OWNING VS. RENTING

What’s better for your wallet? By Sylvie Temblay GOBankingRates.com (TNS) Part of being smart with your money means managing how much you buy. And while that might be as simple as not buying goods you don’t need, it might also mean considering alternatives to buying – like renting or leasing – to save money. Opting to rent something has its own set of benefits. For example, you rarely have to make a large up-front payment the way you would with a purchase, and you likely won’t need to worry about the ongoing cost of maintenance. However, rental costs can add up to more than you’d ever pay for an item in the first place, so it’s important to consider whether renting truly saves you money. To help, we talked to the experts to find out when renting is the better option and when it’s better to buy. Home vs. apartment The decision to rent or buy a home usually isn’t purely financial. You might also crave the stability and pride of owning or the freedom to renovate and landscape how you want. But there are a few factors that make renting the better financial choice – namely, location. “Renting usually makes sense unless you are pretty sure you will stay in one home for at least five years,” explained Daniel Mahoney, certified financial planner and president of financial advice firm True Square Financial. “This is because there are several thousand dollars of transaction costs that come with buying, financing and, eventually, selling a home.” If you’re looking to stay in the same home for the long haul, however, buying could be worth it. Furniture Whether you opt to rent or own, outfitting your home can be expensive. And while it might be tempting to turn to furniture rentals to cut down on your upfront costs, it’s probably worth it to invest in buying. “Regular household items like furniture and appliances are almost always better to purchase

than to rent, unless the need for the item is short-term,” Mahoney said. “The companies that finance these items know that most of their customers lack the cash to purchase these items without financing and can, therefore, get away with charging high rates and fees.” That doesn’t mean you need to shell out lots of money for expensive furniture, though. Pick up a few high-quality staple items like sofas, and go for less expensive options for pieces that won’t get used as often. Vehicle Your vehicle is likely your largest living expense outside of shelter, and the decision to lease rather than buy a car can make a big difference in your bottom line. Leasing might be preferable, as long as you do it right. “Leasing can be an attractive alternative to borrowing,” Mahoney said. “Rates are often competitive, and the leasing company assumes the risk that the vehicle depreciates in value more than is expected.” However, you can run into trouble if you use lease in order to drive a car you really can’t afford, Mahoney said. “When people buy cars in cash, they tend to spend less than they do if they finance the purchase,” he said. “It is easy to lose sight of a $10,000 increment in sticker price when it is translated into an incremental monthly payment of $150.” You can find out your cost to own a car in your state, but the bottom line is to make your car budget and stick to it, even if you lease. Solar panels Installing solar panels is a great way to cut your energy bill and help the environment. Both owning and renting have distinct benefits, depending on where in the country you live. “Typically, you will save more money in the long run by buying solar panels,” said Sarah Hancock, a solar energy expert based in Utah. “Once the panels are paid off, you will own them and all of the energy that they produce, essentially making it so that you do not have to pay for electricity.” You’ll also get to take advantage of federal and state

tax credits that are not available to renters. Owning is especially beneficial if you live in a state with low electricity prices like Washington, Idaho and Louisiana, where the leasing cost might negate the money you’re saving on electricity. However, if you live in a state with high energy costs – like Hawaii, Massachusetts or California – renting is your best bet, said Hancock. You won’t need to put any money down upfront, and the monthly energy savings should add up to more than your leasing costs, giving you a net savings. Wardrobe When deciding whether to rent or buy clothing and accessories, Mahoney recommended considering how often you’ll use an item and what kind of quality you’re looking for. While wardrobe rental services have grown in popularity in recent years, it’s still in your best interest to buy your staple wardrobe items. Not only will you wear these essentials often, but there are also a number of simple ways to save money on clothes. Save money by investing in a few high-quality staples. For men, this might mean a custom-made suit and a few sport coats; for women, a classic black blazer, work-appropriate dress and some denim that makes you feel fantastic. Even formal wear like tuxedos could be worth buying if you’ll use them a few times a year, said Mahoney, because rented versions tend to be lower in quality. However, some specialty items – such as costumes or other one-night-only formal wear – are worth renting. Similarly, if you want to experiment with highquality trendy pieces, a rental service could help you try new looks without investing in a piece that might be out of fashion next season. Homeowner’s insurance: Replacement cost versus actual cost Lenders are not as nervous to lend as they were a few years ago; as the recession abated, confidence rose. But this doesn’t mean they’re not changing things up. Nowadays, some are adapting their insurance requirements and mandating that home owners have replacement MICHAELA cost coverage policies. Insurance companies offer two types of coverage: actual cost and replacement cost. Replacement cost Replacement cost fully reimburses the insured for damaged or stolen property. Damage is usually incurred as the result of a weatherrelated event – a tornado or hail storm – or as the result of some other incident (a baseball sailing through a bay window, for instance). It may be the result of a fire, as well. Damage as the result of overuse or misuse is not covered by insurers. Insurers will also not repair any item when the cost to repair it exceeds the cost to replace it. Replacement cost doesn’t consider the condition a piece of property was in at the time it was damaged. It doesn’t consider an item’s age, either.

Actual cost Actual cost (or actual cash value) is designed under the same intention as a replacement cost policy: it reimburses the insurer for damaged or stolen property. However, actual cost will only cover part of the replacement cost. This is the key difference between this type of policy and a replacement value policy. Actual cost considers depreciation the same way a person selling gym equipment on Craigslist considers it: a seller doesn’t

The benefits of each Both replacement cost polices and actual cost policies offer benefits. The former offers home owners more protection, comprehensive home repairs, and works better with aging properties. The latter is more affordable, allows home owners to do large repairs themselves, and is a better choice for anyone hoping to turn a profit on their rental property. When it’s all said and done, home owners may not have a choice of policy; it really depends on the lender. But – for those who do – each policy offers pros and cons. Boulder among top cities for well-being BOULDER – Residents of Boulder, Colorado know one thing for certain: living well comes naturally in this environment. And the TOM latest GallupKALINSKI Healthways RE/MAX of Boulder Well-Being Index confirms it. With a wellbeing index score of 64.7, Boulder ranks No. 10 of 189 metropolitan statistical areas evaluated nationwide. Tracked on a two-year rolling average, Boulder’s well-being rank has been one of the top communities in the GallupHealthways analysis since 2008. All of the top-five communities have placed on previous years’ top 10 lists of highest well-being locales. What constitutes well-being? There are five essential elements, according to Gallup-Healthways: Purpose: liking what you do each day and being motivated to

achieve your goals Social: having supportive relationships and love in your life Financial: managing your economic life to reduce stress and increase security Community: liking where you live, feeling safe, and having pride in your community Physical: having good health and enough energy to get things done daily Gallup-Healthways Well-Being Index scores each community on metrics within the five elements and calculates findings on a scale of 0 to 100, where 0 represents the lowest and 100. Holistic wellness coach Ales Gil of Boulder Vitale Studio Alex Gil supports the idea that well-being is made up of many factors. “Because we are very integrated systems – physical, mental, emotional, spiritual – one area is constantly affecting the other areas. It is hard to achieve high levels of health by only addressing the physical or mental. We need to address all areas for optimum health,” says Gil in an interview published on the

After all, knowing that inspection issues were the cause of a deal falling through could deter future potential buyers, so it’s best to avoid the situation altogether. Plumbing leaks Plumbing leaks are not uncommon, but they can be scary. Most buyers imagine the need for a major plumbing repair or assume that mold and other damages may exist behind walls and under floors. If you’ve had any plumbing leaks, no matter how minor, be sure to have them properly repaired. It is also important to repair any damages to ceilings, walls and floors. Leaving glaring signs of past issues can be detrimental to your home sale. Wood destroying insects Signs of wood destroying insects is another issue that can quickly scare away potential buyers. First and foremost, if you are aware of any infestations, be sure to get the problem treated. There’s nothing worse to a buyer than to hear that there’s an active issue. Secondly, repair any damaged areas. Lastly, put preventative measures in place

to minimize the chances of the problem recurring (i.e. subscribe to a treatment plan). Most buyers will overlook a past infestation if it’s clear that the problems have been properly and professionally addressed. Structural problems Home buyers always associate structural issues with high repair costs. However, structural concerns can vary from very minor to major. Hearing that a repair was improperly performed is sometimes just as bad to a buyer as learning that there is an issue to begin with. Therefore, when adding support columns, repairing support beams, or performing other similar work on the structure of your home, be sure to hire a professional, obtain proper permits, and comply with modern building standards.

Avoiding inspection issues Issues with a home will not always cause a deal to fall through. It is often the appearance of a homeowner having ignored known issues that scare buyers most as it eludes to a bigger or growing problem. By addressing items ahead of time, sellers can improve their chances for a successful sale and a higher selling price. Consider a pre-listing inspection

Traditionally, home inspections are requested by the prospective home buyer. Seller (or pre-listing) inspections are becoming RICK increasingly JACQUEMARD popular. Flatirons Home Inspections Having a pre-listing inspection of your home will allow you the opportunity to

Why summer is a great time to sell a vacation home in Colorado As soon as the weather starts heating up – starting in about June and lasting through September – the housing market is at its peak. Once they return home, however, the idea of buying into this lifestyle comes to fruition. When people can return to Colorado – often in the spring or summer – they start seriously

looking for the home that really suits them and their lifestyle. These trips are usually slowerpaced, allowing vacationers the time and energy to become buyers. Getting your property on the market in early summer, say June, allows you to take advantage of the large number of summer visitors. June can be a slower month, depending on the weather and the density of the winter’s snow. By listing in the early spring or summer, you’ll expose your property to motivated summer visitors. Less competition Inventory also plays a huge role in spring and summer’s advantageousness. Competition is still low in the early spring. In Summit County, for example, the typical real estate market has lower levels of inventory during the winter months and more properties for sale in the summer months. Starting in mid-April, when most ski areas close, sellers start putting their

properties on the market and inventory begins to build. The earlier you list your property, the more likely you’ll beat out the competition. Warm weather Nobody likes trudging through snow to see a property, even if it is in a mountain paradise. Spring and summer weather in the mountains is ideal, hovering around in the 70s and 80s. Buyers will also be drawn to the yearround beauty of their future mountain home. Snow can happen as early as late June or July, so by listing earlier, you are avoiding the possibility of bad weather driving away potential buyers. What is an interest-only mortgage? The following article is a summary of content from the book, “Realtor for Life,” written by Duane Duggan. The 30-year fully amortized loan has been the mainstay of real estate financing in the U.S. for decades, yet market conditions often bring about DUANE different types DUGGAN of mortgages to Realtor and Author help buyers get RE/MAX of Boulder into a home. At one time, there was a loan called FHA 245, which was a graduated payment, negative amortizing loan. The payments were kept low because the shortage of what the payment should have been was added to the loan balance each month. This worked decently in an accelerating market, but not so well in a declining market. Another tool to help buyers in an accelerating market is the interest-only mortgage. During the pre-2007 real estate market, home prices were rising rapidly, and this was a tool to help keep payments JUNE 16-17, 2017

lower. Interest-only mortgages got a bit of a bad rap because consumers were missing out on getting the loan paid down when home values began to decline. Since the loans weren’t being paid down, the homeowner became more likely to be foreclosed upon. When a market accelerates, interest-only mortgages become more commonplace. This is because home prices are accelerating faster than salaries, and the consumer looks for ways to afford a home. There is definitely a time and place to use the interest-only loan as a tool. One example I have is when I had a client who had been laid off from his job. This client had other income but the fully amortized payment was making things pretty tight. By using an interest-only mortgage he was able to reduce his payment and stay in his home. A feature that interest-only loans have is that if you pre-pay any principal, the next month, the interest-only payment is

based on the remaining principal balance. That means the payment goes down immediately. That is a big difference from a 30-year amortized loan. On a 30-year amortized loan, if you pre-pay principal, it reduces the term of the loan, but the payment remains the same. With the interest-only loan, if you are disciplined enough in making extra principal payments, the monthly loan payment will go down each time you do. Just this month, interestonly loans have returned to the marketplace for primary residences and second homes. The typical product structure is 3, 5, 7 or 10 year fixed, then becomes an ARM (Adjustable Rate Mortgage). In general, qualifying is more stringent than for a typical mortgage and down payments are larger. Doing a quick check with lenders today, I found that interest-only loans on investment properties aren’t available. When they do become available, they are

a wonderful tool. Each time you make an extra principal payment, next month’s payment is lower, and the cash flow gets better. As the cash flow improves, you can keep applying the increased cash flow to principal and before you know it, the loan is paid off! Seven tips to make moving day go more smoothly Finally after looking online at hundreds of homes for sale, going to dozens of showings and making it though the offer process, you have a home under contract and will soon be moving. Moving day: No matter how much you plan, it’s tiring, chaotic and stressful. You can make it less so by following these tips: Plan your furniture layout ahead of time Measure the rooms of your new home and determine where your large rugs and furniture should be placed. Draw a layout and, if possible, denote these locations with masking tape on the floor. This will save time rearranging furniture in the days after you move. Pack your kitchen essentials to have at hand After you move, you will have several dozen boxes in your kitchen. To avoid searching for that one item you need, pack a few “essentials” boxes with items like

enough plates, glasses and flatware for your family, as well as the things you use everyday, such as salt and pepper, olive oil and your go-to frying pan. KAREN Include paper LIBIN plates, napkins KL Realty and other items for drop-by guests. You will probably need and use these essentials until the end at your former house as well. Make cleaning and home repair supplies tubs Get two carry-all containers. In one, put basic cleaning supplies, sponges, paper towels and some rags. In the other, put a hammer, screwdrivers, nails, a pencil and a tape measure. Keep these on the kitchen counter of your new home for easy access by all. Again, you don’t want to be searching about for these often needed items.

Pack clothes and toiletries for a few days It may take you longer than you think to get your closet, bedroom and bathroom organized, so having a couple days of clothes and toiletries handy is a good idea. Make sure you have important items such as medications, toothbrushes and toilet paper. Have a person at the old house and another at the new house It’s good to have a person at the old house overseeing that things are being moved properly and according to your expectations. For instance, how much do you want your furniture wrapped? Not at all or with plenty of coverage? As movers usually charge by the hour with packing materials extra, these decisions need to be made and then monitored. At the new house, another person needs to direct the movers where items, especially furniture, should go. The closer you get items to where you ultimately want them, the easier things will be for you in the long run.

Have a friend make the beds At the end of a long moving day, there is nothing worse when you are bone tired then realizing you have to make the beds -- but have no idea where the sheets are. Put a friend in charge of keeping track of the linens and making the beds. Put someone in charge of a food run Here’s another task you will probably not have time for, and you won’t want your partner leaving for an hour or so to do this. Give money to a friend and ask them to get take-out for you all, and if you’re so inclined, the movers. They appreciate it, and this ultimately makes the moving process go more smoothly. Wingback chairs warm up every room By Mary Carol Garrity Tribune News Service (TNS) If you have ever lived in an old, drafty house like I have, you totally get why the world needs wingback chairs. Not only do they wrap their arms around you and keep you snuggly warm, they are so stunning that they elevate the style of any room they grace. For me, they are a must-have, a classic I will always want in my own home. Wingback chairs smashed onto the decorating scene in England way back in the 1600s. These new-fangled easy chairs included “wings” that were affixed to the back of the chair, often reaching down to the chair’s arm. They were a hearthside chair whose purpose was to protect the inhabitant’s back from the room’s cold drafts while also holding in the heat from the roaring fire. Early models were all wood, but soon consumers wanted something a bit cushier to settle down into, so they evolved into the padded, upholstered chairs we know today. Through the years, the wingback has changed with the times. JUNE 16-17, 2017

Creative designers have reinvented this classic over and over again, altering the size and style of the arm, wings and back. Here is how I like to use them in my home: Cozy up your fireplace Sometimes you just can’t improve on perfection. There’s a reason the wingback has been flanking hearths for hundreds of years. It can’t be beat when it comes to making a space feel warm and cozy. When we design living areas in homes with tall ceilings and open spaces, we like to include a pair of wingbacks in front of the fireplace because their height and weight draws the space together. Even though the wingback silhouette is hundreds of years old, today’s styles are fresh and new. The wings are less confining, the arms less restrictive, the fabrics more varied. Lend drama to your table For a dining space that knocks it out of the park, use a pair of wingback chairs as the host and hostess seats. This is one of our

favorite ways to add drama to a dining area. Want to experiment with some fun colors and bolder patterns? This is the perfect spot because you are covering smaller pieces of furniture (compared with a sofa) that is in a collection of more neutral pieces – a wood table and chairs. When picking wingback chairs for your dining set, make sure the chair is high enough so you are comfortable when seated, but not so high you can’t push the chair in without smooshing your legs. Also, pay attention to the height of the arm. You don’t want arms so large and confining that it is difficult to get out of the chair easily. If you are worried about stains, consider your upholstery carefully. Leather is safest, as are fabrics made for outdoor use. Frame a window or door Wingback chairs can give grandeur to just about any spot in your home. Place a pair on either side of a large window, like my friend Julie did in her living room. Or, tuck one into an empty corner to create a cozy reading nook. The tall backs

make them excellent for turning a boring spot into a statement. Add style to your home office Talk about your power chair! Raise the bar for your home office by swapping out a utilitarian desk chair for a wingback. While a classic wingback can’t be beaten in a traditional office, don’t discount the style if your office is more contemporary. Buzz about the Colorado Pollinator Highway BOULDER COUNTY – The Colorado Department of transportation is hoping traffic increases along a stretch of I-76 from Arvada to Nebraska. CAROL Bumbling, O’MEARA zipping, Colorado State hovering and University Extension crawling, all types of drivers are welcome on the special roadway CDOT is maintaining to protect our pollinators. With the unanimous approval of Joint Resolution 17-1029 on May 8, the Colorado General Assembly ensured that bees, butterflies, and other pollinators have something to buzz about along I-76, the Colorado Pollinator Highway. Recognizing that native ecosystems and agriculture benefit when pollinators are protected, Colorado’s leaders in the House and Senate designated the stretch of road to be used to provide habitat for the smallest of citizens. “CDOT Landscape Architecture Division had this idea, which came from their staff. We’re trying to build off CDOT policies that create roadside habitats,” says Joyce Kennedy, coordinator for People and Pollinators Action Network. The advocacy group worked with CDOT to bring the proposal to the Colorado legislature. CDOT has been identifying

potential habitats along roadways, looking for those with potential for different management approaches to enhance and protect animals, birds or insects around them. The Pollinator Highway will help raise awareness of pollinators and provide signs to help educate people on the topic. Concern over dwindling numbers of native and domesticated pollinators has advocacy groups encouraging action on measures to halt the losses. Restoration of lost habitat is crucial to those efforts. “I-76 runs though rural and urban areas and a number of different ecosystems,” said Kennedy, “By improving mowing policies to cut down on mowing, spot spraying noxious weeds, and using bio-controls to control weeds, roadsides can be good habitat.” CDOT plans to use more native plants and grasses as they restore roadsides, plus train road maintenance crews in techniques to keep the habitats intact. Losses to windshields shouldn’t be an issue because good habitat will keep insects within a swath instead of foraging in the middle of the road. The Colorado Pollinator Highways is one piece of the puzzle for helping pollinators overcome their losses. With urbanization taking a toll on diverse habitats, backyard gardeners can play their part by planting a variety of plants that flower throughout the season. Instead of spraying pesticides

The first step is correctly identifying what the pest is and then trying low impact controls, such as hand picking, before reaching for a spray. Try to tolerate a little nibbling on a leaf; sacrificing a snack to an insect is part and parcel of having a garden. Choose any pesticide carefully, read and follow the directions on the label, keeping in mind that most prohibit use on plants in flower. Throughout June, Colorado museums, libraries, businesses, gardens and farmer’s markets will be hosting pollinator activities and events. To see a

Splashier items like Wi-Ficonnected refrigerators and stoves that let you operate them remotely look cool, but cooking experts aren’t sold on them yet for home use, noting that the technology may be obsolete long before the traditional aspect of the appliance stops working. Instead, they say three smart gadgets are worth a home chef’s dollars. Sous vide machine A longtime favorite of chefs, sous vide machines are coming down in price and making their way into home kitchens. Sous vide 16

machines allow food to retain more flavor because food is cooked slowly in an airtight bag under circulating water at low temperatures. Both Chef Brian Schreiber, educational representative at Kendall College, and Lance Nitahara, lecturing instructor at Culinary Institute of America raved about them. “It’s a really great way to cook to maximize your flavor. I think in the next year or two, sous vide is going to pop up more and more, especially as people get more educated,” Schreiber said. “It creates a controlled environment that you don’t get with traditional cooking.” Although these machines are coming down in price, the two experts caution home chefs to not automatically pick the cheapest ones. “You get what you pay for,” Nitahara said. The low and slow cooking times make monitoring sous vide cooking from an app easy. There are two top smart sous vide machines, the Anova Precision Cooker ($149) and the ChefSteps Joule ($199). Tests by popular technology magazines show they essentially cook the same. The main difference is the Anova can

When home chefs need to step away while cooking, being able to use an app to check on the food’s temperature is a handy way to avoid overcooking the meal. “It gave us accurate, clear temperature readouts, which is basically what you want in a good thermometer. The ‘smart’ side of this product – where it uses Bluetooth to send information to your phone – works as well as the thermometer itself. What’s more, applying smart technology here isn’t just an extra; it solves a real problem,” McManus said. A host of other smart thermometers are available, such as Weber’s iGrill2 ($99), which was made specifically for a grill’s high temperatures.

Induction burner Nitahara said the induction burner is one of his favorite cooking devices. These burners are more efficient than gas burners; they heat up fast and cool off quickly, plus they let chefs digitally control the exact temperature. “If you have recipes you did once and it turned out great, you can notate what number you set it to and get that number every single time. I use my pressure cooker and can adjust to the number I want it to be for maximum pressure,” he said. While most induction burners are part of complete ranges, some single induction burner plates are coming out that are Wi-Fienabled. Nitahara said to work on an induction burner, a pan must be made of a magnetic material, meaning aluminum pans won’t work. Hestan Cue’s single induction burner ($549) comes with a smart pan that works with the induction burner and includes a recipe app via Bluetooth technology that guides users through cooking and automatically adjusts the temperature for each step. Nitahara said he expects induction burners will become more popular. “It’s the future of cooking today,” he says. “A lot of kitchens are turning to induction burners.”

How can you refresh your furniture? By Emily Simpson, Angie’s List (TNS) Whether your furniture is outdated or you like changing your decor regularly, refreshing your current furniture or a garage sale find is a great way to get an updated look. Painting furniture One of the easiest ways to update a piece is to paint it. Painted furniture isn’t limited to wood; you can update metal, wicker, even upholstery. Personalize any piece to match your style; add a funky design or go with a classic antiqued look. Your furniture will determine the paint you use: – Stain. Wood stains are an ever-popular choice and come in a variety of hues, from cherry red to dark espresso. – Spray paint. A great option for furniture with details or lots of curves. You can choose various colors and finishes, include matte, satin or metallic. Works for various materials, like metal, wicker or wood. – Chalk paint. Increasingly popular, very little prep work is required and it (plus a finishing wax) gives furniture a nice antique look. True to its name, it provides a matte, chalky finish. – Latex. Available at many hardware stores, it lets you to choose a vibrant color or a specific shade. Latex paints offer a variety of finishes, from a shiny satin to a flat matte. – Acrylic. Available at craft stores, works

for many different pieces, making it an almost universal option. – Fabric medium. Mixed with an acrylic or latex paint for painting upholstered furniture. Slipcovers Slipcovers are a simple, fast way to refresh any furniture. You can switch colors and patterns for the season, or simply choose a new neutral color to hide an outdated floral or plaid piece. You can try to make your own slipcovers to match your home’s decor and furniture’s specifications. Otherwise, you can buy one that ties on, snaps on or has an elastic band. Reupholstering Reupholstering furniture is a bit more expensive than painting, but it’s much cheaper than buying a new chair or couch. By reupholstering that ugly wingback chair, you can choose the fabric you want, add some updated elements like tufting or nail-head trim and make sure you have the exact look you want. Accessorize furniture Some old furniture just needs a bit of a touchup to give it a fresh look. You could swap old handles and pulls for updated pieces, paint outdated gold handles and hinges, add a nail head trim to the arms or backs of chairs and couches, or re-cover pillows and cushions on couches and chairs, or buy new ones.
