When applying for a home loan, lenders consider your credit score above all else. If your credit is low, lenders may affix higher interest rates to your loan, reflecting a higher monthly mortgage BY MICHAELA PHILLIPS rate. Good credit Guaranteed Rate, Inc. helps potential home buyers secure loans with low interest rates, meaning they can maximize their monthly mortgage budget to get the home they want. What is a rapid credit rescore? A rapid credit rescore is provided through a process by which the lending company submits proof to a credit reporting agency of recent updates to your credit account that may not yet be reflected on your official credit report. A rapid rescore can only be offered through your lender; home loan applicants cannot apply for one on their own. Prior to requesting a rapid
rescore, a lender is able to run a credit score analysis that will show the impact of a rapid rescore. The analysis also provides an actual dollar amount that the borrower would need to pay toward debt in order to impact their credit score via this method. The percentage of maximum revolving debt vs. maximum allowed debt directly impacts credit scores. In some cases, reducing the balance on one card by a small amount can dramatically improve a credit score. If the potential borrower has recent late payments reported, the lender can determine if removing these late payments will improve the borrower’s credit score. While it isn’t an easy feat getting the creditor to remove a late payment, if it is a creditor error, they usually will. Who needs a rapid credit rescore? If you’re applying for a home loan and fall a few points short of approval, your lender may suggest a rapid credit rescore. The lender may also recommend a
What doesn’t a rapid rescore do? A rapid rescore doesn’t alter your overall credit history, but it can dramatically increase your score. The purpose of a rapid credit rescore is to quickly refresh your credit report to show the most updated data. If you previously defaulted on a loan, the rapid rescore will not momentarily boost your credit score to get you approved, it will just reiterate your actual, updated credit information to the lender. How much does a rapid rescore cost? According to the Fair Credit Reporting Act, it is against federal law to charge the potential borrower for a rapid rescore. If you find yourself in a situation where a lender is tacking on an additional fee for a rapid rescore, you may want to consider finding a more trustworthy lender. How long does a rapid credit rescore take? On average, it takes five business days for a rapid rescore to return to the lender. The length of time may vary, however, if the borrower does not provide all information accurately the first time. Partnering with a knowledgeable and experienced lender who knows when and how to request a rescore could save you thousands on your mortgage. Boulder area home sales hold steady Boulder area markets continue an overarching trend of stability, even while presenting a “mixed bag” of sales that are slightly slowing, BY TOM inventory hardly KALINSKI changing, RE/MAX of Boulder and prices moderating. “It’s not inconsistent with what we’ve seen the past year,” says Ken Hotard, senior vice president of public affairs for the Boulder Area Realtors Association. Single family home sales declined 1.9 percent in August compared to July 2019, posting 458 vs. 467 homes. Condo and townhome sales dropped 22 percent with 129 units sold vs. 165. Year-to-date single-family home sales dropped .08 percent through August compared to the prior year – 3,157 homes sold vs. 3,181 – and condo/townhomes sales dropped 3.7 percent – 1,042 units
flocking to the market,” he says. He adds that this tepid buyer interest is during a time of strong economic factors such as ongoing job growth and slightly falling interest rates. It’s worth noting that national economic uncertainty is ongoing. “Presidential election years are always uncertain. Currently, we have trade wars and rising global conflicts. People steer away from adding long-term debt when the

Home inspection FAQ A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the BY RICK foundation. Why do I need a home inspection? Buying a home could be the largest single investment you will ever make. To minimize surprises and unexpected difficulties, you should learn as much as you can about the house before you buy it. A home inspection may identify the need for major repairs or builder oversights, as well as the need for maintenance to keep it in good shape. After the inspection, you will know more about the house, which will allow you to make decisions with confidence. Can I do it myself? Even the most experienced homeowner lacks the knowledge and expertise of a professional home inspector. An inspector is familiar with all elements of home construction, proper installation and maintenance. They know how the various systems in a home are intended to function, as well as why they might fail. Also, buyers may find it difficult to remain
completely objective about the house they really want, and this may influence their judgment. It is best to obtain an impartial, thirdparty opinion by a professional inspector. Can a house fail a home inspection? No. A professional home inspection is an examination of the current condition of a house. It is not an appraisal, which determines market value. It is not a municipal inspection, which verifies local code compliance and can pass or fail. A home inspector, therefore, will not pass or fail a house, but rather describe its physical condition and indicate what components and systems may need major repair or replacement. When should inspectors be contacted? Home inspectors are typically contacted as soon as the contract or purchase agreement
has been signed. Before you sign, be sure there is an inspection clause in the sales contract, making your final purchase obligation contingent on the findings of a professional home inspection. This clause should specify the terms and conditions to which both the buyer and seller are obligated. Do I have to be there? It is not required that you be present for the inspection. However, it is highly recommended that you and/or your realtor attend a walk-through of the inspection. You may not want to watch your inspector test every electrical outlet, door and window. You will want to be able to ask questions about the report and learn about the condition of the home and how to maintain it. What if the report uncovers problems? No house is perfect. If
the inspector identifies problems, it doesn’t mean you should or shouldn’t buy the house, only that you will know in advance what to expect. If major problems are found, a seller may agree to make repairs or negotiate a reduction in the asking price. How much does an inspection cost? Inspection fees may vary depending on several factors such as the size of the house, its age and possible optional services such as septic, radon or other environmental testing. Cost should not be a factor in deciding whether to have a home inspection or choosing your home inspector. The sense of security and knowledge gained from an inspection is well worth the cost, and the lowest-priced inspection is not always a bargain. How do I find a home inspector? Referrals are a good way to choose an inspector. Many real estate professionals will refer quality home inspectors that have years of experience. Most will refer more than one inspector so there is no conflict of interest. Referrals from friends or relatives who may have used a quality inspector in the past are also good. Home inspectors must have a full working knowledge of every system in a home. A broad background in general construction is a good base to build from. Good home inspectors are typically those who have experience in the building industry. Tips for seniors downsizing to a smaller home Baby boomers are retiring and downsizing their homes at record rates. “Aging in place” is a common catch phrase BY DUANE for seniors, meaning DUGGAN growing Realtor and Author RE/MAX of Boulder older in their own homes. However, there comes a time for many seniors when their large, two-story house with a basement and landscaping just isn’t the ideal place to live anymore. Moving to a smaller ranch-style home or condo can be a better interim solution before transitioning to a senior community where there is high level of assistance with daily chores and activities. Once in a smaller home, there are many outside services available to help seniors stay as long as they choose to or are able to. Services might include lawn care, meals, companionship, transportation, grocery delivery, medication delivery and even nursing care. As a consequence of aging baby boomers and the availability of senior services, the demand for new ranch- style, low-maintenance homes is higher than ever before. The sooner you start planning, the easier the process of downsizing to a smaller home will be. Many seniors have been in their home for decades. During the that time, you may have accumulated a great deal of furniture and belongings, making it difficult to move to a home half or 1/3 of the space. Speaking of stuff, if you’ve never heard George Carlin’s skit on “Stuff in our Homes”, you might listen to it and get a laugh!

Consult your tax advisor Be sure to consult with your tax advisor to see if you will have any tax liability on the sale of your personal residence. In many markets, the gain exclusions of $250,000 Single Person and $500,000 Married Couple shelter your gains from taxes. However, in a high-cost market like Boulder, the gains are often larger and there could be a large tax liability, which will affect your decisions. Consult your estate planning attorney Your estate planning attorney can help you in making decisions on how you might hold title for the downsized house and plans for the home after you pass on. Picking the geographic area In a high-priced area like Boulder, it is often difficult to downsize in a way that makes financial sense. In many cases, it works well to sell a home in Boulder and move further east to a smaller home in a less expensive market. Once you pick an area that works financially, there are other factors to consider as you make your decision. One of the main factors includes access to infrastructure such as grocery stores, medical care, and proximity to the activities you love. Consider buying a ranch style home and using it as a rental long before you need it The cost of real estate continues to rise over time. If you are thinking of downsizing in 10 years and you find the perfect ranch style home to retire in, why not buy
Start with the easy stuff You may have raised five kids in a five-bedroom house with five beds and several sets of sheets for each bed ... well, you get the idea. If you are moving to a threebedroom house, you might use one bedroom for yourself, then have a guest bedroom and an office or gym – and you won’t need so many sheets! Start by getting rid of the sheets and the extra stuff you would rather not haul to your new home. Move on to the harder stuff More difficult items to get rid of are usually located in the basement, attic, and garage, such as mementos. In the basement, you might have your child’s artwork from kindergarten. In the attic you may be holding onto sentimental belongings from your parent’s house. In the garage you might have 40 years of tools you’ve been collecting. You might make a list with three columns: what will be moved to the new home, what needs to end up in the dumpster, and which items to give away to family members. Again, the sooner you start the better. Legacy gifts As I write this, I’m sitting near an antique clock, which was a wedding gift for my great grandparents. My mom gave me this clock when she moved out of her home of 66 years and didn’t have room in the new place. Consider giving legacy gifts to family when you are downsizing, not after you are gone. You’ve packed, you’ve sorted, and you’re ready to move You might have friends and
family members who will help you pack up and drive a rental moving truck. If not, you might consider checking out a member of the National Association of Senior Move Managers to help coordinate your move. 6 tips to sell your house before the end of the year price your home based on recent comparable sales in your area – not just hopes and dreams. The best agents will even go the extra to mile to find out the prices of comparable homes with a recent or pending sale in process, he says. You’re paying your agent for their professional advice and expertise, so when they suggest a sales price based on mountains of research, you should listen. By Holly D. Johnson Bankrate.com In recent years, sellers have called the shots in homebuying negotiations. They’ve had plenty of leverage, too, thanks to surges in buyer demand, tight inventory and soaring home prices in many top markets around the country. But we all know that the housing market is a cyclical one. Pricing and demand that goes up eventually goes down, and the hot summer housing market often cools by the time winter rears its chilly head. If you’re needing to sell a house and can’t wait for next year’s warm-weather sales surge, you’ll need to act fast. To get to the closing table sooner rather than later, sellers may need to adjust their expectations and approach. Here are six important steps you can take now to sell your home before the new year is here. 1. Rely on comps – not emotion – to set a realistic asking price First things first. Experts say you’ll want to jump into the housing market with a realistic asking price that has the potential to stick. This part can be hard for sellers to wrap their heads around since many want to “test the market” with a higher sales price knowing they can drop it later. This approach, however, is a mistake, says Chicago real estate agent David Cahill. “If your home is priced too high, it can be very difficult to overcome, even when you eventually reduce the price,” he says. This is one area where you may want to let your agent lead the way. Cahill says a good real estate agent will do a comparative market analysis that helps you Oct. 4-5, 2019
2. Ask your agent for ‘first look’ feedback Homeowners hoping to unload their properties by year’s end will need to enter the market with their best foot forward. This means having a house that is easy to sell and free of glaring problems. Michael Kelczewski, a real estate agent with Brandywine Fine Properties Sotheby’s International Realty in the Greater Philadelphia area, says you should not only ask for real estate agent feedback but review all of their notes – both positive and critical. It’s also a good idea to have your agent gather buyer feedback from people who tour your property so you understand what buyers love (and don’t love) about your home. Your real estate agent may be able to point out defects you’ve overlooked like forgotten windows with cracked seals or the fact that your teenager has heavy metal posters plastered wall to wall. Or perhaps they’ll remind you that most people want to park in their garage instead of using it to store boxes of photos and old clothing. Consider agent feedback carefully and implement their suggested changes to potentially avoid losing out on a sale due to minor issues. 3. Clean, organize and declutter It’s possible your agent will advise you take down family photos and clear out your closets right away, but you should make time for a major cleanup regardless. Cahill says you should “do everything within your budget to ensure your home gives a great first impression.” For example, give your front door a fresh coat of paint, trim back overgrown shrubs and keep your lawn in tiptop shape. While your home is on the market, the interior should also be
clean and ready for a last-minute showing at all times. Cahill says to start by removing clutter, getting rid of any oversized furniture and taking down busy decorations. “Rent a storage unit if you need more space,” he says. Stay on top of cleanliness by taking time to wipe down counters, sweep floors and touch up bathrooms every day. Nobody wants to buy a dirty house. 4. Consider hiring a professional stager If you have the cleaning part down pat but need help making your home visually appealing, you can also consider hiring a professional stager, Cahill says. Home stagers have furniture, art and decor they use to make your home feel modern and increase your chances at a speedy offer – an important consideration for anyone, but especially if your home feels especially dated. Does staging work? Most experts would say it does. In fact, a recent study from the National Association of Realtors showed that 83 percent of buyer’s agents said staging helped their clients envision living in that specific home. Also, 28 percent of seller’s agents said they staged all of selling clients’ homes before putting them on the market. However, 13 percent reported staging homes only if those properties were difficult to sell otherwise. 5. Spring for professional photos and video Where potential buyers perused the local newspaper for new home listings decades ago, pretty much all home marketing is done online now _ either through multiple listing services (MLS), real estate websites, email marketing or a combination of all of these avenues. Susan Bozinovic, a Realtor with Century 21 Town & Country in Troy, Michigan, says this is why quality pictures are crucial if you hope to achieve a quick sale. Hire a photographer to take high-quality pictures and consider having your real estate agent’s office create a marketing video, she says. Drone photography might be an important factor to sell a sprawling property with land or a
ton of outdoor features, she adds. Bozinovic also emphasizes the importance of social media marketing – especially on Facebook. “I found that running ads on the Facebook platform is superior to any other social media space because the audience can be targeted very specifically,” she says. If you’re hoping to spread the news of your home for sale far and wide, it may also help to work with a real estate agent who has knowledge of social media marketing and other strategies to get more eyeballs on your virtual listing. 6. Get an optional pre-sale home inspection Never assume your home is in perfect physical condition; take the time to make sure. Paying for a home inspection upfront is typically a safe bet. With prior knowledge of issues like missing shingles on your roof or faulty electrical work, for example, you can buy time to fix these problems before they become a problem. Cahill also says that hiring a home inspector to conduct a thorough inspection before you list your home may “inspire greater confidence in your home’s condition among potential buyers.” This is true even though most savvy buyers will likely hire their own inspector. Also note that, if you take the time to fix big problems discovered in an inspection before a sale is underway, the negation process could be “short and sweet,” Cahill says. Bottom Line A speedy home sale could be in your future if you take steps to avoid common problems that turn off potential buyers. This includes making sure your home is beautiful and clean, but it also means uncovering major defects or repair needs before someone else does. There’s still plenty of time to get to the closing table before the end of the year. dam and Kimberly Fels were first in line when Rogers Farm opened for sale. Their new home, built by local, award-winning home builder Boulder Creek Neighborhoods, is planned to be completed this spring. Adam, a retired Boulder Valley School District principal, said, “For Boulder Creek, the little things are big things – which I appreciate because I think that way. Boulder Creek puts more into their homes than they need to, and it’s obvious these homes are super high quality.” Kimberly, a Realtor with RE/MAX for 19 years, echoed her husband: “We’ve been watching the build, and all their methods are very high quality.” Rogers Farm is a unique neighborhood of new, singlefamily homes in Superior. Adam added, “After our daughter graduated from college, we decided now was our time to reinvent ourselves. Although we adore our current house on Sugarloaf Mountain, we realized we could still enjoy outdoor living in a low-maintenance home by Boulder Creek Neighborhoods on the rolling meadows of Rogers Farm in Superior.” She continued, “We love to entertain, and we’re looking forward to hosting in our new home. “The front porches and back patios are not simply to take your boots off. You could fit a couch – open it up for summer movies or watching football in the fall.” The sliding glass doors to the patio were designed to “extend the kitchen and dining area,” Kimberly said. “We’ve always valued outdoor living,” she said. “We couldn’t move here without that.” The homes at Rogers Farm Rogers Farm’s 26 homes at completion will range from 2,400 to 2,800 square feet, and offer three to six bedrooms in both main-floor-master and two-story designs. Perhaps most unique about these homes are the multitude of garage options. What’s more, most garage configurations allow for additional space to be added above, with the decision to finish into a bonus room and bathroom up to the buyer. Rogers Farm Community Sales Manager Rebecca Lucero commented, “It’s really unheard of, to find a new home that offers these sort of garage options. It really gives buyers the ability to personalize the garage to their needs – boats, campers, workshops, craft spaces. Lucero said the entertainers’ kitchen includes double ovens, a microwave drawer, a gas cooktop, a Thermador or Viking built-in refrigerator, and a roomy island accompanied by a generous walk-in pantry with additional countertop space. “The entertainers’ kitchen really makes a statement,” she says. “We’ve been married 35 years and have only moved twice,” Adam said, “so I’d like to hope that we’ll be in this home another 30 years.” Thus, along with the quality of the build, accessibility and low-maintenance conveniences are important to Adam and Kimberly. Goodness, it’s gourds I picked up a packet of gourd seeds last spring with the thought that some of the little, colorful things would look great in my fall décor. I imagined BY CAROL tucking them O’MEARA into nooks near Colorado State pumpkins, by University Extension, Boulder County straw bales and corn stalks, even hot gluing them onto a fall wreath. I should have stopped daydreaming and read the seed packet instead. What these plants produced are not the four-inch, green-yellowwhite table décor. Oh, no. I knew something was different when the first one swelled into a large, bulbous swan-neck gourd. Then another did the same, and a third looks as if farmers could use it to store grain. But the biggest surprise came when I was nosing through the vines to glimpse a true giant amid the gourds: a snake gourd, easily three feet in length, curled against the side of the raised bed. It looked like its namesake – a snake – and I confess I jumped and backpedaled before I realized
what it was: the plant version of a mammoth tusk. I have no idea what I’ll do with it, but I’ll dry it to see what it inspires in me. To tell when gourds are ready for harvest, check the stems, which will be dry and brown. Unlike with winter squash, avoid using your fingernail to test the skin, as denting the shell can cause the gourd to rot over time, instead of cure. Clip the gourds from the vine, leaving two to three inches of stem attached to the fruit. Then take them in for a bath, using warm, soapy water to remove dirt and debris. After washing, gently dab the gourd dry, then apply rubbing alcohol over the skin to kill off any bacteria or fungi. Curing the snake gourd is different from the others, which dry on sheets of newspaper in a warm, dry room. Leave enough room between the gourds for good air circulation, and turn them every day to ensure all sides dry at the same pace. Change damp newspaper with dry sheets to wick away moisture, and in about a week the gourds should be ready. Watch them closely for signs of decay, mold, or soft spots, discarding those in favor of the unblemished gourds. Since snake gourds are soft,

not hard, walled they need to be washed and placed on paper in a dark, warm room for several months to dry fully. This is where the instructions start to concern me. I’m told to put this snake-like object in a dark room, go in once per day to grab it and turn it, and never, ever let it touch another gourd during this process. What will it do, eat them? Reproduce? I don’t walk up to snakes in broad daylight, much less enter a dark room to roll one. I’ll have my spouse do it. Lagenaria gourds, like the swan necked ones I have, take longer to fully harden on the interior part of the fruit. Once the surface had dried, wipe it down with alcohol or a household disinfectant, then place it back on the newspaper in

a warm, dark, dry place for four weeks. Scrape the dried skin from the gourd using a light sandpaper or small, sharp knife. Alternately, some gourd craftsmen use a technique called “green cleaning,” where the skin of the gourd is scraped off just after harvesting with a paring knife. How can I shut down utilities in an emergency?

In some emergencies, seconds count. A broken gas line pumping natural gas into your home, or a water main flooding rooms, needs to be shut down as quickly as possible to prevent damage or injury. Every homeowner should know the location of their utility shut-offs and be able to reach them quickly. This information can also help prevent costly late-night emergency service runs. For example, if you can shut off a water leak yourself in the middle of the night, it might be possible to wait until morning to have a plumber come out.

Working the breaker box The panel in your breaker box will have a main circuit breaker that connects power to the whole house. In most cases this will be marked 100, 150 or 200 amps – whatever the case, it will be the highest amperage in the panel. Flip this breaker to quickly shut off electricity to the entire house. If each breaker switch isn’t already marked for where it connects, ask an electrician to identify and label them for you. You don’t want to be fumbling to figure out where a certain breaker is when all you have to go on is “20 amps.”

How to harness the power of purple

Whether you are looking to incorporate soft pastel tones or rich, deep colors, purple can add an interesting twist to nearly any room in your home. Why purple? Purple has a number of strong undertones, especially warm tones such as red, yellow and orange. As a result, many shades of purple can add an inviting element of warmth and richness to a space. Purple isn't always easily duplicated, so it is often considered rare and special. Where can i use purple? Think of purple as a great accent color. You can use purple in a number of different ways to add an unexpected or
unique color mix to your space. Consider accessories such as toss pillows, throws, artwork and area rugs, as well as accent furniture such as side chairs. What colors work well with purple? While purple can make a strong stand-alone statement, purple also works well when paired with other colors. Purple and orange is especially popular, while purple and yellow are complementary colors. Purple also pairs well with neutral foundation colors such as charcoal gray, black, cream and even chocolate brown.
