Spring sun shines on Boulder area home sales BOULDER – Spring home buying season is off to a bright start in the Boulder-area real estate market with sales and inventory improving for TOM the month of KALINSKI March. RE/MAX of Boulder “We’ve had such beautiful weather, people have been very active in the housing market,” says Ken Hotard, vice president of public affairs for the Boulder Area Realtor® Association. “We saw a good bump in inventory both for singlefamily homes as well as condo/ townhomes and sales went through the roof,” says Hotard. Sales of single-family homes jumped 77.7 percent in March 2017 compared to February; 334 versus 188 units. Condominium and townhome sales rocketed 105.1 percent month-over-month with 160 units sold vs. 78. Inventory for single-family homes grew 29.8 percent with 754 homes for sale in March compared to 581 the previous month, while
condo/townhomes inventory increased 17.9 percent with 132 units for sale vs. 112. Even with the inventory increases, Hotard says Boulder County still has less than three months of inventory. “This inventory pressure has been going on for at least five years. We just don’t see lot of product coming on line,’ he adds. Year-over-year, sales in Boulder County are mixed. Single-family home sales in the Boulder-area fell 5.1 percent through March 2017 compared to sales through March 2016– 748 homes vs. 778. However, sales of condominiums and townhomes grew 36.2 percent year-to-date – 301 vs. 221. “We have substantial improvement in condo/townhome
sales for this year compared to last, yet on the single-family side we’re still behind last year,” says Hotard. “People are definitely in the market for condo and townhomes.” As March marked the start of the home buying season, Hotard says the sales and inventory increases are not unusual or unexpected. And that bodes well for the spring and early summer buying season in an area where demand is high, he notes. “Boulder County is still a wonderful place to be. Defensible space is an area between a house and an oncoming wildfire where the vegetation has been managed to reduce the wildfire threat and allow firefighters to safely defend the house. 4 signs that a rental listing may be fraudulent Rental scams are back in the news again! This is an important reminder that fraud does exist in the real estate rental market. It’s important to know the SUZANNE signs so you can PLEWES avoid being a RE/MAX Alliance victim of rental fraud. Here are a few red flags to look for if you are searching for a rental. Showings not allowed Some rental listings will indicate that showings are not allowed. Typically, they will claim that the existing tenant is difficult and not allowing anyone in the property, or that the owner is out of the country and didn’t leave a set of keys with someone locally. In some rental markets, competition is so high that renters are willing to put down a deposit without even seeing a property. Unfortunately, doing so leaves you prone to fraud! something isn’t quite right. Contact doesn’t match owner of record Legal owner names are a matter of public record. This information is recorded at the local registry of deeds and is often searchable via the registry’s website. Perform a search for the rental property. If the owner of record doesn’t match the name of the person offering the unit for rent, that’s a big red flag!

Unusually low rent A deal that is too good to be true is usually, in fact, too good to be true. As a renter, you probably have a sense of market rental rates. Any listing that is way below the market rate should be suspicious. Scammers will list incredibly low to make it irresistible to renters. Those renters are more likely to pay to hold the unit, site-unseen, to avoid missing out on a great deal. Sadly, the scammer is probably accepting deposits from a large number of people. Why millennials are finally starting to settle down and buy homes By Gail MarksJarvis Chicago Tribune (TNS) CHICAGO – Millennials are finally starting to show interest in homeownership. Weighed down by massive student debt and job struggles, the generation brutalized by the Great Recession has lacked both the money and the desire to buy homes. They’ve been a generation of renters. But as millennials have entered their 30s, established themselves financially and started having families, they’ve gradually begun to show interest in homeownership, according to Fannie Mae economist Douglas Duncan. To be sure, millennials still trail other generations in home buying by a long shot. But they are making gains as they age. “They were hard hit by the economy, went back to college because they couldn’t find jobs and got a later start,” said Duncan. “They will start catching up.” The trend comes as a relief to real estate agents desperate to sell homes and economists worried that the economy would remain bogged down without enough first-time homebuyers. Typically, 20- and 30-somethings play an essential role in the economy and housing market. They become first-time homebuyers, filling their new homes with everything from appliances to yard equipment. Millennial home purchases also give older generations the chance to sell their own houses and move up. Millennials are coming of age as homebuyers, though, just as housing prices are climbing and a lack of homes in some markets is causing bidding wars. Russ Page and his fiancee, Jessica Doane, have experienced the rigors of the market in Chicago. Both now 28, they weren’t in a hurry to buy earlier as they tried to get careers on solid footing. But as rents in the Chicago area climbed, they started asking themselves if they were wasting too much money on rent and they were tempted to move from a distant suburb closer to downtown Chicago. They recently found a home they wanted in the 4

trendy Bucktown neighborhood – a sunny two-bedroom condo overlooking parkland. Yet they lost it as many buyers competed for the same unit. The winning buyer offered $10,000 over the asking price. “Jessica was pretty upset,” said Page. Still, he remains wary about overspending on anything he buys. “I remember vividly the housing crash,” he said. “I was in college, and I watched my parents take a huge loss on their home. It was surreal.” So despite his feeling of stability, with his job in sales and his fiancee’s as a quality assurance supervisor, he wants to stay within a limited budget. Surveys of millennials show his attitude is widely held. They are a practical generation that watched parents struggle to hold onto jobs and homes as unemployment soared to 10 percent and housing prices crashed 30 percent in the Great Recession. But Duncan, who has been tracking today’s millennials as they have been aging, is picking up on some solid trends in millennial home buying. He has seen distinct increases in buying as millennials have moved from their
early 20s to late 20s and into their 30s. For example, as he followed a demographic group of people ages 28 to 29, he found that by the time the individuals were 30 to 31, they increased their home buying by 2.8 percent. Millennials seem to be doing at a later age exactly what their parents’ generation did when younger, Duncan said. Millennials as a generation have delayed marriage and have waited for several years for the job market and pay to improve. But as incomes rise and they marry and get ready for children, they are less interested in cramming into studio apartments in high-demand areas, and start searching for homes or condos they can afford to buy. However, an increase in home prices is an issue for young adults because income growth still is very weak, said Duncan. Nationally, housing prices have been growing at four times the rate of incomes. With the combination of rising prices and the impact of higher interest rates on mortgages, Duncan said the situation is “unsustainable” and will price first-time buyers out of the market. Still, many millennials say they
will not be pushed by concerns over rising prices to move faster than they should. Prior to the housing crash, which started slowly but took hold in 2008, people had been trying to rush ahead of fast-rising prices to buy while they thought they could. The overinflated market led to the crash. Now many millennials have learned from the past and are determined to have their finances in solid condition before making a move. “Have you seen the interest rates on student loans?” asked Leksi Culafic, a 27-year-old Chicago lawyer with student loans. She lived at home for a year after law school because “I wanted to aggressively pay down the loans,” she said. Now she lives in an apartment near downtown and wants to buy a home eventually, but she’s determined to get rid of the student loans first. “Owning a home is a goal,” she said. She’s using apps to explore the possibility of buying a home or two-flat, but her intention is to pay off her law school loans before making a purchase. DAILY CAMERA / TIMES-CALL

Do you have to pay back a reverse mortgage loan? By Reed Karaim Bankrate.com (TNS) A reverse mortgage loan can feel like free money. After all, when you get one, your lender taps the equity you’ve built up in your home and either provides you with a line of credit, sends you a lump sum check or pays you monthly payments. Unlike with a regular home equity loan, you don’t have to start paying the loan back after you borrow the money. In fact, the money flows the other way – to you, not the lender. If this sounds too good to be true, it’s because it is ... and isn’t. So, do you have to pay back a reverse mortgage loan? How a reverse mortgage works A reverse mortgage loan allows you to take advantage of the financial value that you’ve built up in your home, often through years of making mortgage payments. Whether you’ve paid off your house completely, or paid off a
good chunk of your mortgage, it allows you to draw on that equity. This can be a tremendous help if your savings, pensions and Social Security check aren’t enough to allow you to live comfortably in your retirement years. It can also provide help if there’s an unexpected financial emergency. But it isn’t free money. Sooner or later, someone must pay. With a reverse mortgage, it can be your heirs, whose inheritance is disappearing as you’re collecting reverse mortgage payments. Kinds of reverse mortgages Several kinds of reverse mortgages exist, but for retirees, a common option allows homeowners to continue taking money out of the house until they move out, sell it or die. During this time, they’re not only drawing down the equity in their home but also paying interest on the loan. In effect, they’re slowly building up a debt that is secured by the
home. If the homeowner finally sells because he or she must move into a nursing home, or for any other reason, the loan must be paid off. When the balance comes due “Basically, the reverse mortgage becomes due when the last surviving borrower vacates the property for 12 consecutive months,” says Greg Womack, a certified financial planner in Edmond, Okla. The loan also becomes due after the last surviving borrower dies. The heirs can repay the loan from another source if they wish. But if not, the house will be sold to pay off the balance of the loan. “If there’s any net equity left, it will go to the estate,” Womack says. If the reverse mortgage is a Federal Housing Administrationinsured home equity conversion mortgage, or HECM, neither you nor your heirs are liable if the outstanding loan is more than the house is worth. The insurance
covers any remaining balance. If the house is worth less than owed, and the heirs decide they don’t want the house, “the borrower’s estate is not responsible for the difference,” Womack says. In addition, with a HECM loan, if your heirs want the house, they have the right to pay off the loan at the amount of the existing balance or 95 percent of the current market value, whichever is less. For example, if the house is worth $100,000, but the balance on the mortgage is $125,000, the heirs can keep the home by paying $95,000. They can’t be saddled with an excessive debt or charged an excessive price to hold onto the home, but they also aren’t getting the house for free. Spring provides the opportunity to improve or even remake the outside of your house, and perhaps knock out some tasks you’ve put off for far too long. Here are five areas where a little time and effort can pay off: Mulch, flowers and vegetable gardens Placing fresh mulch is a good start each spring. Mulch moderates soil temperature, conserves moisture, suppresses weeds and adds organic matter to the soil as the shredded bark breaks down. You don’t need much space to grow ornamental plants or nutritious veggies. Consider a pollinator garden that attracts the insects who greatly benefit our food supply, with plants like bee balm, chrysanthemums, lemon balm and salvia. For a project that’ll leave visitors’ and neighbors’ mouths agape, grow vertical instead of horizontal. Wall gardens made from shipping pallets look cool, and can cut your electric bill by naturally cooling the area outside your home where they reside. If you craft a sturdy raised bed filled with good potting soil, a backyard vegetable garden will yield vitamin-rich produce filled with many varieties that’ll grow through fall in seasonal climates. New backyard features If you want to take your backyard to the next level, consider adding an eye-catching water feature, koi pond or fire feature. All come in a variety of sizes and styles friendly to most budgets. Planting a tree will liven up your yard and deliver family enjoyment and memories as it grows over the years. Just make sure you don’t plant a tree that’ll cause more problems than it’s worth. Patios, decks and walkways Weather and age eventually take their toll on outdoor lounging spaces and pathways. Depending on size and the material you choose, new patios and decks run anywhere from $2,000 to more than $25,000. Similarly, walkways start at $1,000 and go up from

there. Minor repairs to problem areas are much cheaper, so if you can get by for a few years, consider that route. For less than $100, a good DIY pressure wash can restore luster to patios, decks and walkways that have darkened over time. Siding If winter left your exterior dingy, consider a pressure washing of the entire house. However, power cleaning siding is often a task best left to a pro. Too much pressure can blow a hole through vinyl siding, and an untrained hand and eye could cause damage to other surfaces as well. For homes with algae on their north-facing wall due to lack of direct sunlight, pros typically use a soap and algaecide scrub to get rid of the green growth. Expect to pay around $300 to $400 for the service. Fencing High winds often pull fence boards loose over the winter. With a box of nails and a hammer, it’s easy to walk the perimeter of your fence and fix problem boards. To liven up a timeworn fence, DIY power washing can help bring back that attractive wood grain. Like siding, too much pressure often causes damage. If you want to stain the fence after cleaning, pick a shade that’s slightly darker than what you want the finished product to look like, as the sun will eventually lighten it. For a new fence, expect to pay $16 a foot for wood up to $40 a foot for aluminum. Plant sales abound BOULDER COUNTY – “I could give up buying plants, but I’m not a quitter,” was the meme that caught my eye on Facebook the other day, CAROL posted on O’MEARA the page Two Colorado State Women and a University Extension Hoe. It describes Boulder County spring for a gardener perfectly. While we could use self-control at this time of year, we choose not to. Why should we when so many plant sales about, each one supporting good causes in the community while supplying us with the flowers and foliage we crave. Take a look at area sales and the groups they support. The Loveland chapter of P.E.O., a philanthropic educational organization, provides scholarships and aid to help women continue their education. For 25 years, they’ve raised funds via a flower sale and this year’s is set to be a celebration in bloom: Hanging baskets, flowering pots, window boxes, and individual plants are available. It's little understood as a hue because royal purple is not the only shade offered. In fact, purple has two faces. It runs hot and cold. It is the high frequency child of two primary colors. Purple is the result of combining hot fire red and cool ocean blue. When the two primaries merge to form purple, there is a range of hues divided by the emphasis on one or the other primary color. The red-dominant purples will be warm and vibrant, seen as more energetic to the human eye. The blue-purples are subdued, cooler and seen as peaceful and contemplative. Nowhere else but in the garden does the full range of hot and cold purples appears in full sunlight. Merely looking for a purple flower at the garden can vastly oversimplify a complex set of hues. If you become aware of the two temperatures, it will provide you a far more powerful grasp of color in garden design. It will also help you train your eye to recognize these subtle differences. While lavenders and magenta is common in nature, true purples are not. Nature uses purple sparingly, almost as an afterthought. If used carefully in precise locations relative to other colors, you can create dynamic results. Above all, you want to strive for harmony in your flower color palettes. Those combinations that are not harmonious will affect you in two ways. First, the colors may be so understated as to be dull or even boring. On the other hand, colors without consideration of each other will appear chaotic. Essentially these results will either put you to sleep or drive you nuts. The color wheel is vital to understanding 14

the harmonious use of purple in the garden. Directly across the wheel from purples is lime green and yellow. These are complementary colors that when paired with the purples create a dynamic contrast that brings out the best qualities of both hues. Red-purple is the complement of yellow green or lime green. Blue purple's complement is canary yellow. If you were to put purple flowers in a field of green foliage, the purples would be gobbled up by the greens, a primary color. But when you use these purples with their complements to create three hues in a palette of green, yellow and purple, there is a harmonious combination. You can also explore analogous colors. These are colors that match. You'll find analogous colors contiguous on the color wheel. For example, red, orange and yellow are analogous. When using purples, your analogous hues will be different for each one. The analogous range for red-purple would be red and orange. This gives you a hot-colored palette for flowers that work with that type of purple.
When using a blue-purple, the analogs would be blue and turquoise or green. This is the start of a cool-colored palette bouncing off that blue-based purple. With a new knowledge of the two purples and how they relate to other colors, you will have the basis for a great garden this year. It tells you how to choose plants by color, and it dictates you choose those that bloom at the same time to achieve the desired results. A plant that blooms purple in May will not benefit from a complementary yellow daisy that flowers in August. Getting bloom time, color and size just right is the formula for picture perfect color garden design. So if you love purple, use it with aplomb and flair. Paint it into the garden with full knowledge of its two faces. Then celebrate with flowers of this same hue reserved for pharaohs, priests and patriarchs. Kitchen overflowing? Try modern take on Julia Child-style pegboard By Cindy Dampier, Chicago Tribune (TNS) Great storage solutions are born in one of two ways: in a frantic effort to make sense of an ever-expanding universe of things, or as a surrender to the knowledge that space is, in the end, limited. In the case of most of our houses – and particularly our kitchens – that limitation seems to be more stringent than ever. There are only so many pots, pans, paring knives and gadgets that can fit. Ask yourself these questions: When you empty the dishwasher, do you end up with a bowl/saucepan/oversize utensil that’s like the last kid standing in musical chairs? Are kitchen gadgets creeping beyond the accepted boundaries of the kitchen? (Tip: Yes, keeping that Cuisinart under the bathroom sink IS crossing a line.) If so, you need storage help. We suggest swiping a little inspiration from the ultimate kitchen pro: Julia Child. Not only was Child the person who brought French cooking to American kitchens, but she was also 6-foot-2. And she worked for a World War II-era spy agency. Her weakness? Kitchen tools. A look at photos of Child’s home kitchen reveals that it was not some tiny, overflowing room. It was a generously sized room plus three
additional pantries. Yet, still overflowing: Knives are hung on magnetic racks on what appears to be every available vertical surface (including the side of a cabinet) there are crocks of utensils, a Cuisinart in disarray on the butcher block and pegboard. Miles of pegboard, hung with everything from skillets to ladles to whisks to fish-shaped molds. Child had so much kitchen stuff (and, honestly, this seems only fair and right) that it was literally climbing up the walls. The pegboard system kept things within reach and orderly (the outlines of pans were traced onto their spot on the boards, and a small Polaroid picture was taped underneath each one, so that pans were never misplaced). And it has been widely copied (check your home design boards, Pinterest lovers). So when I, in a fit of tiny kitchen angst, went looking for storage ideas, I knew pegboard would pop up right away. I didn’t really want to jump on any bandwagons, but I realized that pegboard, done right, could be a tidy way to use a tight spot where a cabinet would never fit. Behind a door, for instance. My search revealed a twist, however: A company called Wall Control (motto: “the organization you crave”) offers a modular, metal pegboard system made to hold everything from small kitchen tools to beefy

The best pastel looks for spring By Cathy Hobbs Tribune News Service (TNS) From flowers to fashion and home furnishings, spring is a time for soft, muted colors. Pastels are a popular choice, whether pink, blue, green, purple or yellow. What is appealing to many homeowners about pastel colors relates to the soft, soothing environments they help create. Pastel colors also pair well with other colors, especially neutrals such as cream, white, taupe, brown and even black.

Yellow
Yellow is a great choice, especially if you are a fan of gold and brass finishes – one of the hottest finishes in home decor right now. Yellow can also help perk up a space. If you are considering incorporating pastel yellow into your decor, consider using it as an accent color, perhaps in artwork or bedding.

Powder or pastel pink is one of the more popular pastel colors. Pink pairs extremely well with earth tones such as brown, as well as gray. During her prior affiliation in Longmont, Christensen was named Rookie of the Year and received a Bronze Award for being a “top producer.” Cynthia has her Quality Service Certification, Military Residential Specialist Certification, and she is a member of the Realtor’s Land Institute. If it sounds like she is busy with her Real Estate business, that is only half of what she does.
With a special needs son (who works with her as her “assistant”), she is active in Special Olympics, and home schooled both her boys until they were adolescents. She is also a published writer as the author of “Restorative Grief”, a faith-based book that counsels birth mothers. And, she is presently working on her first children’s book.
