Remodeling your home with resale in mind BOULDER – Remodeling a home: What should you do? What shouldn’t you do? This is a topic on which everybody and KAREN their brother LIBIN has an opinion. KL Realty Like interior design, there are basic rules upon which most people agree. But also like interior design, there are clever, talented people who can break these rules and produce a wonderful result. All that being said, here are some basic guidelines I would recommend when remodeling with resale in mind: Spend money where it needs to be spent When one walks into a house, often there are flaws that jump out and scream “ugly” or “God, awful.” Perhaps it’s the worn, smelly carpet or the cracked, moldy shower tiles with prancing ducks. Prioritize these obvious flaws. Get rid of the ugly stuff, the worn stuff, and the horribly outdated stuff. Vintage items are the exception, such as antiques (hardware and light fixtures) or mod materials (retro tile, fixtures and appliances in good condition). Keep the style consistent Don’t treat different parts of
the house like they aren’t related to each other. This sometimes occurs when one spouse likes one style while the other likes another. Instead, compromise and choose one style – modern, traditional, rustic, vintage – and have it flow from one room to the other. Kids’ rooms are the exception. Keep the style consistent with the era of the home In general, for period homes (such as turn-of-the century, Victorian, craftsman, midcentury modern) it’s most harmonious to remodel these in the style of the era when they were built. That doesn’t mean everything should look original to the home, but more of a nod to the period. Remodel projects should just feel “right” in the home, not incongruous or awkward. Invest in the proper level of finishes and keep the quality level consistent Different price points of homes call for different levels of investment: You shouldn’t put an $11,000 sub-zero frig in a $250,000 home, nor should you put a $49 facet in a $2,000,000 house. Once you determine your proper investment level, don’t vary too much from this place. Buyers like consistency and it’s a turn off when one part of the house looks like the owners ran out of money. Finishes in the basement are the exception,

though in our market I still recommend matching the quality level of upper floors. Don’t use strong colors in permanent ways Once I went to an open house where the beautiful new home featured a very navy-blue kitchen: navy backsplash tiles, navy countertops, navy island cupboards. I listened to the folks coming and going. One summed up most people’s opinion: “Well, you’ve got to love navy to buy this house. Otherwise, forget it.” Why finish your home to appeal to only a small subset of the population? If you love navy, add it in art, drapes, throw rugs, and accessories, not in permanent parts of your home. As boring as it sounds, stick with neutrals in finishes for the
best resale results. Select one light neutral paint color Even though paint is easily changed, I would advise against strong, vibrant colors, internally or externally. Most buyers don’t even want to deal with having to repaint. If you love colorful walls, then by all means have them while living in your home. Just plan on repainting before you put your house on the market. Using one light neutral color makes a house feel more spacious, flowing and light-filled. 5 things that scare away home buyers Rodent problems Rodents are another scary concern for potential home buyers. Eliminate any issues before listing your home for sale. Additionally, you may have some things in place as a preventative measure. How do you winterize outdoor plumbing? By Paul Pogue, Angie’s List (TNS) Instead of waiting for the cold weather to arrive, plan ahead to winterize your outdoor plumbing, including both outdoor water faucets and pipes, in order to prevent frozen pipes and water damage. Even if you already know to winterize your house, outdoor plumbing fixtures are easy to overlook during preparations, but they’re an important step as you winterize your home. Pipes usually do not burst where the pipe freezes; rather, they burst downstream, where the water pressure is stronger. This is usually between the freeze and a closed spigot. Protecting your outside pipes and outside water faucets against freezing can help eliminate the possibility of a burst pipe. According to Meredith Saad, service manager of Nick’s Plumbing and Sewer Service in Houston, any uninsulated exterior pipe is
susceptible to freezing damage, and a burst pipe in the exterior wall of a home can cause thousands of dollars of water damage to the walls, floors, ceiling and even furniture. How to prevent frozen pipes and cracked outdoor faucets Inspect all outdoor spigots and make sure to disconnect, drain and store garden hoses for the winter. Use spray foam insulation to fill any openings around the hose bib to prevent cold air from accessing the interior of the wall and possibly freezing the pipes inside. If your outdoor water faucets have a separate shut-off valve, close the valve, open the spigots to drain the lines and leave them open until spring. If your faucets have a back-flow prevention device, make sure to disconnect it so that the water drains from the line. If you do not have a separate shut-off for your outdoor water faucet, use pipe insulation to protect against frozen pipes. Wrap insulation
around the faucet and protect it with an insulated faucet cover. If you need to winterize an outdoor faucet, wrap the pipe in outdoor-use heat cable, wrap pipe insulation around it and cover this with a slip-on faucet protector. Your hardware or plumbing supply store should be able to provide these materials. How to winterize irrigation pipes To winterize irrigation pipes in the ground, remove the water from your sprinkler system. Next, shut off the water supply to the system. Open all of the manual drain valves. If your sprinkler system has an automatic draining system, turning off the main water supply should open the drain lines automatically. Once you remove the water from the lines, open the drain cap on the stop-and-waste valve or the boiler drain valve to clear any remaining water. Make sure you open the test cocks on the back-flow device, and if

your system has check valves, pull the sprinkler head from the ground to drain the water from the body of the sprinkler. If your irrigation system requires a “blow out� method for winterization, contact an irrigation systems specialist, as you could easily damage your lines and sprinkler heads. Boulder area home sales hit slow season BOULDER – While price appreciation continues to signal a strong Boulderarea market, month-overmonth home TOM sales for KALINSKI September pulled back in RE/MAX of Boulder keeping with the usual fall slowdown. This year, however, due to robust home sales in 2015, that comparative slowdown isn’t restricted to the fall. Overall 2016 sales volume is lower than last year as was expected, according to Ken Hotard, senior vice president of public affairs for the Boulder Area Realtor® Association. Single-family home sales in September 2016 dropped 21.4 percent with 348 homes sold compared to the 443 sold in August. Year-to-date, singlefamily home sales fell 10.9 percent through September 2016 with 3,385 homes sold compared to 3,801 through September 2015. For condominiums and

In condo/townhomes, inventory was virtually unchanged in the September to August 2016 comparison, dipping by one home – 173 versus 174. “Improving both the quantity and mix of homes for sale would make a difference by providing alternatives for people so they have some choice, whether they are new buyers or downsizing,” notes Hotard, adding that most of the construction is for rental units. The lack of housing inventory reaches beyond the Boulder-area – it’s an issue nationwide. The shortage has become critical enough that the Obama administration recently released the “Housing Development Toolkit” to highlight actions state and local jurisdictions can take to encourage housing development. The white paper encourages local governments to reconsider zoning laws, antiquated rules on construction, housing and land to address some of the regulatory barriers that are impeding the
construction of housing. In Colorado, Hotard says President Obama’s call to action could be reflected in actions taken by the state legislature that would ease the current construction defects law, though changes to the law have been rejected in past legislative sessions. But for Boulder-area buyers seeking to buy a home, adequate inventory is one key to success. For now, though inventory is low, it is relatively unchanged from last month. And with fewer buyers actively looking for a home to buy during fall and winter, those in the market today have an advantage. “Often in these slower months there is less competition for the homes that are available,” says Hotard. From that perspective, it’s a good time to buy. “Investing in real property in this market area is always a good idea,” he adds. “It’s not realistic to think that you’re going to get a lower price by waiting.” Tom Kalinski is the owner and founder of RE/MAX of Boulder. townhomes, declines were slightly larger. Month-over-month sales decreased 22.8 percent in September 2016 – 115 units versus 149. In year-to-date sales, condo/townhome sales dropped 17.2 percent – 1,048 units through the end of September 2016 compared to 1,265. Even so, Hotard notes that the market remains strong. Prices are holding month-over-month, and year-to-date numbers continue to show fairly significant appreciation across almost every market. Hotard emphasizes that inventory is the critical component for Boulder County home sales now and going forward. “The month of September had 1.5 months of inventory for condos and townhomes and about 2.7 months for singlefamily homes,” he says. “Typically a six-month supply is considered a balanced healthy market, so that’s definitely a challenge.” Inventory of single-family homes for sale in Boulder County declined 4.6 percent in September 2016 compared to

There may be other ways to add wiring without cutting slots into the walls. The home has either a basement or a crawlspace where wiring can be fished up and into the hollow wall space to add outlets. Fishing is a process where a strip of stiff metal tape called "fish tape" is pushed through the wall cavity to an opening that has been cut for a future outlet. Wiring is attached to the fish tape and pulled back to where the electrician can connect the wires to the electric panel. Older homes have wood
blocks in between each wall stud usually one-third the way up from the bottom and one-third down from the ceiling. If there were a fire, the blocks were intended to slow the fire from spreading inside the wall cavity. It's the blocks that are a problem when trying to fish a wire from the attic or second floor. I have seen older homes with surfacemounted outlets with surfacemounted metal or plasticcovered raceways that contain the wiring. The raceways extend from the original outlets to all the added outlets in each room. In a few homes, I have seen a plastic crown molding added to the ceiling that contained the wiring in the cavity of the crown molding. Where possible when adding

outlets, the older wiring should be upgraded to modern wiring that has a hot, a neutral and a ground wire so the new outlets can be properly and safely grounded. If the wiring cannot be upgraded, add ground fault circuit interrupter (GFCI) protection for the added outlets. Don't forget to add a smoke alarm in each bedroom, one in the hallway outside each bedroom and at least one on each floor level. C. China, flatware and stemware take center stage, but so do the centerpieces. This holiday season, instead of going with the traditional, why not try the unconventional? Organic elements such as moss, grass, river stones and succulents _ elements you may not normally think of during the Thanksgiving holiday _ may not only pleasantly surprise your guests, but may even become a permanent part of your home’s decor. When looking for interesting ways to dress your table this holiday season, here are some creative Design Recipes tips. Do’s Think to incorporate elements such as vegetables into your decor. Potted cabbages are a great choice and are hearty and longlasting.
Incorporate elements such as herbs and branches; they are a wonderful alternative to traditional flowers. Use interesting vessels for your arrangements. Elements such as clay pots and wood bowls are a creative alternative to vases. Create vignettes. A lot of times, you can make your most powerful statement using minimal decor in a grouping. Consider conventional decor items in unconventional colors, such as white pumpkins instead of orange ones. Don’ts Overdo it. Less is almost always better than more. Use too many colors in your tabletop decor. You will likely make your most powerful design statement by sticking to a maximum of two to three colors. Use centerpieces that are too high. Remember the goal is for people to enjoy easy conversation. Stick to traditional decor. Experiment and think outside of

As November neared we all thought it would be CAROL over with O’MEARA soon and we Colorado State could send the University Extension accumulated waste where it belongs: the compost pile. Now we’re left picking up the pieces of a fall that’s lingered too long. If recent frosts have left you with a pile of dead plants and leaves, you’re ripe for one of the best ways to recycle your plants into amendment for your soil. Through the miracle of rotting, those decaying plants are converted to an organic material that holds water and nutrients for roots to take up. So grab a rake, pick up those rotting vegetables, and pull up those plants; November is the month to celebrate composting. Here are few quick and easy tips for getting started: Select an out of the way area at least three-feet by three-feet
ASK THE EXPERT BOULDER – Given the fact that we have yet to have our first snow or hard freeze it is still not too late to winterize your home. Doing some of these simple things may also remove some items from a home inspectors report should you decide to put your home on the market. At the very least it could save you some money. The list includes but is not limited to: Trim your trees. When tree branches are weighed down with snow they can cause significant damage. Are there any limbs that could possibly knock out power to your home or limbs that could hit your home or car if they broke off during a winter snow storm? Check your doors and November 18-19, 2016
wide. To keep the pile warmer in winter, a sunny location is best. Gather up green and brown plant material, making sure you have twice as much brown as green. Fresh, green plant parts provide nitrogen to the pile; dry brown material supplies carbon. Microorganisms need both to turn your garden waste into gold for the soil. Avoid resinous wood such as junipers, pine, or spruce; resin keeps the plants from decomposing, increasing the time needed for composting to two to three times as long. Some deciduous tree leaves also take longer, so gardeners wanting a quick batch of compost should use oak or cottonwood sparingly in their piles, chopping them finely before adding. Black walnut leaves should not be added to the compost due to juglone, a toxin produced by the tree to prevent other plants from growing nearby. Although the compost process destroys most of the juglone found in the leaves, some plants are very sensitive to it and can be harmed by the compost. Weeds with seeds and diseased plants should be disposed of in another way; most backyard
compost piles don’t get hot enough to kill the seeds or disease. If you want to compost weeds, clip the seed heads off before tossing the plant on the pile. Kitchen scraps are good additions to the compost, but not meat, bones, grease, eggs and dairy products that attract animals and insects. Dog, cat, and human manures should never be added to compost. For faster composting, chop woody branches, sunflower stems or corn stalks into small chunks before mixing them into the pile. Leave tree leaves whole so they don’t compact down and smother the pile. Layer brown and green material into a pile, adding water with each layer until the pile feels damp, like a sponge. If the pile is soggy to soaking, add more material in until it dries a little. There is no need for soil or compost starter to be added to the pile, since the microorganisms that break down materials is found on the surface of most plant material. Compost should heat up within a week and be very warm to the touch. Once it begins to cool, turn it
from the outside in and sprinkle with more water to recharge the pile. When the compost no longer heats up after turning, looks like crumbled humus and has an earthy smell, it’s ready to be added to your soil. A healthy compost pile won’t smell or attract nuisance animals to your yard. Help your compost stay moist in winter by placing a burlap blanket or other breathable material over it. If your compost cools in the frigid months, don’t worry, once the temperatures warm up in spring your compost, turn your pile, add a little water and the pile will heat up again. Merry adornment for your door By Mary Carol Garrity Tribune News Service (TNS) As a kid growing up in Atchison, Kan., my playground was the campus of nearby Benedictine College. Talk about an awesome yard to play in! Especially on winter days when the snow-covered hills were crying out for sledding. We’d bundle up and sled until our fingers and toes were numb. Maybe that’s why I was so drawn to this nostalgic door treatment, one of several fabulous looks created by Bev, our floral designer, to inspire you as you dress your door for the holidays (only 41 days left until Christmas!). To build this sensational display, Bev started with a decorative wooden sled, then picked out some winter floral picks to create a simple swag descending down one side of the sled. She wired in some tree ornaments and finished off with twists of plaid ribbon. This warm winter plaid reminds me of a Pendleton jacket my grandmother used to wear. I loved Grandma Nell so much that I will always be sweet on this pattern. Embellished wreath If you are pressed for time, hanging a simple wreath on your door is a great option. But if you have a few extra minutes,
embellish the wreath just a bit to up its impact. Bev started this cheerful treatment with a sweet wreath that twists together bright red berries and an assortment of greens. To give it even more pizzazz, she wired in one of the rustic metal bells we’re crazy about this year. The ribbon flourish looks fancy, but is really easy to pull together. All you need is two one-yard sections of wired holiday ribbon. We carry the kind that looks sensational on both sides so when you twist it, there is no “wrong” side showing. Bev created a loop with both ribbons then secured them with a zip tie. It’s a great cheater move for those of us who cannot tie a pretty bow to save our life. Magnolia wreath This magnolia leaf wreath is so lush and lovely, it could also stand on its own. But look how sensational it is with a few added touches. Bev grabbed a pile of plastic zip ties and got to work, popping in a few red and green tree ornaments, some red berry picks and, at the top, a cardinal and her nest. The final flourish – this yummy velvet green ribbon – is absolutely gorgeous and takes the wreath to a new level. Many of today’s high efficiency toilets, showerheads and faucets now include many different styles to choose from. Styles are available from contemporary to nostalgic, and even though the styles can be very different, the water-saving goals are the same. FYI, standard faucets usually use 2.2 gallons per minute. If you want to upgrade to a water-saving faucet, look for a model set up from the factory that uses 1.2 gpm. In many cases you may even
find a standard faucet you like, and by simply changing to a high efficiency aerator, you can save water. Bottom line: Today’s watersaving faucets perform better than ever and are overflowing with style. Beyond useless trinkets: 3-D printing extends to home décor By Laura Pearson Chicago Tribune (TNS) Like replicators on “Star Trek” – machines that materialize tomato soup and “Tea, Earl Gray, hot” for peckish starship crew members _ 3-D printing has a distinctly sci-fi feel. While not a new technology, the process of producing solid, threedimensional objects sans tool or molds isn’t ubiquitous either. Hence, the fantasy element. “It’s like magic,” says animator Dave Lobser in a video for 3-D printing company Shapeways, “(It’s) being able to take things that only exist on screens and turn them into real objects that you can hold.” Shapeways is headquartered in New York and, since 2007, has provided manufacturing services to thousands of
creative types, like Lobser, who upload their 3-D designs to shapeways.com, choose from dozens of materials and finishes _ e.g., sandstone, porcelain, 14-karat gold and bronze _ then wait for their objects to be reviewed, printed and shipped. Not only does the company print items on demand, it also functions as a marketplace. The Etsy of 3-D printing, if you will. It’s not all random tchotchkes either (though there are plenty of those). One section of the Shapeways marketplace is devoted to 3-D-printed home accessories and decor, many of which are both inventive and useful: from offbeat cookie cutters and chopsticks holders to air plant vases and geometric lamps. Among the more highcaliber objects are pinhole lampshades by Dutch designer
