Why is hourly wage important to the economic outlook? On the first Friday of the month, we gain insight into how our nation’s economy is fairing. The Federal Reserve and other markets look at MICHAELA the jobs report PHILLIPS and react based Guaranteed Rate, Inc. on what it says. And that reaction has implications for homebuyers; it influences whether or not the Fed raises short-term rates. The report involves two components – new jobs created and hourly wages. In July, the US added 209,00 new jobs, around 30K more than expected. This equates to a national unemployment rate of 4.3 percent. For comparison, the unemployment rate in 2008 was 6.5 percent (the highest since March of 1994). But, while this all speaks to a strong economy, the news regarding hourly wages isn’t as rosy. Per CNBC, one of the reasons for this is that lower hourly wages lead to lower

consumer spending, which is what can make or break an economy. In fact, with the nation nearing full capacity on the employment front, the hourly wage is the most important factor in the market. The job force has grown, now income needs to follow. Of course, spending isn’t limited to splurging. It’s about necessities, including the mortgage. If people don’t make an adequate amount of money per hour, it affects their ability to make ends meet and buy homes. It’s estimated that hourly wages will rise by 2.6 percent by the end of the year (the average hourly wage is presently $26.22). If they surpass these expectations, it’ll

be a sign that the economy is more buoyant than thought. If they fail to meet expectations, it may be a sign that the middle is shrinking and will continue to do so if the average hourly wage isn’t increased. Now back to the Federal Reserve: the positive economic signs (the addition of new jobs and minimal unemployment) may be enough for them to raise interest rates again within the upcoming month. They recently raised short-term interest rates by a quarter point in mid-June – the third raise since December of 2016. While it’s not something home buyers like to see, it’s a sign that the government thinks the economy is standing on solid ground. Homeowner could sue neighbor over barking dog By Gary M. Singer Sun Sentinel (TNS) Q: Our neighbor’s dog barks incessantly day and night. Short of moving, what can we do? – Karin A: The law holds pet owners responsible for their pets’ actions. Barking, or any noise, can become a problem when it’s constant or when it happens at night. The legal concept at play is that of a nuisance and is usually defined as an animal that continually barks, howls or otherwise disturbs the peace. Your first step, like with most problems, is to talk to your neighbors and see if they will resolve it. If you live in a planned community, you also may want to speak with your homeowners association. If that doesn’t work, file a complaint with the animal control

department or sheriff’s office, depending on where you live. The complaint needs to be specific, so make sure that you have a log of the dates and times the nuisance occurred. Some jurisdictions require that two neighbors complain before they will take action. If the offending owner works with officials to resolve the problem, that usually will be the end of it. If they don’t, they may be fined as much as $500 per occurrence. You also can sue to have the court force your neighbor to make the noise stop. You might receive monetary compensation if you can show that the problem cost you money. To prevail, you would need to prove that there is a nuisance that continued after you discussed the issue with your neighbor and that the problem is affecting the enjoyment of your home. If either you or your neighbor is a

renter, you would need to get the landlords involved. The rules controlling this sort of issue are local and tend to change often, so be aware of this before you take any action, even if you have dealt with this problem before. Gary M. Avoid Private Mortgage Insurance Private Mortgage Insurance (PMI) is typically charged on loans with down payments of less than 20%. If you are close to that threshold, it may be worthwhile to put in a little extra money to avoid those ongoing fees. Some mortgage programs charge PMI both upfront and monthly, so eliminating PMI can save thousands. There are also some loans that do not require PMI or a 20% down payment. These are worth considering. The annual interest rate is slightly higher than loans with PMI, but you may find that it still saves you money each month. Select your closing date carefully The closing date can be important. There are two things to consider. The first is how far ahead your closing is scheduled and the second is the specific day of the

month on which it is scheduled. Lenders typically have rate lock periods. A 30-day rate lock often has a better interest rate than a 60-day rate lock. This is worth looking in to before you make an offer on a property. As for closing date, closing near the end of the month is often less expensive than closing at the beginning of the month. This is because lenders calculate the interest for the remainder of that given month, which must be paid at closing. More on saving money on your home purchase These are just a few ways that you may be able to save money when buying your next home. Hard money lending for real estate The following article is a summary from the book, “Realtor for Life,” written by Duane Duggan. BOULDER – When you hear “hard money loans,” you might picture money changing hands in a dark alley and rough collection techniques when the loan comes due. However, that could not be further from the truth as hard money lending can be a very valuable and useful tool in many real estate transactions. In the “regular” real estate financing world, mortgage lenders for one- to four- unit properties usually need to follow strict guidelines and procedures set out by entities like Fannie Mae or Freddie Mac. Following those guidelines naturally takes time – and in a hot market, time can make the difference between whether an offer on a piece of real estate is accepted or not. Hard money lenders use their own money or closely affiliated investors to lend. This enables them to make quick decisions on a loan approval and funding. Hard money lenders are typically collateral based, which means they look to the property for securing the loan. Hard money is generally only available for an investment property, and not for owner-occupied properties. Hard money is short-term

financing, not your 30-year home mortgage. So why would you want to use hard money? Disadvantages of hard money – Up front expense – a loan fee is charged up front that is higher. Remember, you are paying for speed and flexibility. – Higher interest rate - the interest rate is higher than what you would get on a 30-year mortgage. – Shorter term - hard money loans seldom exceed a one-year term.

How much does it cost to hire movers?

By Staci Giordullo Angie’s List (TNS) Before hiring movers, industry experts recommend you know what documents you’ll need, how you’ll be charged and what your rights are. When speaking with potential moving companies, do the following: – Request a U.S. Department of Transportation registration number and/or motor carrier number. Twenty-eight states require movers to complete both state and DOT registration. You can search a federally registered mover’s complaint history at protectyourmove.gov. – Obtain a copy of the tariff. It lists items for which you could be charged, such as a “stair” fee, packing tape and a “long carry” fee. – Determine length of time in business. Seek out companies with established reputations. – Ask for information on the moving crew’s status. Are they employed by the company, temporary hires or casual laborers? Do they perform background checks?

– Request a copy of the mover’s bill of lading, liability insurance and valuation coverage policy. All movers must assume liability for the value of the goods they transport. “Released value” is a no-cost option that provides minimal protection, requiring movers to cover any damages at 60 cents per pound, per article. “Full value” is the most comprehensive option, but cost varies. – Get a timetable. It should include packing and arrival date. – Determine whether the company performs the move or works as a household goods broker. A broker can’t represent himself as a mover, doesn’t own trucks and generally has no authority to provide an estimate on behalf of a specific mover. How much does moving cost? A binding estimate is a written agreement made in advance with your mover that describes all services. It guarantees the

cost of the move based on the quantities and services included. A nonbinding estimate is what the mover believes the cost will be based upon the estimated weight and additional services. The final charges are based on the actual numbers and provisions. Some movers offer a “guaranteednot-to-exceed” estimate, which allows the consumer to pay the binding estimate or the actual cost, whichever is lower. According to the American Moving & Storage Association, movers bill you based on the weight of your shipment, the distance that you move and other services you require. They say the average cost of an interstate move is about $5,630, based on an average weight of 7,400 pounds and distance of 1,220 miles. The average intrastate move was $1,170, based on the same weight and a crew of four. Prices fluctuated depending on where you lived.

Intrastate moving vs. interstate moving? The U.S. Department of Transportation’s Federal Motor Carrier Safety Administration oversees interstate movers and legally requires them to obtain licensing by FMCSA and display their U.S. DOT number in any advertising; provide arbitration if consumer complaints can’t be resolved amicably; give homeowners a copy of Your Rights and Responsibilities When You Move brochure; allow homeowners to review their tariff – a list of rates and charges – for a particular shipment; and furnish an accurate summary of their complaint handling procedures, including a phone number. FMCSA has no authority to resolve complaints against an interstate mover, but the federal agency may investigate a specific mover if it receives multiple documented complaints. The investigation may result in the mover’s license revocation and/ or fines. The American Moving & Storage Association recommends consumers check with their state’s moving association, public utility agencies such as a state’s department of transportation or commerce, Angie’s List and the Better Business Bureau before hiring. and/or have a basement or crawl space. Those units that begin on the second floor or above should not need testing. Radon testing can be done by the home owner with a onetime use kit that is mailed to a lab for testing. These do it yourself kits can be purchased on line or in your local hardware store. In most cases however, including real estate transactions, homeowners and prospective homeowners prefer the testing be done by a qualified professional. The EPA recommends mitigation for your home if the test results are 4 pCi/L or higher. Radon mitigation systems can cost between $550 and $2,500 depending on the size of the house and type of construction. Homes with unfinished basements or crawl spaces tend to be toward the lower end of the price range. One of the most effective methods of reducing radon in buildings is soil suction, which involves installing one or more pipes beneath the foundation that vent radon away from the building’s interior. This is often accompanied by the sealing of cracks through which radon can flow into the building.

If you’re struggling with mortgage payments, HARP might help By Michelle Spitzer Bankrate.com (TNS) HARP, or the Home Affordable Refinance Program, is a great way to refinance your mortgage and save a ton of money in interest charges. HARP allows homeowners who have little or no equity in their homes to refinance their mortgages and get lower interest rates. You can even refinance if your mortgage is upside down. The program was due to expire in September, but it has been extended through December 2018, adding 15 months to this popular initiative. The 2008 housing crisis left many homeowners owing more on their mortgages than their homes were worth. The rate of foreclosures rose 81 percent in 2008 alone and more than 860,000 homeowners lost their homes. In 2009, mortgage finance giants Fannie Mae and Freddie

Mac launched HARP. More than 3.4 million homeowners have refinanced their mortgages through HARP since then. By refinancing your home through HARP, you may be able to reduce the interest you pay. If you don't want to start over with a 30-year mortgage, that's OK. Your loan terms can be set from 10 to 30 years. HARP also offers a streamlined refinancing process that requires less documentation than traditional refinance programs. For homeowners whose mortgage rates are much higher than current interest rates, they're likely see an immediate drop in their house payments. HARP loans are specifically designed for homeowners whose mortgages have a loan-to-value ratio of 80 percent or more. To calculate your loan-to-value ratio, divide the amount of money you owe on your mortgage by your home's appraised value. For example, if you owe $170,000 on

your mortgage and your home's appraised value is $200,000, your loan-to-value ratio is 85 percent. You may be eligible to refinance your mortgage through HARP if you meet the following criteria: – You're up to date on your mortgage payments, have not been 30 or more days late in the past six months and have not been late more than once in the past 12 months. – The home is your primary residence, a one-unit second home or a one- to four-unit investment property. – Your loan is owned by Freddie Mac or Fannie Mae. – Your loan-to-value ratio is 80 percent or greater. – You had the mortgage before May 31, 2009. Many people don't know if their mortgage is owned by Fannie Mae or Freddie Mac, but you can use their online tools to

find out. If you were previously denied a HARP-sponsored mortgage because you were upside down on your mortgage, it may be time to apply again. Borrowers who owe more on their loan than their homes' values are now eligible. Like with refinancing any mortgage, you'll have to pay closing costs (which can be rolled into your loan). While a lower mortgage payment reduces your monthly expenses, you'll want to calculate whether the savings in your monthly payment outweigh your costs. When you apply for your loan, the lender will give you a "good faith estimate" and a "truth in lending statement." This outlines your costs for the life of the loan. Compare these documents to your current loan terms to determine if you'll come out ahead with your new refinancing package.

Tomato taste off a way to sample love apples BOULDER COUNTY – I’ll be the first to admit this has not been a good gardening year. While there was a bumper crop of garlic, the eggplant is CAROL amazing, corn O’MEARA is taller than Colorado State the garage, and cabbage kept us University Extension in slaw, the one vegetable I judge the summer by is lacking: tomatoes. High heat slowed fruit set and herbicide drift twisted the plants, so I’m left with living vicariously through others whose plants are producing lovely, luscious, delicious love apples. They’re putting them on salads and popping them into their mouths for a quick snack; thick slices of them rest alongside fresh mozzarella and basil. But I’m not alone in tomato envy; other gardeners are reporting that their tomatoes were slow this year, and for that, we have Mother Nature to thank. Wet, cold, snowy weather into mid-May kept soils cold enough to slow the plant’s growth, and then extreme heat in June and July interfered with fruit set, as tomatoes don’t set fruit in

temperatures above 87-degrees. Once the weather broke and cool, moist conditions arrived, plants recovered and set fruit well. Those are sizing up and ripening but not ready yet, creating hordes of love applestarved gardeners eager for a summer feast. The only thing keeping us from midnight raids on successful gardens to pilfer tomatoes is that we can’t figure out how to pin the blame on squirrels. The hit HBO TV show “Game of Thrones” is known for its epic staging, twisted romance, incredible battles, mythological dragons and political intrigue. The show that spends over $10 million per episode will also go down in history for pulling off the greatest Ikea hack of all time. The show’s costume designers outfitted fan favorite Jon Snow with a cape made from an Ikea rug. That’s right. You, too, can prepare for winter’s arrival with a fluffy sheepskin rug from everyone’s favorite Swedish home furnishings store. After word of this genius hack

got out, Ikea released instructions last week for cape-ifying its rugs. In its trademark DIY instruction style with simple drawings, the company has informed the public how to, well, cut a hole in a rug. Safety tips for reusing wooden pallets By Roger Schlueter Belleville News-Democrat (TNS) Q: Our family is having a debate over the use of wooden pallets for projects around the house. I say they are not safe because you do not know what has been shipped on them. Working in retail for more than 40 years, I have seen fertilizer, garden chemicals, paint thinners, etc., shipped on pallets. Do I have a legitimate concern? A: You most certainly do. The site 1001pallets.com offers, well, 1,001 ways to recycle, upcycle, reuse and repurpose wooden pallets. After all, an estimated two billion are used every day – not counting those just lying around. These pallets must be marked with a logo that tells how they were treated. If you see HT (heattreated), DB (debarked) or KD (kiln-dried), they’re safe to use if otherwise clean. If you see MB (Methyl Bromide), steer clear. If there are no markings, you’re on your own. These are “national pallets” that are used within one country. “Most of them are not treated with chemicals, so they may be entirely safe,” the website says. “But you still have to be careful. I know people who use these pallets safely, but it is better if you can trace where they come from.” I don’t mean to put a sense of worry into you, but better safe than sorry probably should be your watchwords.
