Boulder County home sales off to slow start as low inventory continues BOULDER COUNTY – February’s analysis of month-end January IRES real estate data for Boulder County confirmed TOM expectations KALINSKI that local real RE/MAX of Boulder estate sales would come out of the gate slowly in 2017. Single-family home sales rose 1.9 percent in January – 218 units sold compared with 214 units sold in January 2016. Monthover-month, January 2017 sales dropped 2.6 percent compared to December’s 224 units sold. In condominium/townhomes, 57 units sold in January, an 18.8 percent improvement compared with 48 units sold a year ago, but a 51.3 percent drop compared with the 117 units sold in December. “The relatively slow start was expected. It’s just a fact that Boulder County home sales will continue to be influenced by low inventory and high demand in all market areas and categories,” explains Ken Hotard, senior
vice president of public affairs for the Boulder Area Realtor® Association. Inventory of single-family Boulder-area homes for sale declined 2.1 percent in January compared to December 2016 – 510 units vs. 521. Condominium and townhome inventory improved 23.9 percent in January compared to December – 114 units versus 92 units. And the overall picture is more of the same: strong demand and low inventory, resulting in rising prices. All but two Boulder-area communities saw median home sale prices increase in January. Median sales prices across the county ranged from $372,500 in Longmont to $820,000 in Boulder – down from $904,500 in January 2016. Beyond that trend, Hotard says predictions in this market are difficult to make. “I don’t think anybody’s got a great crystal ball on this one. It’s an ongoing story of low inventory, high demand, which harkens back to the old television show jingle ‘round and round she goes, where she stops nobody knows.” Market conditions that influence real estate prices are strong in the
Boulder Valley, explains Hotard. “We’ve got a 2.2 percent unemployment rate, wages are going up, job growth continues to be strong, and we’re not building enough housing to meet demand – not even close.” With those market conditions continuing month after month, he says the outcomes for the housing market are relatively inevitable; however the potential for rising mortgage interest rates could influence home prices. On the bright side, though home prices have increased in all market areas – including Longmont where the median sales price rose more than 12 percent last year – Longmont still has affordable homes and has some projects yet to be built. And if you want to sell your home – and you know where you are moving to – Hotard says you’re in a good position. “For sellers, this is a great time because you’ve got that high demand and low interest rates and prices are rising.” Tom Kalinski is the owner and founder of RE/MAX of Boulder. The President and House GOP leaders are both working on changes to tax laws. Among the targeted tax deductions are a few that specifically affect home owners.
Mortgage interest tax deduction There’s both good news and bad news when it comes to this homeowner tax deduction. The good news is that the deduction is unlikely to be entirely cut given the amount of support and huge impact it could have. The bad news is, changes are expected to specifically target owners of high priced homes. There’s no news yet on what the benchmark would be on a high-priced home.
Real estate property tax deduction Currently on the chopping block are tax deductions for real estate property taxes. This deduction allows homeowners to claim the amount paid for property taxes for the entire calendar year. Since assessed values and property tax rates vary by city/town, the deduction amount differs for all

How to improve your home’s curb appeal Planning on selling your house this spring? Nothing looks more scrappy than dirt patches in the yard! Keep the walkways and
sidewalks in front of your house swept. If you live on a street where debris collects in the street by the curb in front of your house, clean it up. Even though it’s city property, it affects the look of your property. And you don’t want anything taking away from your home’s curb appeal, especially at the curb! Smoke and carbon monoxide alarms
All home inspections should include the inspection of all smoke and carbon monoxide detectors. Smoke alarms should be RICK located in JACQUEMARD the following Flatirons Home areas: In each Inspections sleeping room; outside each separate sleeping area; on each additional story of the dwelling, including crawl spaces and uninhabitable attics. Most smoke alarms (smoke detectors) have a useful life of 7 to 10 years. After this time period, the detecting elements start to wear 4

If you have a porch, make sure it’s tidy and clear of debris. If you don’t have any inviting seating on your porch, it’s worth investing in some inexpensive pieces and accessories, such as pillows, lanterns or outdoor rug. Hanging flower baskets can also add a bit of charm. If your entry feels uninviting and bland, add two matching large pots filled with bountiful foliage to flank your door or the steps to your porch. A costeffective and attractive way to fill a large pot is to put an inexpensive evergreen shrub such as boxwood in the middle and add flowers and trailing plants around it.
out. Newer smoke detectors are more sensitive and more reliable. Homeowners should consider changing their smoke detectors every 7 to 10 years, batteries should be changed at least every year. Most newer homes have combo “hardwired” (with battery backup) smoke detectors. The smoke detectors are wired to a 120 Volt circuit as well as have a
backup 9 Volt battery (for when power fails). Carbon monoxide detectors/ alarms should also be inspected for functionality and correct placement. Batteries should be replaced at least every year and the units changed after five years of use. Any dwelling that has a fuel fired heater or appliance, a fireplace, or an attached garage is required to have carbon monoxide detectors. If any of these conditions occur, the home must have an operational carbon monoxide alarm installed within fifteen feet of the entrance to each room lawfully used for sleeping purposes. Do not install carbon monoxide detectors directly above or beside fuel-burning appliances, as appliances may emit a small
amount of carbon monoxide upon start-up. Combination smoke and carbon monoxide detectors are also available. The should be installed in all areas required for either a smoke or smoke alarm/detector.

The good part about Daylight Saving Time (which starts at 2 a.m. Sunday)? It’s not dark when you drive home at night! The notso-good part? When it starts, you lose an hour. And who among us doesn’t have a sinking-feeling Sunday-morning memory of showing up for church (or running group or coffee with a friend) just as everyone was leaving? And then we remember we forgot to set the clocks forward the night before. That first day of work, chances are we are oh so sleepy. You might have read reports about how changing over to DST affects our bodies: Are we more likely to have heart attacks? To be in car crashes? To be crabbier? (OK, we don’t really have an answer for that one.) So we turn to Dr. Joseph Takahashi of UT Southwestern Medical Center. He’s the person responsible for finding out that there is a gene that controls your body clock. So if your dad was an early bird, well, that might explain why you think sleeping till 7 a.m. is a travesty. Here’s how Takahashi answers a few concerns about Daylight Saving Time: Q: Will I be less attentive than I usually am at work or school? Springing forward by an hour, he says, will more likely affect owls _ those who stay up later and wake up later _ than larks. But come fall, when the clocks are set back to ditch DST, well, owls just
may get their payback. Q: Are people more likely to get cluster headaches because of Daylight Saving Time? “I’m not aware of any studies that have directly linked Daylight Saving Time with cluster headaches,” Takahashi says, “so it could be a coincidence.” Or, he says, they may be triggered by “the slight additional stress caused by resetting our rhythms.” Q: If car wrecks spike (as some studies have shown and others discounted) after DST, what can I do to stay safe? Says Takahashi: “Perhaps it might be a good approach to be sure to go to sleep slightly ahead of your normal bedtime, have an extra coffee and be vigilant on the road.” The American Academy of Sleep Medicine has some suggestions on what you should start doing right now – not Sunday morning at 2 – to mitigate the adjustment process: – Go to bed 15 to 20 minutes earlier each night. C’mon. You can do it. – Adjust the timing of other clock-related activities. You always have dinner at 7? Start eating at 6. – Saturday night, set your clocks ahead early in the evening. That way, come 11 o’clock bedtime, you’ll just go to bed, not think: “Oh my gosh, it’s midnight! I should already be asleep!” and thus, not be able to sleep a wink. – Monday night, go to bed when the clock says it’s time. None of this, “Well, it’s really not bedtime yet.” Trust us; it is.

How to create a winter sun space By Maureen Gilmer Tribune News Service (TNS) It’s called a “false spring “ when the weather turns mild for a few weeks between rain and snow storms of late winter. The skies clear and weak winter sun comes shining through as we approach the equinox. Although it may look warm from indoors, the moment you step out, the icy wind reminds you it’s still winter. Just imagine if you had a spot to relax outdoors where this UV energy is intensified. Block air movement and the resulting sun drenched space becomes a naturally warmed solar sink. Similar scenarios were sought by man and animals alike as the age old way of warming the body naturally during sunny days of winter. Sitting in the sun is the dermatologist’s cardinal sin, but this early in the year its rays are remarkably mild. It’s a great way to gently enrich your skin with natural Vitamin D instead of taking supplements. For those with arthritis, this can be an important part of the daily ritual that warms the joints to ease pain before activity. Above all, it provides a place to rest and renew without going indoors for comfort. The design requires you to assess solar opportunities in your yard for creating a winter sun space in real time. Take note of where the sun shines around 11 a.m. to noon in winter. You’ll want unfettered exposure without overhead branches or adjacent shadow sources. Do it now in before the exposure changes with the sun as it sun moves into its northern summer location. In many examples of sun catching spaces there is a wall. It acts as a thermal mass to absorb heat and reflect it back into the adjacent space. Solid partitions like this also provide 100 percent wind protection compared to using plants for the same purpose, which stop only a fraction of that. Using corten or other metals can absorb more solar radiation quickly, and then offers radiant heat much later in the day. The orientation of these walls must allow the most massive surface or the long side to receive direct sunlight for best results. Other partitions can be used that are transparent or translucent, but not radiant. They solve MARCH 10-11 2017

It’s personal, so find a comfortable seat for rest and contemplation. For couples, two chairs and a table is all you need, or two chaise lounges. The beauty of furniture in lieu of built-in seating is portability. Furniture can be
moved with the sun as its position gradually changes through the day and the season. In terms of materials, know that cast iron is cold while teak and other woods warm with the sun. The really fun aspect of creating a sun catcher is deciding what it becomes in the summer. Maybe it’s in the shade by then, an ideal scenario for a cool get away over the summer. If not, simply set up a big market umbrella for the season to perfectly adapt. Then decorate with a personal container garden of all your favorite flowers of the summer. Warm soil to jump start spring BOULDER COUNTY Has the unusually warm weather sparked the thought that spring has sprung in your mind? If you’ve been watching CAROL your spring O’MEARA bulbs shooting Colorado State up and raring to University Extension go, you might Boulder County be fooled into thinking we’re off to an early start. NASA tends to agree: it released an analysis of data collected from their Global Precipitation Measurement satellite that shows spring-like rain and temperatures in the eastern United States spurring early bloom in plants. California awaits a massive “super bloom” of desert plants due to the deluge of rain they’ve been getting. Here in the Rocky Mountains temperatures are bouncing from spring to winter to spring, often in the span of seven minutes. When someone counsels us to dress for the weather, it means tank tops under heavy parkas, hair bands that convert to face masks, and pants that convert to shorts with a quick pull of a zipper. It’s no wonder our plants don’t know whether to break free and bloom or hunker down and wait a while. If you’re itching to plant, a little patience is a good thing. While our days are warm, the soil is not, at least not according to the temperatures I took in several areas in early March. The
ground is hovering just below 40-degress, which is a bit chilly for germination of most seeds. If you must plant, one of the simplest ways to warm your soil is covering the ground with plastic sheets. Use 6 mil or thicker, UV resistant clear or black plastic and lay it over the soil, weighing down all edges with rocks or soil to prevent winds from whipping it up, up, and away to Kansas. Alternately, you can anchor it down with wire U-shaped pins. Check the soil after ten days to see if it’s warmer; for germination of cool season vegetables the minimum temperature needed is 40-degrees F. Typically, it takes two to three weeks for it to rise, depending on the soil type. Sandy or manufactured “planters mix” soils warm faster than wet, heavy
clay. If you’d like to speed the process, combine the plastic cover with an insulating layer. Using only clear plastic, lay a sheet on the ground, anchoring it as described above. Then drape a second layer of clear plastic slightly above the first, using bricks or other objects to make a small space between the two layers. Anchor the second layer securely by tucking its edges under the bricks or by weighing them down on the ground. To plant, fold back the plastic drape and remove the plastic sheet covering the soil, cleaning, drying, and folding it away for use another time. Plant seeds of lettuce, radish, kale, collards, cabbage, broccoli, spinach, peas, onion and carrots and then
replace the plastic drape over the spacers, creating an impromptu cold frame, anchoring the cover securely so it remains to keep the seeds snugly warm in the bed. There is no need for a plastic sheet on the soil once seeds are planted. Patience is required when starting seeds this way, as seed take longer to germinate at minimum soil temperatures than they would later in the spring. Leaving the plastic on until the temperatures have risen higher than 40 degrees won’t take much more time and you’ll be rewarded with better germination if you wait. Monitor soil moisture and add water as needed. Watch the weather and your plants closely; once the weather warms, the plastic tenting will trap heat and can reach temperatures hot enough to sizzle your plants. Open the cover on sunny days, partially folding back the cover and clipping the flap to prevent it from whipping in the breeze and tearing. Be sure to close the cover in the late afternoon to retain heat. The official start of spring is only days away. And if you are like me, you can’t wait. As you welcome this season of new life into your heart, do the same in your home. I asked Molly, one of our talented young designers, to share some simple, but powerful, ways to add a touch of spring to your decor. Here are five spots in your home she said are just waiting for a spring break.

Your dining table This spring, Molly’s color crushes are blue, green and white. Favorite spring accents? Flowers! “They add a finishing touch to a space,” she said. Our design team at Nell Hill’s brought all of Molly’s favorites together on this lovely spring table, decked out for Easter. Once you have used linens and dishes to create a base for your seasonal table, you can easily trick it up for spring holidays. All it took to get this table ready for Easter was topping each place
Your mantel Blush pink is hot this year, Molly says. “It’s very romantic and adds a feminine aspect to your decor, without going overboard,” she points out. Our design team featured it in this fresh but simple mantel treatment at Nell Hill’s. The oversized abstract painting in the background gave us lots of pastels to draw from. I like to decorate with glass accents year round, but in the spring and summer, glass is the perfect pick for a mantel that is light and bright. Your bed Molly is a master at pattern play, pulling together a mix of textiles to create a work of art on a bed or piece of furniture. One of her favorite places to welcome spring is through bedding. When she creates a bed design, she often

One of her favorite beds at Nell Hill’s has a gold trellis headboard, which sets the scene for the interesting mix of patterns, all in soft, subtle tones. Navy is one of Molly’s favorite neutrals because it looks great with just about every color you pair it with. For one inspiration bed at Nell Hill’s, Molly wanted a design that told its story in pattern and texture, keeping the color palette tight. For spring, store your duvet away and instead use a romantic bedspread, like this one that sweeps the floor. For a bit of color, Molly rested a navy matelasse quilt at the foot of the bed. If floral isn’t your thing, try adding paisley to your bedding, like she did here. “Pillows are a way to bring your personality in,” Molly shares. “A lot of people are afraid to mix styles, but even adding little touches like a Greek key tape is unexpected and makes your bedding less cookie-cutter.”
Your furnishings “I think every room needs a little green,” Molly said. Jewel tones and patterns that mimic natural elements are showing strong, so Molly added this arresting malachite pillow to the trio jazzing up our blue striped Chesterfield sofa. This sofa is a classic style, but look how fresh and new it looks when upholstered in a bolder stripe and amped up with a mix of pillows that reinterpret classic patterns, like an oversized botanical. “To me, the best spaces combine traditional elements with modern accents,” Molly shares. “Bringing in a few bold pillows is a fun way to add a touch of modern to a space. I like that it is unexpected and mixes things up, making you think outside the box.” Your side tables Imagine what a great day you’ll have if you start every morning by drinking in a cheerful spring display on your bedside table. To give your night stand a recharge, start by taking a long look at your bedside lamp. Is it time to update and refresh? I really like the clean lines of these contemporary lamps, which come in a variety of colors.

To create this sweet and simple scene, we used books as risers, a stage for an old fashioned clock. A crystal decanter filled with cool water paired with a pretty drinking glass are ideal bed companions for the warmer months. The loose
