2017 Economic Forecast: Boulder and Colorado among strongest U.S. economies BOULDER – More than 300 of Boulder’s top business, nonprofit and political leaders gathered at UCAR recently to glimpse forecasts DB WILSON for 2017 RE/MAX of Boulder national, state, and Boulder economies. Predictions are strongly positive for Colorado and Boulder County, according to economic experts at the 2017 Boulder Economic Forecast: Boulder and Beyond. The annual forecast, hosted by the Boulder Economic Council (BEC) and the Boulder Chamber at UCAR, is one of the most anticipated events of the year. Moderated by BEC Executive Director Clif Harald, sponsors included Elevations Credit Union as presenting sponsor and RE/MAX of Boulder among supporting sponsors. Colorado is the second fastest growing state for percentage of population increase and the fifth fastest state in the nation for rate of job growth, said keynote speaker Dr. Richard Wobbekind of CU-Boulder’s Leeds School of Business. He said most of Colorado’s projected population growth is along the Front Range – as much as 96 percent. In job growth, the state’s No. 1 and 2 industries are leisure and hospitality, and education and health, respectively. Strong employment is fueling robust retail sales and sales tax coffers, which benefit state, city and municipal funding. Wobbekind said the national economy is expected to be strong with increases forecasted across labor participation, household wealth, consumer confidence and home prices. In addition, the dollar is strong. He did express a note of caution about the recent and expected continuation of interest rate increases, since higher interest rates can spur inflation. But projected interest rate increases remain low compared to higher rates historically, he added. On a local level, the City of Boulder is moving ahead in

economic growth – outperforming the nation and Colorado, according to presenter Brian Lewandowski, associate director of the Business Research Division at CU-Boulder Leeds School of Business. Citing Boulder’s primary employer-driven economy as a driver for the city’s steady economic growth, Lewandowski said key employers include IBM, Celestial Seasonings, Medtronic, Zayo, Ball Aerospace and AstraZeneca. Lewandowski said Boulder continues to have a highly educated population, noting that 73 percent of adults in Boulder hold a Bachelor’s degree compared with 30 percent nationwide. Most of Boulder’s jobs are in professional and technical services. Next, a panel of three executives from Google Boulder, Boulder Brands and AstraZeneca were asked for insight by Boulder Economic Council Executive Director Clif Harald. Harald asked panelists about “attributes of Boulder most important to your business” and “risks Boulder faces in sustaining economic vitality.” AstraZeneca Site Director Darren Dasburg noted Boulder’s strong talent base, highly educated in the biosciences, along with a pipeline of well-educated students from CU Boulder as significant for AstraZeneca. He added that retention of employees is key. In risk factors, Dasburg cited the need for skilled tradespeople to carry out plant renovations and maintain quality construction. Boulder Brands Executive Vice President and President Michael Allen said Boulder is the center of the progressive food movement, adding that the community itself is unique in its citizens’ lifestyle, focus on health, and understanding of natural, healthy food. Allen considers Boulder’s high cost of living to be a potential risk, including high home prices and the cost of relocation. Follow these tips to position yourself going forward to be a happier homeowner with a great house and a few extra bucks in your pocket while being proactive financially in the coming months. Get a property tax break In a number of states, you can benefit from a homestead exemption, which gives you a break on your property taxes. Some states allow those who have their principle residence in the state to file for a homestead exemption, while others only offer the property tax break to certain groups, such as those over the age of 65 or disabled military veterans.

benefit you can,” says Bill Brown, 2017 president of the National Association of Realtors. Now is the time to familiarize yourself with the tax deductions, such as the mortgage interest you paid, your real estate property taxes and the points you paid on your mortgage, Brown says. You can benefit financially if you don’t wait until the last minute to pay your property tax bill, says Henry Grzes, a lead technical manager for the tax section of the American Institute of CPAs. If the property taxes on your home are due in February, and you pay your bill in December, you can write off the taxes you paid on your 2016 income tax return. At the same time, many jurisdictions will give you a discount if you pay your property taxes before the deadline. Earn tax credits for energy efficiency If you made your home more energy efficient in 2016, you can earn a federal tax credit, Grzes says.
For example, if you installed a solar electric system or solar water heater by the end of 2016, you can claim a credit when you file your taxes next year. You also can earn a tax credit if you’ve installed energy efficient doors, windows or skylights. These tax credits are scheduled to end after 2016. Trim your utility bills Those energy efficiency improvements you make not only can help cut your federal income tax, they also can help cut your utility bills. In many places, you can schedule an appointment to have your utility’s inspectors visit your home, and they can assess what changes you should make to improve your home’s energy efficiency and lower your heating and cooling costs, Golden says. Every year, different housing agencies review and update national loan limits for mortgages. This is important since home prices fluctuate SUZANNE over time. It PLEWES seems necessary RE/MAX Alliance for loan limits to adapt to those changes. Here’s an update on mortgage loan limits for 2017. Conforming loan limits Conforming loans are Freddie Mac and Fannie Mae loans. They are sold into the secondary mortgage market. National conforming loan limits are set by the Federal Housing Finance Agency (FHFA). Last year, the loan limit for single family homes was $417,000. For 2017, it’s increasing to $424,100. FHA loan limits FHA uses median home prices to determine loan limits. However, they also have a floor and ceiling to their limits, which is calculated using national conforming loan limits. For 2017, the FHA loan limit floor is $275,665 and ceiling is $636,150 for single family homes. This means that in markets with low median home sale values, the limit will be $275,665. In high priced markets, it will be $636,150. In most markets around the country, it will fall somewhere in between.

It’s a good idea to run the numbers through a closing cost calculator to get a more specific estimate of the fees you’re likely to face, but the sum total is usually equal to about two to five percent of the home’s selling price.

But wait - how much are you really paying? The list price on that new home may be substantial, but there are many other hidden costs that aren’t included in the listing. To ensure that you make the best financial decision, take some time to carefully consider the following hidden expenses of buying a home. Home inspection A new home is a tremendous investment, and you need to ensure that you know exactly what you’re buying before closing the deal. Scheduling a thorough home inspection by a professional is a great first step, and in fact, and along with a credit check it’s generally required as part of a home loan. A general inspection often costs $300 to $500, but it may not be the only one you need. Many lenders also require a termite inspection, and a sewer or septic line inspection is highly recommended as well. All told, the inspection process can easily run up a bill in excess of $1,000. Of course, that’s still a small price to pay to avoid investing in a home

Closing costs Next to the down payment, the largest cost you’re likely to face on the way to home ownership is the bundle of fees and taxes collectively referred to as “closing costs.” This may include any number of miscellaneous costs, often including a home appraisal, a loan origination fee, attorney and notary fees, title and tax
Moving expenses Once you’ve zeroed in on a home and you’re ready to take up residence, it’s time to pack up and move your belongings. Depending on the distance you’ll be moving, the amount of possessions you need to transport and whether you’re planning to hire professionals or do the job yourself, this may end up being another significant cost that you haven’t considered. Whether you’re buying boxes and totes, renting a moving van, hiring a moving company or renting temporary storage, the expenses add up quickly. In fact, the American Moving & Storage Association pegs the average cost at $1,170 for in-state moves and $5,630 for moves between states. Cost of ownership Even after you’ve settled into your home and paid off all the fees and closing costs, don’t be so quick to put that wallet away. You’ll still be on the hook for a range of other expenses associated with home ownership, from monthly utility costs to routine maintenance to home insurance. Utility bills for the average American home total approximately $322 per month, while homeowners can generally expect to pay about one percent of their home’s value each year on maintenance and upkeep costs. P
aul and Susan Carlson had one primary goal when they began the search for their new home. “We wanted to simplify our lives,” Susan said. Their previous home wasn’t enormous by modern standards, but at over 3,000 square feet it wasn’t exactly tiny, either. The Carlsons explained that there was always a to-do list associated with the house. Because of its size and its age, maintenance was an ongoing reality. “We were ready to not have our house tie us down,” Paul said. But the idea of moving was no small thing. Paul is, himself, a native of Boulder. “We lived in our house in Louisville for 30 years. We raised our sons here,” Susan said. The couple loves the area, and certainly didn’t see themselves moving far. There’s something about life on the Front Range that just works for them. Fortunately, they had a bit of an inside connection to help guide their search, which eventually led them to Boulder Creek

And given that the kitchen is a natural gathering place during family events, a small one just wouldn’t have worked. Susan says their new kitchen is “really well designed,” allowing for ample space. As for the living room, Paul said, “I like the amount of windows and how much natural light comes into the house.” The large windows add to the sense of space, creating a great room that feels both cozy and sizable at the same time. Frankly, none of that is surprising for a Boulder Creek home. The builder has even coined a phrase to describe their designs: “right-sizing.” Rather than
focusing exclusively on building smaller homes (what many would call “down-sizing”), Boulder Creek focuses on making the very best use of available space. The result is floorplans that live large without a lot of wasted room. So that’s two of the Carlson’s non-negotiables down. What was the third? Low maintenance living. Once again, Boulder Creek had them covered. “It’s just a lot of work,” Paul said of their previous home. Susan added, “He was working in the yard all the time.” If there’s a single downside to owning a large house that homeowners feel the most in their weekly schedule, this is it. Home maintenance can feel like a parttime job, often sucking up as many as 8 hours a week. All that time doing yard work, snow removal, and other on-going tasks could be spent relaxing. And their new low maintenance home means they can leave with the peace of mind that they will have less home maintenance headaches on their mind when they return.. “We’ve built three other houses, ourselves,” Paul said. He describes the experience of working with Boulder Creek as completely different, highlighting how easy it was. “They were awesome to work with.” Susan agreed. “They’re very well organized,” she said, adding, “There were no surprises.” When it comes to an investment as big as your home, surprises are something you don’t want.

Cheap tricks make for budget-friendly laundry room redo
The countertop over the washer and dryer is an Ikea table top cut to size. The cabinet doors were framed with lattice molding to give them a Shaker look. The steel fire door between the laundry room and the garage got a new look -- and a new function -- with the addition of a chalkboard. The chalkboard frame was attached with removable fasteners. A galvanized box from Jo-Ann Fabric & Craft -- actually a planter meant to hold a flower arrangement – was attached the same way to hold chalk and an eraser.

By Mary Beth Breckenridge Akron Beacon Journal (TNS) I love a project. I also love saving money. Put the two together, and the combination is irresistible. I’m the queen of cheap room makeovers, and my latest undertaking is no exception. I gave my laundry/mud room an overhaul this fall, and it didn’t cost me an arm or a leg. A little skin off a finger or two, maybe, but no limbs. Mostly this was a paint-everything-exceptthe-floor kind of project, although I did splurge on a laundry vanity to replace an unsightly utility sink. (What’s a laundry vanity, you ask? It’s like a bathroom vanity, but with a deep laundry sink. Who knew such a thing existed?) Besides lots of paint, though, I also used a few cheats and creative solutions in the process. So I thought I’d pass those along. – My laundry room had painted cabinets that were solid but boring, with flat doors just crying out for a little interest. After repainting them, I framed the doors with 1-1/2-inch-wide lattice molding from Lowe’s, which I painted the same color and adhered with construction adhesive. Voila! Shaker-style cabinets. – I was going to spring for an Ikea butcher-block countertop for over my frontloading washer and dryer, but then it hit me: My favorite Swedish home store also sells tabletops, and they’re closer to the size I needed. I bought a Gerton butcher-block tabletop, removed the metal braces from the
underside and had a helpful friend with a table saw trim it to fit. – I wanted my new countertop to be easily removable in case the washer or dryer needed repairing, so I engaged in a good deal of mental wrestling over how to support it. Then I took the easy way out: I simply stuck some plastic door bumpers on the underside of the countertop and laid it right on top of the appliances. And you know what? It works just fine. The bumpers keep the countertop in place and prevent it from rattling, even during the spin cycle. – Ikea came to the rescue on another problem, how to hide the ugly drain hose and electrical outlet that stick up behind my washing machine. I pondered all sorts of solutions, from having the hose and outlet relocated to building a removable box to cover them. Then, during my Ikea trip, I spotted some great fake plants in little galvanized buckets for a few bucks apiece. I just set the plants on top of the washer, and now you don’t even notice the eyesores behind them. A laundry basket hides another receptacle behind the dryer and gives me a place to collect dirty kitchen towels and cloth napkins. – My cabinets stop short of the ceiling, so I topped them with storage baskets from Michaels to take advantage of the unused space and add a little decorative interest. The baskets hold things like china and glassware I use infrequently, so that freed cupboard space for items I use more often. – Coat hooks on one wall and a temporary
over-the-door hanger give me places to hang clean laundry, but I needed a place to keep hangers within easy reach. An inexpensive spring tension rod mounted inside the laundry vanity does the trick. I just hang the hangers on the rod and close the vanity doors to keep them out of sight when I don’t need them. – The laundry room has a door that leads to my garage, a plain steel fire door with no architectural interest whatsoever. I thought it was a perfect place to mount a chalkboard so we could jot reminders we’d see on the way out the door, but I didn’t want to make that a permanent feature. So I painted a rectangle onto the door with chalkboard paint, made a frame out of decorative molding and attached the frame to the door with 3M Command hanging strips – removable hook-and-loop fasteners meant for mounting picture frames. Now if I get tired of the chalkboard, I can just pop off the frame, peel off the fasteners and repaint the door. – The brass-look knob on the door had gotten pretty battered, as had the one on the door to the powder room that’s just off my laundry room. I originally planned to buy new knobs, but I decided instead to try giving the old ones a coat of Rustoleum Universal metallic spray paint in oil-rubbed bronze. I figure I can still replace the knobs if the paint doesn’t hold up, but so far they look great. As much as I’m enjoying my new room, I’m almost sad the creative process is over. I guess I need to find a new set of problems to solve.

Home inspectors are not experts on most items and will often make report comments like “should be further evaluated by an HVAC professional” This is the clue for the buyer or seller to hire a specialist because the inspector has found suspicious conditions. No home is maintenance free there will be mechanical issues from time to time. These issues are not the inspector’s fault or something that they missed in most cases. It is just part of home ownership.

Interfaith Quilters of Longmont to host annual show and sale
By Jackie Lindon Interfaith Quilters of Longmont Interfaith Quilters of Longmont is hosting their 31st Annual Quilt Show and Sale, March 3 to 4 at the First Lutheran Church located at 803 Third Ave. in Longmont. The proceeds from these hand- and machine-made quilts will benefit the OUR (Outreach United Resource) Center and the
Safe Shelter of the St. Vrain Valley. This event is traditionally held on the first weekend in March. The preview will be open Friday, March 3 from 5 to 8 p.m. (no sales). The $5 admission to the preview includes admission to the sale on Saturday, March 4 from 10 a.m. to 4 p.m. Saturday’s admission, for those who don’t attend Friday’s preview, is $1. Methods of payment include cash, check and credit card. The featured quilters this year are many of Interfaith Quilters’ own talented members. The selected members will have a section to display their own creations, and discuss how they are made. Quilters are artists who use fabric as their paint. They hope to inspire you to try some form of quilting such as paper piecing, machine and hand quilting, art quilts, applique and more. You will certainly be amazed at the variety and quality of these personal collections. There will be about 600 quilts of various types for sale
on Saturday. The variety is wonderful – see baby crib, lap and bed-sized quilts as well as juvenile styles, wall hangings, table toppers, pillows and placemats of all colors and themes. There is something for everybody. Everything is reasonably priced and of superb quality. Best of all, the proceeds help OUR Center and Safe Shelter of the St. Vrain Valley. Come view the quilts on Friday evening and buy the ones that captivate you on Saturday. You will be helping your local community and yourself at the same time. The customer service volunteers (in blue aprons) will assist you in finding gifts for birthdays, babies, holidays, yourself, etc. and bring them to the check out counter for you. Quilt appraisal is also offered by Jeananne Wright. If you have a quilt that you would like to have appraised at the show, make an appointment with Jeananne – she is very experienced in this process. Interfaith Quilters serve the community all year long by donating items to OUR Center, Safe Shelter of St. Vrain Valley, Quilts of Valor, Mountain States Childrens Home and meeting other needs that arise in the community during the year. This active group of quilters is composed of about 150 volunteers with various degrees of experience. It is a great place to learn to quilt or to just get inspiration for that quilt you have been meaning to sew. They gather most Mondays from 9 a.m. to 3 p.m. at the First Lutheran Church on the corner of Third Avenue and Terry Street in Longmont. Bring your own lunch. New members are always welcome.
