Home features that drive price appreciation If you’re a homeowner, a quickly rising real estate market is good news. It’s comforting to see your home value rise. Yet, many TOM homeowners KALINSKI don’t live in RE/MAX of Boulder the last home they will ever own, making rising prices also a source of anxiety. The question is, what do rising real estate prices mean for the next house you buy? Will the home you own today appreciate at a greater or lesser rate than the home you’re going to buy? According to analysis by Realtor.com drawn from millions of listings from 2011-2016, some home features appreciate more than others. Knowing this could help you gauge which home updates pay off the most – and which may not pay off at all. It can also help you choose a home that will appreciate at the top of the curve. As a point of comparison, Realtor.com says that in a strong economy, home values generally increase three to four percent a year on average nationally. In the most recent years, from 2011 to 2016, national home prices increased at about twice that rate, rising 6.3 percent a year on average. Here are the stats and patterns noted on home appreciation in an article published by Realtor.com.

over 2,400 square feet increased 3.8 percent a year, according to Realtor.com. If you consider the demographic trends of the day, this makes sense. Currently, the two largest demographic groups – millennials and baby boomers – are seeking smaller homes. Millennials approach home buying from a starter home perspective, while baby boomers want to downsize. Yet housing developers focus on the high-end, larger-home market resulting in fewer smaller homes being built, leaving unmet demand for smaller homes. And those who currently own smaller homes aren’t trading up fast enough to meet the demand, the article points out. Denver is being impacted by this trend. As Realtor.com notes: “This effect is more pronounced in expensive urban markets like San Francisco and Denver, where homes of under 1,200 square feet see 17% and 12% price growth a year, respectively.” Fewer bedrooms and two-car garages drive greater appreciation Here again, smaller is better. Five-bedroom homes appreciate at 4.3 percent a year, while twobedroom homes are increasing 6.6 percent. And in garages, the Goldilocks ‘just right’ number rules, and that number is: two. Two-car garages grow at 6.4 percent a year, a onecar garage 6 percent a year, and three-car garages lag far behind at 3.8 percent.

Small outpaces big For the past five years through 2016, bigger has not been better. In fact, the smallest homes appreciated the fastest, with those less than 1,200 square feet growing 7.5 percent a year for the past five years. By contrast, homes

Mountain views followed at 5.1 percent, lake views at 4.9, views of a golf course grew at 4.3 percent and ocean views increased 3.6. What doesn’t add value Here’s the surprise. That luxury kitchen décor we love to love – stainless steel appliances and granite countertops – don’t perform as well on the price appreciation scale, growing only three percent and 2.5 percent respectively. Though, they shouldn’t be discounted too heavily. According to Realtor.com, these kitchen features do drive ‘desirability.’ They are a ‘musthave’ in many markets including competitive buyer’s markets or the luxury home market. If you are hiring a contractor to complete repairs, you will spend a lot more than someone who has the skill set to perform some of the work on their own. Thus, the same renovation job can cost one homeowner much less or more than another. Given the many factors that contribute to renovation costs, that figure is not a static one that

Personal use and depreciation Another factor to consider is that you have the opportunity to use and enjoy the renovations during the time that you’ve owned the home. Part 1: Should I buy a college home for my college student? The following article is a summary of content from the book, “Realtor for Life,” written by Duane Duggan. Every spring and summer college students start to look for a place to live in the fall. The rental market is usually pretty tight in any college town. Because DUANE of that, many DUGGAN families consider Realtor and Author purchasing a RE/MAX of Boulder home for their college student to live in while attending school. This can prove to be a worthwhile investment financially, as well as an excellent learning experience for the student. In Boulder, if a parent bought a condo in the 1980s and held on to it for four years, the condo would most likely have sold for about what was paid for it. If a parent bought a condo in the 2012 and sold it in four years, most likely there would have been enough profit to pay for their child’s education at University of Colorado Boulder. Owning the property the student lives in while attending college can be beneficial in several ways. The student will have a greater sense of stability in not having to look for a different apartment to live in each year. In addition, you, as a parent, can pick the lifestyle that will help your student succeed in school by choosing the location and the quality of housing that best fits his or her needs. In the past, apartment rents in college towns typically increase on an annual

basis. By purchasing a property with a fixed-rate mortgage, your student’s housing expenses will be fixed. In addition, your student won’t have to deal with paying security deposits or going through the hassle of getting the deposit back. Having a single place to live in that you own means your student will not have to worry about storing furniture over the summer break. By purchasing a home for the student, you will be providing your child with an excellent learning experience. Your student will learn not only about the process of investing in real estate, but will also learn about the responsibilities that go along with property ownership. In my own personal situation, I have two sons who attended the University of Colorado Boulder. I bought them each a condo using owner-occupied FHA financing. Each lived in the unit and had a roommate paying rent to help pay the monthly mortgage. At the end of their college careers, they had built up significant real estate equity to utilize in the next phase of their lives. I have had clients buy a piece of real estate in which two, three or more of their children have lived in while attending college. In some cases, this has spanned a 10-year time frame. Rather than throwing money down the “rent drain,” they have built equity in a real estate investment over a period of time. Home ownership just got easier: Fannie Mae increases debt-to-income ratio Debt-to-income ratio is crucial when qualifying for a mortgage; it’s one of the most important factors. Per the Washington Post, it’s also the number one MICHAELA reason applicants PHILLIPS are turned down: Guaranteed Rate, Inc. their credit cards are too high and their salaries too low. This restricts people from buying, particularly young people saddled with student debt and entry-level jobs. But this is about to change. Fannie Mae, the Federal National Mortgage Association, is easing its requirements. Starting July 29, the debt-to-income ceiling is increasing from 45 percent to 50 percent. This might not seem like a lot, but it may be the difference between qualification and rejection. How debt-to-income works Debt-to-income, abbreviated DTI, is a ratio that takes your gross monthly income and compares it to your debts – credit cards, bank loans, auto loans, other mortgages and anything else outstanding.

It also factors in the potential mortgage payment you’ll be predicted to make each month. If you make $5,000 a month and you have $2,500 in monthly debts, your DTI is calculated at 50 percent. Lenders use DTI to assess your ability to pay them back. If you can’t afford a loan, they don’t want to give it to you. Fannie Mae, Freddie Mac, and the Federal Housing Administration set 43 percent as the maximum DTI qualifying someone for a mortgage. However,

they have exemptions that allow them to take on borrowers with higher ratios. Fannie Mae based their decision to increase the DTI on research that showed people with DTIs up to 50 percent didn’t often default; they were responsible home owners with good credit. Of course, just because the DTI is moving to 50 percent, not everyone in the 45 to 50 percent range will be approved. Fannie Mae has an automated underwriting system that

examines your financial standing as a complete package. It takes into consideration many factors, including the size of the down payment and job stability. It also looks at your credit score. Fannie Mae tends to be strict with credit scores, and you typically need decent numbers to qualify. Still, Fannie Mae isn’t the only player in the game: those looking for mortgages have been able to procure them through FHA loans. These loans are more liberal with their DTI ratios and often lend to people with DTIs over 50 percent. But they come with a drawback: borrowers must pay mortgage insurance premiums for the entirety of the loan. Insurance premiums for Fannie Mae, on the other hand, are canceled once the principle balance drops to under 78 percent of the purchased value. The revised guidelines don’t guarantee home ownership for everyone, but they’ll make a huge difference for some. They’ll open doors that would have otherwise remained shut. How do you make your own mulch? By Paul Pogue Angie’s List (TNS) Mulch is an effective tool to protect your plants, beautify your yard and add nutrients to your soil. Making it is easier than you might think. DIY mulch saves money and it’s environmentally friendly, because you recycle resources like yard waste or food trimmings. Choose your mulch source Some are easier to gather than others. Leaves make a good mulch source, as do pine needles and yard clippings. Bark is one of the most effective and nutrient-rich forms of mulch. Leaves, yard trimmings and compost make excellent summer mulch, while pine needles, bark and straw are best for winter. Also, don’t overlook shredded newspaper as an effective mulch additive. Collect your mulch materials Once you know what mulch

you’re using, gather it up. Rake fallen leaves or those you’ve pruned, and gather them into a pile. The same goes for grass clippings and pine needles. If your lawnmower has a bag that collects grass, great. Pile up branches, bark or wood trimmings until you have enough for mulch. If you’re using a compost pile, keep it relatively moist and turn it regularly with a pitchfork or shovel to keep the materials rotated while they break down. Convert the materials to mulch Piles of leaves can be swiftly mulched with a lawnmower. One of those grass-catching bags would be very useful at this point if you have one. Otherwise, run the mower over the leaf pile a few times and rake it all together. If you’re using branches, bark or other wood trimmings, the best way to generate mulch is with a small wood chipper. Many hardware stores rent them out. Don’t forget to wear safety glasses.

A mixture of all these sources can be the most effective mulch, as they all bring different nutrients to the system. To use compost as mulch, simply maintain your pile until it’s ready for use. Depending on how you care for it and the weather, it should be ready in two weeks to four months. When it’s crumbly and dark brown with an earthy odor, it’s good to go. Prepare your ground for mulching This step is an easy one to miss, but it’s important. Remove any old mulch that remains on the ground, so you have a fresh start. If you’re maintaining a compost pile, this remaining mulch can be

used there. Weed the area carefully, since mulch will actually help existing weeds, which is the last thing you want. Spread the mulch You’ll want to use different levels of mulch depending on your needs and the season, but generally about two inches works quite well. Don’t forget to lay it all out evenly with a rake, or hire a yard professional to do the job perfectly. Make sure to leave a small “well” of shallower mulch around the base of plants. 3 small-space mistakes that secretly make interior designers cringe By Gabrielle Savoie Domaine (TNS) Some myths never die, especially when decorating is concerned. In the world of design, small spaces are a beast all their own _ and they require their own set of decorating rules. That said, the rules that people think apply to tiny spaces aren’t always the right ones. Case in point: White walls don’t always make your space look bigger. “I’ve said it before and I’ll say it again, big is not always better,” Shannon Vos of Vos Creative tells Inside Out. “And with housing options shrinking by the second, that’s a good thing. But this means we need to be clever with our design choices.” Ahead, he explains the top three decorating mistakes he always sees in small spaces and how to avoid them: Dollhouse furniture “We often make the mistake of creating miniature versions of the bigger rooms we really want,” says Vos. Instead of picking mini rugs and sofas, dare to make a few risky statements: Pick an oversize sofa, go for a large bold rug or push your furniture away from the walls. Give your room less but use more impactful pieces.

Poor lighting “Almost nothing has the power to transform a room like good lighting can,” Vos claims. By the same token, bad lighting can quickly ruin a room. The designer recommends using as much natural light as possible and steering clear of downlights. Instead, a good variety of sconces, table and floor lamps arranged around the room cast a much more flattering glow and contribute to making the space feel more intimate and comfortable. The white myth “Sure, painting a room white is safe but it’s also boring,” says the designer. “While the general rule is that lighter walls and floors give the illusion of more space, our aim is to create depth and to do this we need to layer tones and textures.” Instead of painting everything white, he recommends creating subtle tonal disparities with surfaces like whitewashed floors and pale fabrics. As for small rooms that have very little natural light: going dark is the best option. Many homeowners long for neutral color palettes, typically consisting of white, cream and sometimes gray. Sound boring? Neutral colors can actually be the foundation for an elegant, minimalist palette if used effectively. Tone on tone Tone on tone is a popular color trick used by professional interior designers. The technique involves using tints, tones and shades of the same or similar colors. The result can be a blended palette of similar colors that work well together. White So often, people forget white is actually a color. In fact, many designers use white as an accent color. From white furniture to artwork, accessories and accents, white can be a powerful color in your toolbox. The beauty of brown Brown is a fabulous foundation

color that doesn’t have to look muddy or drab. Instead of the usual deep chocolate tones, which are certainly rich and elegant, consider other tones such as camel, toffee or cream. It is also perfectly acceptable to mix browns, and even use the color of woods that may already exist in the space, such as architectural features, as inspiration. Gray From silver to charcoal, grays may be warm or cool. Gray is one of the most popular colors for those looking to create a neutral, inviting palette. When it comes to using gray, don’t overlook the power of metal. Finishes that you may include in your space such as chrome or nickel can also help to blend with the gray accents and accessories. 3 ways you can buy a house even if you don’t meet income requirements By Natalie Campisi GOBankingRates.com (TNS) Buying a home is an exciting process that takes time, research and money. And for people who need a mortgage, it also usually requires a good credit score. If your credit history is less than what most lenders deem acceptable for a home loan, then it’s time to explore your options. Although rebuilding your credit is one way to improve your chances of qualifying for a mortgage, it can be a lengthy process. Before you even start the application process, use a mortgage qualification calculator to figure out how much you can afford; this will give you an idea of your price range and how much you’ll need to ask the lender for. Many lenders advise not to spend more than 28 percent of your income on your mortgage. Some folks might want to own a home sooner – because of attractive real estate prices or a low annual interest rate – than it might take to boost their credit score. Even if you don’t have time to make a helpful boost to your credit score, there are still things you can do to help yourself get a mortgage. Here’s a list of alternative strategies to help you figure out how to buy a house when you don’t meet certain requirements. 1. Increase qualifying income When underwriters look at income, they take a pretty conservative stance. For example, income from

your part-time job might not be considered unless you have a history of working more than one job. Rental income might take a 25 percent cut right off the top of your income, and if you deduct business expenses that have yet to be reimbursed, your lender will probably also deduct them from your qualifying income. However, sometimes the rules work in your favor. As required by the Equal Opportunity Act Amendments of 1976, Public Law 94-239, income that the borrower receives from public assistance programs might be used to qualify for a loan if it can be determined that the income will probably continue for three years or more. This can be helpful in boosting total income. Here are other sources of income that you might not have considered: – Alimony or child support – Automobile allowance – Boarder income – Capital gains income – Disability income – Employment offers or contracts – Employment-related assets as qualifying income – Foreign income – Foster-care income – Interest and dividends income – Mortgage credit certificates – Mortgage differential payments income – Non-occupant borrower income – Notes receivable income – Public assistance income

– Retirement, government annuity and pension income – Royalty payment income – Social Security income – Temporary leave income – Tip income – Trust income – Unemployment benefits income – VA benefits income 2. Choose a different mortgage Some mortgages have more forgiving guidelines than others when it comes to income. VA loans, for example, calculate income two ways – the standard debt-toincome method and the “residual income” method, which is much more generous. For people with lower incomes, a worthwhile option to look into is Freddie Mac’s Home Possible program. To qualify, the borrower must have a yearly income that’s either equivalent to or less than the area median income for the census tract where the property is located. The only exception to this rule is if the property is in a designated underserved area or high-cost area. The Home Possible rules state that if the property is in a high-cost area, the annual income can exceed the area median income, within certain limits. Likewise, if the property is in an underserved area, AMI requirements don’t apply at all. Credit might be another option for people who have a history of paying their bills on time, even if they experienced a period of financial hardship. FHA loan

qualifications state that these candidates might still be able to qualify for a loan, regardless of isolated cases of late or slow payments. 3. Bring in a co-borrower There’s always the option of bringing in a co-borrower. Extra income allows you to qualify for a bigger mortgage. Co-borrowers can be occupants or non-occupants. An occupying co-borrower lives in the home with you. A non-occupant co-borrower is more like a cosigner; this person doesn’t live in the house but is responsible for the payments. Lenders are more likely to put restrictions on non-occupant coborrower loans, such as requiring a higher down payment. Government loans come with fewer restrictions. For manually underwritten loans, the income from a nonoccupant co-borrower might be considered as acceptable qualifying income. This income can offset certain weaknesses that might be in the occupant borrower’s loan application, such as limited financial reserves or limited credit history. By Cathy Hobbs Tribune News Service (TNS) Look in nearly any magazine or peruse the aisles of home decor stores and you are likely to notice an underlying theme: numbers. Pairings and groupings are key design and styling techniques dominating the visual merchandising presentation of home decor. These same techniques can also be used to help enhance nearly any home. The theory of numbers Pairing more than one item or identical items in a group essentially provides the eye with visual reinforcement. The most successful techniques often involve the grouping of identical or similar items. This technique can be used in various applications including the use of artwork, small furniture pieces, florals and accessories. Parings The use of pairings or two identical or similar items together is one of the few instances in which it doesn’t overwhelm if used multiple times within the same space. The pairing of similar art pieces or two identical lamps

on top of two identical end tables may create a cohesive and aesthetically pleasing furniture arrangement without being too overpowering. The result is an environment that doesn’t feel cluttered by too many singular pieces and feels more soothing by the pairing of items. Odd number groupings Often there is a theory that groupings should be executed in odd numbers, typically three or five. This visual merchandising technique relating to groupings is often especially successful in larger spaces. A series of three art pieces can make a powerful statement along a long empty wall. Similarly, a series of simple florals can create an elegant look. When experimenting with groupings, one tip is to either use items of a similar size and scale, or try items of varying heights to create interest. Your stuff, refreshed Designing sisters specialize in working with what you have By Kim Palmer Star Tribune (Minneapolis) (TNS) Lisa Griebel was feeling sad and overwhelmed. She’d lost four family members in just 16 months, including her mother, resulting in extended trips to Peoria, Ill., to sort through her mother’s belongings and clear out her house. “I had to make room here, to integrate her things,” said Griebel of her own longtime home in southwest Minneapolis. But where to start? The sheer volume of stuff seemed insurmountable. So Griebel called on her neighbor, Kathy Keehn, and Keehn’s sister, Liz Knutson, partners in One Day Design. “I knew they were doing this [redesigning home decor using the owners’ existing furniture and artwork], and I’ve always loved Kathy’s house,” Griebel said. So she invited them over to advise her. “She wanted a change,” said Keehn. “And with her mom’s stuff coming home, something had to give.” After talking with Griebel about her home, what she wanted to keep and what she was ready to part with, the sisters made some recommendations. One was that she repaint the gold and cranberryred wall colors in her living and dining rooms in a fresh, light khaki that would brighten and unify the two spaces. “She said, ‘Do I really need to paint?’?” Knutson recalled. “I said, ‘You GET to paint.’ She had a bad year last year. She needs a new start.” The sisters reviewed photos of Griebel’s mother’s belongings, then advised her which ones to ship to Minneapolis, including a tall antique secretary and a pair of armless chairs upholstered in celery-colored velvet. “She was going to sell the secretary,” said Knutson. “I said, ‘That’s gorgeous! You have high ceilings. You need height.’” Then, while Griebel was in Peoria, the sisters redesigned the main floor, moving and repurposing her furniture, artwork and accessories, and packing up the excess in boxes. They pared down the number of 16

knickknacks on Griebel’s mantel and on the built-in shelves that flanked her fireplace. “They were chock-full,” said Keehn. “We edited that,” so that each piece had room to breathe and make an impression. “We edit a lot – not that we don’t like their stuff, but most people have too much. It’s better to rotate it.” Less is also more when decorating with family photos. “In the living room, a couple are great, but 50 is a bummer,” said Knutson, who created a wall of family photos in the upstairs hallway, where Griebel can see them every day but they don’t overwhelm her main-floor decor. The sisters even staged Griebel’s dining room using her dishes and table linens. When Griebel came home, she walked into a different house. All the objects were familiar but arranged in fresh ways. She was amazed to see how well her mother’s chairs worked with the other furniture in her living room and was surprised to see mechanical drawings by her dad, a tool-and-die maker, given a prominent spot as artwork in her living room. “I never expected to have them here, but I like them. They fit,” she said. It felt like home – only better. “When I walked in after eight hours of driving from Illinois, the stress and weight I’d been carrying around started to lift off my shoulders – removing the clutter and taking away the heaviness,” Griebel said. Her redesigned rooms felt “light and airy, so clean, crisp and welcoming. The energy shifted. I could feel the love of my mom and dad in here. I could feel my family’s warmth in the house even though I grew up 500 miles away. It helped me with my grieving process and my transition into a new life without my family. It was such a huge burden lifted off of me.” Finding a niche The sisters launched their “interior redesign” business in January 2016. Knutson, a full-service interior designer for 13 years, was looking to make a change. “I needed a break,” she said. “I

used to joke that I couldn’t afford myself.” She was walking with a friend when she mentioned that she was interested in repurposing what people already had, rather than advising them on what to buy new. “She said, ‘I’ll hire you. I don’t want new sofas, but I don’t like my house.’?” So Knutson recruited her sister, Keehn, an elementary school teacher who had always enjoyed rearranging furniture and staging. “We work really well together,” said Knutson. The sisters sell their time, not designer furnishings. There’s no charge for an initial consultation; then their rate is $125 an hour for both of them working together. Most jobs take about four hours, they said, which typically involves redesigning a living room, dining room and tweaking the kitchen. “We get the heart of the home figured out,” said Knutson. Griebel’s makeover was more extensive, eight to 10 hours, in part because Keehn was on hand to direct the movers. “We try not to sell a whole bunch of stuff,” said Knutson, although if a client wants to buy a few new pieces, she’ll pass along her professional discount. Instead, they “shop” what their clients already own. “We say, ‘Show us your attic. Show us your basement.’” said Keehn. “It’s amazing what you can find,” said Knutson. They ask clients to be out of the house when they’re doing their work. “The process is ugly,” said Knutson, as they move things around and try out different looks by trial and error. “We make a lot of changes before the final ones,” said Keehn.

“We tell people to put a post-it note on things you want to see every day.” And if there’s an heirloom a client is really attached to, the sisters will find a place to display it. “We love that people have an emotional connection to things,” said Knutson. “That’s what a home is supposed to be.” After the installation, the sisters leave so the homeowner can experience the changes without their presence. “We ask to not be here when they first see it,” said Keehn. “It’s nice for them to be able to soak it in on their own, without talking to us about it.” Then, if the homeowner wants to make changes, they’re willing to come back and tweak the design. “Change is hard for people,” said Knutson. “One woman was lukewarm at first. Then, finally, she said, ‘I love it. It just took me a while to get used to it.’?” Helping people experience more comfort and joy in their homes is rewarding, said Knutson. Many of their clients are overwhelmed with stuff and bogged down with boxes that they never seem to find the time to unpack and organize. “They’re working, they have kids. It’s hard to come up with creative ideas when you’re tired,” noted Knutson. Is this plant a weed? It depends By Debbie Arrington The Sacramento Bee (TNS) Is this a weed? I’ve heard that question countless times from other gardeners, usually accompanied by a photo or sprig of greenery. I’ve asked it myself on several occasions as I pulled errant plants out of paths and garden beds. The answer is almost always the same: It depends. Any plant in the wrong place can be a weed, an often derogatory term that covers a huge spectrum of annuals, perennials, shrubs and trees. A plant can be an unwanted weed in one spot, but desirable in another. Often, the worst weeds are plants that escaped their original gardens and prospered in everyone else’s landscapes. (The polite term for these garden thugs is “invasive.”) “What is a weed? A plant whose virtues have not yet been discovered,” philosopher/poet Ralph Waldo Emerson once said. So, as I’m pulling unwanted plants, I try to think of their possible virtues.

Take the dandelion, the scourge of many a lawn. This familiar perennial invades sod and quickly spreads. But this daisy cousin is actually a nutritious green, packed with vitamins, iron and antioxidants. People have eaten dandelions for thousands of years. It may be the healthiest edible growing in your garden. It’s believed the Pilgrims first brought dandelions to America, not as unwanted hitch-hikers but as a medicinal herb. Its roasted roots were used as a substitute for coffee. Its flowers became wine. But growing in the middle of a pristine lawn, those virtues are forgotten. Dandelion is back to being a pesky weed. This summer, I have several beautiful weeds growing in my garden. I didn’t plant these “volunteers”; they just grew. And because I’m a curious gardener, I usually let them grow and flower until I can at least determine their identity and attributes. Maybe they have virtues not yet seen. My favorite of these current mystery plants is a large annual

with brilliant, lightly veined pink flowers. Sprouted between two planter boxes, it stands at least 4 feet tall and wide, loaded with hundreds of large and showy blooms. The bees love this unexpected addition; that gave it an immediate virtue. It also makes an attractive cut flower in bouquets. What is it? A tree mallow or satin rose mallow, a Mediterranean annual that somehow found its way to midtown Sacramento. It’s a cousin to hollyhocks and hibiscus, but also to common mallow (a notorious weed). Other “weeds” growing in my garden include a gigantic Queen Ann’s Lace (or wild carrot), dozens of California poppies plus assorted cosmos and calendulas. With multiple curling branches, a large Mexican primrose looks like a green octopus with each arm holding clusters of yellow flowers. Sprouted among lettuce, the strangest volunteer is purple nigella, an annual with distinctive flowers and seedpods that look like spiky balloons. With fern-

like foliage, it can be a charming cottage garden flower, but quickly claims new territory as its own. That duality inspired two nigella nicknames: “Love in the Mist” and “Devil in the Bush.” Like flowers, the beauty of weeds must be in the eye of the gardener.

Filling an empty space If your home boosts big, open rooms with tall walls and lofty ceilings, you’re probably looking for ways to make the space feel a bit more intimate. Console tables are your ace in the hole. Slide one in front of a large bank of windows. They are small enough they won’t obstruct the view, yet offer space for storage or decorating. Entry ways can be hard to decorate. What do you put in the space that makes it seem welcoming, yet won’t gobble up too much room? You guessed it: a console table. Slide a console against the wall near the door, top it with fabulous art or a mirror, a lamp and maybe even a tray to hold your keys and purse when you walk in the door. Console tables are also great in hallways, where you want a bit of visual appeal to break up those long, boring walls, but don’t have room for a big piece of furniture.

In the kitchen My cousin Anne just renovated the kitchen in her fixer-upper. Instead of putting in banks of built-in cabinets, she opted to use a console table to store her china. She filled the shelf below with dishes and storage baskets. The space above can be used to serve meals, like a buffet, or as a spot to decorate. In the dining room If a hutch or buffet just doesn’t work in your dining space, try a console table instead. It uses a lot less space, but still adds lots of pizzazz to the room. In a home office All of us need extra storage in our offices. Consoles to the rescue! The lower shelves are a great home for your printer, baskets filled with files, books – you name it. The top?
