Manage home equity, pay off the mortgage, or invest? The following article is a summary of content from the book, “Realtor for Life,” written by Duane Duggan. The question many people ask is, “Should I pay off my mortgage or borrow against the house and invest the cash?” My parents grew up in DUANE the generation DUGGAN when it was Realtor and Author important to get RE/MAX of Boulder the mortgage paid off, and when they did, they celebrated by holding a mortgage burning party. When I was in college, I learned about the deductibility of mortgage interest, keeping the mortgage balance high, and investing the cash from mortgage proceeds. Now, with the mortgage issues of the 2000s, many people are of the frame of mind to get their mortgages paid off. Two techniques homeowners can use to build equity in their homes are known as Mortgage Acceleration and Mortgage Offset accounts. Mortgage Acceleration is the process of getting a mortgage on a home paid off earlier than a 30-year amortization schedule would provide. If extra payments are made, the principal goes down faster. But what if tough times come around and you want money back? You can’t call up the lender and say, “I’ve been paying extra principal, can I have some of it back?” That is an argument for investing what could have been made in extra principal payments into something that would be accessible if cash needs arise. A Mortgage Offset Account is the process of taking what would have been extra principal payments
and placing them in an account to save and have a return, then taking the cash accumulated and using it to pay down the mortgage when desired. In the meantime, cash is still there if an emergency need arises. Home Equity Management has a different twist than the techniques described above. These techniques are applied when your goal is simply to pay your house off. Regardless of your point of view, it is important to learn about equity management in your home. In many cases, homeowners will pull cash equity out of their home to spend on consumer items, vacations, etc. True equity management involves pulling equity out of your home via refinancing, and investing it in the proper investment vehicles. After all, equity has no rate of return unless you activate it! This is very confusing because most people believe that the rising prices of houses is giving you a return on your equity. Invest in “what grows” not in “what shows.” For example, you could borrow against your equity and buy more real estate. Get that real estate investment instead of that flashy sports car. However, if owning more real estate isn’t in your plan, here is another idea. Equity in real estate grows as a result of the loan being paid down and values increasing. But remember, equity itself does not have a rate of return. Combine the proper investments with mortgage acceleration techniques and the deductibility of mortgage interest, and you have a powerful wealthbuilding tool. Maximizing equity management Interest on a home, that is
usually deductible, is simple interest with the loan declining each month. If it is deductible, the effective interest rate is less than the face rate. When equity is pulled out and that cash is invested, it is invested in something that earns compound interest, the opposite of simple interest. To maximize your equity management plan, you want to invest in something that earns compound interest, inside of a tax favored environment. Then the potential for growth is incredible. Combine all of those factors and what you have is activated equity! So how do you combine all factors in one equity management plan? The answer is what my financial planner has coined OUR Plan. The “OUR” stands for Optimized Universal Life Insurance Supplemental Retirement Plan. This amounts to investing within a life insurance policy. Advantages of “OUR Plan”: – You get life insurance protection death benefit. – Your investment grows tax free within the life insurance policy. – You can withdraw without tax burden up to the original dollar investment OR withdraw tax free with a policy loan. The bottom line is that you will build a nice nest egg using this technique. You can contact your financial planner to see if this is a program that works for you. How the US Treasury influences your interest rate In good news for homeowners, interest rates have dropped, which is partly dictated by the U.S. Department of Treasury. MICHAELA In 2016, the PHILLIPS treasury note fell after Great Guaranteed Rate, Inc. Britain’s decision to flee the European Union scared investors. But it rebounded when Donald Trump was elected president; investors felt hopeful that he’d provide a boost to the economy. It spiked once more when the feds raised rates, but it has begun to fall once again. U.S. Treasury bills (as well as bonds and notes) affect interest rates on fixed-rate mortgages; when treasury yields go up, so do interest rates. The reason for this is that investors seeking a solid and secure return compare interest rates to other fixed-income products. Some of the items in this comparison include money market
funds, certificate of deposits, home loans, and corporate bonds. Each of this type of yield competes for the same kind of investor, making it related and causative. How treasury notes work According to the Balance, treasury notes are among the safest type of investment because they’re guaranteed by the U.S. government. Other investments come with risk (albeit the risk is slight for CDs and the like). The Treasury sells these bonds to help pay the national debt. Treasury notes come with different terms: two, three, five, and ten years. Bonds are issued in 30-year terms while bills are issued in one-year terms (or less). The yield changes daily for treasury notes. Investors resell them in secondary markets and that affects their value. It does this by applying the basics of supply and demand: when there isn’t high demand for the notes, their value drops (and yields increase). This isn’t good for homebuyers – it makes the purchase process more expensive because it raises interest
rates. When the demand is high, on the other hand, mortgage rates fall, which allows homebuyers to purchase homes they might not be able to afford otherwise. This also primes the housing market by flooding it with potential buyers. For people who already own homes, these lower rates make a second mortgage a possibility, which allows homeowners to do things like finish their basements, purchase new roofs, and remodel their bathrooms. All of this requires spending, which strengthens the economy. How your interest rate is influenced As mentioned above, the U.S. Treasury affects fixed-rate mortgages (and only mortgages that are fixed-rate). The 10-year note impacts 15-year loans while the 30-year note impacts 30-year loans. The Federal Reserve plays a role, too, but in mortgages that are adjustable-rate. The way they do this is by setting a target rate for the fed funds. This is the rate banks

charge each other for the loans they need to maintain a certain level of reserve (which is a requirement). The fed funds impacts LIBOR, three-month loans, six-months loans, and prime-rate loans, including adjustable-mortgages. When interest rates are low, it’s the best time to buy. Confidence in the stock market continues to vary and many people are becoming more eager to take control of their retirement portfolios. Alternative assets KAREN continue to rise in LIBIN popularity among KL Realty IRA investors. Locally, investors are giving special attention to lucrative opportunities in the real estate market. News to many is that real estate can be held in IRA or 401(k) accounts in the same manner as traditional securities. Real estate investors may not realize that tax-advantaged funds may be allocated toward their familiar investment avenues. Furthermore, yielded income will bear those same tax advantages. The process may seem complicated given IRS parameters and titling requirements, but education-based IRA providers can assist you every step of the way. Should you be interested in purchasing real estate through your IRA, there are some key considerations. A knowledgeable realtor can connect you with trusted providers of self-directed IRA accounts, help you locate a suitable property, finalize the deal, and help you through closing. From a processing perspective, initiating a retirement investment is comparable to initiating a personal one. In a real estate purchase you can
leverage up to 65% of the value of the property. This you cannot do with stocks or gold bullion! The borrowing is made through a “non-recourse” loan. (In other words, the only collateral involved is the property itself.) If your IRA purchases investment property, it goes on title as the owner of the property. Your plan must be sufficiently funded to cover inherent expenses, including down payments, maintenance costs, etc. You may not perform any services to the property to avoid maintenance expenses, and certain family members are disqualified, too. Yields from the asset must return to the account. The rules and guidelines may seem complex and you will need professional help in working through them and managing the account, but they shouldn’t dissuade you from diversifying your self-directed retirement portfolio with real estate. These guidelines may seem inconvenient amid the complex process of real estate investing. Keep watching this column for future articles on the topic. First, a recap for those who have been hiding under the first Flatiron: in the past five – alright, seven – fine, ten years, Boulder’s SEAN real estate MCILLWAIN prices have Mod Boulder skyrocketed, bumping many prospective buyers and almost all first-time buyers out of the high-stakes bidding ring. To this day, bidding wars continue, contingencies disappear from offers and cash still enjoys its reign as king. Second, there was a point in time when this harsh homebuyer reality sent many a real estate agent ushering wary buyers to our surrounding L-towns – Louisville, Lafayette, Longmont and Lyons – for a better, more realistic deal. This strategy eventually petered as L-town prices also began to soar. (Denver, I’m looking at you, too.) Third, no, I don’t actually believe that the earth or Boulder is flat. This is a hyperbolic metaphor used to describe the predicted plateau of the local real estate market. (Hang tight, impatient one – more on that here shortly.) A recent Denver Post article shared some eyebrow-raising predictions for the metro area’s booming real estate market. Real estate data firm Location Inc.’s new forecasting product, Scout Vision, crunches numbers on over two-hundred demographic variables on local, metro and national levels to predict real
estate trends and home prices in the coming years. After a data crunch on the Denver metro area, Scout Vision projects that median prices across the Front Range will fall as low as twenty percent between 2019 and 2022. Was that a collective gasp I heard, or just my LEAF’s charging timer? With years of rapid appreciation under our belts, we may start to see prices begin to fall in late 2019. The main culprit? The growing gap between incomes and home prices. Currently, there’s a wide, gaping chasm between home prices and wage growth, but slowly, we’re starting to see the this gap close. Movement toward center isn’t coming from the real estate side, but rather the wage side. Granted, this isn’t in all sectors, of course; at a galaxy-dominating tech company (you know who you are, wink, wink), we’re seeing starting salaries in the six figure range for support staff positions – and that’s just for the non-techy jobs with vague, unsexy titles that make up the operative backbone of the company. Even though my crystal ball is in the shop, I can still tell you this: there’s a definite chance that in the near future, our hilly little town’s sky-high real estate prices might flatten out a bit. Boulder County home sales chill in April, inventory the driving factor Despite a few snow storms, spring is in full swing in Boulder County, which usually brings robust buying activity in residential real estate. TOM But home KALINSKI sales slowed RE/MAX of Boulder in April with a mixed bag of a drop in multifamily home sales and a modest improvement in single-family home sales. And for those who follow the Boulder-area markets, the factor driving this market will come as no surprise. That factor is the inventory level, according to Ken Hotard, vice president of public affairs for the Boulder Area Realtor® Association. “Inventory continues to be the word of the day,” he says. “If you look at the data, last month
we saw some inventory gains in multi-family and single-family that resulted in pretty strong gains in sales last month. This month there was a precipitous drop in inventory in condo and townhomes and sales reflected that, dropping as well.” Sales of condominium and townhomes fell 31.3 percent in April 2017 compared to March with 110 units sold vs. 160. Inventory of condo/townhomes dropped 20 percent in April with 128 units for sale vs. 160. Single-family home sales improved 6 percent month-overmonth – 354 units sold in April compared to 334 the previous month. Inventory for single-family homes grew 14.2 percent with 861 homes for sale in March compared to 754. Hotard says year-over-year sales are holding steady due to the inventory shortage and continued strong demand. These two forces fuel price appreciation and create

a seller’s market. Year-to-date, single-family home sales decreased a scant .3 percent through April 2017 with 1,115 homes sold compared to 1,149 through April 2016. Condo/townhome sales yearto-date increased 25.4 percent through April compared to the prior year – 415 units vs. 331. “People might not realize that the inventory changes we see in our marketplace are just temporary fluctuations, which reflect changes that occur as the result of existing homes coming into the market – not new homes,” notes Hotard. Since the person selling a home is also typically buying a new home – often still in the Boulderarea – there is a net no real change in inventory. “We need new product, a new supply of homes, in our marketplace. We’re still not adding any substantial new inventory and as a result we cannot have a
long term effect on the inventory,” notes Hotard. He adds that though housing demand is there, the construction industry isn’t increasing building. “There are a lot of different factors affecting construction such as availability of labor and cost of construction loans,” says Hotard. “Today, construction lending is quite low historically. The construction loan issue affects the small operations and these small operations really add the bulk of new home building to our marketplace.” Nevertheless, Hotard says Boulder County remains one of the strongest housing markets in the country, with the homes that are available selling quickly. Inspection negotiations: How they can progress or halt transactions The real estate process includes several different negotiations. One of the most critical is negotiating home inspection results. If done improperly, it can leave a bad taste in one party’s mouth or even ruin the entire transaction altogether. If you’re planning on purchasing a home this year, keep these in mind as you approach the inspection phase.
The current selling price reflects the current condition and features of the home, and that’s how the buyer should approach it. This also applies to older homes that may not be fully up to date on modern building codes. Requesting cosmetic repairs All homes have some cosmetic issues that may not look great but do not impact its function or usability. Asking a seller to address cosmetics is usually not considered reasonable.
Reviewing inspection results As a home buyer, it important to remember that inspection reports contain a variety of information. In addition to highlighting issues or items needing repair, it also includes a series of recommendations or improvements. As you review a report, be sure to separate these two types of information and consider only issues in your negotiation strategy.

examples of requests that buyers should try to avoid: Requesting repairs to known issues - If an issue with clearly visible or previously disclosed by a seller prior to any offers being made, buyers should take those items into account when making their offer rather than trying to negotiate it after the home inspection. Requesting upgrades - Just because an inspector recommends that you add gutters, upgrade the electrical, or perform some other improvements to a home does NOT mean that you can ask a seller to complete them for you. That’s really no different than asking a seller to upgrade a bathroom for you before closing! If those upgrades were already completed, the home would probably sell for more money.
Approaching inspection negotiations A buyer who includes a long punch list of items that includes unreasonable requests is likely to elicit a negative response from a seller. That same seller may have gladly completed reasonable repairs, but after seeing such an unfair list, may end up being less accommodating. This ultimately does not help the buyer’s situation. By treating a seller fairly and respectfully, buyers are more likely to be treated as such in return. Remember that every real estate transaction involves two parties, buyer and seller. uncomfortable asking questions if the owner is present. Try to schedule a time for the inspection when you can be out of the house for at least three hours and be on time. Sometimes home inspectors are early. Leave all utilities turned on even if the house is vacant. The inspector will need to turn on the stove, run the dishwasher, test the furnace and air conditioning etc. Without the utilities on, the inspector may have to reschedule, which could delay the closing of your transaction. Remove anything that may be blocking access to your furnace, air conditioner and water heater. The inspector will need three to four feet of working space to inspect
these items. Provide easy access to your basement and/or attic as well. There should be easy access to all exterior areas of the house. In the summer, cut down dead tree branches and clear brush from the foundation. Move items such as trash cans and BBQ grills away from the house. Leave the remote controls for your garage door opener or a key if the garage is unattached. Unlock the covers for your electrical box and sprinkler system. Leave a keys for out buildings. Finally, all invoices and documents regarding remodeling projects or new items such as a roof or furnace should be available to the inspector. If you’ve
upgraded the electrical from ungrounded to grounded, installed a new dishwasher or repaired a leaky faucet, find the paperwork. It will give the buyer peace of mind to know those items were re-inspected.

Shrug off cold effects with fertilization As a teacher of gardening, there are times when Mother Nature drives me crazy. Just as I’m explaining to classes that here in the Rocky Mountains soil CAROL temperatures O’MEARA are every bit Colorado State as important University Extension as frost dates Boulder County for planting, she sends freezing rain, snow and hail after Mother’s Day as if to punctuate my lessons. Maybe she thinks she’s being helpful; after all, we needed the moisture and she perfectly illustrated my point that warm season plants will sulk if the soil is too cold for them. But her teasing us with warmth in between these storms is beyond cruel: rumors of impromptu smudge pots and space heaters being deployed in the garden make me believe gardeners tipped towards insanity when the cold moved in. Fortunately the warmth seems settled in. But after a week where temperatures hovered around 55 degrees or below, the plants need a signal to actively resume growth. To give your vegetables, annuals, and perennials that stimulus, fertilize them. If you’re growing cabbage, kale, broccoli, cauliflower or other cole crops and haven’t fertilized them
since planting, apply fertilizer now and again in two weeks. Rapid growth and a steady supply of water is the secret to keeping them sweet. They’ve gotten the water; they need the fertilizer at this time. Warmer season favorites, like tomatoes, eggplant or peppers, should be given a boost of fertilizer so they shrug off the effects of the cold weather. Although the soil isn’t completely warmed up – it’s hovering around 60 degrees at my house and on campus in Fort Collins – the predicted warmth should dry out and warm the soil rapidly. Delay fertilizing potatoes until six weeks after they’ve nosed up from the ground and you’ve finished hilling them. Applied too soon, nitrogen will delay tuber set, and you’ll end up with much smaller potatoes at harvest. Usually six to seven weeks after they’ve been hilled is a good time to fertilize potatoes. Break up the application into two-week intervals and apply it three times. Onions respond well to a schedule of fertilizing every two weeks. With shallow roots, they’re not able to reach deeply into the soil to access nitrogen held below their roots. If you’re hoping to get big, bulbous onions, feed them every other week. Once you’ve given a quick boost of fertilizer to any vine crops that didn’t perish under the snow, watch for when the vines send out runners, then side dress
them with nitrogen once more. After that, back off on fertilizing to avoid getting vines big enough to rope in toddlers without having any squash. What you use to fertilize the garden is up to you. Keep in mind that we have plenty of phosphorus and potassium in our soils and focus on providing the plants with nitrogen. Bat guano, blood meal, and fish meal all provide at least 10 percent nitrogen, while fish emulsion, cottonseed meal, and alfalfa meal have lower amounts. Adjust your fertilization rates based on the plant’s performance
and get a soil test if you’d like to know how fertile to soil in your garden is. Feed vegetable garden first, so it can feed you more By Debbie Arrington The Sacramento Bee (TNS) For bigger harvests this summer, put your veggie garden on a regular diet. Set up a monthly feeding program, starting this weekend, and keep track on your calendar. Make sure to water your garden before applying any fertilizer to prevent “burning” your plants. Organic fertilizers offer a balance of nutrients to help feed the soil as well as the plants while cutting down on possible 14

chemical salt build-up. Instead of high numbers (such as 20-20-20), look for a 3-1-2 ratio of nitrogen, phosphorus and potassium. Those numbers refer to the percentage of that nutrient found in the fertilizer. Summer vegetables in particular need a little extra phosphorus and potassium for flower and fruit production; a big boost of nitrogen makes all vine and leaves and no tomatoes. There are other benefits to organics. Compost, an example of a natural 3-1-2 fertilizer, adds needed organic material to the soil

as well as those macro-nutrients, feeding the soil’s microorganisms as well as the vegetables. Bone meal, a great source of phosphorus, can prompt more flowering and fruiting on tomatoes, peppers, squash and eggplant. Transplant tomatoes, peppers, eggplant and squash seedlings. Do this early in the day before temperatures rise. They’ll need extra water their first few weeks; rising heat and excessive wind can dry soil out quickly. Plant seeds for melons, cucumbers, summer squash, corn,
radishes and annual herbs such as basil. Keep soil moist (not wet) and they’ll sprout quickly. In the flower garden, plant seeds for salvia, sunflowers, zinnias, cosmos, marigolds, celosia and asters. You also can transplant seedlings for many of those same flowers. Harvest fava beans, radishes, carrots, cabbage, lettuce, peas and green onions. For continued bloom, cut off spent flowers on roses as well as other flowering shrubs and perennials. Easy tips for becoming a low-key minimalist

By Andreea Ciulac, Chicago Tribune (TNS) A self-imposed fashion challenge led Courtney Carver to become something of a minimalist guru. In 2010, the simplicity blogger behind Be More With Less downsized her overflowing wardrobe to a mere 33 pieces. “I saved money, experienced less decision fatigue and stopped worrying about what other people might think,” she said. Since then, millions around the world have taken her minimalist fashion challenge, known as Project 333, to dress with no more than 33 items for three months. Minimalism might seem out of reach and intimidating, Carver said, “but it looks different to everyone.” We asked experts how to take small steps toward a more Zenlike existence. Home Start small to avoid getting overwhelmed. Grab a bin, and pack up everything you don’t really use, suggests Joshua Becker, founder and editor of Becoming Minimalist. If tackling an entire room feels daunting, start with a drawer or cabinet. Carver said look for duplicates. Does your family of three need 10 coffee cups? After the initial sweep, give 18

yourself time to adjust before moving onto the next level. For Carver, that meant donating all the extras such as towels, books and even rarely used appliances like a rice cooker. Bookshelves, dressers and chairs were the last to go. Reducing furniture and artwork to a handful of essentials might seem too austere for most people. A more doable approach is to hold onto those pieces that showcase your passions, recommends Lucy Harris, a New York City-based interior designer whose work is inspired by modernism and minimalism. Are you a film connoisseur? Look on Etsy and eBay for a minimalist designed 1970s vintage poster from a film. If you’re just getting started with decorating, Harris suggests picking clean-lined furniture with a mostly neutral palette. One way to keep junk from creeping back is to turn down freebies, advises Bea Johnson, founder of the Zero Waste lifestyle movement. Johnson, whose family manages to produce just one pint jar’s worth of trash per year, swears by recycling and swapping disposables for reusables – handkerchiefs, refillable bottles, cloth napkins, etc. The principles of minimalism apply to your kitchen and diet too. Rebecca Shern, the registered dietitian behind Minimal
Wellness, cooks healthy meals using wholesome foods and a few basic kitchen tools: a cutting board, knives, pots, pans, spoons and spatulas. “When you stick with quality ingredients and simple preparation methods, the results are almost always fantastic,” she said. Kids Minimalism and children aren’t mutually exclusive. When packaged right and age-adapted, the concept of owning less will appeal even to those “collector” children, as Becker likes to call his 10-year-old daughter. “She’s probably the least minimalist of all of us.” One strategy Becker found helpful is setting physical boundaries. Toys should fit into her closet. All artwork goes into a single bin. For his son, who was introduced to this lifestyle at 6, those parameters had to be slightly tweaked: “Picking a closet would have been too drastic, so we said the toys should fit along a wall.” Money It’s possible to cut expenses without watching every penny or feeling deprived. Stefanie O’Connell, a millennial money expert and author of “The Broke and Beautiful Life,” suggests avoiding shopping triggers such as aimlessly
wandering around the mall. To ward off an impulsive purchase, she said, “imagine the item buried in the clearance bin at a thrift store.” Expense-tracking apps, such as Level Money, can help you stick to your financial goals. So do visual reminders. Saving up for a down payment for your dream house? Set its picture as your desktop background, O’Connell advises. Speaking of houses, downsizing to a smaller place can enable you to spend more on things you always dreamed of. After taking this leap, Carver was able to fund her daughter’s college education. And Becker used the cash surplus to start The Hope Effect, a nonprofit that builds houses for orphans around the world. Splurges, as long as they’re small, have their place. For example, going on a weekend getaway instead of your usual weeklong vacation at a beach resort will still feel like recreation without breaking the bank. Pack light to stretch your vacation budget. You can save up to $50 per round-trip flight by carrying on your luggage instead of checking it, said Fred Perrotta, co-founder and CEO of Tortuga Backpacks. His tips include wearing the bulkier clothes and packing the lighter ones, as well as simplifying your color palette so you can mix and match easily. Relationships Parting ways with toxic people is just as important as getting rid of excessive possessions. With difficult family members, most breakups can be avoided by having an honest discussion, said Vienna Pharaon, marriage and family therapist in New York City. To a hypercritical mother, for instance, Pharaon suggests saying something like, “I love you so much, but when we’re around each other I often feel criticized. Can you please pay closer attention to your language?” Whether you decide to cleanse your life of things or people, don’t expect overnight miracles. “If you’ve been accumulating things for decades, how can you expect to let go in two days? Neutral color palettes can

Add beauty, safety to your home with outdoor lighting By Pat Setter, The San Diego Union-Tribune (TNS) The right outdoor lighting can redefine a property, adding not only safety and security but expanding the use of the yard and beautifying the space. Whether starting from scratch or retrofitting an existing yard, the most important trend today is installing LED lights. LED lights (light-emitting diodes) are energy-efficient, versatile and will reduce maintenance. Although installing LEDs is a bigger investment upfront, the savings will come with a reduced electrical bill and longer-lasting bulbs. LED light will last 50,000 hours compared with 2,000 to 4,000 hours for halogen lights, said Mike Geier, owner of Lightscape Designs. Replacing traditional outdoor lights with LEDs can net up to 85 percent in energy savings. Technology is also transforming the way outdoor lights function. Settings can be changed from a smart phone or computer. “There are affordable ways to install an integrated system,” Geier said. Most lighting turns on and off in zones, but new technology is adding even more control. The FX Luminaire Luxor ZDC Outdoor Lighting System allows for zoned lighting as well as dimming and multitude of colors. Most homeowners prefer a soft, warm white light, Geier said, but other color choices are available. “There’s cool technology out there for control over color combinations,” he said. said, people want a “resort-like property.” To get that effect, Geier said he looks at all the focal points, such as trees, fountains, pathways and even architectural features. The results should be dramatic, but the lights themselves should be discreet. That is one reason why hard-wired lights are still the preferred choice. Solar, he said, does not have the same reliability, quality, output or look. “You want to try and hide the source of the light, so it’s often in a shady area,” he said. That will hinder powering the lamp with solar energy unless the panel is separate, which makes the unit more cumbersome. LED strips are becoming increasingly popular in new landscaping. They can illuminate stair risers for safety or wrap around the bottom of cabinets or the grill in an outdoor kitchen for ambiance. Geier said he does not recommend wrapping trees because of the ongoing maintenance involved rewrapping as the tree grows. “It’s a really cool look, but go in with your eyes wide open,” he said. Thanks to Costco, market or string lights have become very popular. “It’s a huge trend,” Geier said. These lights are great for small patios and pool decks. “Lighting can really transform your outdoor experience,” he said. “Even if you’re inside the house, lighting can bring the landscaping indoors.”

A professional organizer spills: This is exactly how to organize your pantry By Michelle Guerrere Domaine (TNS) Have you ever met someone who had the most perfectly arranged pantry? If so, it was likely as if you had walked into a wonderland: truffle oil, olive oil, peanut oil and canola oil on one shelf; almond flour, quinoa and rice in separate containers; seven (yes, seven!) types of pasta all portioned out into tall reusable glassware... But why is it that this level of organization gives you all the feels? “Without proper organization behind the scenes, people can never truly have their homes feel like the haven they set out to create,” says Carly Waters, an L.A.-based interior designer and, by default, professional organizer. Waters has seen it all when it comes to her clients, including (but not limited to) one avid baker’s collection of more than 20 different types of flour and numerous other unknowing food hoarders from 2006. The organization guru says she likes to think about a pantry the way others think of closets: The more you have, the less you’ll use. “The idea behind the capsule wardrobe can be transferred to your pantry,” she says. “Have your set food staples, and make them stand out.” But before you can start on the fun stuff, there are a few things to be done. With Waters’s help, we’ve rounded up five insider tips for how to organize your pantry like a pro. Here are the step-by-step details. Empty Take literally everything off the shelves so that when you’re finished, they’re completely bare.
Since you likely haven’t seen the tops of the shelves in a while, now is a good time to give them a good wipe so they’re extra clean, Waters says. Sort “Remember those matching games from when you were a kid?” asks Waters. “This is just like that.” Put all the grains with the grains, legumes with the legumes and so forth. When you’re finished sorting, there should be piles of each food category. Edit This is the time where you need to decide between tossing or keeping each item. First, start by checking expiration dates – if something’s old or smells off, chuck it. Next, evaluate which items you’ll never use and donate those to a local charity. Then, Waters suggests getting creative. For example, if you have a collection of halfempty liquor bottles that you only use occasionally, create a bar and display those bottles as decor.

packaging and fill up glass jars with airtight lids to keep food and ingredients fresh. She says you can literally decant anything – from spices to toothpicks. Lastly, label each jar so you can easily spot it
