Buyer agency FAQs best interests. That would be your buyer’s agent!

LOVELAND – When purchasing a home in Colorado, you have the option of working with a buyer’s agent. Your agent will work on your SUZANNE behalf and has PLEWES certain legal RE/MAX Alliance responsibilities. If you’re a first time buyer, these buyer agency FAQs may help you better understand this option. What are a buyer agent’s legal responsibilities? Buyer agents owe you a fiduciary, which includes confidentiality, care, obedience, accounting, diligence, and disclosure. The buyer agency form outlines specific tasks and responsibilities for both you and your agent. Why is there exclusivity? Real estate agents have time to service a limited number of clients and they get paid only on commission. Your agent will spend time working with you, showing homes, answering questions, providing valuable advice and guidance, etc., which can be very time consuming. Naturally, he/she will want some type of commitment from you. Do I need a different agent for each town? Most real estate agents service multiple communities in the area, so you can work with just one agent for your home search. However, in cases where your search area is unusually wide, you may end up needing to connect with more than 1 agent. Buyer agency agreements are locationspecific, so you can have more than one buyer agent if each covers a different area.

Can my buyer agent assist me with for-sale-by-owner properties? Yes, your buyer agent can assist with properties not listed in the MLS system. Your agent will need to approach these properties slightly differently. Ask your agent for more information on this.

Who pays the buyer agent’s commission? In most cases, the listing agency for a home will offer co-broke compensation to any buyer agent who procures a ready, willing, and able buyer. Essentially, the seller pays their listing agent and that agent splits the commission with the buyer agent. Be sure to ask your buyer agent what should occur if the co-broke commission is less than the amount listed in your buyer agency agreement. Is there a time limit to buyer agency relationships? Yes, all buyer agency agreements have a start and end date. Should the date lapse, you may extend it further. Do I need a buyer’s agent? Technically, no. However, there are many benefits to working with a buyer agent. Listing agents work on behalf of the seller. Although they must treat you honestly and fairly, they must put the seller’s best interests first. Given that buying a home is one of the biggest investments that you will make in your lifetime, it seems only fitting that you should have someone looking out for your

Do I need a lawyer if I have a buyer’s agent? Real estate agents are not allowed to practice law. They will provide you with valuable guidance during the home buying process, but they cannot give you legal advice on contracts and other specific legal matters. You have the right to hire an attorney for your Colorado home purchase. Can my buyer agent refer me to an attorney, home inspector, and other service providers? Yes, agents can provide you with a list of service providers that they recommend. It is important that you perform your due diligence to determine which best fits your needs. What should I do if I have additional questions about buyer agency? Contact a real estate agent. They can discuss your options as a buyer and answer all of your questions about buyer agency, the Colorado market, and other real estate related topics. Denver Metro ranks as a top mecca for technology 3. Atlanta, Georgia Atlanta’s total tech jobs have grown by 46.7 percent since 2010 – almost 20 percentage points above the national average.

BOULDER – The BoulderDenver Metro area may see a continuing uptick in high tech workers, if Silicon Valley’s tech workers fulfill on their TOM longing. KALINSKI More than RE/MAX of Boulder two-thirds of Silicon Valley workers see themselves pursuing their tech careers outside of the industry’s epicenter, according to a survey conducted recently by Indeed Prime. Survey results show that Denver ranks as the No. 2 place that many see as a good place to move. Not that the Bay Area is being surpassed as the nation’s most vibrant tech center. But some tech workers are beginning to feel little or no need to live in the Bay Area, the survey shows. The shift is strikingly age related, with almost half of millennial tech workers still firmly rooted in the view that it’s important or very

important to live and work in Silicon Valley. Among Generation X, the number drops to 32.5 percent and for Baby Boomers it bottoms out to a mere 10.2 percent still holding tight to the belief that living in the Bay Area is important in continuing their high-tech career. As a result, some tech workers are eastward bound, finding opportunities in Denver and the Midwest, Northeast, and South. The Mile-High City metro is so top of mind that a survey of 100 California tech workers showed nearly half were prepared to move to Denver and places like it. Denver is drawing start-ups seeking talent, connectivity and culture. That migration includes

ASK ANGIE'S LIST

How do you repair a hole in vinyl siding? By John Nalley Angie's List (TNS) A rock spits from your lawn mower, hurtling toward the side of your house. Someone overthrows a baseball during a game of catch, striking your home. No matter how it happened, you now have a nasty crack in your vinyl siding to fix. Now what? The good news is you have a quick and easy vinyl siding repair option when such mishaps occur. You can likely at least patch the damage and protect your home until a siding pro comes out to replace the panel. Why should siding be fixed ASAP? Siding acts a first layer of defense against the elements, so leaving any hole or crack open exposes your home's envelope to water, wind and pests, according to Amy Grishman of Coastal Windows & Exteriors in Beverly, Mass. Water trapped beneath the siding panels can also lead to mold or rot over

time. Also, a crack or hole in the siding could expand if left unchecked, turning what started out as a minor issue into a bigger problem down the road. What's the best way to patch cracked vinyl siding? Grishman recommends using a Tear-Aid "Type B" vinyl repair patch kit, which can be found at hardware and sporting goods stores for about $10. This ultra-adhesive clear tape, designed specifically for vinyl products, will quickly bind to the siding, creating a strong weatherproof seal and giving you time to schedule a permanent siding replacement with a pro. Be sure to clean the surface with a damp cloth and dry it thoroughly before applying the tape. Follow the instructions on the package and be careful when applying, as the adhesive is strong. Other clear strong-adhesive tapes may also do the trick, but be sure the tape is designed to stick to vinyl before buying it.

How can you prevent siding cracks and holes? Vinyl siding is susceptible to holes and cracks because there's a small but hollow space between the siding and the home's wall sheathing. The solution: Next time you get a siding installation or repair, ask your pro about contoured progressive foam insulation, which conforms to the style of the panels and supports your vinyl siding. Essentially, you get a double bonus of better insulation and increased impact resistance since the insulation helps to absorb the blow. "So when you and junior are outside playing baseball," Grishman says, "all you have to worry about is breaking windows, not siding." REAL ESTATE MATTERS

Rental construction continues to grow in Denver, thanks in large part to millennials By Ilyce Glink and Samuel J. Tamkin, Tribune Content Agency

Q

: I recently heard you on the air talking about rental construction in Denver. I just visited my two boys there, and I saw all the cranes up close. I wonder: Who is filling all those new apartments? What’s the economic engine driving Denver’s influx of millennials?

A

: Thanks for reaching out and listening to the show. Economists and housing experts in the real estate industry think that the primary driver in Denver is the burgeoning tech industry. Companies are either moving there or opening up satellite offices so their employees can take advantage of the lifestyle (skiing and hiking on weekends, biking everywhere, etc.). Because so many jobs are available, residents from California (an even higher cost state) are moving as well, increasing their standard of living. Those millennials (and older people, too) are renting, as are, in some cases, executives who might live further out but need a place for weekdays. You are also seeing a fair number of retirees moving to the greater Denver area. If your kids wind up in Denver, will you eventually move there? If so, you’re like many parents of millennials. But Denver is not the only place where rental construction is going strong. There are quite a number of urban areas that are

6

AT HOME COLORADO

attracting millennials. Downtown areas offer a large variety of restaurants, things to do and close access to workplaces. Since millennials are waiting longer to have kids, they have more time to enjoy the benefits of urban living. And, some are now staying. In some urban areas, schools systems have improved enough to keep millennials from moving to the suburbs. You also need to keep in mind that millennials typically graduate from college with a considerable amount of debt, including student loans and credit card debt. With that debt, they often simply can’t afford to buy a home right out of college. In addition, we think that the financial stress millennials face with their added debt pressures probably will keep a good part of them renting for some time in Denver and elsewhere. Places like Denver offer the best of both worlds for both younger and older employees, plus retirees, with access to fairly good public transportation, the ability to live fairly close to work and family, and access to a wide variety of recreational activities. We think that millennials are pushing construction in urban areas and rental construction will continue to grow. Target teams up with HGTV’s ‘Fixer Upper’ hosts Chip and Joanna Gaines

Joanna Gaines, host of HGTV’s Fixer Upper, talks about her and her husband Chip’s new store, Magnolia Market at the Silos, on October 29, 2015, in Waco, Texas. “There is a lot going on,” she said. “But we believe in seizing the opportunities. We’re dreaming big, but we’re putting family first. Everything we do is based on that.” (Ashley Landis/Dallas Morning News/TNS)

By Kavita Kumar Star Tribune (Minneapolis) (TNS) HGTV stars Chip and Joanna Gaines are teaming with Target to roll out a new home and lifestyle brand. The partnership was announced Tuesday afternoon to more than 12,000 Target employees attending the Minneapolis-based retailer’s fall national meeting. The couple behind the show “Fixer Upper” appeared on stage at the employee event to relay the news. The new brand, Hearth & Hand with Magnolia, will be exclusive to Target. It will launch Nov. 5 and will be a multipleyear partnership unlike Target’s limited-time collaborations with celebrities and designers such as Victoria Beckham. “We’ve always dreamed of working with a retailer to create a collection that could reach more people at a more affordable price point,” Joanna Gaines said in a statement. The brand is one of a dozenplus exclusive brands Target will roll out over the next two years

as part of its strategy to revive sluggish sales. It already has introduced two new clothing lines — A New Day, which will replace longtime brands Merona and Mossimo, and the men’s clothing line Goodfellow & Co. It’s also adding an affordable wine brand, a modern decor home line and a new athleisure brand. “Partnering with Chip and Joanna to create a modern farmhouse collection available only at Target allows us to offer an aesthetic we know our guests will love, and the quality and affordable prices can’t be beat,” Mark Tritton, Target’s chief merchandising officer, said in a statement. “That’s the magic of Target, and we can’t wait for our guests to enjoy this collection for years to come.” Magnolia is the brand the couple use at their retail, dining, real estate and bed-and-breakfast businesses in Waco, Texas. It is a play off the name of their property, Magnolia Farms. The couple also license a line of furniture at Hom Furniture stores. The line for Target will include more than 300 items in tabletop, home decor and giftables. Most of the items will be under $30. Target flies in store managers and other employees from around the country for its annual meeting to energize them for the upcoming holiday season. In between presentations from Target’s top executives, bigname musicians, including Demi Lovato, Rachel Platten, Fantasia and the X Ambassadors, also entertained the crowd. The new brands are part of a broader strategy of Target’s to strengthen its brick-andmortar stores. The retailer also is renovating stores and lowering prices. DAILY CAMERA / TIMES-CALL

How to dry late summer leaves, flowers By Maureen Gilmer, Tribune News Service (TNS) Drying the late summer leaves and flowers for winter use was a skill used by rural women all over America. Before refrigerated florists, getting any flowers in winter was impossible. The way they got around it was to dry all they could in late summer. Knowing what to pick and what colors share greatest longevity were time-learned skills passed down from mother to daughter. Your herbs, both perennial and annual, have lots of growth, so there are opportunities to add fragrance and flavoring to your flower drying efforts as well. Flowers that bloom in the late summer with thick flower petals are among the best choices for drying. Thin gossamer petals shrivel too much and don’t hold their color. Marigolds, zinnias, asters, chrysanthemum and goldenrod are the traditional choices. However, annuals and perennials promptly deadheaded in early summer may bloom modestly a second time in the fall. These blooms are ideal for drying due to their smaller size. Another factor that influences what you dry is flower color. Drying causes some to fade or darken unexpectedly. For example, red and magenta tend to turn brownish when dried. Better choices are white, light blue, pink, gold and orange. The first time

around, dry every color you want to, then determine which ones work best for your taste. One of the most common ways folks fail with their flower drying is bugs. What typically happens is small caterpillars show up on the drying plants and proceed to consume them rapidly. By the time they are discovered, the damage is done. This is because the leaves, stems and flowers you cut from the garden will likely contain eggs of a variety of insects. Many are too small to see, but you’ll be shocked at the results after they hatch. To make sure you don’t import bugs into your dried plants and flowers, give them a thorough water spray and inspection. The kitchen sink sprayer works well to hose off the plants with pressure that detaches many of the eggs and kills others. This also eliminates aphids and other tiny bugs too. Spray wash followed by air drying each stem on a towel also removes spores of mildew and other fungi that too often discolor plant material during the drying period. Once clean and dried, it’s time to bundle your plants by their stems. A thick rubber band gradually tightens as the stems dry and shrink, making sure they hold together tightly the whole time. While plants dry, keep them in

the dark to preserve color. Make sure there is good air circulation to speed the process particularly in humid areas. Where there is further insect concern during drying, just cover each bundle in fine petticoat netting until dry. For all the bits and pieces left over from your garden, wash and dry these on a salvaged window screen. Put it in the rafters to stay out of the wind and out of the way for the short time these take to dry. This brings all your plants and flowers into your own personal tea and potpourri gifts made from a “salad” of dried materials accented with a few drops of essential oil. If you love this late season drying of your declining garden flowers, consider planting everlasting annual statice and strawflowers next year. Both grow easily from seed and are widely

available. These are the traditional dried flowers used in so many kinds of arrangements you buy at the store. TIP: Put whole bay leaves into your packages of dried plants to keep pantry moths away. Since the founding of this country, gardeners and rural women have practiced the skill of drying plants for winter. Back then she knew it would be a long and dark season in her house with natural dyes, handspun and candlelight. So when she could have dried flower arrangements in January, they chased away the melancholy of those cold dark days after the lights of Christmas fade. Living Your Dream at Brennan by the Lake in Erie Low maintenance living by Boulder Creek Neighborhoods By Judy Finman, At Home

I

t’s been about two weeks since Shawn Carroll and his wife, Arianna Jakositz, settled into their new Boulder Creek Neighborhoods home at Brennan by the Lake in Erie. “Yes, we moved in over Labor Day weekend,” Shawn said. “We moved from Frederick, where we had a two-story home on a third of an acre. Lots of cleaning and

yard maintenance!” That is one of the main reasons they chose to move to a lowmaintenance easyHouse® at Brennan by the Lake. “We realized that we were spending every bit of our free time on upkeep of our yard and home – which, as frequent travelers and outdoorsy people, meant very little time spent enjoying our lives,” said Arianna. “Brennan by the Lake gave us a brilliant floor plan,

less space to maintain, and plenty of outdoor living space to enjoy. Additionally, the neighborhood is located in an area we’ve wanted to live in for years.” There’s a lot to like about the couple’s new ranch-style easyHouse, as Shawn points out. “Our favorite things about the house are the construction quality and floor plan. There’s no wasted space on our home design. Given that we’ve only lived here for a

[short time], we can’t speak to the realities of the “easyHouse,” but we’re already finding extra time in our evening due to shorter commute times and no need to worry about yard maintenance.” Shawn works in Westminster, and Arianna in Boulder. Like all homes from awardwinning builder Boulder Creek Neighborhoods, every inch of space in their home has been thoughtfully designed. At easyHouse, everything needed on a daily basis is located on the main floor. That means no trips up and down stairs on laundry day! Other unexpected touches at Brennan include zero-step entries, wider hallways and doors, and flexible living spaces. Boulder Creek’s signature style has caught the eye of many homebuyers seeking to down-size. The company prefers to use the term “right-sizing” as the focus of their floorplans is to make the best use of a smaller amount of square footage for a sense of spaciousness and ease. Like Arianna and Shawn, many homeowners at Brennan by the Lake came to the neighborhood from larger homes and yards that required lots of time and effort on upkeep. These homeowners are finding that easyHouse at Brennan offers all the space they need, and none of the extra rooms they don’t. A “right-sized” home, main-floor designs, and lowmaintenance lifestyle are part of what makes this neighborhood so popular. Like all the low-maintenance communities built by Boulder Creek Neighborhoods, many of the outdoor home maintenance chores are managed on your behalf when you live at Brennan, including snow removal and lawn care, assuring that you have free time to live your life the way you want.

Arianna and Shawn have found a lot to like about their new community. “This neighborhood has great people living in it and one of the most beautiful buildercreated landscaping plans we’ve ever seen,” Arianna said. “It’s really easy for builders to fill every available plot with a home to maximize profit, but it’s not like that in this community. This community includes trees, walking paths, and will eventually have a park with a large grassy area and community garden plots. When you buy into this neighborhood, you are buying more than a home; you’re investing in a community and lifestyle.”

The couple had some absolute “must-haves” in choosing a place to buy. Brennan met their explicit demands and much more. “Our must-haves were basically a smaller house with a smaller yard more conveniently located to Boulder. What we found was even better: a home that fits us perfectly in a neighborhood that feels like a true community.” Arianna said. With the couple’s switch to low-maintenance living, they are making plans to use their newfound free time when they’re not at work. Shawn says, “It feels like the sky’s the limit. We plan to spend more time with friends and family, riding our bikes, learning

new things, not worrying about our yard, et cetera.” The choices are sweet from this award-winning homebuilder: lowmaintenance, right-sized homes in an award-winning city (among Erie’s many accolades, in 2015 Money Magazine named Erie one of the best places to live in America), enhanced by Colorado’s natural beauty. You may prefer main-floor living in an easyHouse® ranch patio home (starting in the mid $400s), or the flexible design of a yourHouse townhome (from the low $400s). Erie has become quite popular as a place to live, and Brennan by the Lake offers homebuyers the

chance to be part of this vibrant community. Boulder Creek has a well-earned reputation for topquality homes at a great value. With homes ranging from 1,500 to more than 2,700 square feet, and prices starting in the $400s, the community is selling fast. A few Quick Move-In homes are available for home seekers eager to begin their easy, low-maintenance lifestyle. For more information on Brennan by the Lake or any of the eight active communities by Boulder Creek Neighborhoods, call 720.548.2820 to speak with their dedicated online sales concierge, or visit BrennanLiving.com for photos, floor plans and tours.

So what exactly is low-maintenance living? A low-maintenance home from Boulder Creek Neighborhoods is designed to make your life easy. Expect fewer chores and more “Lifefullness,” a term coined by Boulder Creek Neighborhoods to mean homes and neighborhoods designed so you can live the life you have always dreamed about, but never had time for. At Boulder Creek, a home is more than a home – it’s a lifestyle. A choice to relax, celebrate and love life. Whether your motivation is to experience more of life, reduce the stress that comes with home maintenance, right-size your home, or all of the above, you’re in the right place in a Boulder Creek neighborhood.

LAWN AND GARDEN

Perennial fall chores BOULDER COUNTY – Perfect gardeners are those that work with the rhythm of the seasons, rolling with the vagaries of the weather. Rain or sun CAROL doesn’t ruffle O’MEARA their feathers; Colorado State they simply are University Extension one with the earth and its little mood swings. I am not a perfect gardener. If I were, the lingering heat wave wouldn’t bother me. But I’m shocked at the temperatures whenever I step outside, my mind insisting that Mother Nature is going to have to use the same calendar as the rest of us, darn it, and start cooling off. This deep into September, it’s time to start planning for fall, not hosting a pool party. Each season brings with it a list of chores that promote good plant health, and in fall, perennial beds and borders should be rejuvenated with a little late season planting and cleanup. throw them out. Leaving your plant clean up until spring allows the plant to capture more snow, funneling moisture to the soil. Snow, along with mulch, gathered at the base of plants sitting close to each other in a winter garden also gives them some added protection from wind. After the ground freezes, apply mulch to stabilize soil temperature and prevent alternate freezing and thawing of soil, which can lift crowns above soil levels. Dig and store tender summer flowering bulbs and corms after frost has nipped the foliage and leaves are blackened. Gladiolas, cannas, and caladiums need to be lifted and kept in a cool location over winter. Dig carefully to avoid injuring corms since wounds are often entry points for disease organisms. Clip off and destroy plant tops immediately, then let the bulbs dry for a few days before storing them in a cool, dry area.

insulation ask your inspector if the batts are facing the right direction. The backing on the batts should be facing the interior of the home. Your inspector should also look for water damage. It is much easier to detect roof leaks in the attic than from on the roof. Inspectors will look for staining on sheathing, roof supports or walls. It is important to note that the leak may not be occurring where the stain is. It may be at a higher location in the attic. Proper clearance of all vent pipes and chimneys should be noted as well as any evidence of squirrels, raccoons or rodents. Critters often enter attics through the eaves, soffits or loose boards and can cause considerable damage. They will usually leave

behind evidence of their presence. Electrical wiring connections, fixtures and junction boxes should also be checked for proper location and installation.

diseases that over-winter on fallen leaves. But in good gardener fashion, there are several schools of thought on how to care for perennial beds in fall. For those who like their beds tidy, cutting back the foliage once it is dead gives it a neat appearance over the winter. Others subscribe to the “do-itlater” tack of leaving all the plants in place, frozen into a winter tableau of browned leaves, spent seed heads, and dried flowers. Both techniques have pros and cons; cutting some perennials back will open up stems to drying winds of winter and accelerate winter-kill, while leaving dead, decomposing plants in the garden increases risk of spreading disease. But the biggest advantage for leaving plants standing into winter is the nesting sites they provide for overwintering pollinators. Many solitary bees use hollow stems to lay eggs, and leaving stems standing is a good way to help pollinators throughout the winter. Clean up other garden debris, such as fallen leaves, to remove the risk of plant diseases. Hedge your bets by cutting some perennials back after it dies to the ground but leave ornamental grasses, seed heads of Rudbeckia, Echinacea, or poppies until late winter for texture and food for birds. If you do this, leave only healthy plants standing; if they’re diseased, remove them and

the attic. Some areas may be inaccessible do to the design of the attic. While the roof might appear sound, inside the attic you could find broken trusses or rafters. An attic inspection could disclose stress cracks that may lead to a loss of integrity. It can also give buyers peace of mind that the size and spacing of the lumber is up to code. Your inspection report should include the amount and type of insulation. Attics can be insulated in a number of ways, including blowing in insulation or laying fiberglass batts. Insulation is rated with an R-factor. The higher the R number, the higher the insulating factor. The recommended R-value for attic insulation in our area is R-49 to R-60. If an attic has batt

What goes around comes around, especially in style and trends. Wallpaper, once a staple and must in the 1970s, fell out of favor in the '90s, but in recent years has made a comeback. No longer automatically considered tired and dated, many decor companies have made an effort to design fun, bold prints that can help add texture and drama to a space, in essence make a statement. When it comes to using wallpaper, here are some key Design Recipes tips: 1. Consider using wallpaper for an accent wall. A bold, statement wallpaper may work well as an accent in a space, especially in smaller spaces where all over usage may overwhelm. 2. Use colors in your wallpaper pattern as the inspiration for your color story. In other words, select a color from the pattern of your wallpaper and use it as a foundation color for the color scheme within your space. 3. Think from fun to formal. Wallpaper can be used in different ways, whether in a more traditional way like a living room or in a way that is fun and festive like in a children's room or playroom. 4. Consider removable wallpaper or decals as alternative to traditional wallpaper. This option allows spaces that are interesting and bold in which the decoration can also be reused. 5. Frame wallpaper as art. This is a popular design trick in which large pieces of wallpaper can be framed like art. 6. Avoid using bold, statement

wallpaper in small rooms. Small rooms are naturally closed in by dark colors or overwhelming patterns. Instead, opt to use wallpaper sparingly in small spaces like as an accent wall. 7. Consider texture. Wallpaper isn't just about color and pattern, but texture as well. These days, wallpaper can include such interesting elements as beading and fabric. 8. Don't be afraid to incorporate metallic elements such as gold or silver, which can help add a touch of glam and elegance. 9. Consider overscale patterns when looking to select statement wallpaper, which can help make a bold design statement. 10. Work with what you have. One of the biggest mistakes is to use it to introduce colors or patterns that may be incongruent with the current color palette or design scheme in a room. Instead, consider using wallpaper as a unifier to help keep your decor cohesive.
