What are mortgage points? Should you pay them? By Bankrate.com (TNS) When people want to find out how much their mortgages cost, lenders often give them quotes that include loan rates and points. What exactly is a point? A point is a fee equal to one percent of the loan amount. A 30-year, $150,000 mortgage might have a rate of seven percent but come with a charge of one point, or $1,500. A lender can charge one, two or more points. There are two kinds of points: discount points and origination points. Discount points These are actually prepaid interest on the mortgage loan. The more points you pay, the lower the interest rate on the loan and vice versa. Borrowers typically can pay anywhere from zero to three or four points, depending on how much they want to lower their
rates. This kind of point is tax-deductible. Origination points This is charged by the lender to cover the costs of making the loan. The origination fee is taxdeductible if it was used to obtain the mortgage and not to pay other closing costs. The IRS specifically states that if the fee is for items that would normally be itemized on a settlement statement, such as notary fees, preparation costs and inspection fees, it is not deductible. How do you decide whether to pay points, and how many? That depends on a number of factors, such as: – How much money you have available to put down at closing. – How long you plan on staying in your house. Points as prepaid interest reduce the interest rate, an advantage if

By the numbers... A lender might offer you a 30-year fixed mortgage of $165,000 at 6 percent interest with no points. The monthly mortgage principal and interest payment would be $989. If you pay two points at closing (that’s $3,300) you might be able to drop the interest rate down to 5.5 percent, with a monthly payment of $937. The savings difference would be $52 per month. But it would take 64 months to earn back the $3,300 spent upfront via lower payments. If you’re sure you will own the house for more than five years, you save money by paying the points. More U.S. households are headed by renters than at any point since 1965, according to a new Pew Research Center study based on data from the Census Bureau. The number of renters has “increased significantly” in the past decade, and those less likely to rent, such as whites and the middle-aged, have grown more likely to rent in recent years, the report said. While the number of U.S. households grew by 7.6 million over the past decade, the number of homeowners remained flat, largely because of “lingering effects of the housing crisis,” according to the report. At the same time, the level of renters now exceeds highs set in 1986 and 1988.

The demographics of renters also are changing, the report said. While young adults under the age of 35 continue to be the most likely to rent, the rental rate among those ages 35 to 44 is up 32 percent since 2006.
Black and Hispanic households remain more likely to rent, but all major racial and ethnic groups – including whites – are more likely to rent than a decade earlier, the study found. The rate of renting by households headed by a college graduate also has increased since 2006, from 22 to 29 percent. A 2016 Pew survey aimed to explain why rental rates have surged so much in the past decade. It’s not that home ownership is “undesirable” to today’s renters, the survey said, but rather financial reasons – across all demographic groups – have kept renters from becoming homeowners. Roughly two-thirds of renters in Pew’s survey said they currently rent as a result of circumstances, compared with 32 percent who said they rent by choice.

Interest rate trends Interest rates directly impact how much a home will cost you, or more importantly, how much of a home you can afford. When rates rise, the same priced house will naturally cost you more to finance. Therefore, monitoring the direction that interest rates are expected to go is extremely important. During 2017, rates have already risen. Given that the economy has bounced back from its previous lows, the Fed is no longer freezing rates. Many experts believe that rates will continue to rise as the year progresses. Under these conditions, it’s more beneficial to buy a home now that to wait for later this year or next year, when rates may be much higher.

Home price trends Another important trend to follow are home prices. Have prices been rising or falling lately in your community. More likely than not, it’s been rising. This is very important for two reasons. First, if prices are rising, the longer you wait, the more expensive homes will be. The benefits of VA Loans In the world of real estate, VA loans sometimes get a bad rap. However, there’s no reason for this unfavorable reputation. In fact, VA loans are often MICHAELA beneficial to both PHILLIPS seller and buyer. Guaranteed Rate, Inc. What are VA loans? VA loans are also known as Veteran Affairs mortgages. They’re a type of mortgage that is available to both military veterans and active military members. The loans are backed by the Department of Veteran’s Affairs and available through private lenders. To be eligible for this type of loan, you need to be a member of the military, a veteran, in the reserves, or in the National Guard. Widows of someone who died while on active duty or from a disability that was related to their military service can also apply. There are limits to how long

How do they differ from conventional loans? VA loans have different qualifications and risk factors than FHA or conventional loans. One of the biggest differences is down payment: while many loans involve a down payment of 20%, VA loans don’t require anything. The lack of a down payment benefits the buyer, of course, but it benefits the seller, as well. If an appraisal comes in lower than expected, the person using a VA loan may be better able to come up with the funds to bridge the gap between the value and the asking price. Another difference is the cap: the VA doesn’t set a cap on the loan amount. You can secure a jumbo loan without putting down 20%. This opens the door for more buyers, allowing a greater number of active and retired military members to become homeowners.
Other benefits of VA loans VA loans have other benefits, too. The 30-year fixed rates are lower than traditional loans and the waiting period after a bankruptcy, foreclosure, or short sale is only two years. The VA program won’t deny you based on a low credit score, either; they’re more concerned with the last twelve months of credit history. And there’s a future benefit, as well: the VA Streamline Refinance Loan allows you to refinance without having to requalify for the program. Past and present members with a service-related disability may save even more. Lenders often waive the funding fee, minimizing the closing costs. More and more connected items are available to let you control your property from a single device, no matter where you are. Everything from lighting to heating and even making a cup of coffee can be at your fingertips. Smart home products are streaming into the marketplace, which makes it very confusing to know what’s really useful and what’s just really cool – but not so useful. As smart solutions become more and more mainstream, builders are increasingly incorporating high-tech options into new construction. So what smart technology should the homebuyer keep in mind when shopping for a new house? Most technology in new homes centers on security and energy savings. Look for systems that can control interior and exterior lights, heating and air conditioning, such as the Nest smart thermostats, and home security systems with items such as video doorbells and smart door locks. Remote-controlled sound systems are also popular items. Savvy shoppers are expecting to find these compatible with voice-activated devices such as Amazon’s Echo and Google’s Home. All this technology means homeowners need to consider how the home is set up. To make everything work properly, the home needs to be completely wired with enough bandwidth to support audio and video streaming and
good Wi-Fi reception in all corners of the home. Sophisticated buyers in high-end downtown high-rises expect homes to be equipped with the latest technology. “It’s important for residents to have a smart home that allows them to easily automate climate, lighting and window treatments using their mobile device,” said Bemi Jauhal, director of sales and marketing at Bosa Development. “This way, homeowners can program settings to fit their individual needs and preferences. In addition, technology that provides filtered water, such as Everpure, is relevant to our homebuyers.” Some developers have announced that they will make smart technology part of their standard offerings. Increased technology goes hand in hand with sustainability. Automated blinds will keep homes cooler, and thermostats will turn the temperatures up and down only where and when it’s needed. Power management systems are becoming increasingly popular. These systems shut off standby power, which some studies say use as much as five percent of U.S. energy consumption. Although items such as connected refrigerators – which let owners peek inside from the grocery store to see what’s missing – are gaining some traction, items like this are still relatively rare and expensive. It is a common belief that real estate “deals” are negotiated at the signing of the contract. There are four choices for the buyer to consider following a home inspection; do nothing, ask the sellers to make repairs, ask the sellers for a credit for repairs at closing, or cancel the purchase based on the report. But that still wasn’t as bad as this year. They’re just not catching up,” he said. Heat stress reduces plant’s ability to photosynthesize and cool itself efficiently, which in turn limits root development, according to University of Nebraska Extension Water Resources Engineer Suat Irmak. Persistently higher temperature s this summer – 22 days as of July 24 – plus limited root growth has left these plants languishing. “As hot as it’s been everywhere, we’re seeing a lot of this. But it seems like it’s impacting the sweet and bell peppers more; they’re really affected. Chiles are handling it a lot better,” said Bartolo. “In some cases the stems got sunscald and developed woody callous tissue over the burn. Now that’s interfering with the flow of water through the plant and making things worse.” Bartolo’s research into

Also, if buyers get a credit, there will be less back and forth to confirm the work has been completed to their satisfaction. The state of the market also plays a part in these negotiations. If it’s an aggressive seller’s market, the buyer’s negotiating clout is limited. In a buyer’s market, the buyer will have more room for negotiation. If you are firm about having the seller do the repairs specify in the purchase agreement that work must be done by licensed contractors. Major repairs to plumbing, electrical or HVAC require a permit. Be sure that permits are pulled and inspections completed by the authority with
jurisdiction, i.e. your town’s building inspector. If a project is too small to require a permit, maybe it doesn’t make sense to ask the seller to do it at all. Specify a date for a follow-up inspection if one is planned, preferably a week before the closing so there is time to resolve outstanding items. Sellers may want to get a home inspection of their own before they put their house on the market. They can then make minor repairs before putting their home on the market. They can also give buyers a complete list of disclosures, which may be required as part of the contract. Buyers don’t like to be surprised. Even if the seller has a complete inspection, buyers should go ahead and schedule their own inspection. When the final inspection is complete, make a point of doing
a walk-through of your future home with the inspector. Not only is it helpful to see firsthand any problems the inspector uncovers, you get a detailed look at the mechanics of the house and all its quirks, such as the location of the septic tank, locations of all electrical panels or how to turn off the main water supply to the house.

Hide the TV or just frame it? By Cindy Dampier, Chicago Tribune (TNS) Televisions are the design world’s version of a Rorschach test. To take it, just ask yourself this question: Does a television hung above a fireplace mantel make you want to settle in with a bowl of popcorn... or scream? If you fall in with the primal screamers, you might be a woman (designers find that men tend to focus on TVs and electronics in the home, while women focus on how to hide them) or a design nerd, or you might just be someone who isn’t attuned to the nuances of “The Great British Baking Show.” The reason’s not important. What is important is making sure you’re not looking at a shiny black box in the middle of your living room that makes you want to scream. Weirdly, one form of relief comes from Samsung, the people who are responsible for a lot of the giant black boxes hanging on living room walls. Earlier this year, the company announced The Frame, a television designed specifically to not look like a

television. Instead, it masquerades as framed artwork. Recently released in the U.S., The Frame has a charcoal black edge that looks like a sleek, modern frame for artwork. (Frames in walnut, “beige wood” or white are sold separately.) And it comes with an “art mode” that allows you to program artwork or photos (choose from a free offering of 100 pieces, ranging from nature photos to modern drawings, or purchase additional options, or use your own image) to remain on the screen when you’re not watching TV. You can even choose a matte color and layout to give your artwork that custom framing look. Sure, it’s expensive (about $2,000 for the 55-inch model, samsung.com) but it’s all in the name of fooling the eye, and soothing that savage design beast – while not giving up “Game of Thrones.”
