Colorado to see modest growth in 2017 As Colorado continues to attract newcomers, economists at the University of Colorado Boulder’s Leeds School of Business predict JENNIFER that the state’s EGBERT economy will RE/MAX Alliance expand in 2017. The school’s annual forecast estimates that the state will add 63,400 new jobs this year, with construction, tourism, and financial services sectors topping the list as the top three fastest-growing job areas. How will this impact the real estate market? Statewide, demand continues to rise for new single-family homes, construction of schools, and a finance/banking sector (due in part to booming real estate and insurance activity). Construction as a whole is predicted to expand 5.7 percent, and we’ll see most of this growth occurring in singlefamily homes. New jobs in this
industry are expected to increase by 166,000 in 2017. The real estate market in Boulder County continues to experience limited inventory with high demand. New construction in the area is often hard to come by due to building restrictions, the high cost of land, and few development opportunities. This strong seller’s market is expected to continue well into 2017. If you’re preparing to sell your home this year, expect multiple offers, which could boost the sale price. Are we in a bubble? Now, the question that’s on everyone’s mind: Is Boulder in a housing bubble? We are in a “shift,” not a bubble, says Lawrence Yun, chief economist for the National Association of Realtors. At a recent panel discussion, local realtors explained the six factors that can lead to a housing bubble: – Price appreciation – Home flipping – Percentage of mortgages in default
– Home prices vs. rent prices – Amount of new construction – Home prices vs. wages Low interest rates have offset rising home prices in Boulder County over the last few years. Economists predict that even as the rates will gradually rise, they will still remain affordable. Inventory in Boulder County remains tight, and there can’t be a bubble when demand outpaces supply. Overall, we are looking at extremely positive conditions for real estate growth in the area. Expect home prices to continue to rise while the market remains strong in 2017. An affordable way to qualify for a home loan without that big down payment (BPT) - For many Americans, the biggest hurdle in buying a home is the 20 percent down payment they think is required for mortgage approval. According to a recent survey by the National Association of Realtors, 34 percent of respondents believe they need more than 20 percent. Meanwhile, low down payment mortgages account for a significant amount of home buying annually. Families with down payments as low as 3 or 5 percent have been able to purchase a home thanks to private mortgage insurance (MI) for 60 years. Since 1957, MI has helped 25 million families become homeowners. In the past year alone, MI helped more than 795,000 homeowners purchase or refinance a mortgage. Nearly half were first time homebuyers and more than 40 percent had incomes below $75,000. How mortgage insurance works Mortgage insurance is simple. In addition to the other parts of
mortgage underwriting process such as verifying employment and determining the borrower’s ability to afford the monthly payment - lenders traditionally required 20 percent down to ensure the borrower had some of their own money committed before the bank would provide a loan. This is where MI enters, bridging the down payment divide to qualify borrowers for mortgage financing. Benefits – It helps you buy a home, sooner. For the average firefighter or school teacher, it could take 20 years to save the typical down payment. Private mortgage insurers help borrowers qualify with as little as 3 percent down. – It’s temporary, leading to lower monthly payments. MI can be cancelled once you build 20 percent equity, either through payments or home price appreciation - typically in the first five to seven years. This is not the case for FHA loans, the federal
government’s form of MI. The majority of which require MI for the life of the loan. – It provides several flexible payment options. Your lender can offer several options for MI payment; the most common is paid monthly along with your mortgage. – It’s tax-deductible. Subject to income limits, MI premiums are tax deductible - similar to interest paid on a mortgage. In 2014, four million taxpayers benefited from this deduction with the average being $1,402. Mortgage insurance is a stable, cost effective way to obtain low down payment mortgages, and offers distinct benefits to borrowers. It’s been a cornerstone of the U.S. housing market for decades, providing millions the opportunity to own homes despite financial barriers. December sales weather seasonal slowdown, low inventory December’s real estate statistics for the Boulder area were a mixed bag, impacted by the typical holiday slowdown, persistent low inventory, and continued rising prices.
sold through December 2016 compared with last year’s 1,565. Ken Hotard, Senior VP of Public Affairs for the Boulder Area Realtor® Association, says 2016 met expectations “with sales down from last year.” He added that attached units performed better with “a little more inventory in the mix in the last quarter, which helped sales through December.” “For now, real estate sales in Boulder County are an inventory story,” says Hotard. The data supports the point. Inventory of single-family units dipped 24.2 percent in December 2016 compared to November – declining to 521 units from 687, while multi-family unit inventory decreased 25.8 percent – 92 units versus 124 – over the same period. In fact, Hotard notes the largest market areas in Boulder County had less than a month and a half of inventory on hand in December. Meanwhile, prices continue to rise. Data for the year show median sales prices with

Condominium and townhome inventory helped put a shine on December’s attached dwelling sales in Boulder County, which rose 12.5 percent with 117 compared to 104 in November. Yet, single-family home sales dropped 33.1 percent with 224 homes sold in December 2016 compared with 335 in November 2016. For the year, single-family sales through December 2016 declined 10.3 percent with 4,396 units sold vs. 4,899. Sales of condo/ townhomes fell 9.1 percent in the Boulder area, with 1,422 units
double-digit growth in all areas except the mountains, which increased 6 percent. Coming into 2017, Hotard’s expectation is more of the same. “I don’t see a significant shift occurring early in 2017. The first quarter will look a lot like last year with a very slow increase in sales until the second quarter of the year,” says Hotard. In the second quarter, he anticipates an improvement in inventory at “a much healthier pace.” But Hotard finds it hard to predict 2017 at this point, noting uncertainties in potential interest rate increases, the performance of the economy in general and the state of consumer confidence. One factor that could bring inventory relief is a change in the construction-defects law. The current law increases the liability insurance for developers who build condominiums and townhomes for sale, which has slowed the building of attached dwellings. But he says those close to that legislation are not

expecting much change, though the topic will be addressed by the legislature again this year. What’s a “pocket listing”? Occasionally, I have clients who want to try to sell their property, but they want to keep it very low key – this is what we call a soft sell. They don’t want their neighbors and everybody else knowing they are thinking of moving. They don’t want pictures of the inside of their home on the Internet. They don’t want signs in their yards or people driving by. They don’t want brokers unknown to them going through their home. They don’t want to go into full sales mode with its constant upheaval of life due to numerous showings. High Plains Landscape Workshop goes global Approaching gardening in Colorado is no easy task. Many people are under the false impression that a townhouse or condominium inspection is far easier, takes less time and costs less than RICK a single family JACQUEMARD home. Lauren Springer Ogden, Garden Designer, Author, and Horticulturist, rounds out the day with her talk: Sustainable, Beautiful, Creature-Friendly and Coloradoan: Design Inspiration and Plants for the New Undaunted Garden at the Gardens on Spring Creek. Springer Ogden, whose designs since 1985 have lifted landscapes in the Front Range to impressive standards, offers advice
square footage of the unit just as in a single family home. A common misconception is that common areas are not included in the inspection. In most cases the common areas are owned by an HOA but if repairs are necessary and the association isn’t aware of this or hasn’t budgeted funds for repairs, who is going to pay? It is difficult to properly inspect the components that only belong to the individual property owner without inspecting the exterior of the building. For example, a blocked combustion air intake for the furnace or kitchen vent fan would can only be detected from
the exterior. Radon tests should also be conducted if the unit has contact with the ground by either a basement, crawl space or slab on grade. Units that begin on the second floor or above would not need a radon test. If the unit is in an area with expansive soils, large tree roots or is older a sewer scope should be considered. In general an inspection on a condominium or townhouse should include the same major components as a single family home; plumbing, electrical, heating and air-conditioning, doors, windows, all appliances and the exterior (including the
roof). If issues are found on the exterior buyers are encouraged to conduct due diligence with the homeowners association.

Keep a bar cart Sometimes, no matter how hard we try to keep everything contained in our cupboards and drawers, limited storage space fails us. If you struggle to find cupboard space for large pots and pans or if you have nowhere to keep your spices and oils, consider adding a bar cart to your kitchen arsenal. Use sleek containers Some things are best kept close at hand. Keep your oft-used non-perishables in pretty glass canisters, and display them instead of taking up limited pantry space. This works great for breakfast cereals, granola and sugar.
Use your vertical space You may have high ceilings, but are your cupboards reaching all the way to the top? So many kitchens have cupboards that stop too low, leaving precious vertical space unused. If you’re not planning on renovating your kitchen, see if you can have high cupboards built-in to match your existing ones, or hang high shelves on unused walls. These are perfect for lesser-used items like vases and special occasion pieces. Corral essentials in trays Any amateur cook knows to keep a few essentials close to the stove. To make it look more organized and less messy, corral these in a pretty tray: olive oil, vinegar, salt, pepper and other regularly used cooking essentials. Not only will it free up pantry space, but you’ll also enjoy having these at an arm’s length away when cooking. Showcase your kitchenware Make your decor functional. Some kitchenware is too pretty to hide away. If you have beautiful wooden cheese boards, marble mortar and pestles, pretty candleholders or a collection of wooden spoons, make them a part of your decor instead of hiding them away. Get creative with glassware storage If your cupboard space is limited but your glassware collection is large, try hanging it upside down, bar-style. Glassware racks can be hung on the wall or under cupboards freeing up space for your other dinnerware and showcasing your wine glass collection all at once. Use a butcher block If your counter space is limited, a butcher block is a great way to add storage and surface to your kitchen. Keep knives and prep essentials in the drawers, store larger prep items on shelves underneath, and use the top surface for chopping and cutting. I adore so many of the approaches today’s lighting designers are using: minimalist geometric pendants in wood; fixtures made of light lux metals, like brushed nickel and antiqued brass; industrial redux with an edgy, unfinished look; oversized lanterns that leave out the glass. Whether it’s a cool new lamp in your living room, a stylish pendent over your kitchen island or a statement-making chandelier for your entry, updating your lighting will give new energy to every room in your home. Lighting is a game changer Often, customers bring us photos of rooms in their homes they are not crazy about, asking for our suggestions to help transform the spaces. Almost always, one of the top three things that needs to change in the space is the lighting. New lighting is a game changer. Once you replace old lackluster fixtures and lamps for beautiful new pieces, you will be blown
away by the difference it makes. Seriously. As we live in our homes day by day, we get used to design elements we initially didn’t like, such as that builder’s grade lighting we vowed to change, but never did. So I want to challenge you to walk around your home with fresh eyes. Give your lighting a critical look. The lights you aren’t crazy about? Resolve to switch them out, and take your
Clean colors, crisp lines brighten rooms As I study customers’ photos of their rooms they don’t like, I see lots of dark fixtures and lamps. Today’s look in lighting is cleaner, crisper. So take a look at your lamps. Is it time to brighten them up? For me, lamps are like works of art. They add to the character and drama of your spaces. If you’re looking for a good basic for a living room or bedroom, try a porcelain lamp in an interesting gourd shape, either in a neutral white or cream, or in an accent color like green, blue or coral. I’m over the moon about blue and white Asian-inspired lamps, or a more modern texture. Maybe your lamps are perfect, but it’s the lampshades that are bringing down the look. Try switching out the existing shades for more modern looking drum shades or the redesigned bell shapes, done in white. Finish it off with an updated finial, like a porcelain ball. The new shades will give the lamps an entirely different personality. Make the investment As you look for new lighting, know going in that great lighting does not come cheap. I like to stretch my decorating budget and use less expensive furnishings and accents every chance I get. Sometimes, you can get a similar look for less. But these days, when it comes to light fixtures and lamps, you get what you pay for. So, get the best pieces your budget will allow. You will see the difference every time you flip on the light. oulder natives Bob and Scott Von Eschen are the team behind Von’s Colorado Concepts. They have been building solid, beautiful homes with authentic character in Boulder County since 1976. Their current large-scale project is at Shadow Grass Park, a beautifully landscaped, masterplanned community on the eastern side of Longmont. Residents enjoy its ideal location, with easy access to two private community parks; a regional trail system and open space; proximity to Fort Collins, Downtown Denver and Boulder; nearby community dog park; walk to Fall River Elementary School, Trail Ridge Middle and Skyline High School; and Union Reservoir and Nature Conservancy just up the road. Food shopping and restaurants are a oneminute drive or five-minute bike ride away. I-25 is a 10-minute drive. Bob Von Eschen, who designs the energyefficient, comfortable, smart-looking homes, is excited about building at Shadow Grass Park. In Phase One, Von’s built mostly traditional two-story homes on 12 lots in the neighborhood of 50 to 70 homes that were already there from another builder. “We completed that subdivision,” he says.
Successful debut of Phase Two Von’s chose Pedal to Properties, a fullservice real estate agency in Boulder, as the listing agency for its neighborhoods at Shadow Grass Park. According to Tim Shea, president of Pedals to Properties, “The Shadow Grass project with Von’s Colorado Concepts is going beautifully. We’ve sold out Phase One (12 homes) and are about four months into Phase Two. Phase Two will be a total of 26 homes, and we’ve already sold four of those. We anticipate that most of the balance of the homes will be pre-sold prior to construction.” He points out, “The interest in ranch-style homes continues to be the overwhelming theme in the Shadow Grass project. We estimate that close to 90 percent of all consumers we’ve met express interest in ranch-style homes. Besides retirees, young families like this style of home, with everyone on one floor, and people without children like one-floor living, too. “So, as any good builder will do, we are responding to this theme and are building mainly ranches from here on. And, we still have some beautiful two-story homes that buyers can build as well!” Pedal to Properties is proud to have won this major listing, beating a couple of the bigger real estate companies in the area. “It seems that Von’s liked our progressive brand and appreciated the fact that we aren’t too big and are, therefore, nimble,” says Shea. “To respond to the steady interest from consumers, we hired Stan Meade to be our full-time, on-site sales person. Stan has over 25 years of on-site sales experience and has been extremely important in the success that the

Ian Kuliasha and his wife Jasmine and their two-and-a-half-year-old son moved into Shadow Grass two weeks ago. Speaking of their new two-story home, Ian says: “We love the fact that it’s exactly what we wanted. Having a garage with a workshop in it is nice, and we like how open the floor plan is, and that [the first floor] is a single unified room. “We had looked at other communities and we settled on Shadow Grass because we liked the houses and the builder. Stan and the Von’s were great to work with, and the floor plans were very well thought out, and we could get what we
wanted. It was customized for us – we got the cabinets we wanted, the colors, the floors, the countertops, the material we wanted where we wanted it, within the existing floor plan.” As for value, Kuliasha says, “You get a lot for your money. I think the price is fair. It is nicer than what we saw elsewhere. We got good quality and paid for it, and it was worth it. The value is in the ability to customize it. “It was a good experience. Decorating low and high By Cathy Hobbs Tribune News Service (TNS)
Whether your ceilings are low or high, or your space is small or spacious, it is important to select and choose furniture that is the appropriate size and scale. When it comes to furnishing a space, so often the focus is on style and color, when other important aspects are needed for a successful space such as size and scale should also play a role. Why are size and scale important? So often, furniture selections are made for aesthetic reasons, as opposed to considering the critical aspect of how the furniture will actually feel in the space. In spaces that are large and cavernous, oversized pieces will likely be successful as they are essentially needed to help fill the room. In general, if your space is oversized, choose pieces that are heavier in nature to help as weight to the room. Selections such as wood and upholstered furniture pieces will be more inviting than transparent surfaces such as glass. Conversely, if you have a small space, you will need to add a sense of spaciousness. You will not want the space to feel closed in. Look for furniture selections that

are smaller in scale so the space doesn’t feel overstuffed. When looking to select furniture of the appropriate size and scale, here are some Design Recipes do’s and don’ts: Do Select furniture that is the low in profile if you have low ceilings. Tall pieces will close the room in and make the ceilings feel even
lower. Use light colors versus darker tones in small spaces as lighter colors open up a space. Select the proper number of items for your space. Often buying the set is not successful – for many people it is simply too much furniture. Have a cohesive color scheme. Tying pieces together using color can help a space feel cohesive.

Select furniture and accessories that are timeless as opposed to trendy. These will be selections that are more long-lasting. Don’t Be afraid to experiment with high/low. Use pieces that are tall or have high backs in spaces with low ceilings. Instead use pieces that are low in profile. A simple trick like removing back cushions off a sofa or swapping out tall furniture feet for those lower in profile can help. Forget the power of mirrors. Mirrors, especially in spaces that don’t get much light, can act as windows. Be afraid to use oversized artwork. If you have tall ceilings, oversized artwork hung in twos or even threes can be very effective. Overstuff a space. Rooms tend to be most unsuccessful oftentimes because they are simply overstuffed with too much furniture. Remove the excess! How to go green in your home By Cathy Hobbs Tribune News Service (TNS) Europe has been the leader for decades and now the United States is finally catching up. The trend right now is to be not only environmentally friendly, but also to not waste resources. Sustainability, many believe, is the key to healthy living. One of the main trends right now relates to building and construction. From sustainable materials that go into building a green home to some of the energy efficient benefits of passive housing, many homeowners are choosing to build and renovate their homes in a more environmentally friendly way. GETTING STARTED If you are looking to create a green home, understand it will not happen overnight. Living green and even building green is a process that is helped by preplanning. Here are some tips for a greener lifestyle:
Source locally Locally sourced materials not only help the environment by creating a narrow carbon footprint, but they are also in many cases more special than what you may find elsewhere. Focus on materials These days there are so many green options as it relates to materials, no one will have a problem finding a sustainable, eco-friendly choice. When you are looking for materials, begin by focusing on the most inhabited areas of the home, such as kitchens and baths. With rooms where you spend a lot of time, you certainly want to make sure are as healthy as possible. Focus heavily on energy efficiency Wasting energy, specifically how the home is heated and cooled, should be one of the main areas of focus. Looking to build a home from the ground up? Why not consider building a passive house? Passive homes are the ultimate
in home efficiency and part of a growing movement. THE COLOR GREEN Green is a color that many people associate with health and healthy living. With Greenery being this year’s Pantone color of the year, expect to see even more green. Green will be the dominant color on the runways, then we will see it pass on to home furnishings. In general, green is a fresh, clean color that pairs especially well with light neutral colors such as white, taupe and gray. If you notice a burning smell when the heat turns on, your furnace might need maintenance. It could be something as minor as a dirty filter, but could also be a serious problem, like a broken electrical component in the furnace. Don’t ignore it. Try to find the source to avoid costly repairs. Here are some tips to get you started.
What causes musty odors? Ever turn on your furnace and it smells like a damp basement, dirt or dust? The musty odor comes from dust and dirt collecting in the air ducts, which gets blown throughout your home when the furnace turns on. If this smell persists throughout the heating season, it could mean you need to change the air filter. A musty smell could also indicate that mold is trapped on the furnace filter or on the humidifier filter, if you have one. Inspect a humidifier filter once a year and replace or clean as needed. To clean, make a solution of water and vinegar in equal parts. Soak the filter in the solution and gently clean with a damp cloth.
What causes the smell of burning dust? When your furnace isn’t used for long periods of time, dust can collect on the heat exchanger and in the air ducts. When the furnace is turned on, the dust burns off and releases an odor. It’s normal for dust to burn off when the heater is turned on for the first time in the winter season and not a cause for concern. This smell should disappear in a few

Insulating an older home By C. Dwight Barnett Tribune News Service (TNS) Q: Just bought a 1910. We love the house, but it’s very chilly. I thought I would start with insulating the basement because I can feel jets of cool air coming in a certain points when walking around down there. I also need to install a dryer vent, so I removed a section of the lath and plaster, removing the interior lath and plaster to expose the stud bays. There was no sheathing, just what appears to be tar paper behind the clap boards. So now my question is, how to insulate? Everywhere I look recommends something different. I am concerned about a vapor retarder and trapping water in the wall that will lead to mold. I thought about doing rigid foam insulation surrounded by spray foam. But I hear that will leak over time when the house contracts and expands. Considered batts, but how does that seal air leaks? Any advice would be appreciated. A: The tarpaper on older homes is an excellent air and moisture barrier, much like the house wraps used today. Insulating older homes presents several problems for the average homeowner. For instance, using a rigid foam insulation provides resistance to thermal transfer, but the foam board cannot be left uncovered. An ignition barrier needs to be installed
over exposed foam boards to protect the foam from igniting, which could give off poisonous fumes. Spray foam also needs to be covered when exposed to areas of the home where there are lights, electrical connections, heating systems, water heaters, dryers, etc. – anything that can generate a flame or a spark. Kraft faced fiberglass insulation requires an ignition barrier because the infused Kraft paper is flammable. The stud cavity in older homes can be filled with loose fill cellulose insulation or low expanding spray foam. Blown-in cellulose insulation has been extensively used, but the insulation may settle over time leaving underinsulated cavities inside the walls. Spray foam will provide a better thermal barrier with fewer, if any, voids inside the walls. The contractor will drill holes on either the inside of the home or on the exterior depending on the damage that may be done to the exterior wall covering. Foam insulation is injected into each wall cavity and then the holes are filled. On the interior the holes can be sanded and painted to blend in with the decor. On the exterior some holes are filled with plastic or wood fillers and some are capped with air vents to allow the wall cavity to vent moisture. With cellulose or expanding foam there will not be a vapor barrier. Ask your paint dealer about certain paints that can provide a vapor barrier to prevent moisture migration from the warm side of the wall to the wall cavity. Another
