Condo/townhome sales tick upward BOULDER – Boulder area home sales improved in February 2017, as condo and townhome sales jumped substantially, single-family TOM home inventory KALINSKI rose and prices RE/MAX of Boulder moderated slightly. But inventory continues to be far lower than a healthy market requires. “It’s the same old song, inventory – or the lack of it – is driving a lot of the numbers,” says Ken Hotard, senior vice president of public affairs for the Boulder Area Realtor® Association. Hotard is hopeful that homeowners considering selling will decide to move as the spring real estate season approaches. He says, “we’re seeing the beginning edge of that as some of the inventory numbers have gone up.” In condominiums and townhomes, Boulder-area sales grew 36.8 percent monthover-month – 78 units vs. 57 in February 2017 compared to January 2017. Sales declined 5.4 percent year-to-date with 174 units sold through February 2017 compared to 184 the prior year.

Month-over-month sales of single-family homes in the Boulder area dropped 13.8 percent from January to February 2017 – 188 units vs. 218. Year-to-date sales fell 8.1 percent with 410 singlefamily homes sold through February 2017 compared to 446 the previous year. Inventory for single-family homes improved 13.9 percent compared to the previous month – 581 units vs. 510 – while attached dwelling inventory was near unchanged, dropping .18 percent – 112 vs. 114 units. In other statistical news, the upward price march moderated slightly with Boulder’s average sales price dropping below $1 million – a figure it has maintained for the last several months. “It’s a bifurcated market. If you are below $1 million and you’ve got a decent property there is quite a bit of buying competition and there are multiple offers. That’s where inventory is tightest. Once you get over $1 million you’ve got substantially more inventory, so the dynamics in that market is a bit different, but still strong,” Hotard says. And the way to relieve the supply-demand imbalance is to increase the housing supply for new and re-sale homes.

“On the resale side, we’ll continue to be challenged until people have a place to go – a place to move to in an appropriate price range when they sell their home – which is in short supply today,” he says. The construction defects law has long been cited as an impediment to construction of forsale attached dwellings, directly impacting home buyers that are currently under-served in today’s Boulder-area markets. These attached dwellings often meet the market demand for first-time homebuyers at the early end of the buying spectrum and downsizers in the later stages of home ownership. “The answer is more supply in appropriate price ranges. We’re still working on construction defects this year in the legislature. A bill did get out of the state senate and is going to the house, which is where the real battle is.” Hotard says the other hope on the inventory horizon for the City of Boulder are various creative solutions that are percolating focused on development of middle-income/workforce housing. Moving? High balance loan limits have increased again Anyone looking for a new home knows one thing: they’re expensive. And that leaves prospective homeowners wondering whether they can afford to buy. While some people are able to purchase in cash, the vast majority of us must rely on loans, often high balance ones. MICHAELA High balance loans are PHILLIPS set annually by the Federal Guaranteed Rate, Inc. Housing Finance Agency (FHFA) and subject to high-cost area loan limits. In January of 2017, these loan limits increased once more. In Boulder County, the new limit is $529,000, putting the new purchase price (with 5% down) at $556,850. In Broomfield, Clear Creek, Denver, Douglas, Gilpin, Jefferson, and Park counties, the new limit is $493,350, putting the new purchase price (with 5% down) at $519,300. For people looking to buy in the Boulder or Denver area– two places well known for their cost of living – these loan limits are good news: they open up more possibilities. High balance loans versus other loans In the United States, most homeowners take out conforming loans. This is a type of mortgage loan that conforms to the Fannie Mae and

Freddie Mac guidelines. The most important guideline is loan size, but credit score, debt-toincome ratio and size of down payment also play a role. Jumbo loans are loans that exceed the guideline limits and are not ideal for most buyers; they come with many restrictions, reluctance on the lender’s part, and require higher down payments. High balance loans are able to avoid the “jumbo loan” label because the guideline limits increase as a reflection of the area’s high home pricing. In essence, they are the middle ground between conforming loans and jumbo loans. How high balance loans are set The limits of high balance loans are determined by the FHFA; they evaluate highcost areas to determine what is fair. Then, they set loan limits for the individual counties. This is why the limit for Boulder County is higher than for Denver County: it costs more to live there. These loans are technically conforming as they conform to different guidelines; thus, they’re often called high balance conforming loans. Who can benefit from high balance loans High balance loans are ideal for home buyers who want to borrow more than an overt conforming loan allows, but less than a jumbo loan. They’re also ideal for anyone who can’t afford – or chooses not to – put 20 percent

down. As mentioned above, high balance loans only require 5 percent (previously, they required 10 percent). High balance loans are simply another option for people looking to buy. Common home odors to address before showing your home We know this is an uncomfortable topic to cover, but it’s nevertheless an important one. If you’re planning to sell your home this spring, it’s important to be SUZANNE aware of certain PLEWES home odors that RE/MAX Alliance can be a huge issue for potential buyers. Addressing these can improve your chances for a quick sale and at maximum value. Pet odors Pet lovers don’t mind and may not even notice pet smells. However, non-pet owners may notice it right away. Some may even be allergic to pet dander. To minimize this issue, be sure to dust and vacuum thoroughly before that big open house. Empty kitty litter boxes and other common pet odor sources. If you have a room where your pet normally stays, it may be a good idea to air it out before showings. Lastly, it’s always best to

remove your pets during showings. This minimizes odors and the added distraction. Shoe smells Every home has a certain shoe storage area. If you store your shoes inside a closet or other confined space, odors can build up. Consider purchasing products that help capture and neutralize strong smells. Avoid solutions such as sprays since they can be a bit overwhelming, especially in small spaces.

Bathroom odors Showing requests can sometimes come on short notice. As you rush to get dressed and leave the house, you may overlook the condition of your bathroom. After a hot shower, your bathroom may smell damp. We need not mention the other “activity” that could leave unwanted bathroom odors. Given that kitchens and baths are the most important rooms to buyers, be sure to properly ventilate the bathroom before any showings.

Air fresheners The last common source of offensive household odors is air fresheners. Yes, these are normally meant to address odors, but sometimes they can be a bit overwhelming to potential buyers (particularly the automatic spray types). Furthermore, using too many air fresheners may give the impression that you are trying to hide an offensive smell. Instead of spraying artificial products, consider adding natural pleasant smells. For example, you can do this by baking cookies or creating a bouquet of fresh cut flowers from your garden. Eliminating offensive odors in your home will make the showing experience more pleasant for potential home buyers, allow them to focus on the property’s features, and avoid negative impressions and assumptions. Musty basements Basements are another common source of odor problems. What does your basement smell like? And how may that impact a buyer’s perception of the condition of your property? A musty basement will make buyers wonder if there is a mold issue. A chemical smell will cause them to wonder whether there’s some sort of leak. Give your basement a good sniff and consider ways to address any obvious odors. For example, a dehumidifier can help with dampness.

What is LEED home certification? Environmentally conscious building is no longer the exception, it’s the rule. The U.S. Green Building Council (USGBC) says that by 2018, green homes could represent 40 percent of the overall housing market in the U.S., and that 84 percent of all home construction will include sustainable features. “(It’s) becoming more mainstream due to rapidly improving building energy codes, newer and better green materials and fixtures coming onto the marketplace, and an overall increase in awareness in what it takes to build a green home,” says USGBC Residential Technical Solutions Director Asa Foss. While morality incentivizes many, so does profit. Studies show green residences bring more cash at sale, and green building materials are big business for manufacturers. For those who want to build a home to the highest green specifications, the USGBC’s Leadership in Energy and Environmental Design (LEED) program remains the gold standard. What is LEED? Created in 1998, the LEED rating system helps builders and property owners use resources more efficiently. Rather than setting rigid guidelines, the standards utilize numerous core tracks, such as water and energy efficiency, air quality, daylight visibility and the use of recycled construction materials. The LEED

The USGBC hopes to get further analysis on LEED’s effect on home pricing. “While there currently are numerous studies that demonstrate that green homes have a higher value, I think we will start to see energy and water efficiency having a more significant impact on the sale price of a home,” Foss says. 10 ways to spruce up your outdoor space for spring By Cathy Hobbs Tribune News Service (TNS) With spring officially here, what better way to usher in the season then by sprucing up your outdoor environment? When it comes to home decor, remember that what is on the outside is as important as what is on the inside. As so many homeowners spend the majority of their time outdoors during warmer months, it is important to make your outdoor environment attractive, cozy and functional. Here are some spring spruce-up tips that may be helpful as you prepare to welcome spring. 1. Check your outdoor deck and or patio. Typically spring is a good time to check tiles, fittings and perhaps re-sand or add gravel to existing patios or make deck repairs. 2. Make sure you have an operational umbrella. As the sun shifts, there is no reason to have to abandon the outdoors. 3. Create multiple areas of entertainment. From an area for dining to one for lounging and entertainment, creating various entertainment areas or zones will help prolong your outdoor enjoyment. 4. Consider incorporating an outdoor cooking experience into your outdoor

space such as an outdoor kitchen. 5. Bring in plenty of blooms. Flowers can add an enormous amount of enjoyment to the outdoor experience from color to attracting nature. 6. Consider coordinating blooms with your decor. Instead of randomly selecting a color scheme, consider one that ties into your decor such as cushions and pillows. 7. Create small vignettes. Consider smaller seating areas sprinkled throughout your outdoor space. 8. Use bold, rich colors. Reds, oranges, blues and yellows are great options. 9. Update your decor. Just as you would update your indoor decor to keep it fresh and attractive, don't let your outdoor furniture and furnishings become old and tired. 10. Look for ways to enjoy your outdoor space both during the day and at night. This often includes incorporating various lighting options. Owning an older home can be source of pride. If you are considering buying a home with a little more character have your inspector go through the house keeping in mind any possible

renovations or restoration you may be thinking about. In some cases it may be prudent to have an older home inspected prior to making an offer. By doing this you can include the cost of necessary repairs in the price negotiations with the seller.

BAREFOOT LAKES IN FIRESTONE: Nature’s delights in a brand-new residential community By Judy Finman, At Home

arefoot Lakes is a masterfully planned, 1,300acre residential community in Firestone where you can explore and delight in nature. The developer of Barefoot Lakes is Brookfield Residential. Its land planners and landscape architects are creating a natural haven for people to live in harmony with the flora and fauna. The landscaping uses water wisely – featuring native plants and meadows. “This focus on native and natural creates enhanced environments for wildlife – the lakes’ islands will attract birds and other fauna,” says Marc Savela, senior director of Land Development at Brookfield Residential. “Additionally, every effort was made to use

natural materials throughout the community – native stone for retaining walls, boulders as play areas and more.” The first homes at Barefoot Lakes Brookfield has joined with two other well known homebuilders – CalAtlantic Homes and Richmond American Homes – to offer a stunning variety of new homes at Barefoot Lakes. No longer are these environments considered sparse and sanitized – instead, it can be a functional design choice. Minimalism From foundations such as the Bauhaus in Europe to Scandinavian influences, minimalism is often associated with soft colors, natural woods and crisp, clean lines. It is also often associated with interiors that are not overstuffed but instead contain a few well designed elements and furniture selections. How to get the look Begin with a neutral palette. Cream, taupe and soft gray are wonderful choices to begin your color stories. Pre-plan your space. Select only what is necessary. Edit and then edit again, the key to a minimalist look. Mix hard and soft materials. A mix of hard materials such as metal and wood pairs beautifully with soft goods such as toss pillows and throws. Look for innovative, unique design. Real Ospreys of Boulder County BOULDER COUNTY – As feathered friends take up song and begin the year, indulge me while I talk about a nongardening topic. High above the CAROL Boulder County O’MEARA Fairgrounds Colorado State drama has University Extension unfolded, Boulder County capturing the attention – and imagination – of fans. The resident ospreys returned for the summer and they opened the season like avian Kardashians, with strange females, a two-timing male, bad boy attacks, and the struggles of a female to keep her man. Via the live feed from the Osprey Cam, fans tune in from across the globe to watch the pair and offer thoughts (and sometimes judgements) on the nesting and mating habits of the pair. Ospreys are large, fish hunting raptors that nest near large bodies

of water and build huge, stick based nests. They occur on every continent except for Antarctica. Boulder County Parks and Open Space Wildlife Biologist Michelle Durant said that, within five miles of the Fairgrounds, there are approximately six pairs of nesting ospreys and they believe a total of 10 nesting pairs are in the county. “Occasionally an unknown, new, or extraneous pair attempts to nest near a current pair, but they’re not always successful. The resident nesting pair often spend time fending off these intruders, which can take away from time they spend caring for their own eggs or young, ” Durant said. Migratory, our ospreys return to the area in March. Mated pairs return to the same nest yearly, which brings us to the current drama being seen on our Real Ospreys of Boulder County video feed when an unknown female arrived at the nest March 9. Shortly after, the resident male arrived and, since the resident female wasn’t around, the two did things that raised eyebrows.

“Ospreys are monogamous, but they’re bonded to the nest more than to a mate. If there’s no other female around, the male will mate with whoever is here,” says Jasmine Finks, volunteer co-moderator of the Osprey Cam with Steph Powers. Such caddish behavior is accepted in ospreys. The interloper strutted about the nest, protecting it as if it were hers. A second, then a third unknown female visited; an unknown male made a brief attack run. Clearly this nest – festooned with plastic flotsam the male finds irresistible – is prime real estate. But then the Resident Female arrived on March 25 and addressed the shenanigans. “She’s usually fashionably late compared to other area ospreys. Perhaps she migrates farther,” said Finks. Feathers were ruffled, then flew in a brief scuffle, and the usurping female fled (https://youtu.be/ CsLgw0hyfkg). Now the male pays loving attention to his one and only: he nurtures her, and she him, gently bumping together as they repair the nest or bringing each other fish. Powers speculates that this is one reason our ospreys are popular worldwide – it’s unusual for them to care for each other. But he knows she can look out for herself, as evidenced by his calmly sitting while she’s pursued by an enraged Red Wing Blackbird chasing her around. It’s just another day at the nest. One in each talon.” Eggs are expected in about two weeks and the pair typically lays four. Osprey can delay the incubation of eggs until all four are laid simply by not sitting on them. Tragedy struck last year when three of the four perished in hours after hatch; we’re hoping all are healthy this year. The number of young produced annually by each nest varies year-to-year, but typically one to three young fledge by late summer. Celebrate Easter in your home decor By Mary Carol Garrity Tribune News Service (TNS) If your family celebrates Easter, chances are you’ve got some great childhood memories surrounding the cherished holiday. One of mine? Hunting for Easter eggs. As soon as we got home from Easter Mass we headed over to my dad’s good friend’s house, where I’d join their passel of six girls to scout for eggs while Dad and Mr. Loftin would crack open a beer (unbeknown to Mrs. Loftin and my mom, who were busy cooking Easter dinner). Easter is such a time of joy, when we sluff off winter, embrace the promise of spring and feel

a bit like a kid again. Most of us don’t want to decorate as elaborately for Easter as we do for Christmas, instead focusing our homage to a few key spots. In the photo above (from my book “Entertaining in Style”), I pulled together a tableau spotlighting farm eggs in my living room. Easter dinner table Check out this wonderful Easter dinner table our design team created. Layered between the wicker placemat and the stack of plates is a faux cabbage leaf. Even when I set a formal table, I like to add an element of surprise, a bit of whimsy that catches guests off guard and

makes them smile. These wipe-clean leaves do just the trick. Every year at market, I find something that lights my heart on fire. This year, it was porcelain Easter-themed table accents. Aren’t these chubby bunny napkin rings the cutest? One of my favorite ways to top a beautiful place setting is with a seasonal salad plate. These majolica-inspired berry plates are just the thing. While they seem especially appropriate for spring, you could use them year round. Whether you are entertaining adults or kids, add some table accents that delight, like these individual sets of bunny salt and pepper shakers or the cute-as-a-button bunny egg cups. Both would make perfect take-home gifts for your guests. Side table delights Dress up a side table with a playful Easter tableaux. For this display, we started with a base of faux grass then topped it with a round mirror, a placid lake for our industrious Easter bunny to row across on his way to deliver eggs. More miniature scenes Here’s an idea from our design team for your mantel or a bookcase. Create a little forest with potted faux boxwood topiaries. Then, let little rabbit figures frolic below.
