The closing disclosure: Vital documentation for tax-saving benefits There are many advantages to owning a home, including the tax breaks offered. But these tax breaks only benefit you if the right items are claimed. One document sometimes overlooked by homeowners is the Closing Disclosure. Forgetting this can end up costing you a lot of money. What is a Closing Disclosure? According to the Consumer Financial Protection Bureau, a Closing Disclosure is a form consisting of five pages; it provides details about your mortgage loan. Several items are included, such as your loan terms, your monthly payments, and closing costs. It’s given to people who buy new homes, as well as to those who refinance. The Closing Disclosure is a

recent addition; it’s only applicable to borrowers who secured a loan after October 15, 2015. By law, a lender must provide this disclosure to you at least three business days before closing. This gives you the time needed to weigh your final loan terms/costs against the loan estimate and ask any questions. How does this save you money? The Closing Disclosure saves you money because it’s filled with tax deductions. It lists interest paid at closing to the lender, property taxes paid at closing, and any discount points purchased to buy down the rate. All of this can be written off, which results in you either getting a higher refund, or (if you don’t pay enough taxes from your paycheck) owing the government less. How much does owning a home save you? People buy homes for many reasons. In fact, some buy them solely for the tax benefits. However, there’s no black and white answer to how much homeownership can save you; it depends on many factors. Am I legally required to disclose that my home sits under the flight path of a moderately busy airport? – Louis A: A 1985 Florida case set the precedent when it comes to home sales and “caveat emptor” (Let the buyer beware). Based on the outcome of Johnson v. Davis, I advise sellers to disclose everything not readily seen that can affect the value of the property. You could face a lawsuit if you fail to disclose something important to your buyer. If there is any doubt about whether to disclose, you should do so.

Most real estate agents will have a seller fill out a detailed disclosure form to give the buyer. Make sure you fill out the form completely and accurately. Material defects, such as roof leaks or sinkholes, are obvious to disclose, but some issues, such as airplane noise, can be more subjective. It's really a judgment call and depends on how much noise the planes make. If your windows are routinely rattled at 5 a.m. – when a typical buyer would not be likely to discover it – then definitely disclose. If the planes are flying over every 15 minutes during normal business hours when people are viewing the house, it's not as important to disclose. Every situation is unique, and

– mortgage insurance premium payments – mortgage points – refinancing – accidental loss – home office(s) – certain annual assessments – the purchase of energyefficient appliances – moving costs (if you’re relocating for a new job) Keep in mind that not every housing expense is tax deductible. Normal home improvements for wear and tear, homeowner insurance payments, and any money paid that reduces your principal can’t be written off. How much you save is largely dictated by your initial tax burden, as well. The Tax Act reports that people in the 15 percent tax bracket can save $15 in federal taxes for every $100 they pay in mortgage interest or property taxes. People in the 25 percent bracket can save $25 for every $100. In short, the more taxes you pay, the more benefit there is to buying a house. 3 common reasons why real estate deals fall through Buying a home can be both an exciting and stressful time. Being aware of common issues can help you better prepare for them and, in some cases, avoid them altogether. Here are 3 common reasons why real estate deals fall through. Home inspection issues Inspections are an opportunity for buyers to identify latent defects in a home. Like everything else in the real estate process, issues must be negotiated. This

means that both buyers must work together and find common ground. It is unreasonable for buyers to request that every little item uncovered be addressed by a seller. Likewise, it would be unreasonable for a seller to expect a buyer to ignore major issues with a home. Either party being inflexible will likely cause a deal to fall apart. Let’s face it, no home is perfect. Additionally, some issues brought up by inspectors may simply be recommendations for improvement. Taking a fair and reasonable approach to home inspection negotiations can help deals stay together.

Verlo Mattress introduces its new SmartWake sleep monitor system “Wake Up, Sleep Better” campaign aims to improve the quality of your sleep. By L. L. If you are sleep deprived, it’s like you’re playing catch-up all day. That’s the message behind “Wake Up, Sleep Better,” a campaign by the Verlo Mattress company to promote better sleep for everyone. Company executives gathered at the Boulder Verlo showroom on Thursday, March 30 for a press event to introduce their newest product, the SmartWake sleep monitor. SmartWake marks Verlo’s first venture into “sleep tech” and further connects the idea that behind every great mattress lays a good night’s sleep. Since 1958, Verlo has built its brand on locally made, customizable mattresses. “But really, we are sleep advocates, and we want to offer sleep solutions,” explains Julie Tramonte, who writes The SNEWZZZ, Verlo’s daily blog. “Sleep is one of the most accessible things you can do for better health. Unfortunately, we end up putting a low priority on sleep. But you know how you

we are on track to open five new locations this year,” Thornton-Bias said. Showrooms average 5,000 square feet and include an onsite mattress factory. The new Arvada location will be the third Verlo showroom owned by Dick Sumerfield, who moved to Boulder 30 years ago to open his first store after purchasing a Verlo mattress for himself. Verlo also has a new portable mattress product that fits in a box. “It’s designed especially for dorm rooms, guest bedrooms or kids rooms,” said Randon Brewster, Verlo district manager. “You simply take it out of the box, and it expands on its own. You may want to begin preparing for your inspection by making a list of things to ask you inspector about when you initially tour the home with your realtor. The inspector can then pay special attention to these areas. There are many home

inspection check lists available online that could be helpful with this. Seller’s disclosure statements are also a useful tool in helping you pinpoint particular areas you would like your inspector to look at. For example if they disclosed that they had a previous roof leak repaired, make sure that gets some extra attention from your inspector. Another thing you should look for is weather any unpermitted work has been done on the house. Unpermitted work such as plumbing and electrical should be carefully inspected. You might also have your realtor ask if there are any previous inspection reports available for the home. Depending on the age and

location of the property there are other specialized inspections you may want to consider. A few of them are; Sewer Scopes, Radon Tests, Mold Tests, Pest Inspections and Meth Lab Testing.

Colorado State University Extension is helping you do that with its Vegetable Troubleshooting Workshop, Friday and Saturday, May 12 and 13, 9 a.m. to 4:30 p.m. at the Best Western Plus Plaza Convention Center, 1900 Ken Pratt Blvd., in Longmont (https://2017-vegetablegarden-troubleshooting.eventbrite.com). The two-day workshop is designed to cover all of the thugs, bugs, and disorderly conduct that can occur in the vegetable patch. Understanding your soil is the foundation of successful gardening,

and Dr. Jean Reeder, retired soil researcher, kicks off the workshop with Soil Savvy, a look at the most fundamental component of a healthy garden. This class discusses how to interpret the data provided by a soil test, and how to incorporate knowledge of basic soil properties into management practices. Reeder then dives into fertilizers and amendments, demystifying the differences between organic amendments and organic fertilizers, organic and inorganic fertilizers, and mulches and cover crops. She’ll discuss the different types of amendments and fertilizers available, criteria for evaluating the quality of an amendment, and determining whether or not plants would benefit them. Weeds, diseases, and operator errors that seem to spring out of nowhere are topics covered by Dr. Tamla Blunt, Director of CSU’s Plant Diagnostic Clinic in Ft. Collins. Where weeds come from and what they want, plus which ones are common and controllable are discussed, before Blunt talks about spores, molds, fungus, bacteria, and viruses. She’ll also discuss problems caused by non-living factors, called abiotic disorders, some of the most elusive problems to track down. Like Goldilocks, sometimes the plant’s worst enemy is that it’s too hot or too cold, when it wants it to be just right. Environmental, nutritional, or operator error all play into whether plants thrive or die. Rounding out the discussion of thugs is myself, talking about insects, both pest and beneficial.

Home design trends from the International Home and Housewares Show By Debbie Carlson, Chicago Tribune (TNS) CHICAGO – Housewares goods that are simply cheap and operational don’t really cut it in American homes anymore, as there’s a growing appreciation for aesthetics and quality. Over the past few years, there’s been a shift in perceived value: Homeowners are willing to pay a premium for products that last longer and look as sleek as they are functional. And as technology advances, electronic housewares are adding more customization to individual products. All of these trends were on display March 18-20 at the International Home and Housewares Show. Richard Joseph, co-founder of Joseph Joseph – a leader in creating stylish housewares – said the 14-year-old British company starts with the idea of improving a common product, whether it’s using better materials or tweaking shapes to make something more compact or more intuitive. “Nothing is better to hear than when someone says, ‘Why didn’t I think of that before,’” Joseph said. Architectural design and fashion are influencing common household products, he said, and floral designs and color are becoming more popular, while established trends, such as Scandinavian design, continue to be mainstays. Paolo Cravedi, managing director, USA and Canada for Alessi USA, said consumers are beginning to have a better understanding of design, and that’s filtering into the housewares industry. An aesthetically pleasing product evokes emotion, which adds to the appeal, he said. The Italian firm was established in 1921 and is known for its collaboration with designers like Philippe Starck and Michael Graves. Cravedi agreed that consumers are willing to pay for longerlasting, higher-quality products. Also, environmental impact 14

is becoming a bigger concern, especially with younger buyers. Customer feedback helps improve products, said Hanna McPhee, brand manager for Fellow, which makes accessories for coffee connoisseurs. Fellow started on Kickstarter in late 2014, and the brand became established in 2015. McPhee said customer feedback led it to change the lid on one of its popular kettles from plastic to metal. In the electronic housewares category, consumers are interested in convenience and customization, which is leading to products like smart rice cookers that can not only differentiate among different types of rice, but also have settings for different grains like oatmeal and quinoa. Many of these electronic housewares look good on the counter, too, including electric kettles that retain the beauty of a traditional stovetop kettle but have different heat settings for various types of tea. Many electronics are WiFi-enabled, and some link to voice-controlled systems like Amazon’s Echo. Joseph said consumers see aesthetics as being as important as the functionality of housewares, but improving how a product works is ultimately the goal. The company has moved from its early designs, such as multicolored, all-in-one sets of nesting mixing bowls, sieves and measuring cups, to other kitchen utensils and storage items. But there are some limits. It may be impossible, for instance, to improve some tabletop items. “I don’t know how we’d design for a better fork,” he said. Carley Knobloch, smarthome expert for IHHS, said excitement over smart technology is high, but just adding Wi-Fi capability doesn’t necessarily improve function. That’s where function takes precedence over aesthetics. “If a smart product doesn’t make it more convenient, why bother,” she said.

By Mary Carol Garrity Tribune News Service (TNS) My favorite part of a dinner party at friends? The eye candy. Don’t get me wrong. I love to be invited into the sanctuary of someone’s home, to indulge in a deliciously prepared meal and linger over conversation and spirits. But I’m like a little kid when it comes to a beautifully set table. I marvel at the wonder of it, whether it’s simple and understated, or over the top. A formal setting Through the years, my approach to hosting dinners and luncheons, happy hour and galas at my home has evolved and changed. When we lived in our grand old home in Atchison, things were pretty formal. I relished the opportunity to do up my table. With Dan in the kitchen, cooking away, or a caterer bringing in delicious cuisine, I was free to focus on crafting a tablescape. I got a kick out of seeing people’s jaws drop when they saw a branch suspended from the ceiling, dripping with sparkling prisms, or a richly layered centerpiece reaching toward the ceiling.

Keeping it simple Now that we are in our snug little cottage, we are more laid back, and our parties are much more casual. I strive for simplicity and style on the table and in the evening’s menu. I’ll pop into a favorite restaurant and pick up some carry out, like grilled salmon on a bed of fresh field greens and a side of crusty artisan bread and call it good. Sometimes, guests are greeted at the door with a glass of wine and an apology: You drove all the way across town for us to serve you pizza! Somehow, they never seem to mind that I didn’t slave away in the kitchen. They know the joy of a meal is in the company. And, and my house especially, the food is just extra. But as simple as I keep the menu, I still like to treat my guests to a wonderfully dressed table that shows them how very glad we are to welcome them to our home. In our fast-paced world, where we are always so rushed, the luxury of a dinner party in someone’s home is a rare event. I want to let our guests know that they are worth a little extra time and creativity. Lots of our customers tell us that when it comes to setting a stylish table, they don’t know where to begin. come from lots of different places: Your dishes, the season, table linens, accents, a color palette you want to bring to life. Pick your muse, then start to play. If you have more than one set of dishes, mix them up a bit. We like to combine dishes in lots of different colors, styles and patterns. Think about what you can use as a base for your table design, from table linens to chargers, to give your table character. I like it all, from a formal table covered in a traditional starched white tablecloth and silver chargers to unconventional table linens like seasonal dishtowels and trays used as placemats.

It’s all about the centerpiece The star of the show is often the centerpiece. You can make yours elaborate, or wonderfully simple. Right now, my bliss is filling three blue and white planters with potted flowers, lined up down the center of my table. No matter what you do at center stage, think about adding candlelight. It just makes everything seem special. And, when you get to a certain age, you are thankful to be bathed in its forgiving light! Spring has sprung. Here's what to do around the house By Cathy Hobbs, Tribune News Service (TNS) Spring is an ideal time to make sure everything is in working order. From checking your home's vital equipment such as water heaters and furnaces to replacing windows, there are some items that should top your spring checklist. 1. Check attics and your home's exterior for openings and cracks. The spring is when nature comes out of hibernation, and even the tiniest of holes can serve as an entry point for unwanted animals. 2. Have your home's equipment serviced. From water heaters to furnaces, spring is an ideal time for a check-up. 3. Have your septic tank pumped. In many parts of the country, homes are serviced by individual septic tanks that tend to need to be pumped annually. The spring is a good time, as the ground has softened from the winter thaw. 4. Check your driveway. The winter snow and salt can often damage driveways and pathways.

6. Evaluate your home's lawn. From downed tree limbs to areas that may have been damaged by winter, spring is a great time to tend to your lawn so it is nice and lush for summer. 7. Start preparing your garden. For many homeowners, the joy of gardening begins in the spring, by preparing garden areas for early

planting. 8. Repaint. Repainting is an instant refresher for many homes. Freshening your home with a new coat of paint either on the inside or the outside may provide you with the perfect renewal. 9. Trim trees. If you live in an especially wooded area, this may be a good time to trim trees back so they don't become a hazard during a storm or provide easy access to your roof for animals. 10. Replace windows. Doors and windows that may be old or improperly installed create a draft all year round. Especially in the warmer months when you will be looking to be able to properly open and close windows, making sure they are fully functioning and operational should be on your spring checklist.
