Are closing costs tax deductible? By Sabah Karimi GOBankingRates.com (TNS) When you purchase your home or buy land for your new home from a seller, you’re responsible for paying closing costs on top of the negotiated contract price. These costs are sometimes shared by the seller depending on how you negotiate the deal. As you sign the dotted line, you might wonder, “Are closing costs tax deductible?” The IRS has some specific rules on itemized deductions for homeowners regarding deducting real estate closing costs. Here’s what you need to know. Can you deduct closing costs on your taxes? Homeowner tax deductions aren’t always easy to calculate, but the IRS does break down what types of tax deductions you can take when you file Form 1040. The only way to deduct closing costs, such as property tax, is by using itemized deductions. You cannot take a standard deduction and also deduct your closing costs, so you have to decide which one offers the most tax advantages for your situation. Deductible closing costs If you decide to itemize, you’ll need to know what closing costs you can actually deduct. The IRS identifies them as: • Home mortgage interest paid at settlement that is found on the mortgage interest statement provided by the lender • Certain real estate taxes paid at closing • Real estate taxes – listed on your real estate tax bill – the
lender paid from escrow to the taxing authority • Sales taxes paid at closing • Points – also known as loan origination fees, maximum loan charges, loan discounts or discount points – which are a one-time closing cost that provide you a discounted rate on your mortgage and can be deducted only over the life of the mortgage • Mortgage insurance premiums, except for mortgage insurance provided by the Department of Veterans Affairs or Rural Housing Service About deducting points Some situations that enable you to deduct the full amount of points in the year if you pass several tests set forth by the IRS. If you meet the following criteria, you have the option of deducting the full amount of points in the year you take out the mortgage or deducting them over the life of the loan, beginning with the year you close your loan: • The loan is for your main residence • Paying points is typical in the area where you get your loan • You didn’t pay more than the points typically charged in your area • You use the cash method of accounting • Points were not paid in lieu of paying other fees, such as appraisal fees, inspection fees, title order fees, attorney fees and property tax fees • The money you paid at or before closing, plus any points the seller paid, were at least the equivalent of the points charged • You’re using your loan to buy

Non-deductible closing costs There are several settlement costs and closing costs you can’t deduct or add to the basis of your home. The following closing costs are not tax-deductible: • Fire insurance premiums • Charges for using utilities or services if you occupied the home before closing • Rent paid if you moved into the home before closing • Charges associated with getting or refinancing a mortgage loan, such as credit-report ordering costs, loan assumption fees and fees for a lender-ordered appraisal Although you’re permitted to deduct some types of real estate taxes, you can’t deduct the following types: • Itemized charges for services, even if the charge is paid to the taxing authority • Taxes for local benefits that increase the value of your property • Transfer taxes or stamp taxes • Homeowners association assessment costs How to deduct home closing costs If you’re eligible to deduct certain types of expenses related to home settlement fees, you can do so on Form 1040 on lines six through 13 when you file your tax return. Here’s the breakdown of where to report different closing
costs on the form: • Real estate taxes: Line 6 • Home mortgage interest and points reported on Form 1098: Line 10 • Home mortgage interest not reported on Form 1098: Line 1 • Points not reported on Form 1098: Line 12 • Qualified mortgage insurance premiums: Line 1 • State and local general sales tax reduction: Line 7 Know about deductible closing costs Some of your closing costs are tax-deductible, so it pays to know what expenses you can deduct as itemized homeowner tax deductions come tax time. Keep in mind that if your total itemized deductions for the year are less than the standard deduction it doesn’t make financial sense to deduct closing costs. Consider working with an accountant or tax professional to make sure you’re reporting all of your real estate taxes accurately and deducting only expenses that have the IRS seal of approval. Boulder County residential market strong, driven by low inventory
BOULDER – As the end of 2016 approaches, statistical data shows lack of inventory continues to be the main driver in DB WILSON Boulder County RE/MAX of Boulder residential real estate. “In many Boulder County market-areas there is less than a two-month supply of homes for sale,” says Ken Hotard, senior vice president of public affairs for the Boulder Area Realtor® Association. “The number of days a property is on the market is inching up, which can be attributed to the time of year, but is also driven by limited inventory,” he adds. As a result, sales have declined. Even so, Hotard says this market is strong, demand is high, and pricing is increasing in double-digits in almost every Boulder County market area. All in all, the market is performing as expected and not all that differently from last year.
In single-family homes, monthover-month sales in the Boulderarea markets declined 1.8 percent in November 2016 compared to October 2016 – 335 vs. 341 units. Year-to-date sales also dropped, falling 9.5 percent through November 2016 compared to the prior year with 4,110 homes sold vs. 4,541. Inventory of Boulder County single-family homes declined 16.3 percent with 687 homes available for sale in November 2016 compared to 821 in October. For condominiums and townhomes in the Boulder-area markets, sales dropped 25.2 percent in November 2016 compared to last month – 104 units sold vs. 139. Year-to-date attached dwelling sales in the Boulder-area fell 14.1 percent compared to the prior year 1,597 vs. 1,860. Month-over-month condo/ townhome inventory declined 19.5 percent in with 124 units available in November 2016 compared to 154 in October. “This year’s declines are comparable to last year’s,” notes
Hotard. “At the end of November 2015, year-to-date single-family sales were down 10.2 percent compared to this year’s 9.5 percent decline.” He adds that interest rates are expected to increase throughout 2017 since the Federal Reserve raised rates one quarter of a point this month and signaled at least three more increases in 2017. The anticipated December 2016 hike was already factored into
mortgage rates. “As rates go up we should see slowing in the escalation of home prices, although Boulder County seems to be performing in its own way, not necessarily following traditional norms.” DB Wilson is the Managing Broker of RE/MAX of Boulder. As a first-time homebuyer, you will navigate a process that might include uncertainty, excitement, confusion and frustration. But preparation and knowledge can help you stay on the right track. Here are seven steps that can improve your chances of having a good homebuying experience.
Know your credit
If you think you may want to buy a home in the near future, your first step – and perhaps the most important one – is to watch your credit. Familiarize yourself with your credit history and make sure all the information in your credit reports is accurate. “The very first thing you need to do is to find out what your credit is and what’s being reported about your credit,” says Pava Leyrer, chief operating officer for Northern Mortgage Services in Grandville, Mich. This will give you enough time to deal with any errors on your report or improve your credit before you are ready to buy, Leyrer explains. If all looks good, keep it up and don’t max out your credit cards at the furniture store after you sign a contract for the home.
Hire a good team
Buying a home for the first time is supposed to be fun, but it’s actually hard work and at some point during the process, you will feel overwhelmed. You’ll need to be surrounded by professionals who know what they are doing so they can guide you and provide answers to your questions. “Formulate a good team to help you,” December 30-31, 2016
says Rafael Castellanos, an attorney and managing director at Expert Title Insurance in New York. “You don’t want someone who is going to pressure you to buy the one or two exclusive listings that they have.” Find an experienced real estate agent, a reputable mortgage professional and a real estate attorney if you can. “You cannot have an inexperienced buyer and an inexperienced agent,” says Patty Da Silva, owner of Green Realty Properties in Cooper City, Fla. “Who you hire is truly one of the most important things.”
Get preapproved for a mortgage
Homebuying does not begin with home searching – unless you are sitting on a pile of cash and won’t need a mortgage. Otherwise, make sure you get a preapproval from a lender before you even begin hunting for a home. And make sure it’s a true preapproval and not just a prequalification, Da Silva says. Some lenders will tell you that you prequalify for the loan based on the income and credit information you have provided. That’s not good enough for most sellers today. With a real preapproval, the lender will verify your income documentation and not just check your credit. “Have your finances really ready,” Da Silva says.
Determine a budget and stick to it
Don’t wait until you are shopping for a house to find out how much home you can afford. Determine your budget and the monthly payments you can afford and qualify for early in the process. Most importantly, stick to the plan. “When you fall in love with a house, all common sense goes out the window,” Leyrer Daily Camera / Times-Call – AtHomeColorado.com
“How long will it take to find the home I love?” “When will I close?” “When will I move in?” Until you actually sign a contract to buy your first home, these questions will remain unanswered. Still, you have to do your best to time your closing and moving with the end of your lease. As you begin your search for a home, revisit your lease agreement. See when the lease expires, learn about penalties for breaking the lease in case it comes to that and find out the options that are available in case you need a lease extension. “Moving is one of the most stressful things you are going to do in your life,” Da Silva says. “Be prepared. Talk to your landlord and ask, ‘Would you be willing to give me a twomonth extension if I need it?’”
Consider down payment assistance Many first-time homebuyers overlook down-payment assistance programs that may be available to them through state and local housing authorities. They often assume that these programs are for low-income buyers only, says Rob Chrane, president of Down Payment Resource. But there are numerous programs available for mid-income buyers. Some of the programs offer no-interest loans or grants as down-payment assistance and have few strings attached. Be sure to check with your local housing authority and ask for a list of lenders that participate in these programs when you begin shopping for a home.
Inspect the home before and right after
You’re making a huge investment. Have it inspected by a reputable home inspector while you are under contract. “You want to know: how’s the roof, the plumbing, the electrical – there are a lot of variables involved,” Castellanos says. And don’t forget to do your final inspection on the day of closing. If you are tempted to get the walk-through inspection out of the way the day before closing, think twice. A lot can happen overnight. “We had something happen where the buyer did the walk-through one day, then the closing was the next day and the air conditioning had flooded the first floor of the house,” Da Silva says. “Always do a walk-through the day of closing.” Visit Bankrate online at bankrate.com. Preparing your home for inspection
BOULDER – Almost all residential real estate transactions include a home inspection, be prepared. Here are just a few of the things you can do to make your inspection go smoothly. 1) Clean your house. A clean home says you can and do take care of the house. 2) Leave the utilities connected even if the house is vacant. Inspectors will need to turn on the stove, run the dishwasher, test the furnace and air conditioning, and check receptacles. Without utilities, the inspector may have to reschedule, which could delay the closing of your transaction. 3) Keep pilot lights lit. Items such as the water heater, gas stove or furnace may not be inspected if pilot lights are not lit due to 10

their first four drives to claim a 21-0 lead in the first quarter. Overall, the Buffs had 578 yards in total offense, including 260 on the ground. Phillip Lindsay had 95 yards and two touchdowns on the ground, while Devin Ross (eight catches, 97 yards, one TD) and Bryce Bobo (five catches, 99 yards) had great nights catching the ball. As good as the offense was, however, the defense was dominant, holding CSU to just 225 total yards. CSU went three-and-out on its first six possessions. It was a 24-0 CU lead before the Rams got their initial first down. CSU didn’t get on the board until the first play of the fourth quarter, but by then, CU already had a 37-point lead. Seniors Chidobe Awuzie and Tedric Thompson both intercepted CSU passes, while Kenneth Olugbode and Jimmie Gilbert had sacks. While it wasn’t a perfect performance, it was one that CU desperately needed entering MacIntyre’s fourth season at the helm. “I see it every day and I’ve seen it change, there’s no doubt,” said MacIntyre, who improved to 11-27 at CU. “But we have to keep stepping in the right direction. Now we’ve got to see how we handle having a little bit of success really early.”

WHAT WENT WRONG Through much of the first three quarters, the Buffs had trouble stopping the Cougars’ offense. WSU quarterback Luke Falk threw three touchdown passes and the running backs gashed the Buffs with big plays.
TURNING POINT After Washington State took a 24-21 lead with 3:18 to play in the third quarter, the Buffs responded with a 75-yard scoring drive, capped by Sefo Liufau’s 11-yard touchdown run. The defense shut down the Cougars on the next possession, and from there, CU took off.
