Tips for sellers on negotiating multiple offers The Colorado real estate market continues to be competitive due to low inventory and high demand. This means that multiple offers SUZANNE are more likely PLEWES if you are selling RE/MAX Alliance your home this year. Receiving multiple offers is a dream scenario for most sellers, but it’s important to handle it properly to maximize its benefit. Here are a few tips that may help. Set a deadline In some markets, multiple offers can be predicted ahead of time. It may make sense to disclose a specific offer submission deadline. Why? It prevents one buyer from quickly swooping in with an offer with a short response deadline, pressuring you to respond before knowing what other offers may be coming. More buyers at the table at the same time will drive up the selling price. The offer deadline

increases that possibility. Keep in mind, however, that this only works in select markets. Defer to your real estate agent’s advice. Give all buyers equal opportunity When buyers submit their initial offers, they may not yet know just how much competition there is for your home. It’s a good idea to return to all buyers, disclose the number of offers received, and give all parties an opportunity to submit their best and final offers. You may be surprised at the results. Rather than asking only the top buyers to submit their best and final,… give all buyers equal opportunity at this stage. The sense of urgency increases once buyers know that others are interested in your home. Thus, a buyer who originally submitted a lower offer could end up presenting the highest offer in the end. Review all offer conditions Any good agent will tell you that offers are about more than just price. Deadlines,

contingencies, deposits, and other conditions are extremely important factors as well. For example, if one buyer submits an offer for $450,000 but has a home to sell and another buyer offers $445,000 without a home sale contingency, then you may be more inclined to go with the lower offer. Likewise, when comparing two equal priced offers, you may go with the buyer financing 80 percent as opposed to 100 percent, since the 80 percent buyer appears more financially stable and is less likely to have issues with mortgage approval. Consult with your agent The potential scenarios are endless, so consult with your agent when reviewing offers. He/she will help you evaluate risks based on his/her extensive experience. BOULDER – The rise of the Internet has made nearly every transaction faster, smarter, and – in many cases – less personal. Here’s why: Real estate is confusing Hundreds of pages of paperwork, contracts, clauses, disclosures...home buying and selling are massive financial transactions, and there are lots of complications that professionals know inside and out. You could try to figure it out yourself, but most people don’t want to take that kind of risk on what could be the largest financial transaction of their lives. Home buying and selling happens Infrequently While some buyers or sellers may be initially wary of the commissions associated with hiring a realtor, the decision often makes more sense once they realize that buying or selling a home only happens once every 12 to 13 years. Intimidated consumers continue to turn to agents for help because they know this is a process worth investing in. It’s a small price to pay to ensure that you make a sound decision that will last for the next decade or more.

The human element The most important reason why Realtors will continue to have the upper hand on the Internet is the human element. As we stated above, home buying and selling is confusing. It is one of the biggest decisions you’ll make, and you want to be sure that you are well-informed. You need someone to turn to with questions, to write a contract, to anticipate what’s coming on the market, and to coach you through the process. There’s a human element to buying and selling a home that simply can’t be replaced by a computer. In many cases, technology is actually improving the services that Realtors provide to their clients. With apps that can quickly scan closing documents, write contracts, accept digital signatures, keep tabs on sales leads, and take high-quality photos and videos, realtors and clients appreciate the new technologies that allow them to work better together. Here come the millennial home buyers. Finally. For the past decade, since the Great Recession forced so many Americans to put their lives on hold, the world of real estate has been praying for the arrival of millennials on the home buying scene, to begin buying, selling, fixing up and financing property. It has been quite the waiting game. When I first started writing about real estate, the average age of a first-time home buyer was about 26. Today, it’s nearly 33. Over the past 25 years, we’ve watched millennials wait an extra seven years to buy their first home. There are lots of explanations for the millennial home buying delay: – Millennials who graduated from college in 2008 to 2012 found a weak job market; – Many of them moved home instead of moving out with a friend (or by themselves) and renting their own place (typically a precursor to home buying); – Roughly a third of them are still living at home; – Older millennials watched as parents lost jobs, tapped their 401ks to survive, and took jobs that paid less (and often didn’t offer benefits), and their families struggle to make ends meet. Millions of homeowners couldn’t sell when they needed to and lost their homes to foreclosure, destroying credit histories and confidence in the process. And, when you lose confidence in yourself and your ability to pay the bills, it’s awfully hard to make the commitment to buy something as large and as permanent as a house. Millennials also have cash flow issues, thanks to a huge amount of student loans. About 44 million Americans are paying off student loans these days, to the tune of $1.4 trillion. The average amount of student loan debt has tripled over the past 20 years, and 2017 graduates were carrying about $36,000 worth of student loans as they made their way out of college and into their adult lives. Here are some facts about millennials and student loan debt that make the real estate industry

very nervous: – Some 58 percent of college graduates reported having student loans; – 44 percent don’t know the difference between private and federal loans; – 45 percent don’t know what percentage of their budget goes toward paying down student loans; – 37 percent don’t know what interest rate their loans carry; – 15 percent don’t even know how much they owe; – Default rates are running between 7 and just over 11 percent, depending on the type of loan and whether the school was private or public, according to the Department of Education. For those millennials who are making their payments, paying off student loans can delay home buying because monthly debt service payments are deducted from the amount someone has available to repay debts. One of the reasons that millennials are aging into becoming first-time home buyers is that they’re finally getting married and having children. If you’re single, or even if you’re in a long-term relationship but without kids, you’re probably not looking for a condominium, much less a house in the suburbs with a good school district. And, because you’re changing jobs fairly frequently, having a longer-term commitment to real estate isn’t particularly high on the list. But times they are a changing. According to the latest figures from the National Association of Realtors, millennials accounted for 34 percent of home buyers in 2016, the latest year data is available. And, almost all of them were buying homes for the first time. Container your plants for relaxation BOULDER COUNTY – Admit it, when you dream of summer entertaining you envision your patio or deck looking magazine-perfect, CAROL complete with O’MEARA a grill, shaded Colorado State cushioned seats University Extension and enough Boulder County potted plants to rival the botanic gardens. As guests drop in they admire the lush oasis, which, in your dream, you casually shrug off as ‘just a little gardening to keep the green thumb happy.’ The beauty of a container garden adds a special touch to summer relaxation, so building and caring for them shouldn’t take all your spare time. With a little planning and the right plant choices, you can surround your friends with foliage. Container displays can be planted in anything that isn’t copper, from terra cotta or glazed pots to tin cans, old boots, or items that hold soil but have drainage. Use your imagination and let the pot become part of the display, reflecting your style: formal, whimsical or color coordinated. When choosing your container, make sure it has drainage holes in the bottom or drill a hole in the center before you fill it. Use fresh potting mix each year for planting to avoid buildup of salts in the soil. Mix in a granular fertilizer before you plant, and feed your containers

two times per month with a balanced, liquid fertilizer. Before diving in and filling up your containers, assess the space where it will reside. Large containers are a bear to move about, often needing a dolly, so place your container carefully with eye to how it fills the space and plan to leave it there. Locate the containers near to a water spigot on the house, or pop in an automatic drip system specially designed for containers and available at local garden centers. These drip systems save you time and water, and can be customized to provide different pots with different amounts of water. Give in and go big and bold for at least one large container, and step down in size for other pots around it. Larger containers allow

for more plants and greater impact, or display a single trophy specimen well. Cannas, such as Toucan Red, make excellent focal plants in large containers with their big, tropical looking leaves and bright colors. Plant with strong-colored, colorful calibrachoas to tumble out of the pot and sun daisies (Osteospermum),to add drama to semi sunny locations. Colors play a role in containerized plantings. Soft colors are soothing and relaxing, while bright, saturated colors brighten the area. When planting, place tall plants in the center, medium sized plants around the sides and vines, such as trailing petunias or vincas, to tumble over the edges. For easy-care beauty, geraniums are excellent choices. There are many wonderful varieties

of geraniums to please every designer’s eye. Look for geraniums to cascade over pot edges or add depth to centers of medium sized pots, in colors of pink, salmon, rose, white or lavender. If you’ve over-wintered geraniums, return your plants to an outdoors environment after the average last spring frost. Place geraniums in a protected area away from sun and wind. Quickly drag them back inside should frost threaten, or cover them with a blanket. Look for specials at local garden centers for perfect annuals for your containers. There’s nothing as cheery as a bouquet of fresh cut flowers, but give them a week (if you’re lucky) and they will become a stinky mess. If you want to extend the life of your floral bouquets, you might consider flowers cut from paper. Cutting the flowers from an assortment of spring themed papers is easy and is even more May 5-6, 2017

effective with flower centers cut from coordinating papers. The support for the flowers is simple. Fold a 12-inch square of green construction paper in half, mark the bottom two inches with a pencil line and cut through both thicknesses in half inch increments from the fold line to the pencil line. Curl the double thickness of paper around a fat marker or plastic pill container. Slide the rolled paper off of the support and staple it at the base. Slide a couple of rubber bands along the shaft to prevent the half inch strips from drooping. Conceal the rubber bands with

a strip of paper curled around the paper shaft. Finish the strip with colored dots to replicate the look of little pearls or buttons, add a strip of ribbon tied in a bow and it’s time to add the flowers. Place adhesive in the center, back of each flower and press the flowers onto the green strips at the fold line. The paper is very pliable and can be draped to form a beautiful bouquet. The paper bouquet has a thick enough support to stand up on its own, making it easy to display anywhere in the house. So if you are looking for a project to do with the kids to celebrate mom

Can you start outdoor vegetable plants indoors? By Brent Glasgow, Angie’s List (TNS) If you can’t wait to plant a summer’s worth of nutritious and delicious vegetables, maybe you don’t have to. With the right equipment and attention, you can maintain a successful indoor grow room. Once transplanted outdoors, your plants will flower quicker and produce a faster harvest than those started outside. How to grow plants indoors Purdue University Horticulture Extension Educator Steve Mayer says one element is paramount. “Good light is critical when growing vegetables and flowers from seed indoors,” he says. “In many cases, gardeners need to add artificial light. Plant lights or even shop lights can be useful, and it’s best to purchase an automatic timer.” Along with natural humidity and good air circulation, Mayer says mimicking the light-free rest plants get at night is equally essential. “Cooler temperatures are important – night temperatures of 60 to 65 degrees for most plants, except cool-season vegetable crops around 55 degrees,” he says. As for what to plant and when, consult your local garden professional, extension office or a farmer’s almanac. Where and how you set up your indoor grow operation is up to you. Basement growing Master Gardener Sue Arnold starts seedlings prior to the outdoor season and brings her valued perennials in for the winter

each year, all in her basement. For seedlings, Arnold utilizes repurposed shop lights on a timer and adjustable shelving. “You can buy expensive lights, but all you need are fluorescent lights in the warm and cool range that you can get at the big box stores for way cheaper,” Arnold says. “You have to be able to adjust the lights or the shelves up and down (as the plants grow).” Arnold plants seeds (according to package label) in moist, sterile soil placed in containers that allow excess water to drain out of the bottom. She keeps light on her plants 16 to 18 hours per day. When conditions are right for outdoor transfer, Arnold suggests patience. “You want to take them outside at night first, so they can adjust,” she says. “Never, ever go from under the grow lights to the sun. They’ll sunburn and croak, or at least be severely damaged. Start them out under a shade tree.” Growing plants upstairs Derik Strenzel has a goal for his second-floor grow space _ 100 percent food sustainability. His most recent seed planting included 300 vegetable varieties that cost $50 online. His wooden rack and shelving system cost $100. He uses recycled lights, pots and jars, along with cheap Solo cups. “You’d be surprised how little it costs to get done,” Strenzel says. “There’s so much enjoyment and happiness that comes from it.” Strenzel got most of his growing knowledge online, through articles and videos. “Everybody has a different opinion on all of this,” he says.

“You go on YouTube, do a video or make a comment, and a hundred million people can tell you how you’re wrong about every aspect. It doesn’t have to be done any certain way or order to make it work. You need dirt, water, light and to spend time with it. You do that, you’ll have plants.” The project inspired Strenzel to nearly give up meat entirely.

10 tips for the freshest floral looks By Cathy Hobbs Tribune News Service (TNS) With the warm weather officially here and flowers beginning to bloom, many homeowners may be looking for interesting and creative ways to display florals. Flowers don't just have to be placed in a vase and can be real or artificial, both potentially as beautiful. While fresh flowers are fragrant and gorgeous, artificial arrangements may be an attractive, maintenance-free home decor option. When looking to incorporate florals into your home decor, here are some top Design Recipes tips. DO: – Look for color and texture. Flowers are a wonderful opportunity to create interest. – Consider nonfloral options such as succulents and grasses, which can be very appropriate for modern environments. – Consider using pure white.

In certain environments, white flowers can feel really crisp, clean and fresh. – Experiment with different types of vessels and containers. Often opaque or graphic patterns can create interest. – Consider using floral arrangements of different heights in your space. It can really help to create an increased sense of drama. DON'T: – Just use clear glass vases and containers. Use your vases as an opportunity to bring color into your decor. – Dismiss artificial florals as an option. The artificial floral industry has come a long way with host of very realistic and attractive options. – Forget to use blooms in even small areas such as bathrooms and kitchens. – Overdo it. Too many flowers in a space can come across as overpowering and unappealing.

– Just stick to traditional colors. Black flowers and even those that are in interesting or mixed shades may be appealing and attractive.
