Colorado rocks list of 100 best places to work Colorado is racking up the recognition these days, and here’s a “Best” list that the entire state rocked. The list is Outside TIMMY Magazine’s 100 DUGGAN Best Places to RE/MAX of Boulder Work 2016, as determined by the publication’s editors. This list holds special status, since it’s covering an aspect of our lives that occupies a huge chunk of time – where we work. “No one wants to spend the majority of their waking hours slogging through a boring job in a cubicle maze, cemented in place under buzzing fluorescent lights,” writes Outside Magazine’s editorial staff. “We’re human beings, not drones.” Colorado claimed a whopping 36 of the spots on the list of 100, beginning with the No. 1 place to work: Forum Phi architectural and interior design firm in Aspen. The Boulder-Denver metro area hauled in nearly half of the Colorado businesses on the list – 17 in total – leading off with the No. 2 ranked GroundFloor Media in Denver. It’s good to see companies that treat people well find their home in our great state. Here’s the BoulderDenver metro area list, edited from Outside Magazine’s rich descriptions. 2. GroundFloor Media (Denver) The plan at this midsize public relations firm is simple: give employees the ultimate in flexibility by allowing them to work anytime, anywhere. And, offices surround a central collaborative space which is

turned into a “beer club” every Thursday, where employees sample a new brew. 6. TeamSnap (Boulder) Seventy-five percent of the 60-plus-person staff at this tech startup work remotely. … The company sells time-management software that clubs and organizations use to streamline registration and build rosters. … Once a year, employees take to the mountains of Colorado for an annual teambuilding session. 10. Pellucid Analytics (Boulder) The founders of Pellucid Analytics created a software program that’s helping Wall Street and the industry change by helping stockbrokers create data-heavy presentations faster. Employees enjoy big Flatirons-facing windows. 11. ReadyTalk (Denver) This company created audio, video, and web conferencing system that allows businesses to telecommute seamlessly. 15. Zen Planner(Denver) ZenPlanner team members enjoy company activities designed to keep their minds active. 21. Cloud 9 Living (Broomfield) This company sells “experience gifts” and recently started a paidtime-off volunteer program for staffers. 25. Avid4 Adventure (Boulder) Employees at Avid4Adventure design and operate summer camps for kids. Employees receive adoption assistance and support for workers traveling home for family emergencies. If that’s not enough, workers also get help with the dog-kennel fee when they travel without their furry family members.

27. Room 214 (Boulder) Shop dogs rule at this ad agency, as employee pups roam the office. The pinball machine can be heard inside this social media and digital marketing firm’s headquarters. 35. Sterling-Rice Group (Boulder) A well-known advertising and public relations company, Sterling Rice provides employees with a dedicated nap room and weekly messages in a spa room. 36. TDA Boulder (Boulder) This ad agency’s employees can earn a $1,000 donation to the charity of their choice. But it’s no walk at the beach. Perhaps it’s not so much neutral décor as it is not having overwhelmingly personalized décor that may not match a buyer’s personal tastes. Non-neutral décor can distract buyers or prevent them from easily visualizing their own belongings in a home. Plus, some buyers simply don’t want the added work of having to remove wall paper or paint a lot of rooms. Moving itself is stressful enough!

There was a time when most homebuyers obtained their mortgage loans through their banks or credit unions. Today, however, there are a number of additional homefinancing providers. Which one is right for you?

Risks of a direct lender Limited choice: Lenders offer only their own programs. To comparison shop, you will need to speak with several lenders.

Direct lenders Banks, mortgage banks and nonbank lenders all are direct lenders; that is, employees review your application and make the decision to lend you money. Typically, the institution will sell your loan on the secondary market.

Mortgage brokers A mortgage broker is a middleman who may represent the mortgage loan products of many lenders. The broker's goal is to match you with the loan product that best meets your needs at the best price. Once your loan is approved, you will usually deal directly with the loan originator or their mortgage service provider.

Benefits of a direct lender Reliability: You probably know and trust the institution. It is regulated by state and federal agencies and likely has strong ties with your community. One-stop shopping: You deal directly with the source of your loan. Savings: As the loan originator, an institution may save you money in the loan process.

Benefits of a mortgage broker Variety: By shopping across a range of different programs and lenders, a mortgage broker may find you a better fit than a direct lender could. Qualifying: A mortgage broker can best steer you to the national or

regional lenders that are most likely to accept your application based on your financial and personal information. Savings: You may get a more favorable loan rate. Speed: A broker saves you time shopping for a loan. Risks of a mortgage broker Hidden costs: Some mortgage brokers attempt to increase their profit by writing hidden costs into your loan. Best hedge: Know the loan process and ask questions. Most financial institutions offer a limited menu of loan products, just as mortgage banks do. They typically hold mortgages in their portfolios or sell them on the secondary market. Home builders and real estate agencies Many large home builders and real estate agencies now own an inhouse mortgage company to make it easier to buy their properties. These affiliated companies may operate as a mortgage banker or broker. Which lender is right for you? Depending on your credit history and circumstances, you may benefit by using one source of mortgage loans over another.

Tips for working with lenders Get recommendations: Ask friends and family members for suggestions, especially if they've recently obtained a loan. Check credentials: Mortgage bankers are regulated by either your state's department of banking or division of real estate. Check with the agency to see if a lender is in good professional standing. Mortgage brokers may or may not be state-regulated. If not, check with the local chapter of the National Association of Mortgage Brokers or the Better Business Bureau to see if their record is clean. The Library of Congress has a good index of state and local government websites. Do your homework: Learn about typical mortgages and ask questions when something looks amiss; a broker may be trying to pad closing costs or other fees at your expense. Take care online: There are plenty of attractive deals online, but first make sure you're dealing with a reliable broker or lender. Extra care during peak season: Unscrupulous lenders and brokers are more apt to quote you bogus rates or slip in extra costs during peak homebuying season, in hopes you won't notice. Moving? Here are some packing tips Packing to move is never fun; it’s a lot of time-consuming work. But it pays to do it right. I once had a client who left it to the last minute and had her KAREN young children LIBIN quickly box the KL Realty things in their own bedrooms. Her little boy – elementary school age at the time – literally grabbed every item and threw them willynilly into boxes. One box included a half-eaten sandwich on a plate, and his ant farm. That worked out well for his ants, but it’s not a box I would have wanted to open in the new house! To have a less stressful and more organized move, consider these packing tips: Purge first – Is an item worth boxing and moving? If not, put it in a donation pile. You will be amazed at how that pile will grow. You don’t even have to haul it away; many firms will pick up your contributions. After you move into your new house and are

surrounded by seemingly endless stacks of boxes, you’ll be glad you lightened your load. Consistent box sizes – If you use four box sizes (small, medium, large, extra large), instead of many miscellaneous sizes, you will be able to neatly stack them before and after your move. This will add a small level of organization to an inherently chaotic situation. Box by room – To make unpacking less time-consuming and confusing, box only each rooms’ content together. The exception for this is oversized items. Duct tape color-coding for each room – For every room of the new house use a different color of duct tape on that room’s boxes, or at least on the tops and down the sides. On the door of each room or the adjacent wall, indicate the color of the taped boxes that should be placed inside. This is extremely helpful for movers who are usually moving fast and may not speak English. Indicate box content – Write on each box – both the top and at least one facing side – what’s generally inside. If you like to be

even more organized, number each box and keep a log of its exact content. This is especially handy for the kitchen. It takes quite a while to unpack every box, and you may really need to know where the margarita salt is! Pack considering weight – Pack heavy items, such as books, in small boxes. Larger heavy items should be placed on the bottom of boxes with lighter items, such as pillows or lamp shades, offsetting them atop. Box by category – When possible, keep like things together. This makes unpacking easier. Also, if there isn’t enough room in your new home for something, you can easily store it. Electronics and appliances – Did you squirrel away your original electronic or small appliance boxes somewhere? If so, drag them out to use. But before you unplug those electronic cords, snap a few pictures of the connections so you know how to recreate them. Pack ahead of time – Several weeks out from your move, start packing items you don’t need, especially those that require more

time and patience like decorative items and extra sets of dishes or glassware. The closer you come to your move date, the less stamina you will have for packing. The sooner you do it the less chance you’ll find yourself at your new house opening a box crawling with wellfed ants. How much does ceiling fan installation cost By Paul Pogue, Angie's List (TNS) With ceiling fans strategically located in rooms of your home where you spend the most time, you can turn the thermostat up to save money without sacrificing comfort. When it comes to installation that requires knowledge about electrical wiring, it's best to leave it to the pros. Angie’s List members report paying around $200 for ceiling fan installation, on average, not counting discounts many service providers offer. Electrical contractors generally charge $30 to $70 an hour, depending on location, training and experience. If you're installing a fan in an area that doesn't have existing wiring, expect the cost to be higher. That's because the electrician will have to break through walls, floors and/or ceilings to run new wiring to power the fan. Using an expert, even for jobs that take advantage April 14-15, 2017

of existing wiring, ensures the fan will be properly balanced, secured to the ceiling joists and wired safely. For projects that utilize existing wiring, the cost goes down significantly. In general, the average cost may include the installation of a wall switch to turn the fan on and off. You'll want to know: – Will they draw up a written contract, including an estimate of the project's costs, and parts and labor? – Does the fan include a warranty? Is it Energy Star rated? Energy Star-qualified products save more energy than standard models, but may cost more upfront. – How long will the project take, and do costs also include repairs if the job involves drywall and painting? Considerations for buying Before selecting your fan, consider the cost value of high-end features that drive up the price, such as a remote control, quality finishes, lighting fixtures, a quiet motor and variable-speed settings. Choosing a fan without these features will generally bring the cost of the equipment down. Installing ceiling fans throughout your home provides more than cost savings and improved comfort. When it comes time to put your home on the market, ceiling fans won't necessarily drive the value of your home up significantly, but they

will be a draw for buyers. Electricians are required to hold a trade license to perform electrical work. Work only with a licensed and insured electrician to avoid problems should the project go awry. Get your grass in shape BOULDER COUNTY – A long, dry winter takes its toll on many of us, so much so that the first warm rays of spring brings the realization that we’re in CAROL sub-par form for O’MEARA having to face Colorado State the neighbors University Extension this summer. Boulder County Bald spots, oddly growing tufts, and weedy edges all mean one thing: it’s time to get your grass in shape. A good lawn is the secret to being the envy of the neighborhood, having increased property value, and a happy and fulfilling life. Take advantage of the warming days by indulging in a little lawn care. Start with the basics by making sure your irrigation system is given a tune-up. Turn the system on, then go out and watch the sprinkler. Look for broken or tilted sprayers, blockages caused by overgrown plants, or heads sheared off by mowing. Make sure the throw of water extends from head to head. As the heat hits, check your sprinklers again to make sure they’ll keep up with the demands of scorching temperatures. If they don’t, lawns respond by going dormant and turning brown. Taller grass holds moisture

If your lawn woes aren’t cleared up with good irrigation, get a little advice from horticulturists at your local Colorado Sate University Extension office. Through the CSU Lawncheck program, homeowners across the Front Range can get helpful house calls for sick turf, with consultations on solving problems from weeds, disease and the dreaded brown spots. The service is available for $75 per hour. Mileage costs may apply, depending on the distance of the site from the county Extension office. Lab fees for any samples collected will vary, based upon the tests to be run. In most cases, yard problems are due to how the lawn is cared for, and homeowners can cure problems themselves. Occasionally, help is needed from a professional lawn care company, so contact the folks at Colorado Association of Lawn Care Professionals, lawncarecolorado.org,

for their list of local experts. CSU Lawncheck is not available in all counties. Homeowners should call the Extension office in their county to make an appointment and then must be onsite to assist in the lawn assessment. Exterior inspections

A thorough inspection of a home’s exterior is critical as conditions on the outside may also affect the integrity of the interior. In general, a Kentucky bluegrass lawn needs approximately two-and-a-half inches of water each week, split into several different days of watering. Water deeply by having the sprinklers deliver half of their water for that day in one cycle, then the other half approximately an hour later. Over-seeding in the spring can help fill in lawns that look threadbare. The trick to successful over-seeding is to core-aerate the lawn before you spread seed. The seed will fall into the holes made by the aerator, which are ideal places for grass to germinate. When aerating, pass the machine over the area several times in differing directions – similar to making swiss cheese out of the ground. Water the lawn lightly every day until the seed has germinated. Grass seed is a slow germinator, so be prepared to wait fourteen to twenty days for it to sprout. The most common mistake in over-seeding is from impatience with the germination time – many gardeners give up too soon and cut off the water just when the young sprouts first emerge. If you have already applied pre-emergent, wait two to four months before trying to over-seed. The pre-emergent will breakdown in the sunlight during the summer months and allow for germination of new seed.

A grow-with-them room for boys By Mary Carol Garrity, Tribune News Service (TNS) I predict that when Tammy and Tyler’s boys are 27, they will still want to live at home with their folks, just so they don’t have to leave their amazing bedroom behind. This welcoming retreat is designed to delight its current inhabitants – 11-year-old Carter and 8-year-old Sawyer – now and for years to come. When I saw this bedroom suite for the first time, I wanted to move in too! When this family’s home sold quickly a few years ago, they needed someplace to move into fast. They had looked at their nowhome previously but shied away from it because it needed more work than they were willing to do. But with the new, compressed deadline, they gave it a second visit. Once the kids saw the quirky upstairs bedroom, with its nooks, crannies and secret room accessible through a revolving door masquerading as a bookcase, they lobbied hard to buy this diamond-in-the-rough. Tammy relented, and got to work turning

the space into boy heaven. (Now, the secret room is outfitted with a TV and comfy chairs, the perfect clubhouse for the boys and their friends.) When Tammy purchases furniture, she gets quality pieces she will love for a lifetime, then moves it from room to room as her family’s needs change. The settee in the sitting area of the boys’ suite was one she had in another room in their previous house. She gave it new life by recovered it in ticking fabric, which fits perfectly with the tartan plaids throughout the room. You wouldn’t think a piece this formal would be at home in a space occupied by two active boys, but it’s a perfect pick. Tammy loves furniture and accents that tell a story, so she decorated the boys’ room with vintage toys. Airplanes hang from the ceiling, a game board serves as artwork and the shelves are dotted with antique sports equipment like boxing gloves and a bowling pin. I’m a huge fan of the textile

mix she selected for the window treatments, furniture, pillows and bedding, menswear fabrics that coordinate but are not matchy. Even the twin beds have a history. When Tammy spotted an ornate screen at an antique store, she knew she had struck gold. Separated into two sections, the screens were transformed into truly unique matching headboards. I really like how she dressed the beds in masculine and timeless bedding that the boys won’t outgrow. You may have noticed the

hooked rugs throughout the boys’ room. Tammy’s motherin-law, who is also a friend of mine, hand hooks rugs, a skill she taught Tammy. Not many moms would trust their young boys with treasures like these, but Tammy doesn’t worry. She does not want her home to feel like a museum. Are you bogged down by clutter? Here's the fix By Blair Anthony Robertson The Sacramento Bee (TNS) SACRAMENTO – To be successful in life, you need things like motivation, focus, planning and perseverance. All well and good. But, if you’re like many Americans, first you have to get organized. You need to find your stuff. And to do that, you must deal with clutter. Yes, whether you’re planning on running a marathon, climbing a mountain, getting six-pack abs or starting a practice of mindfulness and meditation, you can’t do it when clutter and chaos hold you back. Your routine can be thwarted, your time compromised. Clutter can lead to procrastination. Remember when it was all about keeping up with the Joneses? About acquiring material possessions that signaled you were successful? That’s old news, replaced by a new kind of American dream – minimalism. Now it’s about keeping up with the Joneses, all right – as they get rid of their stuff. For this 30-day challenge, we’re going to show you how to do something about the kind of clutter that holds you back and give yourself the best chance to be happy, healthy and more productive. Whether you have too many junk drawers in the kitchen or entire rooms in your home that are simply unmanageable, there is a better way. To learn how to get there, we enlisted the help of an expert, Daria LaMoure. When we tagged along on a recent weekday afternoon, she was helping a client who simply has many interests and not enough places to put all her stuff. The client, Joey Miller, is a dietitian for her full-time job, but she’s also an artist (oil on canvas), a musician (there’s a piano and two keyboards in the room), a two-dog owner, an avid rock climber, a skateboarder, a prolific reader. And did we mention the aquarium with two turtles and a crawfish? Oh, and about that massage table – she uses the barter system to get haircuts and other services by trading for massage work. What to do? LaMoure says you must start by asking yourself how 18

you want a room to function. At Miller’s East Sacramento home, which she shares with her life partner of 20 years, Todd Phillpotts, the focus is on the dreaded guest bedroom, which she uses as an office and art studio. The old flat-screen TV taking up space in the corner is on the “getrid-of” list, and it immediately clears away plenty of visual clutter when Miller carts it away. Like many people, she had put the nonworking TV against the wall and told herself she would eventually dispose of it. Days turned into months. The bookcases are full, including scores of collector “you are here” coffee mugs from Starbucks, still in their boxes and neatly arranged to show the cities Miller has visited. When she glanced at the book titles, Miller conceded she could easily pare down her collection. Next to the bookcase is a $2,500 Murphy bed stored flat against the wall. “I like that I have an office and a space for my art,” she said. “I think this room is about as ADD as I am. In theory, this is where I would work if I had the space to do it. I just work in the living room, but this is my office and where I should be working.” The rest of the house is neat and organized, though there is a storage shed in the backyard that is overwhelmed with camping gear and other stuff. Though she does

not appear to have a lot of things she doesn’t use, Miller’s stuff is, indeed, holding her back. “For everybody, the definition of clutter is different,” said LaMoure, after studying the guest room/office. “For somebody who is that active and has that much in their life, that’s actually clutter because it’s hard to access the things that you love and that you use the most. “The first thing you do is decide what’s the purpose of the room. For her, the purpose is art, but it’s also a music room. To make any decisions about what stays or goes, you have to decide what’s its function and what’s your vision for it. Once you see what you want and the feeling you are looking for, then it’s a lot easier to see what doesn’t fit.” After the TV was removed, Miller decided to give her nephew one of her keyboards. The turtles were moved to the main living/ dining area so she and Phillpotts could see them more often. Suddenly, things were looking up. For your 30-day challenge, if you decide this is for you, you’re going to do much like Miller is doing – deciding how you want your particular space to function and then deciding what stays and what must go. The classic method is to create three piles – throw away, donate, keep. Often, we get so committed to our stuff that we need a neutral person or expert

like LaMoure to guide us. “One by one, we’re just going to clear the area and remove everything that doesn’t fit the purpose,” she said. What makes LaMoure so smart when it comes to clutter? For one, she grew up in Russia, where possessions were not so important. Yes, clutter and the need for more and more stuff, she says, is a very American phenomenon. “In Russia, it was all about having items that work and function, and you took care of them for years to come. Then I came to the U.S. and it was a fun time when I realized I can buy anything I want and have as much as I want. She started her business in 2011 to help people get organized, but she noticed that her clients quickly got bogged down once again only weeks or months later. Then she read the best-selling book “The Life-Changing Magic of Tidying Up: The Japanese Art of Decluttering and Organizing” by Marie Kondo and realized that the problem wasn’t just organizing; it was stuff. “Instead of holding onto things that give you negative feelings, you should have things that inspire you,” LaMoure said. We left Miller’s home after a couple of hours. There was still plenty of work to be done, but she was well on her way. DAILY CAMERA / TIMES-CALL
