How to qualify for an FHA mortgage By Christen Nichols Bankrate.com (TNS) If you’re concerned about getting approved for a conventional mortgage, keep your dreams of homeownership alive by considering a mortgage insured by the Federal Housing Administration. For borrowers who meet FHA requirements, this mortgage alternative is a terrific way to buy a home with a low down payment and less-thanperfect credit. What are the requirements for an FHA loan? In order to obtain approval for an FHA loan, the borrower must satisfy the following requirements: – Steady employment history. Borrowers typically must have been regularly employed within the past two years. Self-employed borrowers have to prove that their business has drawn stable income for at least two years; verification, such as tax returns or company documents, is required. – Ability to pay. This is determined by two formulas: the front-end ratio and the backend ratio. The front-end ratio refers to the entire amount that the borrower spends on housing costs, and it must be less than 31 percent of the borrower’s gross income, with some exceptions
that push limit up to 40 percent. This includes expenses such as the principal, interest, property taxes, Homeowners Association fees, mortgage insurance, and homeowner’s insurance. A borrower’s back-end ratio, also known as the debt-to-income ratio, encompasses all of the borrower’s debts, including the mortgage payment, credit debt, and personal loans, and it should be less than 43 percent. – Financial soundness. The borrower must have a credit score of at least 580 and be able to afford a minimum down payment of 3.5 percent. Some institutions may accommodate lower credit scores if the borrower is able to pay a larger down payment. She must be a minimum of two years out of bankruptcy and not have a foreclosure in the past three years. All her federal student loans and income taxes must be current. – Residency. The borrower must be a lawful U.S. resident with a valid Social Security number, and she must be the occupant of the home. What costs are associated with an FHA mortgage? Like conventional mortgages, there are costs associated with FHA loans that the borrower has to pay when the loan closes, including lender fees, prepaid interest,
inspection expenses, and attorney fees. The FHA mortgage program permits lenders and property sellers to pay some or all of the buyer’s closing costs. To insure the mortgage against default, the borrower must also pay an annual mortgage insurance premium. The MIP varies based on the terms of the loan, including the principal, loan-to-value ratio, and term. On average, expect to pay 0.85 percent of the loan amount each year. Borrowers may be required to pay a one-time additional mortgage insurance fee at the time of closing, called the Up-front Mortgage Insurance Premium. The Sampson-Wood House: A Striking Example of Usonian Modernism BOULDER – In the 1950s and 1960s, something extraordinary was happening on Boulder’s architecture scene. In a state usually known for its rustic, SEAN timber-frame MCILLWAIN style, Boulder Mod Boulder was “unusually friendly to modern avant-garde design,” according to longtime local architect Tician Papachristou, who moved to Boulder at the height of the movement in 1954. Born in Athens, Greece in 1928, Papachristou earned both his undergraduate and Master of Fine Arts degrees at Princeton University before making his way to Boulder – via Greyhound bus – after landing a job with noted Boulder architect James Hunter. Boulder’s avant-garde design trend was in full swing during the late 1950s. In 1958, CU Boulder professor Edward Sampson, Jr. and his wife, June, hired Papachristou

characteristics of Usonian architecture, the home’s exterior was undoubtedly inspired by Frank Lloyd Wright’s 1953 New York Exhibition House. This makes sense since we all budget monthly. However, by limiting your analysis to monthly figures, you may be missing the big picture.

Again, this is like a savings plan of funds that you can access in the future when selling or refinancing. You’ve probably heard that real estate is the path to financial prosperity. What's included in monthly figures? We all tend to rely on monthly figures because it’s the easiest to figure out. For renting, monthly costs include rent and utilities. For buying, monthly cost includes the mortgage payment (principal, interest, insurance, and taxes) and utilities. This is a straight forward approach that covers your cash flow analysis of renting vs. buying. However, there’s more to it than that... Yearly figures that should be included On a yearly basis, there are key differences between renting and buying. First, there’s a tax advantage to buying. Mortgage interest, insurance, and taxes are typically tax deductible. This means that those expenses are deducted from your taxable income, thereby

It’s like a built-in savings plan. That equity continues to grow over time and can be accessed by taking out an additional loan, refinancing your existing loan, or selling the property. Q: What if you build a house but never rent it or live in it and then sell it? How is the gain taxed? A: The important information is whether you lived in the home or not. Since you never lived in the home, you wouldn’t get any IRS benefits as a homeowner selling his home. Those benefits are substantial. If you live in a home for two out of the last five years, you can exclude $250,000 in profits (or, if you are married, $500,000 in profits) from any federal income taxes. But this federal tax benefit would not apply to your situation. Let’s assume your question arises from a situation in which you purchased land, built a home, were planning to live in it but never did and now you sell it for a substantial profit. Let’s say it’s $100,000 profit. What happens from a tax perspective? We’re sure we’ll get letters from tax practitioners on this one, but to keep it simple we’re also going to assume that you’ve owned the property for at least a year and also completed the home at least a year ago. Having assumed all that, you could be said to own an asset that you’ve had for more than one year and when you sell it, you’d pay capital gains taxes on the profit you make from the sale. So, if this $100,000 profit might require you to pay about $24,000 in taxes to the IRS (the amount will depend on other deductions or credits you may have). On the other hand, if the building of the home was part of a business to build and sell homes, the home might be considered more like the inventory of your business and in this instance, you would not get the benefits of capital gains rates on the sale of the home. If this was the case, we’d assume you’d pay around $35,000 in taxes to the IRS. (Remember, we’re trying to keep it simple and give you a broad overview of the picture; not drill down to
the details or give you precise numbers.) In some ways, your question is a trick question because it does not give the whole picture or provide enough information to make a reasonable guess. Simply put, if you sell a primary residence that you’ve live in for at least two out of the last five years, you probably wouldn’t have to pay any tax on the sale, as long as your profit is below $250,000 if you’re single and $500,000 if you’re married. If you are in the business of building homes for sale to other people, you’ll have the greatest amount to pay in federal income taxes. And, then there is the middle ground where a variety of factors could lead to variable outcomes. For those complicated scenarios, call your accountant or tax preparers. But the devil is in the details: You might be better off (from a tax perspective) if you rent the home for a couple of years and then sell it. Even better, if you like the home you built and can sell your current residence, you might consider doing just that and moving into your new home. If tax laws stay the same, any profit on the home you just sold would probably not get taxed (if they are less than $250,000) and if you live in this home for two years, you can sell it then and keep all the profits without paying tax (again, if the profits are less than $250,000). Getting your yard ready for winter NIWOT – You may want to take a break from football, hiking and biking, and spend part of these beautiful fall days raking leaves and getting your yard ready for the KAREN upcoming winter. LIBIN Whether you’re KL Realty planning on selling your home in the near or far future, you want to maintain your landscaping for its investment value as well as for personal enjoyment. Our Colorado winters with their extreme temperature fluctuations, irregular precipitation and high winds are especially tough on plants. A general fall clean up along with a few simple tasks can help your landscaping remain healthy, as well as make spring chores lighter. General Work – Remove all diseased and dead foliage that may harbor insects and their eggs. – In beds and around trees, remove moldy or diseased mulch and
replace with fresh. Or, if needed add more to create an even coverage of three to four inches to protect plants from winter temperature and precipitation fluctuations. – If you’re ambitious, before applying mulch, turn the dirt over around plants in perennial beds and incorporate compost or nondiseased leaves. Potted Plants – For pots with annuals, empty after the first freeze and store containers overturned to avoid cracking. – Place pots with perennials in a shady area and mulch to avoid drying out. Remember to water occasionally throughout the winter. Annuals – Remove seeds from favorite plants to use next spring. – After the first freeze, remove from garden beds unless they are varieties that typically winter over, such as snap dragons and dianthus. – Lift tender bulbs such as gladiolas or dahlias for indoor

winter storage. (If they are planted on the south side next to a stone/ brick fence/wall, they may survive through the winter.) Perennials – Divide spring and summer blooming plants, especially those prone to multiplying to an unhealthy degree, such as iris. – After the first freeze, remove foliage if desired. Some gardeners prefer to remove all dead foliage and start spring with a fresh, clean slate. Other gardeners like the structure and look of the dead foliage, especially the way snow collects on it, and prefer to do clean up in the spring. Bushes – For columnar evergreens which tend to splay during a heavy snow (especially young ones), you can push their branches up and tie them horizontally with thick twine every foot and a half of height. Or, you can spiral coated wire through them to achieve similar support. – Roses need more mulch than other bushes or during the winter they may experience sever die-back or simply die. Research what’s

Bulb planting time is upon us BOULDER COUNTY – One of the best things a gardener can do for themselves is shake off the end-ofseason blues, get out, and get CAROL planting. What O’MEARA you pop into Colorado State the ground now University Extension will result in an invigorating, eye-popping start to next spring’s season when the bulbs you plant come out to play. Dig deep into your well of stamina, get out the trowels, your kneeling cushions and start planting: finally the time has arrived to pop those bulbs in the ground. For best success, keep these tips in mind: – With bulbs, size matters. Choose large, well-formed bulbs that are blemish free. – Plant bulbs when soil temperatures are cool – 55 to 58 degrees. – Dig holes four times the height of the bulb, and place bulbs tips up. – There’s no need to fertilize at planting, instead, fertilize in spring when shoots first show. – Add four inches of mulch to buffer soil temperatures. What’s hot in bulbs right now:
Santa fringed tulip. A festive, deep red tulip with white, cutedged petals that give the flowers a feathery, tufted look. An early flowering tulip, Santa grows well in containers so gardeners in deer country can place them up on decks away from munching animals. Zones 2 through 8. For late spring color, pop in Pink Star, a double tulip in soft pinks and apricot that make excellent cut flowers. The large peony-like flowers are a standout addition to spring gardens and a show stopper for borders and beds. Zones 2 through 8. Daffodils (Narcissus spp.) are an enchanting group that, as a bonus, is deer resistant. And if you’re thinking daffodils are limited to the single-cup with petals, explore your options: Hoop Petticoats (Bulbocodiums) look like the dresses they’re nicknamed after, with deep, bell-like flowers. Multi-flowered, nodding Triandus, and single flowered cyclamineus types will woo you with back swept petals (reflexed), or fragrance. And those with split coronas are simply magnificent. Look for the fantastic Trepolo, a two-toned jewel of yellow and orange. The blossoms arrive early to midseason. Or add in the large, ruffled cups of Replete, with its white-pink trumpet and white petals. Zones 3 through 8. Double flowers aren’t limited to tulips or daffodils; hyacinths

have them too. With Blue Tango, hyacinth lovers get a densely packed display of the perfumed bulb. They’re harder to find, so if you’re looking to add them, shop now. Alliums, the ornamental onions, are showy plants that bees love but deer hate. With ball-shaped flowers that can be dainty or large, they come in red, purple, or white to accent every garden. Leave the flowers standing after they fade and you’ll be treated to an extra show from the seed heads as they mature. Look for Persian Blue, Purple Sensation, or White Giant. Zones 2 through 10. Tips for decorating with black By Cathy Hobbs Tribune News Service (TNS) Black is one of those design colors that can be easily forgotten. So often, people ignore black as a design color, but black can be one of the most useful colors in your decorating toolbox. Why black? Black is a neutral color that pairs well with other colors. Black is also a color that works well as an accent color and also can add a sense of luxury and elegance to a space. Black works in many instances because it serves as a foundation color to build a color palette. How to use black Black is a popular color in home decor that can be found in various products from appliances, cabinetry, finishes and trims to goods such as toss pillows, throws, lamp shades and furniture. One of the most effective ways to use black is to incorporate it using a decorating tool called color mapping. Color mapping is a technique in which one repeats or “maps” a color throughout a space. For example, instead of just having a room with two black lampshades on table lamps, you also have black pillows and perhaps a black throw as well.
Colors that blend with black Want to use colors that blend with black? Believe it or not, what tops the list is white. Black and white is a classic color combination that can be used in both traditional and modern environments. Pair this color combination with wood or bold, bright colors such as red for an added edge. Looking for other colors? Think contrast. Black works well with soft colors such as pastels, as well as warm colors that include red, orange, green and yellow. Mistakes to avoid As with any color, be thoughtful about your selection and use of black. It actually may be hard to overdo it, if your palette is thoughtful and purposeful. Enter Anije Cho, an architect, registered feng shui expert and Amazon bestselling author of “108 Ways to Create Holistic Spaces.” Cho recently took to MindBodyGreen to discuss the ways “the spaces around us directly affect the amount of stress and ease we feel in our day-to-day,” and how adding or removing certain items can change that. Below read up on which items don’t deserve a place in your home (and why). Dried flowers. “Dried and decaying flowers, branches, and leaves are a big feng shui nono,” writes Cho. “At one point these living things held vibrant energy, but as they dried and decayed, they began to represent death and decline.” She adds that a dried flower or bouquet with a positive meaning associated with it is an exception. Unwanted gifts. Despite the most positive intentions, many of us have received a gift we don’t want (or doesn’t fit into our lives in some
way). “We can appreciate the gesture of a gift, but holding onto something unwanted affects our peace and happiness,” she explains. “Give yourself permission to donate or regift those objects. When to water tomatoes? When they need it By Debbie Arrington, The Sacramento Bee (TNS) Our very warm summer continues. That’s helped fuel a red-hot debate over when to water tomatoes. Recent advice on not watering during the heat of the late afternoon left several readers — and other plant experts — steamed. Kate Karam of Monrovia Nurseries, the wholesale giant, warned that, “In extreme heat, you don’t want to give a plant water, even if it’s wilted. The plant needs a chance to recover first and for the soil to cool down. “When temperatures reach over 100, water late at night or early in the morning,” she said. “Don’t water in the late afternoon or you’ll boil your plants’ roots alive. They’ll literally steam; the soil is just too hot.” Our very literal readers pointed out that water boils at 212 degrees Fahrenheit, significantly hotter than the water warmed in a hose sitting in the sun all day. But steam will arise at lower temperatures as cooler water hits hot surfaces. “It doesn’t really make sense from the standpoint of basic soil science or physics,” wrote Don

Shor, longtime owner of Redwood Barn Nursery in Davis, Calif. “Steam arising from the surface doesn’t reflect the temperature of the soil below, which is not at 210 degrees F. Water from the hose may be hot at first, then will cool rapidly. You will not ever ‘boil the roots’ unless you pour boiling water onto the roots for a sustained period of time.” Pouring boiling water on most any plant will indeed kill it. (Try it on weeds in sidewalk cracks.) But water at just 120 degrees can scald your skin; that can’t be good for
plant roots (which was Karam’s point). If the soil is dry, plants must have water — warm or cold, Shor said. “Don’t judge a plant’s water needs by their appearance in the middle of the day; leaves will wilt even if the soil has moisture,” Shor said. “But there is no sound reason for not watering at any time of day if the soil indicates the plant is stressed. And there is nothing wrong with getting water on the leaves. The only reason for not watering midday is to avoid
evaporation and conserve water.” Advice against afternoon watering is “a variation on an old garden myth,” said reader Ed Bass. “People used to believe that watering the plants would scorch the leaves.” Bass cited a study at Washington State University, “The Myth of Hot Weather Watering.” “If your plants are showing signs of water stress in the middle of the day, by all means you should water them!” concluded WSU horticulturist Linda Chalker-Scott, the study’s author. “Postponing irrigation until the evening — not a good time to water anyway, as this can encourage fungal pathogens — or the following morning could damage your plants and open them up to opportunistic diseases.” Shor noted that drip irrigation systems routinely run during the day with no ill effect. “We water our nursery any time the plants need water,” he added. “That certainly includes when it is over 100 degrees. The plants appreciate it, even if we aren’t too thrilled about being out there doing it. I’m more worried about the gardener in that heat than about the plants.”
