to zone 4a. Pair Spock’s Ears with Photon Torpedo daylily, a fuchsia flower with yellow throat, and your garden will jump into warp speed with color. Keep the space theme flying with Moonflower (Ipomoea alba). An annual in our area, it’s huge, white flowers seem to shine at night. Be sure to give it a trellis, so it can climb for the heavens.

For dazzling daytimes, pop in Jupiter’s beard (Ceranthus ruber) or Cosmos. Both like sunny spots and are relatively carefree. Want an aggressive display of color? Add the iris Klingon Princess, a tough as nails yellow and lavender flower. A dwarf bearded iris, their beauty should be enjoyed but not ingested: they’re poisonous. Another iris to consider is Starship Enterprise. Starship Enterprise is a stunner: crisp white standards are held tall above gorgeous, magenta and yellow ringed falls. Rounding out the list is Celosia Star Trek Pink Adobe, an nice annual that adds a touch of fun to garden beds. There’s also a rhododendron named Star Trek, but let’s not get crazy; our dry, alkaline soils wouldn’t be a hospitable habitat for them. However you choose to celebrate the Star Trek anniversary, may your gardens live long and prosper. Many Americans are opting for minimalism and smaller homes over mega mansions and extravagance. Whether you prefer a small, cozy home over a larger, more cavernous one, are an empty nester or just prefer to live a more minimal lifestyle, downsizing is a current trend not only in real estate, but also in home decor. How to downsize? Downsizing can mean anything from living surrounded by fewer things to living in a smaller dwelling. Regardless, the approach is the same: Focus on what matters to you most. In many instances people purchase larger homes in which they are only using a part of it. Unused spare bedrooms, empty rooms and underused sections of a home, some may consider wasted space. Downsizing means eliminating waste and paring down.

Where to begin One of the best starting points in downsizing relates to asking yourself what you need and what matters the most to you. The following checklist may help as well. – Purge! Begin by getting rid of the excess. – Identify. Identify your favorite things, items you are not willing to sell or give away. – Separate. Separate items you wish to donate or sell from those you wish to keep and store. – Plan. In the case of downsizing from a larger space to a smaller one, pre-planning is key. Should I use task lighting in my kitchen? By Kaley Belakovich, Angie’s List (TNS) Looking for ways to spice up your kitchen? Consider task lighting. Task lighting performs a specific function in the designated space. Steve Wilcox, owner of Wilcox Electric in Hyattsville, Md., says task lighting essentially serves as work lighting. Benefits of task lighting In kitchens, task lighting most often appears as under cabinet lighting, illuminating the countertops so when you’re cooking, concentrated light focuses on your workspace. “Personally, I have always encouraged task lighting as opposed to over-lighting the ceiling,” Wilcox says. “You don’t want 50 recessed lights, because you’ll still get shades and shadows.” In addition to lighting your workspace, task lighting can improve the aesthetic appeal of your kitchen. “Everyone is spending so much money on countertops, so you get that ‘wow’ factor,” Wilcox says. Jerry Martin, owner of Jermar

Electric in Cape Coral, Fla., says task lighting can also double as accent lighting. “Some you can use as dual purpose, where it’s good lighting if you’re working, but if you have a nice backsplash in your kitchen, tile or granite or something like that, it highlights it at night when it’s lit up well,” Martin says. Cost of task lighting According to Martin, kitchen task lighting typically includes use of one of three types of light bulbs: hockey puck lights, LED strip lights and LED tape lights. Hockey puck halogen lights cost the least – about $350 or more for installing three lights. However, they tend to get hot when in use, and you have to replace the bulbs, so Martin says many don’t want to deal with the hassle if they can afford other options. LED strip lighting burns cool, so you don’t need to worry about extra heat in the kitchen. A couple of LED strip lights plus installation costs $500 or more. LED tape lights measure by the foot. According to Martin, these
