Colorado outperforms U.S. economy, state outlook is strong BOULDER – Colorado’s economy is among the strongest in the nation, in fact outperforming the nation as a whole in 2016, report TOM analysts with KALINSKI the Business RE/MAX of Boulder Research Division at the CU Leeds School of Business. Given the state of the nation’s economy, that is saying a lot. The United States is currently experiencing the longest economic expansion following a major economic contraction in its history, according to the Mid-Year Economic Outlook published in the Colorado Business Review by CU Leeds Business Research Division. The nation’s economy overall is strong: the country is at full employment with an unemployment rate of 4.3 percent personal income grew 3.4 percent in 2016 and asset values are up. Colorado’s unemployment rate underscores the robust economic data. Colorado’s 2.3 percent unemployment rate is the lowest the state has seen since data were recorded in 1976, as well as the lowest in the nation. Cities across the state with the lowest unemployment rates are: – Fort Collins-Loveland, 2.1 percent – Boulder, 2.3 percent – Greeley, 2.5 percent – Denver-Aurora-Broomfield, 2.5 percent The low unemployment rate does have a downside – fewer people looking for jobs make
finding skilled workers a challenge for businesses. In fact, finding employees is the number one challenge facing Colorado’s economy in 2017, reports the third quarter 2017 Leeds Business Confidence Index survey. In 2016 real GDP, Colorado was the tenth fastest-growing state and the 18th largest overall with an annual real GDP growth rate of two percent. The report concludes the three largest industries for GDP were Financial Activities at 19.1 percent; Trade, Transportation and Utilities at 15.7 percent; and Professional and Business Services at 2.3 percent. The top three fastest-growing industries in 2016 were Information at eight percent, Construction at 5.3 percent, and Education and Health Services at 4.9 percent. Real GDP decreased for Natural Resources and Mining. Though fast growing, the construction industry – including residential, nonresidential and nonbuilding – shows a 0.4 percent year-over-year decrease as of June 2017. But experts say the issue is one of the timing of the data, rather than one of weakness. Key contributors to the current construction lull in residential include the tightening of lending for multifamily homes. The Mid-Year Economic Outlook found that lenders are concerned that multifamily housing is oversaturated, especially high-end multifamily properties. In 2016, permits issued for multifamily totaled about 17,000. Of these new permits, 40 percent were issued in Q4 2016 and approximately 88 percent of these were in the greater DenverBoulder area. In addition, construction experts affiliated with the Mid-Year
Economic Outlook say fewer units are being planned. Expectations are for residential construction to decrease in early summer 2018. Factors affecting the slowdown include: – Millennials are beginning to look for properties to purchase. – Property values have decreased as construction moves from prime downtown locations to the edges of the city where property values are less. – Total construction activity, as measured by dollar value of projects, will not increase in the next few years. Data suggest a slowdown in single-family home construction began in June 2017. Experts say this can be attributed to the timing of the data currently available: closed contracts on future permits increased by eight percent as of April 2017. The expectation is that those future permits will lead to an increase in single-family construction. The CBR report says overall the construction industry in Colorado remains strong. As in other industries, the main restriction on growth for the Construction Sector is a shortage of skilled labor. Here’s how. In an inclining market, home ownership allows you to quickly build equity. That equity could be used to pay off student loan or
other higher interest debt. Real estate always increases in value over time (as shown through historical statistics), but real estate in an inclining market does so in a much shorter amount of time. Millennials can capitalize on this opportunity. Additionally, rent is essentially a wasted expense. There is no investment or potential return. Building a new house is exciting, and half the fun is selecting the perfect plot of land. Getting a land loan and determining your eligibility differs from a typical loan or mortgage, so it’s important to know what to expect. Determine a use for the land Lenders tend to view land loans cautiously and as a higher risk than traditional mortgages, because it’s typically easier for a borrower to walk away from an undeveloped piece of land than a residence. To offset this risk, lenders often require a larger down payment and charge a higher interest rate. As a borrower, having a definitive use for the land and plans to increase its value can help in determining your eligibility. However you plan to use the land, have it professionally surveyed and review the zoning
Financing considerations when you buy land How you plan to use the land is a major factor in deciding the type of loan you’ll need. Location is key, and if you can show your lender it’s a prime piece of property versus a plot out in noman’s land, you’ll have an easier time. Why? The lender will have an easier time re-selling an ideal location should you default on the loan. Another factor is the land itself – is it already cleared and does it have access to utilities, sewers and roads? Or is the land “raw,” meaning these man-made improvements have yet to arrive? is one where you plan to build immediately. You’ll get the most favorable loan terms with approved construction plans in place. Where to get land loans When you begin your research on how to buy land and get a land loan, it’s best to start with your local banks or credit unions. A local lending institution will be more familiar with the area and have a better idea about the land’s value than a national bank with no local presence. Local lenders also have a vested interest in community growth, which makes them more likely to finance a loan. As with other loans, the bank or credit union will check your credit history before approving a land loan, which can have an impact on loan terms such as the interest rate
and down payment. Expect to pay fees associated with the loan that cover a title search and insurance, land survey, appraisal and any attorney fees. If you already own property and have little debt, obtaining a home equity loan for your land purchase is an option that usually presents lower interest rates and more favorable terms. Federal aid is available if you’re seeking a loan for land in a rural area. The U.S. Department of Agriculture offers direct loans with low interest rates and favorable term requirements for those willing to improve the property. Though mortgage rates have rebounded some from the lows seen in 2016, they remain very attractive. Many homeowners are refinancing before rates go higher. Yes, you can save money by doing a simple refinance in which you swap a lower rate for your existing higher rate. But that’s just one way – and one reason – to refinance. There are at least four other reasons. Here are some of your options. Rate and term refinance Nowadays, this is the most common form of refinancing. When you get a rate and term refinance, you replace your mortgage with a loan sporting a lower interest rate, and for roughly the same term. The term is the payoff period: A 30-year mortgage has a 30-year term. Cash-out refinance These were popular during the housing boom and contributed to the bust. When you get a cash-out refi, you borrow more money than the outstanding mortgage balance and you receive the difference in cash. For example, you might have borrowed $225,000 a few years ago, you’ve been making payments faithfully and now you owe $200,000. Meanwhile, your home’s value has swelled. It can be appraised at $300,000. In this case, you can refinance for more than $200,000. In fact, you can borrow up to $240,000 without having to pay for mortgage insurance. During the boom, a guy on my street got several cash-out refinances. At least one was a subprime loan. He ended up owing much more than he originally paid for the house. Eventually, he couldn’t afford the payments, forfeited the house and moved out of state. There are responsible ways to use a cash-out refi. You can use the money to pay off high-interest debt. Or you could use it for a home improvement: a swimming pool, solar panels or whatever. Shorten the term You got a 30-year mortgage three or five years ago, and you want to refinance. You don’t have to start
over with a 30-year repayment period. You can ask to pay it off in a shorter time than that – 27 years, 25 years, 20 years or 15 years. Your choice. If your preferred payoff period is more than 20 years, you’ll probably have to get a 30-year mortgage and ask the lender to amortize it over your preferred, shorter period. Most lenders offer 15-year mortgages, which generally have lower interest rates than 30-year loans. A few lenders offer 20-year mortgages with slightly lower rates. Cash-in refinance Yes, in addition to the cash-out refinance, there’s such a thing as the cash-in refi. This happens when you have some money lying around and you spend it to pay off part of the old mortgage. Then the new, refinanced loan is for less than the old loan. Cash-in refis used to be more popular. But in today’s low-interest environment, any spare cash would best be used to invest in something with a higher return than your mortgage interest rate. Divorces can force a variety of the cash-in refi, in which one former spouse pays off a portion of the outstanding loan balance and the remaining spouse refinances the loan in her or his own name. Refinance to get rid of mortgage insurance You made a down payment of less than 20 percent, and you’ve been saddled with mortgage insurance payments as a result. But in the years since you got the mortgage, you paid down some of the debt and, more important, the value of your house went up a lot. If the outstanding loan amount is less than 80 percent of the home’s appraised value, you might be able to refinance into a loan without mortgage insurance. This can be an especially valuable tactic if you have a mortgage insured by the Federal Housing Administration – also known as an FHA loan. With modern-day FHA loans, you can’t cancel the mortgage insurance – even when your loan-to-value ratio falls below 80 percent. Late summer fruit tree care By Maureen Gilmer Tribune News Service (TNS) High temperatures, hot nights, long days and kids on summer vacation cause fruit tree neglect. Gardening is the last thing you want to do in late summer, yet proper care really pays off now. It’s because your trees have completed their reproductive work. After harvest is the perfect time to pay them back for all the fruit with some tender loving care. The result will be more vigorous growth and a much better crop next year. Pick up fruit. As the harvest dwindles away, keep fallen fruit picked up every day. It’s important to prevent disease in the fruits by preventing its spread. This is also crucial to controlling fruit flies and other insects to prevent congregation near outdoor living areas. Fallen fruit also ferments in the heat to contain alcohol. These redolent fruits lure wildlife of all kinds, and it’s well known that foxes actually get drunk gorging on fallen fruit. Maintenance pruning. During the growing season your fruit trees may produce fast growing sprouts from below the graft union. These are the rootstock and should be completely removed from the base. Water sprouts are similar, but they occur on the older interior branches as long whip-like upright suckers. Suckers of any kind are so named because they draw disproportionate amounts of growth energy away from the tree and reduce yields. It’s why you must cut off all suckers and in the process look for dead, damaged, dying or diseased growth and remove it too. Protect branches. When heavily loaded with fruit, your branches can break under the strain and destroy a good portion of the tree. The best solution is to thin fruit as it matures to limit the cumulative weight. Thinning reduces competition too, so the fruit that remains reaches maximum size and quality. Where thinning is not possible, use 2-by-4s to prop up laden branches from underneath. This helps protect the branch until all harvest is completed. Food and water. In drier western climates, conditions can be difficult in the late summer where there is no rainfall. The soil can dry out to a surprisingly 10

deep level by summer’s end giving younger trees little to draw on. This is doubly important where soils are heavy and clay rich so absorption is slowed considerably. To get water down in there where it’s needed, apply water slowly with a garden hose to re-saturate the root zone. Turn it on to just a trickle and set at the base of the trunk for a few hours. With younger trees it saturates the rootball from the growers and adjacent soil becomes thoroughly hydrated. Older trees benefit from a sprinkler placed beneath the canopy to slowly apply water over many hours within the drip line. This slow, late watering is key to enlarged root systems and improved vigor overall. After completing all these tasks, lay a mulch of compost around the base of each tree to keep the surface moisture evaporation to a minimum. Nutrients in the compost will also decompose over the coming year to ensure no macro or micro nutrient
deficiencies reduce next year’s yields. Paint the trunk. Another way to protect trees, particularly young ones is to keep an eye on trunk bark. In youth the canopy is too small to shade the bark adequately. West side bark exposed to the direct sun will blister and start the process that kills more young residential fruit trees than any other. Borers, pests and diseases enter the tree through these blisters to kill quickly by girdling the trunk. This is why farmers have always painted the trunks of their young fruit trees with white, thinned exterior latex paint. It reflects both sun and heat keeping trunks cooler and preventing blistering. Once planted, young fruit trees are too often ignored and older mature ones left to fend for themselves. But if you want your fruit to be the largest, sweetest and most perfect _ late season care is essential. Whether you live in the city or country, in a cabin, bungalow or mansion, get

Rabbits a pest in the garden BOULDER COUNTY – The villains of the summer come, not with snidely whiplash moustaches and an evil laugh, but with floppy ears and oh-soCAROL adorable eyes. O’MEARA Rabbits are Colorado State overrunning the University Extension landscape and are wreaking havoc wherever they plop their fluffy tails. Rabbits have become one of the most persistent pests on turf along the Front Range, damaging grass, dining on vegetables, or nibbling on shrubs. In many cases, the seemingly innocuous hare is, in reality, a vicious killer rabbit, destroying plantings by nipping off plants at a 45-degree angle, clipping it cleanly through without the ragged tearing left by deer. They’ll chomp twigs, bark, buds, and flowers, but several plants are favored by bunnies, such as low growing junipers, vegetables, and lawns. If your low-
growing juniper is dying, check around the trunk for signs that rabbits have been gnawing the bark. Should you have bare spots in the lawn, especially near edges where cover is close by, suspect rabbits. Look for the tell-tale droppings in the thin lawn. Several methods for discouraging rabbits can be tried, such as placing a hose on the ground in a way that makes the rabbit think it’s a snake. This often works for me; at least once per season I startle at the sight of a snake, scream, perform my snake dance, then calm down when I realize it’s a hose I left too long in the weedy grass at the edge of the garden. Another trick is using a motionactivated water sprinkler, which swivels to emit a stream of water and trespassing animals. These sprinklers work fairly well on someone my size, so should help drive off bunnies with a spritz of water. More effective means for controlling rabbits are fencing and removal of cover. To fence an area off from rabbits, use 48-inch tall, small-mesh chicken

wire with openings of less than one-inch. Bury the lower part of the wire six to ten inches deep. If placing this around the fence of a yard, tack the chicken wire to the ground with long, metal, u-shaped pins instead of burying the wire. But check the fence line routinely for signs that the rabbits have breached the defenses, and re-secure the pins. If fencing the yard is impractical, thwart the rabbits by making them feel exposed. Remove low growing junipers, piles of brush, or stones where rabbits can hide. Around sheds, trailers, or decks, affix wire mesh to create a barrier to keep rabbits from hiding underneath. Repellents are helpful, but often have an odor that scares away gardeners too. Coyote urine,

review. Besides missing shingles, look for loose metal flashing around chimneys and plumbing vents, a common cause of leaks. Inside, give your mechanical systems an honest assessment. If your heating and cooling system hasn’t been recently inspected and/ or serviced, do it now. If you are aware of any minor plumbing or electrical repairs that need to be done, get them done before a home inspection takes place. Leaky toilet fill valves, drippy faucets or electrical outlets that don’t work might seem minor, but fixing them now not only means you’ll have less to worry when the inspection is done, it also shows both inspectors and the buyers that you’ve taken good care of your home. If you have made improvements to your home, make available to buyers all invoices and documents regarding remodeling projects or new items such as a roof or furnace. If you’ve upgraded the electrical service, installed a new dishwasher or repaired a leaky
putrescent eggs, and blood meal can keep rabbits from hanging around, but they need to be reapplied frequently, especially after rain or irrigation. Creating small scarecrows from rabbit sized clothing has not been found by researchers to be an effective deterrent. Four of my favorite interior designers By Mary Carol Garrity Tribune News Service (TNS) I’m a sponge, soaking up the ideas and inspiration of all the talented interior designers I come across. Many of those are our customers, who share about their homes and how they have made them into havens. And there’s my design staff, who constantly blows me away with their good eye and instincts. And, the designers who have achieved national prominence, transforming their own homes or others, their genius captured in books or glossy magazines. Today, I want to blog about four of those I love the most: India Hicks If you have never seen India’s work, you are in for a treat. It’s magical, just like her story... India, the daughter of famed designer David Hicks, comes from British royalty. She is the goddaughter of the Prince of Wales and was a flower girl in his storybook wedding to Princess Diana. But there is nothing formal and stuffy about India’s style. She and her family live on a small island in the Bahamas, where she has designed several homes. In addition to her work in interior design, she is an author, model, entrepreneur and TV personality. When you live in the Midwest, like I do, tropical isn’t necessarily your style. But it’s easy to translate India’s relaxed, effortless look to fit your home and your life. What do I love about India Hicks? What’s not to love? Charles Faudree Here’s what I remember most about Charles Faudree: his piercing blue eyes. When he came to our store to sign his design books a few years ago, I was over the moon. Sadly, cancer took Charles too soon. But we are blessed to have his books to serve as constant inspiration. And for me, they are. Charles was an Oklahoma based designer who had a deep affection for all things French. His love of French country style came out in most of his designs, and his work was featured in all the big magazines. From Charles I learned the art of layering. His interior designs told the story of a room, one piece of furniture, fabric and accent at a time. 14

We really enjoy working with customers to solve their design challenges and make the spaces in their homes work for them. One of the tricks I learned from Charles has become one of our go-to design solutions: Place a desk perpendicular to a wall, instead of facing the wall. It’s a great way to fit a desk into a tight room and make a big statement all at once. William Mcclure I stumbled upon William’s work on Pinterest and became an instant fan. I’m captivated by how he gives old-school traditional design and a more modern vibe. One quality that grabs me over and again is his use of scale, particularly when it comes to artwork. As an artist himself, he has an eye for what pieces will make a room transcendent, and exactly where to hang art for maximum impact. You can see William’s Southern roots come out in his casual yet sophisticated designs. I particularly like how he mixes textures and pattern, the elegant and the everyday. I adore the painted floors in William’s home, and how he effortlessly tosses together the refined and the natural. Your eyes just linger over each spot in the rooms he designs, being captivated by the little surprises he has
added throughout to delight the observant guest. William’s work is beginning to be featured in design publications, and he’s gaining notoriety. I’m looking forward to seeing more work from this talented young designer in the future. Miles Redd Color. That’s the word that pops into my mind when I think about the designs of Miles Redd. I love how he saturates a room in color, covering the molding, ceiling, walls – everything – to make a statement that blows your doors off. He is the king of the lacquered wall. Fearless is another word that describes Miles’s work. He’s not afraid to plunge in, using large patterns, unapologetic hues and playful elements of surprise to create rooms that are both glamorous and inviting. Based out of New York, Miles continues to make Elle Decor’s A-list of interior designers for his fresh, unique style. And his work can be found in all the top decorating magazines, from Architectural Digest to House Beautiful. Can’t wait to see what this design star comes up with next. 3 steps to a more secure home
(BPT) - More than 75 percent of Americans are concerned about the security of their home, yet few think about door hardware when it comes to added protection. In fact, out of those who have ever purchased a new lockset or deadbolt, only 19 percent have done so with the safety of their home in mind, according to a Harris Poll conducted on behalf of the Builders Hardware Manufacturers Association (BHMA). However, when it comes to protecting your home, the right
lockset or deadbolt can provide the best first line of defense. When purchasing new locks, it isn’t simply “one size fits all.” Choosing the right lock or deadbolt for your specific needs can sometimes seem overwhelming. Two in five Americans polled don’t even know what factors to look for when purchasing one. While many of today’s locks deliver improved security for your home, be sure to follow these easy steps to ensure you’re properly
selecting and installing the product that best suits your needs. Look for the BHMA Certified Secure Home label The hardware industry has strict standards when it comes to the quality of locks and deadbolts, and BHMA is the only organization accredited by the American National Standards Institute (ANSI) to develop and maintain these standards. Each lock or deadbolt that features the BHMA Certified Secure Home label on its packaging has been tested to these stringent standards - the highest performance standards for residential hardware. The label also indicates that the product has been certified in three different areas: security, durability and finish. Products without the Secure Home label are not assured to have been tested and certified by a third-party laboratory. Check the ratings combination Once a lock or deadbolt is tested to ANSI/BHMA standards for security, durability and finish, it is given a rating of Good (C), Better (B) or Best (A) in each area based on its performance during testing. The rating system is defined by progressive levels of performance requirements. Be sure
to select the lock or deadbolt that is rated highly in the area(s) most important to you. For example, when looking for a new interior lock, you may not require the same rating for security or finish as you would for a lock being installed on your front door. Follow the manufacturer’s instructions After purchasing the lock(s) best suited for your home needs, consult the installation instructions provided by the manufacturer for proper application. A BHMA Certified lock – or any lock, for that matter – cannot function to its expectations if it isn’t installed correctly. The added protection that locks and deadbolts can provide you and your family is not something to be overlooked. By fitting your doors – both interior and exterior – with certified hardware, using proper installation techniques and being diligent about using your locks when at home or away, you can greatly reduce the likelihood of unwanted company.
