Closing a loan in the name of an LLC Closing a residential loan in the name of an LLC isn’t easy. Simply put, lenders want to lend to people, not to legally-protected companies. MICHAELA But potential PHILLIPS homeowners set Guaranteed Rate, Inc. on this idea do have some options, with certain options possessing more risk than others. What is an LLC? LLC stands for limited liability company; it’s a business structured to combine the limited liability of a corporation with the taxation of a sole proprietorship. When a business is an LLC, it becomes its own legal entity. In some states, LLCs must be formed before people can offer certain services (such as medical services). Yet, even when not required, forming an LLC is often necessary in order to protect the personal assets of the company’s owner. LLCs are responsible for their own debts and legal matters; individual possessions (such as the owner’s life savings) are untouchable. LLCs aren’t the only way business owners can protect themselves; a blanket liability insurance policy offers protection, too. This is a single policy that covers more than one property type (either at the same location or multiple locations). LLCs and lending Turning a company into an LLC makes sense in the eyes of any businessman or woman. It’s smart: LLCs equate to protection. But mortgage lenders have grown hesitant to close loans in the name of an LLC because this

protection extends to foreclosure and makes it more difficult for a bank to reclaim property in default. The options of closing Fannie Mae and Freddie Mac, the two entities that dominate the residential market, don’t allow loans to close in the name of LLCs because LLCs don’t qualify on their own. This makes it hard to procure lending, but not impossible. Some borrowers opt to borrow in their own names and then, after closing, put the title under the name of the LLC. Technically, this voids the deed of trust; you’re allowed to add someone to the title but you’re not allowed to remove the original qualifier. If the deed of trust is voided, lenders can require the borrower to pay off the entire mortgage. Anyone considering this should consult a lawyer first.

Closing a commercial loan on a residential property can also be done. In the past, the higher interest rate on commercial loans – up to 2% higher – prohibited this. Today’s commercial rates are much more comparable to residential ones. Closing a residential loan in the name of an LLC is tricky, but there are a few options for those set on doing it. As mentioned above, anyone hoping to get creative with the process should consider the legal ramifications before signing on the dotted line. Real estate as a college savings account The following article is a summary of content from the book, “Realtor for Life,” written by Duane Duggan. Buying a rental property when a baby is born is a great way to save for college. If you buy a rental property with a 15-year mortgage when your child is DUANE born, it will be DUGGAN paid off and Realtor and Author you’ll have three RE/MAX of Boulder extra years to decide how to use this investment by the time your child is 18 and ready to go to college. The property could be sold, the taxes paid, and gains from the sale used as cash for college. Or, you could refinance it to pull cash out – taxfree – and use the cash for college. You could even keep the property free and clear to rent out, and just use the monthly cash flow to pay for college expenses. In many cases, if your child decides to stay in town to attend college, she or he may actually live in the house or property during college and

rent out any extra rooms to roommates. Hindsight is always perfect, but for example, if you bought a home in the Baseline subdivision in Boulder just east of the University in 1999 when your child was born, you would have paid approximately $200,000. When the child turned 18 in 2017, the home would be worth about $525,000 and you would have no loan on it. You would be able to use the options stated above. Right now, the homes in that neighborhood rent for about $1,800 to $2,200 per month. You would need to pay for mortgage, taxes, insurance and maintenance expenses, however the remaining cash flow could go towards monthly college expenses. In the early years of the 15-year mortgage, there probably would not be enough rent to cover the whole mortgage payment. You might investigate other financing options, such as the 30-year mortgage, to help with cash flow in the early years of ownership,

but then use mortgage acceleration techniques that I mentioned in my previous articles and at boulderco.com to be sure the mortgage is paid off by the time college starts. How to make your offer more appealing You’ve probably heard how hot the real estate market is around the country. Colorado is certainly experiencing low inventory and high SUZANNE demand for PLEWES homes. Such RE/MAX Alliance conditions lead to multiple offer scenarios, which can be a bit frustrating for buyers who are desperately searching for a home. If you do find that perfect home, here are a few ways that you can make your offer more appealing to sellers. Match their preferences Before preparing an offer, ask your agent to check with the sellers on their preferred closing date and other terms. Is the seller looking to close quickly? Or do they need an extended period of time before closing. Matching your offer to their preferences or offering flexibility will definitely make your offer more appealing. Tighten up deadlines There are several deadlines in a standard offer. It often includes a deadline for home inspection and mortgage commitment. Shortening these deadlines will improve your offer. Sellers always want to know sooner rather than later that you are able to move forward with the home purchase. These deadlines are major milestones in the home purchase process, so sooner dates are always appealing.

Remove contingencies There is also the option to eliminate certain contingencies. For example, you can waive the right to an inspection. This approach does come with risks. You should only remove contingencies if you fully understand the risk and feel comfortable with doing so. Include a letter Sellers often look at the raw facts when reviewing offers. Each is, on the surface, a series of numbers of dates. However, you can add a personal aspect to your offer by including a personal letter that tells the seller a little bit about you and your family. Of course, you will also want to mention how much you absolutely love the home. In cases where your offer is dramatically lower than others, a letter may not make a huge difference. However, if competing offers are close in price, a personal touch can make a world of difference. Other ways to make your offer appealing to sellers Every home and every situation is unique. It important to discuss strategy with your real estate agent. He/she can help position your offer in the best possible light and improve your chances for success. Rates for home loans fell this week to their lowest level since just after the presidential election. You couldn’t ask for better timing: As homebuying season heats up, mortgage rates are at six-month lows, making it a good time to apply for a home loan. Increasing numbers of first-timers The ongoing decline in mortgage rates is particularly welcome news for first-time homebuyers, who have been stepping it up this year. They made up 60 percent of homebuyers who got mortgages in February, according to the Urban Institute. Five years earlier, the first-time buyers’ share was 57 percent. The rise of first-timers is slow but sure. The average first-time buyer makes a down payment of nine percent. For those getting Federal Housing Administration-insured loans, it’s 4.5 percent. As you would expect, first-timers buy less-expensive homes than repeat buyers. Mortgage rates this week The benchmark 30-year fixedrate mortgage fell this week to 4.09 percent from 4.13 percent, according to Bankrate’s weekly

survey of large lenders. A year ago, it was 3.81 percent. Four weeks ago, the rate was 4.18 percent. The 30-year fixed-rate average for this week is 0.35 percentage points below the 52week high of 4.44 percent, and is 0.57 percentage points above the 52-week low of 3.52 percent. The 30-year fixed mortgages in this week’s survey had an average total of 0.23 discount and origination points. Over the past 52 weeks, the 30-year fixed has averaged 3.96 percent. This week’s rate is 0.13 percentage points higher than the 52-week average. – The 15-year fixed-rate mortgage fell to 3.31 percent from 3.32 percent. – The 5/1 adjustable-rate mortgage fell to 3.41 percent from 3.42 percent. – The 30-year fixed-rate jumbo mortgage fell to 4.02 percent from 4.06 percent. At the current 30-year fixed rate, you’ll pay $482.62 for every $100,000 you borrow, down from $484.94 last week. At the current 15-year fixed rate, you’ll pay $705.59 for every $100,000 you borrow, down from $706.08 last week. The wire brush can damage the finish, which would allow more rusting to begin. Periodic inspection is the key to managing rust. When spring begins, look closely at your patio furniture. Then, check it again throughout the season. Detect mildew early Even in Colorado’s dry climate, mildew can form and leave stains and odors on fabric. To detect mildew early, periodically sniff your cushions and pillows for mildew odors. If you detect mildew, promptly clean fabric with a cleaning solution of threefourths cup bleach added to one gallon of water and rinse with cold water. June is pollinator month BOULDER COUNTY – One of the best parts of being a gardener is that I’m never alone. In the quiet of the morning or heat of noon, there’s a buzz CAROL of activity that O’MEARA surrounds Colorado State and uplifts University Extension me whenever I spend time out there. Dodging past butterflies clumsily flitting about, bees zipping from flower to flower, and making way for beetles muscling their way around remind me that a large part of the garden is the life within. I can’t imagine a garden without it and neither can Governor Hickenlooper who, mindful of the contributions and importance of our tiny neighbors, declared June Colorado’s Pollinator Month. “This month we celebrate and honor the small but mighty bee,” said Gov. John Hickenlooper. “Bees, and other pollinators, are crucial for our ecosystem and the starting point of the food chain that serves countless species, including humans! The out-sized work of bees makes them truly fantastic creatures.” The designation is part of a larger effort by the People and Pollinators Action Network and the Colorado Pollinator Network to raise awareness for the bees, beetles, butterflies, moths, hummingbirds and flies that spread

love around plants. “At Boulder County we understand the critical importance of raising awareness for pollinators and their role in our environment,” said Boulder County Commissioner Deb Gardner. “Pollinators are essential to agriculture and Open Space ecosystems and are an important part of creating a more sustainable Boulder County. About 70-percent of the natives nest underground; they live with us in our yards without us knowing,” said Goldstrohm. Native bees are important in the pollination of crops such as squash, tomatoes, or eggplant, according to The Bee’s Needs website, part of the University of Colorado’s Museum of Natural

If a lack of eggplant doesn’t motivate you to help protect pollinators, consider other things they bring us: coffee, vanilla and chocolate. How can you help keep pollinators happy? Plant flowers, says Goldstrohm. “There’s not enough food in the landscape. In urban settings, there are a lot of green lawns but not flowers. Most bees only travel 250 to 1500 feet to get food,” she said. Our grandparents and their ancestors off the farm knew how to move plants of all kinds. Transplanting, sowing, grafting, trade and cuttings were the way you got new plants, so these skills were essential to creating a beautiful landscape or a productive garden

with a fork. It is renowned for more easily turning over backyard soil to make a new vegetable garden from scratch just like grandpa did. Shovels leave dense clods packed by pressure of the blade that must be broken up. If there’s one tool to make gardens and get yard work done, it’s a spading fork. Buy the strongest tines you can find because they take a lot of pressure prying plants out of the root bed. Also pay attention to the handle connection, since weak ones fall apart where the stem of the tines is inserted into the wood handle. American made spading forks are superior to imported ones, except for those manufactured in England where men are very serious about their forks. The longer you use a spading fork, the more indispensable it becomes. All those special tools you see advertised on TV can be discarded in favor of this one universal gardener’s fork. Where weeds are deeply rooted in, use the fork to loosen the soil before you pull them out with the roots. Stick it into dense soil or lawn to open up the drainage. Nothing works better to sift out all the detritus from your raised beds or clean up at the end of the season. Perhaps after you give your husband or dad a great spading fork for Father’s Day, be ready show him where you want the new garden next week so he can try it out. Getting your home ready for inspection

With markets full of multiple offers buyers are often tempted to do anything to get a home. One thing they should not do is forgo the home RICK inspection. For digging out plants to divide, pot-up or move elsewhere, no tool is better than a spading fork. Do not confuse this flat-tine spading fork with a hay pitchfork, which has round tines. Spading forks are essential to lift the root crown of large, heavy plants up from the bottom of a deep hole. When plants are too big for one fork, two gardeners each armed with a fork dig in on opposite sides, then simultaneously lift and pop out a difficult specimen. The spading fork takes muscle, so it’s a very personal tool that should fit your body. A spading fork may have a long handle like that of a shovel, which my tall husband prefers. I like average height and a short handle with a “D” grip, ideal for tight spaces. You can also use a shovel for transplanting, too, but differently. Shovel blades invisibly sever every root encountered no matter the diameter or importance. When moving old woody shrubs with very deep woody roots, you must cut them to move the plant. This is when the clean severance by a sharp edge shovel blade ensures rapid healing and formation of new roots once transplanted. The spading fork is vital for perennials and succulents and plants that are in rocky ground or bear soft fleshy roots. The fork can be used to loosen soil all around a perennial so it lifts gently and intact, ready to carry elsewhere to replant or pot. The spading fork is the primary tool for raised bed gardening to blend soils and turn the ground with compost for renewal. There’s little doubt that during the Great Depression every man turned his wife’s vegetable patch by hand

Can you get rid of home pests with essential oils? By Paul Pogue Angie’s List (TNS) Sometimes the most natural methods work best. You can get rid of mice using a reliable old snap-trap, and nothing takes out spiders like a rolled-up newspaper. But if you want to get rid of spiders and mice with minimal force, essential oils may be the solution for you. Peppermint oil pest control is an effective means of repelling spiders and mice. Spiders smell through their legs, and so they’re very sensitive to oils on the surface. Mice rely on their sense of smell, so they tend to be turned away from distinct essential oil odors. Mice tend to follow pheromone trails left by other mice, and peppermint oil confuses those senses. As a bonus, essential oils are environmentally friendly and safe for your family and pets compared to toxic chemicals.

Peppermint oil: mice As with spiders, peppermint oil is an effective deterrent, but you need to keep several drawbacks in mind. Essential oil is not a longlasting product; it will need to be replaced every few days. And especially in the case of mice, you want to check those peppermintsoaked cotton balls every so often. Once the odor fades away, that cotton will make attractive nesting material for the mice. You want to make sure you place the essential oils right where mice are entering, rather than where they’re already getting in. Generally, you want to combine peppermint oil pest control with other measures. For mice, plugging up holes with steel wool tends to keep them out, since they have a hard time chewing through it. Peppermint oil pest control may seem like a low-impact and simple approach, but it can be very effective. If you place the oils correctly, they should act as a virtual force field, telling pests in no uncertain terms to go the other way. Natural materials make a home inviting By Mary Carol Garrity Tribune News Service (TNS) Interior spaces that are too fussy make me uncomfortable. I think when you really live in a home, there needs to be a bit of disorder. A messy stack of books next to your reading chair in the living room floor. A cat asleep on the duvet at the bottom of your bed. A piece of furniture with a story to tell, like a chest with chipping paint or an ottoman upholstered in a worn old rug. Maybe that’s why I love to weave natural materials into my home. They provide Mother Nature’s restorative palette of cream, tan and brown; they’re beautifully imperfect and a wonderful backdrop for more refined treasures you want to spotlight. Sometimes people get confused about the difference between wicker and rattan. The quick answer is that wicker is not a material, but an ancient technique for weaving natural materials like willow, rattan and bamboo into furniture or baskets or whatever.

and bed frames. Bamboo looks similar but has a hollow core so is not as strong and durable as rattan. I love them both. They are at home anywhere, from a seaside cottage to a mountain lodge, in formal spaces and in those that are

more relaxed. Woven wooden blinds also add delicious texture to a room. When she was decorating her little cottage in Atchison, my friend Cynthia used bamboo shades to bring a bit of rustic charm to the spaces. I like how they contrast with the more formal furnishings in the room. I adore lovely old oriental rugs and have a patchwork quilt of them in my home. But underneath it all, natural fiber rugs like sisal or sea grass are a must-have. They wear like iron, are forgiving when stained and provide a lovely base for a room. A common mistake people make when buying area rugs is to get a size that’s too small. Understandable when you consider how much a really good rug costs. One way to create interest is to make vignette groupings. Some of the most successful are often done in groups of three.
