High housing prices and low inventory crunch buyers across U.S. BOULDER – As 59 million people nationwide consider becoming home buyers this year, real estate prices have soared to record highs TOM and inventory KALINSKI continues to be RE/MAX of Boulder in shorty supply, making the path to owning a home in America increasingly challenging. Many of those would-be buyers, older millennials and Generation X members ranging in age from 27 to 52, show ‘more willingness’ to buy a first home or trade up to a new home, according to a recent survey by Bankrate.com. Here in Boulder County, home price appreciation is commonplace, where the last five years saw a 49 percent increase in the average price for a singlefamily home, according to the Boulder Valley Real Estate Report published February 2017 by RE/MAX of Boulder. The trend of rising prices extends across the nation. In the final three months of 2014, increased home prices picked up speed with most metro areas soaring to new record home price

highs, according to the National Association of Realtors® (NAR). More than half of the 150 home markets tracked by NAR since 2005 show a median sales price at or above an all-time high. Median single-family home prices rose in 89 percent of U.S. markets measured by NAR, with thirty-one metro areas experiencing double-digit gains. The five highest-priced housing markets listed here in the fourth quarter of 2016 do not include any Colorado metros, with California claiming four of the five. On the inventory side, levels are persistently low nationwide at 6.3 percent below levels one year ago. Inventory is at the lowest level since 1999 when NAR began tracking supply of housing types. “Depressed new and existing inventory conditions led to several of the largest metro areas seeing near or above double-digit appreciation, which has pushed home values to record highs in a slight majority of markets,” ,” says Lawrence Yun, NAR’s chief economist. “The exception for the most part is in the Northeast, where price growth is flatter because of healthier supply conditions.” Yun notes the buyer interest is high in most areas due to

mortgage rate under 4 percent for most of the year and near full employment due to the creation of 1.7 million new jobs. “At the same time, the inability for supply to catch up with this demand drove prices higher and continued to put a tight affordability squeeze on those trying to reach the market,” says Yun. In the fourth quarter, the national median existing singlefamily home price was $235,000 – up 5.7 percent from the fourth quarter of 2015. NAR reports that to buy a single-family home at the national median price, a buyer making a 10 percent down payment would need an income of $48,332; and they would need an income of $42,962 for a 20 percent down payment. How do deferred student loans impact the mortgage process? Homebuyers with student loans in deferment are often surprised when they begin the mortgage application process and realize that their MICHAELA deferred loan PHILLIPS will be treated Guaranteed Rate, Inc. as monthly debt, making their debt ratios too high to qualify for a mortgage. Many borrowers overlook their debt-to-income ratio and focus exclusively on their credit scores and getting a low interest rate, but debt is an important factor that lenders consider when approving a mortgage. Here’s what you need to know about how student debt will impact your ability to get a home mortgage. How are deferred student loans treated in the mortgage process? In the past, deferred student loans have been omitted from a borrower’s debt ratio when qualifying for a mortgage as long as the lender could document that the loan would be deferred for a minimum of 12 months. However, things have changed. Now, loans must be included in a borrower’s debt ratio, even if they are deferred or the borrower is still in school. This, of course, is seen by the regulators (such as Fannie

Mae, Freddie Mac, FHA, and VA) as a way to keep the borrower from being overextended once the student loan debt payment kicks in. There are two kinds of debt-toincome ratios: front end and back end. The back-end ratio shows what portion of your income is needed to cover all of your monthly debt obligations. This includes student loans, as well as credit card bills, car loans, child support, and any other debt that requires monthly payments. The ideal back-end ratio, including all expenses, should be 45 percent of your monthly take-home income or lower. For all student loans, whether deferred, in forbearance, or in repayment (not deferred), the lender must consider a monthly payment in the borrower’s recurring monthly debt obligation when qualifying the borrower. Each lender has its own guidelines around how to determine the repayment amount: FHA To determine the debt repayment amount, FHA loans consider: - One percent of the outstanding balance on the loan or the monthly payment reported on the borrower’s credit report, whichever is greater, - OR the actual documented

loan payment, provided the payment will fully amortize the loan over its term.

VA Loans VA loans allow deferred

payments over 12 months to be excluded – a huge bonus for borrowers! This means that if student loan repayments are scheduled to begin within 12 months of the home closing date, lenders should consider the anticipated monthly obligation in the loan analysis. If the borrower is able to provide evidence that the debt may be deferred for a period outside that timeframe, the debt need not be considered in the analysis. If you want to keep the basement decor as is, you could hire an insulating contractor to fill the ceiling joist cavities with a blown-in cellulose insulation. Without having to remove the ceiling's covering, holes are drilled into the drywall at strategic locations to insure that each floor

joist cavity is completely filled. Once the cellulose is in place, the holes are patched and the ceiling is painted to hide the patched work. Cellulose is an excellent sound absorbing material and is easily installed. The cellulose is safe to use and would encapsulate any wiring, pipes and ducts that may be inside the floor joist cavities. You would have to insure that exposed electrical boxes for light fixtures or for wiring connections would not be filled with the cellulose. C. What can I do to the ceiling in the basement to soundproof the downstairs rooms? drywall covering on the ceiling. Soundproofing panels can be hung from the existing drywall ceiling the same way that drop-in ceiling tiles are installed. Metal rails and cross bars are hung from the ceiling to hold the sound absorbing panels in place. The new soundproofing panels would be about three inches below the original drywall. Another product you might choose is a sound-absorbing, fabric-covered acoustical foam panel. The commercially available panels come in a variety of colors, patterns and thicknesses and have a class A fire rating. The panels can be in the form of wall or

What you need to know before buying mortgage insurance By Sarita Harbour GOBankingRates.com (TNS) If you’re like many borrowers who have less than 20 percent of a home’s value in equity or saved for a down payment, you need to know how mortgage insurance affects the cost of buying a home. What is mortgage insurance? Mortgage insurance – also known as private mortgage insurance, or PMI – protects lenders from default on conventional mortgages in cases in which the borrower contributes a down payment of less than 20 percent of the home’s purchase price. PMI is different from homeowners insurance, which protects the home and what’s in it. It’s also different from mortgage protection insurance or mortgage life insurance, which is an insurance policy that pays off the mortgage loan if the borrower passes away. Mortgage insurance is beneficial to both lenders and borrowers. Mortgage insurance lowers a lender’s risk of giving a loan to borrowers with a low down payment. It also benefits the borrower, who, with mortgage insurance, might now qualify for a mortgage he wouldn’t otherwise get approved for. What you’ll pay for mortgage insurance The cost of mortgage insurance depends on the type of home loan you have. You could pay anywhere from 0.3 percent to 1.15 percent of your home loan, according to Realtor.com. Although insurance premium payments usually get paid monthly, you might have the option to pay it up front at closing or roll it into the home loan cost. Check with your lender. Mortgage insurance for different types of home loans Mortgage insurance programs vary depending on the type of home loan. Generally, mortgage insurance is required when you get a conventional mortgage and put down less than 20 percent or when you refinance a mortgage and your home equity is less than 20 percent. Other types of mortgage insurance include: 6

(Photo: Shutterstock). – Federal Housing Administration mortgage insurance (mortgage insurance premium): An MIP is required for all FHA loans. All borrowers pay their mortgage premiums directly to the FHA, and premiums are the same for everyone regardless of credit score _ though if your down payment is less than 5 percent, you can expect to pay a little more. If you get an FHA loan, budget for both monthly MIP costs as part of your regular payment and an upfront payment included in your closing costs. FHA mortgage insurance rates are usually about 0.625 percent. – U.S. Department of Agriculture home loan insurance: U.S. Department of Agriculture insurance covers USDA home loans. It’s a lot like FHA mortgage insurance but less expensive. USDA home loan insurance requires making a payment both at closing and as part of your monthly payments. You have the option to roll the upfront cost into your mortgage, but if you do this, you’ll increase both your monthly payment and your overall loan cost. – VA home loan guarantee: VA loans come with a mortgage guarantee instead of mortgage insurance, but it provides similar benefits. Instead of a monthly mortgage insurance premium, you’ll pay a funding fee upfront. The fee amount varies depending

on factors like your military service type, down payment amount, disability eligibility, whether you are purchasing or refinancing, and if you’ve had a previous VA loan. Alternatives to mortgage insurance Although there are benefits to mortgage insurance, having it adds to the cost of getting a home loan. If you want to cut costs or are ready to get rid of PMI, consider these five alternatives to mortgage insurance. – Pay a higher interest rate When financing a home, some lenders might offer the option to avoid PMI by accepting a higher interest rate. If you choose this option, the higher mortgage rate cannot get canceled, so you’ll have to refinance to lower your rate in the future. – Get your home reappraised If you believe you now have at least 20 percent equity in your home due to renovations or the rising local property values, get your home reappraised. You might have enough equity to cancel your mortgage insurance, but you’ll have to pay for the appraisal upfront. – Get a piggyback loan Whether your lender calls them piggyback loans or piggyback mortgages, these home equity loans or credit lines enable borrowers with low down

payments to borrow more money. Before applying or signing for one, review the fine print carefully to see if your total monthly cost is actually cheaper than paying for mortgage insurance. – Ask your lender about other programs Some lenders offer programs that don’t require mortgage insurance, even with down payments below 20 percent, though you’ll likely have to prove that you have excellent credit to qualify. Before talking to your lender, focus on building your credit history, especially if you or your spouse has bad credit. – Save more for a down payment Sometimes it pays to wait and save up or to choose a home that requires a down payment you can afford. If you save 20 percent of the home’s purchase price to use as a down payment, you might qualify for a conventional mortgage without mortgage insurance. A conventional loan comes with a lower interest rate, and you’ll be able to avoid the headache of comparing mortgage insurance rates altogether. Here are a few tips on lighting for your fronds and foliage: Light is essential for plant growth, and for your plants to be happy, keep three things in mind: intensity, duration and quality. Intensity, or brightness of the light, governs the manufacture of plant food, stem length, leaf color, and flowering. Plants in low light – common in offices - tend to be spindly with leaves light green in color. In very bright light the plant would be stockier, with better branching and larger, dark green leaves. Houseplants vary in their light needs: high, medium and low light. Control intensity of light by placing the plant closer to, or farther from, the light source (light decreases rapidly as you move away from the source). Southern windows have the most intense light. position quite close to plants. Blooming plants require extra infrared which can be supplied by incandescent lights, or special horticultural type fluorescent lights. Consider the size the plant will grow to when choosing it for your office or you might end up with a gigantic space hog in a few years. Spider plants (Chlorophytum comosum), dracaena, English ivy (Hedera helix), or schefflera (Brassaia actinophylla) are good choices and easy to grow. But check with your local garden

center for help picking out the best plant for your space. and western exposures receive about 60-percent of the intensity of southern exposures, while northern exposures receive 20-percent of the light a southern exposure provides. Duration of light received by plants is of some importance, but generally only to those houseplants that use day-length to stimulate bloom, such as Poinsettia, kalanchoe, and Christmas cactus. Many flowering houseplants are indifferent to day-length, and respond to other factors. If you are in a low light office, you can increase the length of time the plant gets light to make up for poor light, so that there is a longer period of time during the day that the plant can photosynthesize. However, plants require some period of darkness to grow and thus should be illuminated for no more than 16 hours. Too much of a good thing is as harmful as too little. Protect plants by turning off your lights as you leave for the day and place them closer to the window or the artificial bulbs illuminating your space. If artificial lights are to be used as the only source of light for growing plants, the quality of light (wavelength) must be considered. For photosynthesis, plants require mostly blues and reds but for flowering, infrared light is also needed. Fluorescent lights vary according to the phosphorus used by the manufacturer. Cool white lights produce mostly blue light and are low in red light. Foliage plants grow well under cool white fluorescent lights and these lights are cool enough to

are written reports detailing the condition of the property. It may uncover concerns that could derail a sale later on at closing. Any major repairs can be addressed beforehand. Doing repairs ahead of time might also be more costeffective than having to pay a buyer’s contractor do the work. Pre-listing inspections can also alert sellers to possible safety issues that should be corrected prior to letting agents and visitors tour your home. They can also inform you about issues such as high radon gas levels and termite infestations. If you have the items on the report

repaired or replaced ahead of time and they don’t come up during the buyer’s inspection they’re a nonissue. Having a home inspection beforehand can also help sellers adjust their asking price if they aren’t willing to do certain repairs. By moving the inspection to the beginning of the sales cycle, sellers are able to shorten the process by removing obstacles before they can interfere with a potential sale. Defects won’t become negotiating stumbling blocks later and it may relieve prospective buyers concerns and suspicions.

Snow storms and subsequent above freezing temperatures are the perfect combination for ice dams. Ice dams can cause damage to your home and result SUZANNE in expensive PLEWES repairs. HOW ICE DAMS FORM As snow starts to melt from the top of your roof, it doesn’t always flow smoothly off. It is common for snow to build up along the bottom edges of your roof and refreeze, essentially building a dam. As additional snow melts, it gets caught against this dam and has nowhere to go except under your shingles and into your home. Seepage is not limited to the outer walls of your home. Water can travel along different beams into your walls and down to your ceilings. WAYS TO PREVENT ICE DAMS Clear gutters Homes with gutters are most prone to ice dams. Gutters can fill up with debris and block water flow. Keeping your gutters clear is the first step to preventing ice dams. Insulate your attic Poor attic insulation is a common cause of ice dams. Why? Poor insulation in the attic allows heat from your home to escape through the roof. This melts the snow at a faster than normal rate. If you take a look around your neighborhood, you may see some homes with lots of snow while others have almost none remaining on roof tops. Homes with little snow typically have less insulation than those with more snow. Monitor the situation Pay close attention to the snow accumulation on your roof. If you see snow or ice start to build up just along the edges, address the situation. For lower roofs, use a snow rake to brush the snow off. For high roofs, consider hiring a

company that specializes in roof snow removal. Avoid using a blow torch to melt the snow since that can actually damage your roof shingles. Damage from ice dams If ice dams cause water leaks into your home, it is important to address and repair the damage as soon as possible. Some areas may simply need to be dried out, whereas others may require replacement of damaged materials. Do not allow areas to remain wet as this can be conducive to mold. For extensive damages, contact your homeowner’s insurance company to discuss whether it makes sense to file a claim. Preventing future issues If you do experience damage from ice dams this winter, make a plan to prevent future issues. This may involve installing gutter covers, adding insulation to your attic, or other measures to minimize snow buildup along the roof’s edge. The L-Train has left the station BOULDER – There was a time in Boulder real estate history when just-out-ofreach buyers were ushered by reassuring real estate agents to SEAN the surrounding MCILLWAIN L-towns – Mod Boulder Louisville, Lafayette, Longmont and Lyons – when Boulder’s astronomical real estate prices were beyond what the buyers could afford. With ever-increasing demand and tight inventory, those reassuring days are a sweet (and affordable) memory; Boulder’s surrounding L-towns have now joined the outof-reach ranks. A recent Daily Camera article reported that the last L-town holdout, Longmont, has doubled its real estate value since 2008,

moving the city’s average home price into the $400,000 notch as of September 2016. And the L-town increase doesn’t stop there. Louisville’s real estate value has gained sixty-two percent since 2008, and Lafayette’s almost fifty-seven percent since 2009. The harsh reality is, if you don’t have a truckload of cash or enough of a down payment to convince a lender to invest in you and your purchase, all of Boulder County is as much of a pipe dream as that beachfront Barbie Dreamhouse you pined away for as a kid. Perhaps this predicament reminds you of 2008’s mortgage crisis and the resulting housing bubble. Well, yes kinda – and no, not really. This time around, the dramatic upswing in real estate prices is primarily due to more people wanting in and less people willing to leave – if you weren’t sleeping in freshman business class, you’d know this as

Grow your own paleo grains By Maureen Gilmer Tribune News Service (TNS) It may be the oldest cultivated grain in the Western Hemisphere. It predates maize by centuries. When the first corn was still weedy grass called teosinte in southern Mexico, the people of the region were growing an earlier grain. It's the sophisticated ancestor of our garden pig weed, which has carried many settlers through rough times with its edible foliage. Today's heirloom seed catalogs still carry these little known grains that deserve more attention as solutions for a changing climate. They first gained interest with a seed grown Victorian garden darling, Amaranthus caudatus, romantically named love-liesbleeding. It's a big green annual that produces bright red dangling flowers that look like a long house cat tail. They are still beloved by flower arrangers seeking that perfect look to spill off edges of larger compositions. Unfortunately, while this is not considered a food crop per se, it remains an edible ornamental heirloom flower. That is why its cousin the grain FEBRUARY 24-25, 2017

amaranth is such a great plant for Western gardens. It's easy to grow, fun to look at and infinitely edible. These are massive annuals grown from seed each year. They can be as tall as corn and topped with great fluffy brightly colored flower heads. Many are blood red, but others are yellow and orange, even green. This brings exciting color and unusual textures into both food and flower gardens. When young and tender, leaves of amaranth are an ancient pot green. It's enjoyed earlier in the season or fresh picked later. Seed is produced after the plants flower and are pollinated. It is tiny and usually black, nearly identical to that of quinoa. It has been traditional to pop amaranth seed on a hot grill to make it palatable without water. Sow your amaranths in full sun around the last frost of the year. Be aware of the height and color of the varieties you are sowing. Elephant head amaranth is more shrubby in form so it's used in a different scenario than the tall stalks. Some folks sow a row in the vegetable garden for plenty of leaves and seed. Work them into sunny spots around your yard that

“supply and demand.” And the proverbial icing atop the cut-throat cake is that many of these new buyers mean serious business: boasting hefty down payments and making more cash purchases (even in the luxury market), these new, ambitious buyers leave nothing but bitter cake crumbs behind. But hang on there, hasty homebuyer. Before you go packing your bags and posting your resume on LinkedIn (is that still a thing?), let me offer you some advice on how to strategically plant your long-term roots. What it all boils down to: expectations. In order to be a competitive buyer in today’s hot market, it’s time to rework your real estate wishlist. You won’t find your dream home with an affordable price tag, and that’s OK. A lowersquare-footage ranch or a cute condo is a great option for both young families and empty nesters, and it’s also a fantastic need a visual change both in form and color. Because they're seedgrown there is little expense trying them out in your garden, and the discoveries will be awesome. After flower heads mature and seed is released, gather from the field. Just bend the head down into a paper shopping bag and shake out the tiny black seed. This allows gathering repeatedly over the late season rather than cutting and drying all at once. The nuclear option is to cut the head off and hang upside-down to release its contents in more controlled condition indoors. There's another fun heirloom called Hopi Dye Amaranth. This is a red-tinged plant that is utilized in the preparation of tribal piki bread. It's a pink-tinged flatbread that is an important part of their traditional cuisine and corn culture. Amaranth has long been a poor farmer's forage in dry climates around the world. It is entirely edible, so livestock can graze on its remnants for a more diverse diet. At the end of the season your chickens will go crazy teasing out lingering seed from spent flower heads. Feed your birds early amaranth greens for a balanced diet. If you need a sudden accent indoors, fresh cut amaranth in flower is a great resource. Creative

long-term investment. As a potential buyer, it’s important to define what makes you tick. Location? School district? Walkability? Once you’ve set your sights, set your budget. Know what you can afford and get ready to compete with other buyers in a similar situation to yours. Last year was Boulder’s seventh consecutive year to see a decline in real estate inventory. This low inventory combined with a market that encourages fierce competition, cash offers and ruthless contingency opt-outs, you’ve got yourself one tough cookie. Wait. One big pickle. Pillow pairings to perk up a space By Mary Carol Garrity Tribune News Service (TNS) I love the changing of the seasons. One of my favorite rituals as the cold months fold into warm, and back again, is to switch out the accent pillows on my sofa, chairs and bedding. In a few weeks, I will unzip my heavy weight plaids and replace them with lightweight florals and stripes. And just like that, my living spaces will feel new for spring. This spring, you can give your sofa, chairs and bed a quick pickme-up simply by tossing in some new pillows. Pulling together an assortment of pillows that is arresting, but not overwhelming, is lots of fun. Kristen, one of our designers, shares our secrets: Mix pillow sizes Back in the day, we tossed a set of matching square pillows in each corner of our sofa, or lined up a row of the same pillows at the head of our bed and called it good. Not anymore! Life is too short to not experiment with an assortment of beautiful pillows, Kristen says. Start by pulling together a variety of pillow shapes and sizes to add to the visual interest of your furnishings. We weave together different pillow sizes when we design groupings on upholstered furniture and beds. We love them all, from neck rolls to bolsters. But our four gold-standard sized pillows find their way into most of our designs: 21-by-21-inch squares, 24-by-24-inch squares, 14-by-22-inch rectangles and 16-by-30-inch rectangles. Design tip: No matter what size pillows you pick, insist on using great pillow fills. I am not exaggerating when I say that it makes all the difference in how your pillows look, feel and last. Mix colors Kristen says, "People ask us all the time what the rules are for mixing colors in pillows. Happily we tell them, 'There are no rules! Do what looks good to you!'" All of us have a different CQ (color quotient), which can change room to room, season to season. For example, in my bedroom, I like soft, neutral pillows year-round. In my living room, I opt for richer colors that sport a bit more pattern, like plaids. Determine 14

your own CQ for the space where you want to add your pillows, then follow your inner compass. Any color you love is in right now. Blues and greens are still a favorite for many, and people are mixing together all different shades of these two natureinspired classics. Mix patterns Like color, everyone is different when it comes to the kinds of patterns they love, from stripes so muted they present as a solid to high-octane florals. Pillows give you an opportunity to experiment with new looks. "Do not be afraid to try new things, because if you don't like it, you can just zip off the case and try something else," Kristen says. We call this process pattern play. We experiment with different patterns, in different colors, and different styles, until we come up with a winning combo. If you have a traditional home, like I do, and want to give it some new energy, consider adding pillows in remade timeless patterns. Many are surprised when they browse the paint aisles and discover literally hundreds of shades of white. One of the many design tips relating to the use of white is that white often takes on a neighboring shade. Ever wonder why some whites appear more green, blue or gray? Transference of color is one of the main reasons. When looking to use a predominantly white or off-white decor, here are some top Design Recipes tips. 1. Pay close attention to the color of the primary pieces in your space. Make sure that the shade of white you select complements the space and helps make it feel bright and fresh. 2. Do consider traditional brighter white shades for walls and ceilings. 3. Be careful not to select a white with too much of a yellow tone, as in some spaces the color may read dingy.

4. Don't be afraid to use different tints, tones and shades of white. Remember beige and taupe are shades of white. 5. Consider using white as a contrast color. A presence of white in a space can help make darker colors pop. 6. Consider pairing white with metallic finishes. It can create a soft, relaxing look. 7. Don't forget white is a color, too. A popular designer trick is to use white as an accent. 8. Consider introducing white into a space using texture such as toss pillows or throws. 9. Don't be afraid to use white furniture. In many environments it can feel luxurious. 10. Consider an all-white or mostly white space. The result can be impactful. How do you hide entertainment center wires? By Patrick Doolin Angie’s List (TNS) With advances in home automation and entertainment, many people find technology leaving an ever-expanding footprint inside their home. They aren’t just interested in how to hide TV wires. They also want to know how to hide everything those wires connect to – receivers, Blu-ray players, game consoles and even the TV itself. “Nobody wants that stuff out in plain sight, “ says Gary Jefferies of SYNC Technology Integration in Fishers, Ind. Design considerations play a factor, as cables can be unsightly and devices can be visually disrupting. There are safety reasons, too. Jefferies says hiding technology decreases the opportunity for theft. Hiring an audiovisual pro to hide TV wires isn’t always practical. Budget can be a

constraint. You might be renting. You may also be considering a large renovation in the future, and want to avoid big changes right now. In such cases, consider these ideas for hiding wires: Cable raceway Think of raceways as customizable cable covers. Many come in kits that include tracks, elbows and T-joints to guide and hide wires on walls, such as the power and HDMI cables of a wall-mounted TV. You can paint or stain most raceways to blend in. Raceways can cost less than $10 for individual pieces, and kits start around $20. Hollow molding Similar to raceways, hollow or concave crown molding and baseboards hide cables running along the wall. They’re particularly helpful for those

You still have to get the cable behind the molding, which might require running it behind the wall if you want a seamless look. Note that only low-voltage wires should run behind a wall. Always check state and local electrical codes – or contact a pro for advice – before running cables through a wall. Like raceways, hollow molding is inexpensive. It can, however, be more expensive than raceways depending on factors such as how much coverage you need, material and look. Wireless HDMI With a wireless HDMI transmitter and receiver, you can enjoy your Blu-ray player, game console, home theater receiver and more without seeing the equipment. Jefferies puts the cost for a quality wireless HDMI kit between $400 and $500. That’s not cheap, but he says it’s “probably the most cost-effective way “ to hide entertainment components without exploring a custom solution. There are cheaper models, but Jefferies advises against them. “If someone walks in front of it, it’s going to lose signal, “ he says. When shopping for a wireless HDMI kit, make sure it works in the area where you plan to hide

your devices. Some kits need a clear line of sight, and others work in a bubble-like range, similar to a TV remote. Mirror TVs Want to make your home as design-friendly as possible? Replace your HDTV with a mirror TV. HDTVs often occupy a prime focal point. That works great when the TV is on, but when turned off, its blank screen becomes a black hole that breaks up the look of the room. Mirror TVs solve that by turning the screen into a mirror when the TV is off. “When you turn the TV on, it demagnetizes the mirror, “ Jefferies explains. Of course, Jefferies notes a mirrored TV is “not the cheapest thing the world. “ A 32-inch TV may run several thousand dollars. A 60-inch set may exceed $10,000. Still, if you prize the interior design of your home, a TV mirror offers one of the most elegant ways to hide your HDTV – and wow your guests.
