Much-needed inventory shows signs of improvement in Boulder County BOULDER – The first quarter of 2017 hints at hopeful signs for homebuyers in Boulder County, as inventory for single-family and attached TOM dwellings KALINSKI increased, RE/MAX of Boulder according to RE/MAX of Boulder’s DB Wilson. For the past several years, inventory shortages have been an issue in all housing types across Boulder County as demand for housing remained steady even in the face of significant price appreciation. “The appreciation we’ve seen over the last three years is truly unsustainable,” says Wilson in a recent interview with RE/MAX of Boulder Realtor and Author Duane Duggan on the RE/MAX of Boulder video podcast (at bit.ly/2qPf9r3). “One thing of significance in both single family and attached dwellings is that we’re seeing inventory start to rise and this is a really good thing,” he added. Wilson expects the increase in inventory to slow the appreciation rate as well as give buyers “more of a selection” in housing options. As the statistician for RE/MAX of Boulder, Wilson reviews 10 data points in his monthly, quarterly and yearly analysis of Boulder County residential real estate. Data points include median and average price ranges, sales to list price, days on market, total number of sales, expired listings or homes that never sell, months of inventory, percentage under contract and the interest rate. Those numbers are then compared to the same period last year. “Though early in the year, this gives a bigger view than month-tomonth statistics,” says Wilson. Quarter one analysis showed that price appreciation is still increasing, but may be showing signs of slowing. In the first three months of 2017, the average price of a single-family home in Boulder County increased 8 percent over the same period last year to just under $656,000. Last year at this

time, the appreciation rate was almost 11%. Median price rose 8.5% percent to about $588,000. “Price is pretty expensive at this point, and we’ve all been talking about affordability,” says Wilson. Though Wilson says the increase in inventory will help, countywide there are just 688 homes available compared to 640 a year ago. “Fifty percent are under contract, so there’s still huge demand from buyers. That equates to about 3.7 months of inventory. Five to seven months is considered a stable market, anything less than that is a seller’s market,” Wilson adds. In single-family homes, sales price compared to the list price dropped slightly. Wilson notes this may be an indication “sellers have gotten too aggressive with pricing, maybe Realtors are getting a little too aggressive.” While interest rates are up about 14 percent, the quarter finished at about 4.2 percent. Even at 4.2 percent, this is historically very low. In attached dwellings, inventory surged ahead with a 43 percent increase. “At first blush you say that is incredibly different and showing signs of a slowing market. But if you look at the other 10 statistics, you’ll see that this is a good thing because we were abnormally low a year ago and the year before that,” Wilson comments. As a result of the inventory, townhomes and condo sales increased 38 percent over the first quarter of last year with 265 sales in quarter one over 190. Even with the large inventory increase, there is just 1.9 months inventory available. “It is still a seller’s market,”

says Wilson, noting that less than five months of inventory is considered to be a seller’s market. More than half of the available units – 63 percent – are under contract. Average price increased more than 10 percent over last year, reaching $408,000 countywide. With a sales to list price ratio still at over 100 percent, Wilson notes the attached dwelling market is very strong, which makes him thankful to see more units come on the market. “It’s really increasing the availability for buyers and we expect that inventory to continue to rise, but affordability is the issue. Typically attached dwelling is a great entry point for the first time home buyer with interest rates and prices going up as much as they are, affordability is a real problem,” he explains. Overall Wilson says the strong seller’s market can be frustrating for a buyer. “It continues to be very important to use a Realtor with expertise and the current market conditions at their fingertips. Yes, prices are up, but there are some other things going on as well.” Though the market is challenging, Wilson believes it’s starting to change. “When [the market] starts to check itself, that’s good – I think it’s good for everybody. Should you make extra mortgage payments? You’ve probably heard people say that it’s a good idea to make extra mortgage payments. However, it’s important to note that it’s not necessarily a good idea for everyone. The advice has just been repeated for so long and across so many generations that people tend not to question it further. interest changes every month. In the early years of a mortgage, most of your monthly payment covers interest. If you make extra payments, it applies directly towards the principal balance of the loan (although you must specifically note this when sending in your payment). In doing so, you are reducing the loan balance and total interest charges on that balance. Your monthly mortgage payments remain the same, but your loan will be paid off sooner as a result.

Why make extra payments? Your monthly mortgage payments are based on the balance of your loan plus interest charges. For a 30-year fixed rate mortgage, the monthly payments remain the same for the life of the loan, but the amount attributed towards the principal balance versus

Why extra payments may not be a good idea On its own, it certainly seems like a good idea to make extra payments. However, it’s important to consider other aspects of your finances. First, a mortgage is typically lower in interest rate than other types of loans. If you have a car loan, credit cards or other debts with higher rates, it would make more sense for you to pay down those balances first. This saves you the most money overall. beneficial if you do not have other loans with higher interest rates. Secondly, you should only make extra payments if you have “extra” savings. Your mortgage should not be used as a savings account since it cannot be easily accessed. If you place money in a bank account, you can easily make a withdrawal for a car repair or other unexpected expense. Money paid into your mortgage cannot be so easily withdrawn. You would need to obtain a home equity loan or refinance your mortgage. This takes time and will cost money. Should I make extra payments? Simply put, it’s great to make extra mortgage payments if you can afford to do so and if the money is not better spent somewhere else. Mortgage offset account vs. mortgage acceleration The following article is a summary of content from the book, Realtor for Life, written by Duane Duggan. BOULDER – Mortgage acceleration is the process of rapidly paying down your mortgage by paying more in principle payments DUANE than is due. DUGGAN That payment Realtor and Author can be based RE/MAX of Boulder on a desired amortization schedule, a bi-weekly plan, or something as simple as an extra $100 a month. Instead of applying any of the mortgage acceleration techniques above, another alternative is to create what is called a “mortgage offset account”. One of the advantages of the mortgage offset account is that you can get the money back if you need it! If you only pay down your mortgage, you can’t call your lender and ask for your prepayments back. Nor does paying down the principle amount on a 30-year loan for example, lower the payments. It simply shortens the term. How it might work: Let’s say there is a $200,000 mortgage on a house. The interest rate on a 30-year amortized mortgage is 4.5%. The monthly payment is $1,013.37. At the end of 10 years $81,783.41 in interest will be paid, and the principal has been reduced $39,820.00. If you paid $100 a month extra for those 10 years, the balance would be reduced by a total of $54.940.84, instead of $39,820.00. That

means the mortgage is paid down $15,120.84 more than it would have been staying in the 30-year amortized schedule. Now taking that same $100 a month and investing it at 3% for 10 years, the account would grow to $13,974.14. The mortgage could be paid down by that amount ($13,974.14) at that point, or just continue to grow the mortgage offset account. The biggest variable to the overall success of this plan is the interest rate on the mortgage offset account. That interest rate, of course, is dictated by market forces and the possibility of combining with other funds that might have a higher yield. A home and a mortgage is often the biggest financial commitment in a person’s life. Escrow is valuable tool to protect both buyer and seller By Pat Setter, The San Diego Union-Tribune (TNS) We’ve all seen the notices on top of the real estate signs in front yards: In escrow. Although it sounds foreboding, escrow is part of the homebuying process, and it’s designed to protect the buyer and the seller. The more you know about how escrow works, the less daunting it will seem. Here are some escrow basics to make your homebuying experience go smoothly. Escrow is basically a third party that will hold the homebuyer’s money and the home seller’s deed until all the paperwork is completed. It keeps all valuable assets with a neutral entity to minimize risks to both sides of the deal until all contracts and agreements have been fulfilled. Those are part of the escrow instructions that need to be followed before escrow can close and money and deeds transfer hands. For buyers, it’s easier to get money back from neutral third parties than the sellers, if the deal doesn’t work out. New-home buyers need to be sure all deposits and payments go into an escrow account and not into the developer’s account. Once a purchase price is agreed upon, buyers will submit what is known as an earnest money deposit, which indicates that they are committing to buying the home. Otherwise, buyers could make multiple commitments,

costing sellers time and money. Earnest money is usually about 3 percent of the cost of the home. Consider it a down payment on the down payment. For new homes, buyers will put down deposits, which are determined by the seller and will vary based upon the price of the home. Check with your builder for the escrow deposit amounts necessary to open escrow. Once the purchase agreement has been signed by all parties and the earnest money deposit received, the seller will submit all the documents associated with the home, and it’s the homebuyers’ responsibility to understand them clearly. Purchase agreements are often lengthy and confusing. Ask your sales representative for a copy ahead of time, so you can be sure you are comfortable with the entire agreement. Look for the exact sales price and a specific deadline for the developer to transfer the property. If that deadline isn’t met due to construction delays, then the contract should allow you to get the deposit back. If you’re unsure how long you will own your new home, be sure to check whether the contract contains a clause that will prohibit you from selling the house for a few years _ especially if the subdivision is still under development. Be sure to do a walk-through of the home

at least three days before closing escrow and make a list of what needs to be done to the home, if anything. Home builders today deliver homes in very good condition, but sometimes there are items that need to be remedied after the close of escrow. Your customer service representative will walk you through the steps necessary to ensure that these items are completed within a reasonable time frame. Check your purchase agreement for close of escrow conditions included in your agreement. Be aware that escrow fees vary from company to company. The basic rate is usually 2 percent of the sales price of the home, but firms have different add-ons. In California, the seller selects the escrow company, and fees are negotiated upfront. Buyers usually benefit from this arrangement by getting very competitive escrow fees. Remember, escrow is a financial tool that will help the homebuying process so everyone will be happy with the outcome.

HOA basics: What to know before you buy By Pat Setter, The San Diego Union-Tribune (TNS)

Depending on the amenities, homeowners association fees can be a big bite out of the budget.

Before signing on the dotted line for your new home, make sure you know what your homeowners association fees are and what they cover. Because most new planned communities have HOAs whether you’re buying a detached home, condo or townhome, factoring in that added cost is a necessary part of your homebuying budget. And it’s mandatory. Depending on the amenities, HOA fees can be a big bite out of the budget. Monthly fees typically range from $150 on the very low end up to $850. According to a 2015 study by Trulia, the average monthly HOA fee in San Diego County was $296. What does that payment cover each month? That depends on where you live. The most basic HOAs maintain the common areas of a community. That can be landscaping, but it can also include a recreation center, a pool and walking trails. The general rule is, the more amenities, the higher the fees. Some highend condominium complexes have everything from concierges to 24-hour security as well as fitness centers, spas, saunas and conference rooms. Associations in a condominium or townhome complex will cover most things outside the individual units, such as the roof, paint, elevators, heating and air conditioning in common areas, and pest control. The HOA should also have insurance for the exterior of the building. City services such as trash removal, water and sewage are also commonly covered by HOAs and, oftentimes, cable services will be included with the fees. The dues in planned, single-family-home communities often include security in gated communities. MAY 26-27, 2017

In addition to maintenance and amenities, HOAs also have rules, called covenants, conditions and restrictions (CC&Rs) that all homeowners must follow. That can be anything from how many cats you can own and what color you paint your house to whether your kids can play in the street or you can have a boat in the driveway. HOAs are responsible for enforcing these rules and often pay a professional property management company to communicate with the homeowners and make sure everyone is in compliance. Property management companies are also responsible for the community’s day-to-day operations and maintenance. Joe Farinelli, president of Walters Management, said, “Homeowners will sacrifice a bit of freedom moving into an HOA if they want to experience the benefits of living in such a community. Make sure your lifestyle is aligned with the rules of the community, and that you can live under these rules.” Also be aware that HOAs are able to levy special assessments for major repairs, if needed. Before buying a home, Farinelli suggests researching three key elements: 1. Financial health of the HOA Make sure the HOA is properly funded. Request a copy of financials available to homeowners. Check out how often dues have been increased over the years. 2. Maintenance responsibility What is the HOA’s responsibility and what is the homeowner’s responsibility? 3. CC&Rs Understand the rules before you buy. The more you know, the easier it is to make the right decision.

These scopes can usually be done at the same time as the general inspection but buy a separate contractor. Radon testing is performed on most homes that have contact with the ground, be it a basement, crawl space or slab on ground. The test equipment will have to be in place for a least 48 hours. In most cases your home inspector can do the test. Heating and air-conditioning systems and roofs are typically covered in a general home inspection. However, if your inspector suspects there are problems or if the systems are older they may suggest an evaluation by a system specific professional. If you are purchasing and older home and plan on doing renovations you may want to have some things tested for asbestos. Homes built between 1930 and 1950 may have insulation that contains asbestos as well as those with ceiling texture done prior to 1978. Asbestos in a home is not hazardous if it is not disturbed. Surface sampling for mold may be useful to determine if an area suspected of having mold has been adequately cleaned or remediated. However, since no EPA or other federal limits have been set for mold or mold spores, sampling cannot be used to check a homes compliance with federal mold standards A few other “add-on” items that may be considered are, photovoltaic and thermal solar systems, swimming pools, additional out buildings and methamphetamine lab testing.

The top hotel decor trends and how to bring them back home By Meghan Rooney Domaine (TNS) Thanks to social media, we’re now able to travel the world with a few scrolls through an Instagram feed – vicariously, of course. And when it comes to styling, luxury resorts and eclectic boutique accommodations have become more than just a place to stay but more of an aspirational lifestyle as a whole. To help incorporate the luxurious designs of some of the most popular hotels and resorts popping up on your social screens, we’ve enlisted the help of designer Liubasha Rose, of Rose Ink Workshop, to introduce us to the current trends that can easily translate to the home, as well. Her resume speaks for itself: Rose is the designer behind the insanely chic 1 Hotel South Beach, as well as the redesign of swoon-worthy The Riviera in Palm Springs. To say she knows a thing or two about how to nail down luxury design is an understatement. For us, Rose identified a few of the top design trends currently happening in the hotel scene _ from taking a spiritual lighting approach to embracing the look and feel of a community space. Below she points out the refreshing decor ideas that will give your home a vacation from the ordinary. Sacred space This trend is all about creating a healthier relationship with your space – whether it’s your home or office. Rose explains, “There has been a huge boom of green (mindful) design in the last few years with the reach of 1 Hotels, and other brands focused on sustainability. I think as the trends of wellness and connection to nature grow, it will shift to a more mystical place. Whether through the agrarian magic of plants or the ancient use of attuned crystals for charging spacial energies – creating sacred spaces that touch the mind, body and soul will become highly sought after.” The theme focuses on cultivating energy through charged crystal accessories or by incorporating a wellness aspect through your decor that 12

will accomplish this “sacred” aspect on a personal level. We charged the Sagittarius constellation I designed for a penthouse in South Beach to channel the qualities of optimism, discovery, travel and an exploration into the meaning of life. By re-creating the formation of a constellation, we are bringing the connection to the cosmos into the home or workspace and infusing the environment with the intentions and values that our clients want in their life.” Another way to incorporate this trend is by inviting living and breathing elements of decor, like plants, to adorn the space, functioning as art and nature at the same time. Rose provides, “We often collaborate with Plant the Future, based in Miami, to incorporate biophilia by fusing design, architecture and art with nature.” Get the look: Crystal votives or stone-inspired accessories invite an earthy and spiritual element into your space, even if it’s just a candle or a single light fixture. Maximalism With maximalism, there’s no such thing as going overboard when it comes to matching or opposing prints and layers. “For recent Rose Ink Workshop interiors, we’ve been layering with patterned wallpaper and an eclectic mix of fabrics, furniture, and art. I think this trend will push even deeper and it seems like it’s actually the highly layered and styled residential projects, which are getting attention on social media, are influencing hospitality design.” How to accomplish this on your own? Rose explains, “In the home, this trend can be most visible in exuberant trims and layers of colors and patterns. A bold wallpaper that matches patterned drapery with an embellished

seating group on top of a textured rug. And it feels like we will be seeing the classic ‘WASP’ look, using the same fabric or pattern on drapery, upholstery, and outdoor furniture.” Get the look: Introduce a powerful, bold print whether it’s in the wallpaper, pillows, or curtains, and keep it as a recurring theme throughout the room. Community Today, we’re more accustomed to the idea of a shared space and much more comfortable with the community feel versus privacy. The recent popularity of Airbnb rentals and bunk-bedded hotel accommodations have certainly helped trigger this movement. As Rose explains, “If you’re living in New York City or any other high-rent metropolis, you won’t be surprised by the trend towards micro-living and spacesharing in the home. For one, it’s economically effective and leaves a smaller footprint.” This trend gives an open feel to your space, which invites a community aspect – even if it’s in the privacy of your own home. “From co-working to co-living and even co-creating – the millennial generation is all about being better together.” Get the look: An open kitchen or a room that accommodates the gathering of a group welcomes this trend into your own space. Throw a few floor pillows down around a large round coffee table to incite conversation or stack the kitchen counter with glasses and beverages for easy access for all. Fur real Fortunately, this trend can be accomplished without the use of real fur since faux accessories are now more popular within the mass market. As Rose notes, “The use of real fur is more shunned than ever, but we are seeing many

options for excellent faux fur and shag fabrics.” With the use of pillows, cushions and throws, this trend brings a more diverse layered look to any room by adding tactile texture to even a sparse space. “For a few years, Mongolian fur pillows and rugs were extremely popular, but this trend is morphing from a ‘furry accessory’ to a furry statement piece. I think faux-fur ball pillows layered on top of a textured sofa will become the of the moment look.” Get the look: Scatter a few small faux-fur pillows or one large one on your sofa and incorporate a shaggy throw in the bedroom to bring this hotel-inspired look home. Curved and sculptural furniture The rise of rounded furniture and accessories is apparent thanks to trend-setting destinations like Sketch London, where the upholstered tulip chair is queen. We’re anxious to take a round approach when refreshing the decor in our own homes to reflect the modern yet refined look. Rose adds a bit more context behind the trend: “After the passing Vladimir Kagan last year, we began seeing curved, sculptural case goods and upholstery make its way to the mainstream. Sensuous shapes are finding their way into collections and retailers who have shown square and tailored lines for years. Bring on the bean-shaped sofa!” Get the look: Take the edge off by investing rounded armchairs and sofas, even just by incorporating circular accessories like a carpet or pillow. Broken limbs and broken hearts BOULDER COUNTY – The late May snow storm and freeze is going to be felt for a while. Breaking tree limbs and gardeners’ hearts, that CAROL wallop froze O’MEARA buds, fruit, Colorado State vegetables, and University Extension flowers that had all of us eager for summer. Many people are trying to put their split trees back together again. Freeze damages new growth on plants in different ways. In some cases, the entire leaf and stem might be left blackened and dead; in other cases just the edges of the leaves are killed. If you notice odd leaves, strange spots, or deformed flowers it could due to freeze. Harder to spot are the plants that are killed. Yes, a shriveled blackened tomato plant is probably a goner, but perennials can look like that yet still have energy to send out new growth. Give them a couple of weeks

before remembering them with bagpipes, songs, and toasts, because they might just bounce back. Once they do, prune off frost-killed tissue. Trees that had their leaves frozen not once, but twice in the past couple of storms need to be watched and coddled this summer. Often trees have stored energy to push new leaves should they lose their first set. But after losing two sets of leaves trees can use up energy that could compromise them should anything else defoliate them. If our summer dries out, water them and keep pests from munching a lot of their leaves. Hold off on fertilizing; that encourages top growth but roots need time to recover. As you continue the cleanup, please note that we don’t recommend that split or broken trunks and branches be glued, duct taped, screwed, cabled, stapled, super-glued, tied, propped, cemented or banded back onto the tree. This can lead to a very hazardous situation. Pruning off the torn branches and cleaning up wound sites is

the best answer for damaged trees. If the trunk bark is torn, take a sharp knife and clean the torn bark from the tree, leaving a smooth edge to the wound. We don’t recommend any wound paint - the tree will seal that area itself, and wound paint would only lock disease organisms or water into the wound. If people are doing their own tree cleanup, we always emphasize safety and encourage people to be cautious on ladders or when climbing a tree. Look before you climb to see if any hazards, such as power lines, are in the way. If possible, trim branches to leave a clean cut, making sure you follow the three steps for proper pruning (which prevent bark tears): 1. Twelve inches away from trunk or from where you want the prune to be, make your first cut on the underside of the branch, sawing upwards through one-third of the branch. 2. One-inch outward from the undercut, saw downwards through branch. At the point of no return, the weight of the branch will snap

the limb, but the undercut will stop bark tearing of the tree. 3. Make your last cut just outside the branch collar, the spot where branch and trunk join. Often, you can see a slight swelling at this point. Find a diagram of this pruning method at PlantTalk Colorado planttalk.colostate.edu. If you’re not sure if your tree is a goner, contact an arborist to assess it. Those with less damage should be cleaned up, then have close attention to care over the winter. Water them if we’re dry, and keep them healthy. 10 tips for affordable nursery design By Cathy Hobbs, Tribune News Service (TNS) Nursery design doesn’t have to break the bank. There are a number of costsaving and creative ideas to create a nursery that is inviting, warm and friendly. When it comes to creating a nursery on a budget, here are some top Design Recipes tips. Paint. Painting remains one of the most affordable ways to decorate a space. From strips to stencils and accent walls, have a little fun with it! Use stickers. Wall art is one of the most popular ways to decorate a nursery and one of the easiest. Wall sticker art can range from the simplistic to the elaborate, and best of all, it’s removable. Consider going organic. Organic choices from crib materials to cotton fabrics are not only healthy for the environment, but for your baby, too. Go DIY. What could be better than items you make yourself from quilts and pillows to natural wood furniture pieces? If you are handy, making some of your own furniture and accessories can be a fun and healthy choice. Infuse color and texture. From rugs to toss pillows and even accessories, consider layering the decor of your nursery with interesting accents. Add greenery. Plants and trees are affordable ways to decorate a nursery that also help create a healthy environment as well.

Repurpose and recycle. Instead of buying a new rocking chair, why not convert your favorite chair into a rocker for your new nursery? Create a mobile. Mobiles remain a constant in nurseries and can make for a delightfully creative DIY project. Go green. From bamboo rugs to zero VOC paints, incorporating healthy materials and finishes don’t necessarily have to break the bank. Consider citrus colors such as yellow, green and orange. These colors will help brighten your space and also blend well with other colors.
